ON CANANDAIGUA LAKE

2019 was a standout year
for real estate on Canandaigua Lake. Lakefront homes reached a five-year high of more than $133 million in closed sales and on average, properties spent a five-year low of only 69 days on market. With the limited supply of lakefront homes continuing to appreciate and interest rates at historic lows, it’s a great time to buy your dream house on the lake. Here are some helpful tips.
Budget for life at the lake Living on the lake is a highly rewarding experience, but it’s important to take the extra costs into consideration. In addition to higher taxes, your lake house will likely require a flood insurance policy and a higher maintenance budget.

Lakefront property components, such as docks, decks, boathouses and beachfronts, will need routine maintenance, pressure washing, replacement, cleanup, and more. If you live out of town, you may need to hire a property manager and reliable vendors to do the work for you. Lastly, budget for some lifestyle upgrades! You’ll want to set aside some funds to buy that boat you’ve always wanted – and the rightsized lift for it.
Offset your costs with vacation rental income If your lake house isn’t a fulltime residence, you might consider making it a vacation rental. Pay your taxes or generate extra cash to offset your lakefront living costs by renting out your home to vacationers. With all of the recent development on the lakefront and investment in downtown, Canandaigua’s tourism future is bright. A
successful main street tells us who we are and who we were and how the past has shaped us, says the National Main Street Center, a subsidiary of the National Trust for Historic Preservation. “We don’t go to the suburbs or shopping malls to learn about our past, explore our culture, or discover our identity. Main street is the place of shared memory, where people still come together to live, work and play.” While many main streets across America seem to be past their prime, others, like Canandaigua’s, have managed to succeed and grow. After more than two centuries, ours remains what the Main Street Center, a division of the Historic Trust for Preservation, would call, “the big stage, the core of the community.” What do we have that others don’t, we wondered. To find out, we turned to urban thinker and author F. Kaid Benfield and an essay he wrote called, “What Makes a Good Main Street Work?” Here are some of the characteristics he listed that make successful main streets “such a delight to experience.”
1. They’re super pedestrian-friendly Main streets are for walking, browsing and lingering, he says. Successful ones have the following features: • an ample sidewalk; • convenient, well-lighted crosswalks; • vehicle traffic at calm speeds; • entertaining and transparent storefronts close to the sidewalk; • block lengths that are relatively short; and • shade.
2. Their motor vehicle traffic does not overwhelm A certain amount of traffic seems to help create an enjoyable main-street experience, particularly if it draws customers to the street’s businesses. Too much kills the feel of the street for walkers. On-street parking also helps. “It buffers walks from moving vehicles,” says Benfield.
3. Building density is at a human scale
It wouldn’t be a main street if it didn’t have a
significant minimum density, but in good main streets, it’s overwhelming. Too many buildings or buildings that are too high are overwhelming. It leads to congestion, both vehicular and pedestrian, blocks the light and diminishes the pleasure of a leisurely stroll. While there are expert-recommended ratios of building height to street width, Benfield says that smaller scale, “true” main streets feature a mixture of building heights, from two stories to about eight.
4. They are authentic Successful main streets have three things: 1. Viable locally-owned businesses; 2. Some history; and 3. An economy boosted, in part, by tourism. Local businesses are the tell-tale sign of a successful main street says Benfield. With so many macro- and micro-economic forces stacked up against them, the fact that they can survive and thrive may be due, in a large part, to their location. While he has seen main streets succeed without the history factor, historic buildings are big help to most, especially if they’re repurposed without destroying what he calls the original “architectural fabric.”
5. They have trees and flowers Successful main streets always have visible and functional nature, he says. It is not an option. “Some urbanist designers point to busy international historic districts – Florence, for instance – that have almost no greenery downtown,” Benfield says. “Ah, but look closely and you will see window boxes, hanging baskets of flowers, and trees here and there. Our innate biophilic instinct is so strong that humans find ways to add nature to even the most man-made of places.”
6. Homes are nearby This goes back to walkability. Local residents who can walk to patronize downtown businesses help make a successful main street. They can come from apartments on the upper floors of commercial storefronts, from main street itself, and from all the adjoining side streets “If there are no residents at all living close enough to walk on main street, I’m not sure you have a true main street at all, but something akin to a quaintly designed shopping center.”

