DESIGN INTENT The intent of this building proposal was to create a unique design that compliments the Historic Over the Rhine infill guidelines while incorporating a modern context to the site. Our design relates to the characteristics of OTR’s historic vernacular through the use brick as the primary construction element. We began to challenge the constraints of this material through manipulation of the traditional application, creating a perforated screen. The screen begins to open up the building to its surroundings, creating a sculptural contrast between a heavy and airy facade. The faceted elevation of the building creates multiple versatile surface conditions. It contains solid and perforated brick components backed by metal or glass panels and glazed apertures. The glazing behind the brick facade allows daylight into particular interior spaces, exploring the pattern and rhythm of the permeable brick screen. The apertures allow natural light to flood directly into the space with no interruption from the screen. The metal panel backing provides a necessary

structural support system and provides a sealed protection from the elements.

Our design is comprised of two volumes that reference the contextual heights of the existing adjacent buildings. The masses are brought together by a center circulation space that intertwines the two while highlighting the vertical

emphasis of the buildings internal movement. The screen becomes the interstitial space connecting and merging the two volumes on the site. The depth and semi-transparency of the screen also begins to address the street front and pulls life up and into the building. The brick quite literally opens up the building to its surroundings and embodies the

same language of the adjacent buildings, allowing it to blend in with the more traditional brick buildings surrounding it. An inquisitive approach to one of the most commonplace materials lead us to a simple design solution. The method of construction creates a complex lattice pattern and striking depth that becomes the detailing and ornamentation of the building. There is no need for additional adornment; the design is simple yet effective and creates a realm of new,

innovative opportunities for the neighborhood within the framework of existing historic guidelines.

We strongly believe in rooting our design in traditional forms and materials outlined by the historic guidelines, but in order to elevate the district of Over The Rhine and promote active growth in the neighborhood, we will need to interpret the rules in a new way. Our aperture locations were informed by following the rhythmic grid of the adjacent buildings, then the grid was broken to set up a new modern context. Our design responds to the district and complements the

existing buildings while incorporating contemporary design solutions to enhance our developing neighborhood.

The perforated brick screen helps to emphasize the connection of the building to its surroundings, allowing it to blend in with the more traditional brick buildings around it. It creates a textured facade with a level of depth beyond the traditional use of the material. The metal cladding directly behind the perforated screen provides important structural support and reliable protection from the elements.
