Site Overview • Location: The property is located in the prestigious Yamhill-Carlton AVA. Other well respected wineries and vineyards are nearby including the Lemelson Stermer, Johnson and Rocky Noel vineyards, Belle Pente Winery and Vineyards, Timbale and Thyme Vineyard, Marsh Vineyard and Soter Winery and their Mineral Springs Vineyard. These vineyards show a good approximation as to the quality potential of this site.

• Accessibility: The property is well situated in close proximity to Carlton, Oregon and is in the heart of wine country. Access to the property is off of a quiet local road that has easy access to Hendricks Road and from there highway 240. It is also within a tractor drive from at least three vineyard properties. • Elevation: The elevation range of the property is between 380 – 480 feet. The elevation of the plantable land is approximately 460-490 feet which sits perfectly within the industry acceptable range.


Site Overview • Microclimate: The property is centrally located to many well know, highly regarded winery and vineyard operations. Although specific weather data for this site is not available, it can be reasonably assumed that this site would have the potential to adequately ripen cool climate grape varietals such as Pinot Noir and Chardonnay with proper management. • Farmability: The area outlined as ‘Plantable Vineyard Area’ is easily farmed land. The ‘Plantable’ area, which is about 4.5 - 5.0 acres in size, has a large section which will need to be cleared of timber. It can be assumed that there will be some value in this timber as a commodity. • Soils: The soil is a Wellsdale-Willakenzie-Dupee complex which is similar to much of the high value vineyard land of other vineyards in the surrounding area. These are moderately deep, well drained soils that were created from sandstone and siltstone. These soils are marine sediments that were formed deep under the surface of the sea, long ago.