To sum up the essence of a successful main street, Benfield referred the book Street Design: The Secret to Great Cities and Towns, by urban designer and town planner Victor Dover, and urbanist and architect John Massengale. “While main streets vary, one thing is constant for a successful one: it makes people want to get out of their cars and explore,”
they wrote. “There are many factors that contribute to that, including things to do, like shopping or going to a concert; interesting sights to look at, including people – we all like to people watch – and a level of physical and psychic comfort. As we walk along, we like to feel safe and secure. Beauty is also important to making main street a place where we want to be.”

About a mile of North Main Street was designated an historic district in 1973, and is listed on the National Register of Historic Places. While most of the district is stately homes, its southern end near downtown features churches and municipal buildings.
A good choice for retirement Thanks, in part, to its walkable downtown, diverse and affordable cultural opportunities, and high-quality healthcare system, many people choose Canandaigua for their active retirement. Here they can spend their golden years safe and comfortable in a supportive community. Some people, like Rick and Jodi, find Canandaigua by chance. The urbanites were looking for a place that had fewer people, and less noise, crime and pollution. On a visit with family in the Finger Lakes area, they decided Canandaigua was the place. “We were immediately drawn to the lake, the flowers, and the lushness of the trees,” recalls Jodi. “What a great place for retirement, we thought, because of the supports and community that will be here for me and my husband.” But as the two discussed their move from Los Angeles, Jodi wondered aloud, “Where will I get good groceries or a cappuccino?” They have never been disappointed. And they never worried that their kids and grandkids wouldn’t visit. Canandaigua is convenient to the New York State Thruway, Rochester International Airport, US-15 and US-81. And, who wouldn’t enjoy spending time in a region renowned for its wine and beer, farm-to-table dining, winter and watersports, and relaxing afternoons on the deck? Senior citizens benefit from the numerous agencies and facilities in Canandaigua that provide high-quality residential, outpatient and in-home services. Good, local access to specialized care becomes doubly important to families if a loved one experiences memory loss, mobility issues, fragile health or developmental disabilities. If you’re wondering if Canandaigua might be just the right place for you to retire, we invite you to linger over a meal in one of our amazing restaurants, stroll our city pier, or sit down with a book in a local coffee shop. Everywhere you go there will be people of all ages who have chosen to make Canandaigua their home. Ask them about their favorite restaurant here, or public park, or pastime. Bristol Mountain A short detour from 21 onto 64 takes you to Bristol Mountain and year-round adventure. In the winter, it’s the region’s premier ski and snowboarding resort. In the summer and fall, it’s Bristol Mountain Aerial Adventures, where a series of courses are interwoven through the forest canopy.
West Lake Road is lined with beautiful homes of various scales, designs and amenities. Some are newly built; others date back generations. If you think, “I could live here,” you’re right – many of the homes are yearround residences. Seasonal homes and cottages for rent are also available along the lake. At the intersection of Butler Road, West Lake Road starts hugging the lake’s shores. Views of sparkling water continue until just after Tichenor Point where the road starts to climb. Points north and east
Essentially, Canandaigua Lake is a basin lined with steep hills and sheer cliffs, especially on its east side. When you’re ready to move from Naples, then, Route 245N is a high road that leaves the lake behind. But 10 miles later, if you catch State Route 364N in Middlesex, you’ll eventually reach the water again. Watch for signs for Vine Valley Road, one of several that link up with the lake’s shores (a GPS would be most helpful here). Vine Valley Road north intersects with East Lake Road, which eventually joins back up with 364. On 364, you’ll pass Ontario County Beach Park and Deep Run. When the county announced its plans to
purchase the two lakefront properties in 1967, it caused quite a stir. Ownership was claimed by the state, the Town of Potter, and even a neighboring property owner. Clearing the title took several years. Since then, a lawn was created from barren beach, a bathhouse was constructed, and lifeguards are on duty for swimmers from Memorial Day to Labor Day. Signs for Finger Lakes Community College and “CMAC” (Constellation Brands-Marvin Sands Performing Arts Center) signal that you’re back in Canandaigua. A left turn on Lakeshore Drive takes you directly to Main Street, but first you’ll pass Kershaw Park, 9 acres of parkland that includes a beach and bathhouse. With lakefront walkways, a public dock, picnic pavilions and an open-air gazebo, Kershaw is a great place to spend a summer day. Adjacent to the park is the city’s historic pier. It’s wide enough to accommodate two lanes of cars, but I suggest you park and walk the promenade. Its small neighborhood of colorful boat houses is unique to Canandaigua Lake – you won’t see anything like it at any other lake in Upstate New York. Back on Lakeshore Drive, you’re officially two blocks from downtown Canandaigua, where there’s even more to explore.

