Dear Ms. Stockmaster and Members of the Selection Committee: The DES-X team is pleased to present our qualifications to design and develop ASU’s historic milestone, the Thunderbird School of Global Management part of the Downtown Campus. This project presents a unique opportunity for you to build upon local opportunities that come with being located in the core of Phoenix such as numerous employers, every growing foot traffic, and potential for growth of ideas. Our team brings together expertise, tools and technology from around the world, while still just being right down the road from your office. • The DES-X team members have worked on diverse projects and bring experiences from a wide range of scales. Javier Carrasco, will serve as the project manager/ primary point of contact and will lead our dynamic team of experts. Javier is a handson project manager that brings the perfect balance of architecture, parametrics, creativity, discipline and technical know-how to this project. Serghei, who has worked numerous projects as BIM lead will handle the integration between the design concept and construction document. Xueying is a design and diagramming expert who has developed innovative techniques for displaying complex project information and construction document. Srdjan has experience on a multitude of project with site analysis and concept design while working with teams to keep the project vision throughout design. • The CONSULTANTS that we selected bring vast experience in the structure, heating/ cooling systems, electrical design fields. Their knowledge will guide us throughout the project to make sure that we go above and beyond in terms of public safety and comfort for students, teachers, and visitors of Thunderbird School of Global Management. Our team is excited to work on this project that will attract more students. PROJECT UNDERSTANDING

The Arizona Board of Regents on behalf of Arizona State University (ASU) initiated this project to develop a new facility for the Thunderbird School of Global Management that provides a space for growth and innovation through a complete and integrated design. The Thunderbird School of Global Management has been nationally recognized for its top tier education program and this new facility will be the epicenter of business education and innovation in Downtown Phoenix. Just as the centralized location will provide opportunities for learning and networking, the building itself will allow students to seize chances to test their ideas and grow. The new facility will provide spaces for students that is unparalleled in its versatility and opportunity for exploration. These spaces will foster INCUBATION of ideas though unique program relationships and connections to the site surroundings. The project aims to: Connect

Just as Thunderbird School of Global Management attracts international talent to its graduate and executive education programs, the new spaces will attract businesses and potential clients. This will allow the school students to test and evaluate their ideas in the public eye, allowing them to grow and learn at an unprecedented rate.

CONTEXT AND SITE Context

After the school has been incorporated into the network of Arizona State University education, the campus was relocated to a downtown location. Situated on Polk Street and 2nd Street, the Thunderbird School of Global Management, is at a centralized location that boasts a growing residential population, established employers, and a large number of student. Additionally, large transportation networks surround the area including I-17, I-10, SR-51, and SR-202. These will allow easier access to the school.

• The surrounding buildings have paved the way for high rise development at this location without issues with the local community • No parking spaces are required due to zoning code, since adjacent parking lots can be utilized.

The project is located in Downtown Phoenix, the major hub for businesses and employees in the Phoenix Metropolitan area. The project should take advantage of the major pedestrian circulation routes in order to allow students to better interact with the public. This interaction will foster incubation of ideas by allowing students to build and test ideas in a setting that is conducive to accidental meetings.

QUALIFICATIONS TEAM DES-X One of our greatest strength is leveraging previous experience and expertise from diverse projects to deliver realistic and unique solutions. Javier Carrasco, our team project manager, will used his knowledge form previous projects to organize the team in such a manner so that each of members strengths is highlighted. Our goal is to work with you to develop a design that is rooted in the rich history of Thunderbird School of Global Management but looks forward by provide attractive spaces for growth. The project team members will work on tasks which are most related to their previous experience. This process also allows for versatility in such a small team to deliver project milestones more efficiently.


ANTICIPATED SCHEDULE Based on the described general approach, the following is a preliminary time-line for completion of the new facility for the Thunderbird School of Global Management, with potential opportunities with each phase. The recommended tasks outline below are based on the goals stated in the RFQ and previous similar efforts. PROJECT EXPERIENCE Viterbo Museum Project Leader: Javier Carrasco With Building Information Modeling (BIM) Javier worked to create a museum with integrated systems. The project delivers natural lighting throughout its spaces with the integration of an atrium core. Innovative cost saving methodologies were implemented with the materials used for construction and energy savings for lighting.