anandaigua Lake is the fifth Finger Lake from west to east and is the westernmost of the major Finger Lakes. It’s the fourth largest in area, fifth longest, fourth deepest, and fourth widest, tied with Skaneateles Lake. Where wildflowers flourish, sunken ships lay submerged beneath the water, and mysterious trails bear the mark of a mythical serpent, it’s no wonder that Seneca Native Americans called this lake “kanandague,” or “the chosen spot.” The tribe’s founders are said to have emerged from the lake, giving it much prestige. Bare Hill overlooks Canandaigua Lake from the east side. As the Native American legend goes, a boy from a
village on the hill found and raised a two-headed serpent until it was too big to keep as a pet. When he released it, it encircled the village, trapping the people inside. Those who tried to escape were eaten. One day, a young warrior shot the beast with an arrow and it slid down the hill into the lake, spitting out the heads of its victims along the way. The large round stones around the lake are said to be their skulls, and little has been able to grow in what is said to be the path of the serpent’s fall. Legend says the serpent still lurks in the deepest part of the lake, and some former residents have claimed to have seen it. One of Bare Hill’s upper trails leads to a large boulder

known as Council Rock. On Labor Day weekend each year, a bonfire is lit there to give thanks for peace and an abundant harvest, in keeping with Native American tradition. It signals landowners around the perimeter of the lake to join in by lighting celebratory flares producing what locals call Ring of Fire or Festival of Lights. Throughout the year, Bare Hill Unique Area is open for recreation. Hiking and backcountry camping are popular.
At the bottom of the lake lay the remains of two boats that caught fire and sank. One is believed to be the Lady of the Lake, the first steamboat to travel across the lake for commercial service in 1827. After passenger business began to decline, it supposedly burned and sank near the present Canandaigua Pier. The other is believed to be the Onnalinda, the largest of the lake’s steamboats. They don’t expect thanks for what they do, or glory, or payment in exchange for the selfless and extraordinary investments they make. v But Canandaigua believes in the power of these people as role models and inspirers. Just about everyone in Canandaigua has a Sue Kennedy story. They describe her leadership and organizational prowess, and her generosity and down-to-earth-ness as a public servant, volunteer and friend. The 85-year-old has earned a reputation over the years for successfully pulling people together for a wide range of projects – for the Thompson Health Guild, Granger Homestead, the “Scholars Need Dollars” program, Hochstein School of Music, the Finger Lakes Community College Foundation, and Rochester City Ballet, to name just a few. A consummate list maker, Sue said this in a recent interview: “Now there are a few answers I can give you to this question, and I’m going to list them as 1, 2, and 3.” She told me that when people come to her for help, they want her to “provide leadership in facilitating the structure of their fundraising efforts, including working with and sharing in the efforts of other individuals.” Famous examples are the fashion show/sit-down-luncheon fundraisers she organized to benefit Granger Homestead. They were held on her lawn for 15 years running. “Not everyone is fortunate to have a home on Canandaigua Lake, so I shared mine,” she explains. “I opened my home for fundraisers and I had wonderful people helping me. The guys got a big kick out of setting up the fashion-show runway.

“Not everyone is fortunate to have a home on Canandaigua Lake, so I shared mine.” “Other times, I invited people in just for fun,” Sue says. “When a parade of decorated boats was scheduled to pass by, I called the local chapter of the MS Society to invite people to come watch. My property was handicappedaccessible, so folks could get right down to the shore.” Sue says her ability to organize big successful projects is part of her DNA. “My grandparents traveled all over the country doing very much what I did on behalf of the Eastern Star,” she explained. “I never observed them, I wasn’t there, but my parents always told me I was very much like them.” I said I thought her ability was a gift. “Well, it did come easy to me, it really did. And when you have success with something it’s fun. I never looked at it as work.” Among her most rewarding endeavors was organizing legislative committees for hospital guild members and hospital boards of directors across the state. “Out of 400 member hospitals, 398 legislative committees were successfully established in the 1970s,” Sue says. “I continued to learn as the only non-hospital administrator on a 12-member statewide committee studying healthcare reimbursement. That really was very rewarding. I learned more than I gave.” The unexpected rewards impact her the most. “So many of the people I worked with, going back years when we organized firehouse breakfasts and developed cookbooks, were so supportive during my son’s struggle with cancer, and now with mine. Some of them I don’t remember, but when I was in need, these volunteers were there for me.”

Winners are recognized for the time and energy they spend improving the quality of life in Canandaigua, and for actively mentoring others. Margaret Somerset is the embodiment of those standards. A partner in the law firm of Underberg & Kessler LLP in Canandaigua, she has spent her 30-year career advocating for others. That includes achieving the first verdict of its kind on a prisoner civil rights case and defending thousands of clients against medical malpractice. Margaret is a long-time member of the Super Lawyer Group, which represents the top 5 percent of attorneys in Upstate New York, based on professional achievement and peer recognition. She currently serves on the executive committee of the board of directors for UR/Thompson Health and its quality and safety committee. She’s chair of the hospital’s ethics committee, providing leadership on the hospital’s governance, quality and ethics. “The women who have earned the ATHENA Award have always been an inspiration to me,” she said in a recent interview. “They are selfless in their leadership and moral compass.”

“Bring joy to your work and do your best every day.” Twenty or so years ago, when Margaret was practicing law in Rochester, she and her husband had just completed the renovation of a cottage on Canandaigua Lake. They felt that Canandaigua was special; they were forging the kinds of friendships here that would last a lifetime. Then 9/11 occurred, and Margaret had an epiphany. Feeling that she needed to do more to serve others, she gave notice in Rochester and set up shop in Canandaigua. “I wanted to balance the desire to make a living with the hope of making a difference in the community we had decided to call home,” she explained. “Canandaigua Lake has a way of reminding all of us that time is short, and that every hurdle is temporary. Each one is no more difficult to overcome than the challenges faced by others who have stood on the lake’s shores going back thousands of years.”

As a woman in a male-dominated field, Margaret learned she had to exceed expectations every day. It led to her being named “Lawyer of the Year” in 2016 and achieving the “Best Lawyers in America” designation every year for the past 10. “Bring joy to your work” is what she tells aspiring professionals and volunteers, along with this: “Do your best every day, all the time. I never thought that simply doing my best in everything would separate me from my peers, but it has. I often ask myself, ‘Should I think for a second more, should I stay one more minute, should I listen a little more carefully, should I stop and see if that person needs help?’ I’ve found that being the most reliable eventually distinguishes you as the best in your field.”