ASU Ceramics Museum Project Leader: Serghei Sari Terzi Serhgei was the project manager for this unique project in downtown Tempe. The main goals were to make it more visible and accessible for visitors. The major component of this project included dining and outdoor galleries, along with lounging areas.

Jianghan CBD Project Leader: Xueying Fan Jianghan CBD is located in Wuhan which is a transportation center in China. The Site is at the junction of the old city and the rail transit. Xueying developed the concept to extend the original relationship between streets and lanes in the old city and make the project more popular. Using curved building facades, Xueying’s design guides the visitors to walk comfortably through the individual volume.

AMUSEUM Project Leader: Srdjan Todorovic Creating a new vision and re-branding for the ASU Ceramics Museum and Research Center was the focal point of this project. As design lead, Srdjan worked stakeholders to share knowledge and collaborate on a vision that resulted in a project that is timeless and respectful of what it presents to the public. Exterior and interior spaces were developed with keeping the art of ceramics in mind and highlighting its richness and complexities.

PROJECT APPROACH Downtown Opportunity The downtown location allows the students to capitalize on interactions with the established community of central Phoenix. There are a multitude of businesses, high population density blocks, major traffic routes, public transit services that only make the site more accessible. The proposal will integrate these concepts into the design allowing the benefits of the location to occur effortlessly.

GIS AND SITE ANALYSIS < 1/2 mile VEHICLE TRAFFIC

Increase in future vehicle traffic will grant move visibility to the school and student projects. TIMELESS and APPEALING design of the building will be an imperative for highlighting future outlook of the Thunderbird School of Global Management.

Ease of access to the site from any location within Phoenix Metropolitan Area by public transit. The building design will be conducive to pedestrian traffic allowing students to better INTEGRATE into the existing knowledge fabric of downtown.

KEY DESIGN CONCEPTS Site Utilization Being located in a PRIME LOCATION in Downtown Phoenix, the new facility for the Thunderbird School of Global Management should encompass the entire site. The building should also integrate into the existing context and be a positive influence on pedestrian patterns by ENGAGING WITH THE SURROUNDING SIDEWALKS.

Similar to how the building will integrate with the pedestrians, the spaces within the building will also foster incubation by promoting ACCIDENTAL MEETINGS and IDEA SHARING. Aim to create gathering spaces close to circulation routes

CONCEPT DEVELOPMENT Private Space

During the development phase of the concept for the Thunderbird School of Global Management the INTERACTION between public and private spaces was seen as a major component of the project. Public Space

The various programs are differentiated in the facade and design of the building allowing for easy legibility for new users. The masses are pushed and pulled to create overlaps between spaces and foster VISIBILITY into adjacent spaces.

SUMMER WINTER

Using the building mass to create COMFORTABLE SPACES was paramount in the building design. Outdoor gathering spaces will be comfortably shaded while the atrium provides sunlight into the core.

CONSTRUCTION COST SAVINGS Prefabricated Construction Team DES-X will re-imagine how the school can be constructed and maintain construction management lead throughout construction. We will partner with a prefabrication expert to reduce construction costs by implementing a prefabrication process into the mix.

Benefits

Prefabrication REDUCES RISKS associated with traditional construction techniques. The Thunderbird School of Global Management will be constructed with safety in mind throughout the whole process. The CONSTRUCTION PERIOD WILL BE REDUCED and the building will be ready for use ahead of the schedule proposed in the RFQ. The quality of the constructed facility will be higher due to the inherent nature of the process. Since all the elements are built in a less interruptive setting, errors will be reduced and the product more consistent.

Based on lighting and energy observations, the study yielded the following results: • U-Classrooms and other seminar related programs should be on the north side to reduce sun exposure

The team designed shading louvers that most efficiently block unwanted sun exposure

• Team rooms are small spaces and can be used as a buffer between the sun and the main space when not in use

PROPOSED CONCEPT

Team DES-X is proud to present this concept for the new facility for the Thunderbird School of Global Management that provides a space for growth and innovation through a complete and integrated design. The building’s open and integrated private spaces allow for learning and networking. The proposed building will provide spaces that emphasize INCUBATION by creating visual relationships between them and to the outside world.

Public space is integral to creating a community for students to engage with. These spaces promote sharing of ideas by allowing students to test their projects.