Allison Hildebrandt, a Canandaigua native, is the volunteer and community outreach Coordinator for Habitat for Humanity. “I love working with volunteers,” Allison explains. “They promote sustainable change in the community because that’s who they are – they choose a cause that is meaningful to them and they help with the part of the program that lights them up.” It is not her first experience with the homebuilding nonprofit. After her 2007 graduation from SUNY Oswego, Allison accepted an AmeriCorps position with Habitat for Humanity International in Americus, Georgia. Here in Ontario County, Allison is the staff leader for the Women Build program, an initiative that invites women volunteers to learn new skills alongside supportive professionals. By helping to build future Habitat homes, they are also helping local families gain strength, stability and independence. “The causes I tend to get involved with are women’s causes, leadership, and empowerment – particularly for women and young people,” explains Allison. “I think the phrase, ‘Be the change you want to see in the world,’ sticks with me. It’s one of the reasons I love doing the Women Build program. Many of the participants were told their whole lives, ‘Construction is men’s work.’ We’re shattering that perception and making it fun.” Allison is a member of the Canandaigua Rotary, Professional Women of the Finger Lakes (PWFL), and the United Way Young Leaders program. She is also involved in Ontario Yates Fund for Women and Girls (ONYA) and Leadership Ontario. She is the founder of the Volunteer Administrator Network of Ontario County, which brings

volunteer management professionals together to share resources and support. “Rotary and PWFL are established organizations with established leaders and I’m learning so much from them,” she says. “And then when I had the opportunity to join other young leaders through United Way, I jumped on it. It gives me the chance to be around like-minded young professionals who have the opportunity to bring change to our community. I think maybe one of my passions is bringing people together, too.” She comes by it naturally. Her grandmother, the late Linda Welch, was the 1991 ATHENA award recipient. “She exemplified the award,” says Allison. “She was a busy woman, but not busy in the sense we often think of today.
“I think the phrase, ‘Be the change you want to see in the world,’ sticks with me.” She made time for everything in her life. Equal time went to friends, family, work, volunteerism, and kindness – she loved to rescue feral kittens! I think a great way to honor her memory is to continue doing her good work.” Before she concluded our interview, Allison pointed out an important takeaway from the Coronavirus pandemic – empathy. If people didn’t understand its power before the virus, she thought, they should understand it now. “I think this virus has shown us that we are all connected, and that our society is only as healthy and strong as our weakest link. It has allowed us to see that our situation may be completely different from the situations of others; even the people we thought were most similar to us just weeks ago. Let us never forget that we’re all in this together, and use that knowledge to make decisions now and in the future that lift us up so we can all do better.”

n 2017, John Guattery and Pui Wudhapitak opened Thai by Night on Main Street so that people had access to delicious and traditional Thai food. Today, menu items range from Pad Thai (chicken, pork or tofu with thin rice noodles, bean sprouts, egg, scallion and reserved radish) to Kra Dook Moo Tod Kratin (Asian-style pork spareribs with garlic, black pepper and cilantro). With such exotic-sounding names, their 34
ingredients must be imported from Bangkok and the farms near the Chao Phrava River, right? Wrong. Many are locally sourced, and that’s part of the beauty of Canandaigua’s entire dining-out experience. The food scene that can easily be described as “Scrumptious/International” is also farm to fork, ensuring that meals served are naturally nutritious and flavorful. In the case of Thai by Night, the meat comes from Bostrom Farms in Stanley, and the pork comes from Washburn Produce & Poultry in Honeoye. Depending on the produce that’s available on any given day, menu items at Thai by Night may be tweaked to incorporate the best of what Howell Farms has to offer. “We communicate with him constantly,” says Guattery. “We adjust our menu according to what he has, or can make available to us.” Like most restaurants in Canandaigua, Thai by Night also offers local wine and craft beer options. The connection between restaurateurs and local farmers is the X factor making Canandaigua both a haven and a destination for food lovers. To facilitate that connection – to make sure it’s not left to a chance meeting at the farmers market – is alFresco FLX, a unique annual summit designed to bring “farm” and “table” together. At the 2019 event, co-sponsored by the Canandaigua Chamber, Lyons National Bank, Cornell Cooperative Extension, and others, participants included leaders from the region’s restaurants, farms, wineries, tourism organizations, craft beverage businesses and agritourism. Presentations and panel discussions throughout the day featured local chefs, food distributors, and restaurant owners. Their goal was to help foster relationships among farmers and restaurateurs. “It’s critical to make it clear how this works in practice,” speaker Pilar McKay explained, in an article in the Finger Lakes Times. An agriculture economic development educator from Cornell Cooperative Extension, she added, “This area is at the forefront of food-to-table efforts; the place to be for agricultural economic development. It’s a positive situation, and we want to make it sustainable.”

History: Kershaw Park The lake’s original north shoreline was the edge of Lakeshore Drive. Between 1920 and 1936, the city dumped fill – including old cars – to anchor the earth and rocks to create land. By the end of 1922, the park extended 500 feet into the lake. It’s named for John “Jack” Kershaw, a member of the Canandaigua Board of Health. He and Mayor Fred Partridge came up with the idea to build the breakwater in 1920, but Kershaw died before its completion. Nearby Squaw Island was made a State Museum Reservation in 1918 because of its rare lime accretions, called oncolites or “water biscuits.” It became part of the State Nature and Historic Preservation Trust in 1975. According to local legend, it was named “Squaw Island” because Native American women from the Seneca Tribe took refuge there during the 1779 Sullivan Expedition. Historians consider that unlikely.

By 1913, harvesting ice on Canandaigua Lake had become big business. Two ice companies, Mrs. Nancy McComick’s Ice House and Brady Ice Company, took ice, along with Canandaigua’s hotels and meat markets, Flannigan’s Oyster House, Brigham Hall Hospital, the McKechnie Brewing Company and the Sonnenberg Estate. It was sometimes 14 to 18 inches thick. Kershaw’s boulder wall, well-known by locals, was created in 1938 using rocks from nearby Mendon or the Moore farm on Routes 5 & 20.

f you’re looking to earn a degree, take a class, or explore training or certificate options close to home, discover the possibilities at Finger Lakes Community College. Located on Canandaigua’s Lincoln Hill, FLCC offers more than 50 programs of study, including high-demand fields such as business, nursing, computing and IT, health care, hospitality and tourism, music recording technology, and viticulture. Its 250-acre campus in the heart of the Finger Lakes features an
arboretum, athletic fields (including a new turf field), natural trails, and the CMAC Performing Arts Center. FLCC’s facilities and resources are state-of-the-art and give students the opportunity to gain hands-on skills with industry-standard equipment, software, and tools to prepare them for transfer or the workforce. Accessibility to courses and programs defines FLCC. FLCC’s intercollegiate sports include baseball/softball, basketball, cross country, eSports, lacrosse, logging sports, soccer, track and field, and volleyball.

ust 20 miles away on another Finger Lake is Keuka College. Founded in 1890, the private fouryear college combines liberal arts with practical learning. It has graduated generations of humanists and scientists, contributive citizens and caring leaders – “exemplary citizens and leaders to serve the nation and the world,” says the college. Keuka College is famous for its small classes and its trademark Field Period program. The annual 140hour internship helps each student cultivate meaningful professional
relationships and gain valuable, realworld experience. “Keuka College is also a community of collaboration and caring,” explains Kevin Frisch, director of communications and media relations. “We want students to have a global perspective, so we give them opportunities to learn and interact with other cultures and ideas. It helps prepare them for
the world; to be open-minded when they work with people of diverse geographical origin and cultural heritage.” In addition to traditional oncampus classes, Keuka College offers offsite and online programs in a convenient, one-night-a-week format. With several satellite sites across New York State, students can meet close to work or close to home.

It provides an excellent quality of life, and it’s no secret! The city and town’s population, collectively, has grown 8.9 percent from 2010 to 2019 according to ESRI. Canandaigua supports a vibrant local community and a robust tourism industry. Against the scenic backdrop of Canandaigua Lake, downtown Canandaigua offers a bustling mix of locally-owned small businesses. Main Street connects directly to the lakeshore where a waterfront esplanade flanks mixed-used housing and retail outlets, with two new hotels slated to come online in 2020. Our health system keeps growing On March 23, F.F. Thompson Hospital moved its intensive care unit operations from a seven-bed ICU to a new, state-of-the-art, 12-bed ICU. Two beds have negative-pressure capability to allow for the isolation and treatment of patients with infectious conditions. In May, the system opened its newest Urgent Care Center in Canandaigua. Other locations are in Farmington and Newark 66
