Upcoming Chapter Events RLI ARKANSAS CHAPTER The RLI Arkansas Chapter plans to host a Let’s Make Deals property marketing luncheon in the fall which will be open to all REALTOR® members. The chapter is also looking forward to helping host RLI’s 2020 LANDU Education Week in August in Little Rock, Ark.
RLI COLORADO CHAPTER With the Stay-at-Home orders in place, the RLI Colorado Chapter ventured online and held its first virtual Marketing Session on May 7! Additionally, the chapter’s annual ranch tour had to be postponed, which just means you have the opportunity to join them for the RLI Colorado Ranch Tour later this year.
RLI FLORIDA CHAPTER RLI Florida Chapter has scheduled an event for August 6–7 in Helen, Ga., featuring education and networking. This is a joint effort with the RLI Florida, Georgia and Tennessee chapters. They also plan to host the Subdivision Land Development LANDU course in-person in the fall.
RLI GEORGIA CHAPTER RLI Georgia Chapter is collaborating on a late summer Tri-State event with the Tennessee and Florida Chapters on August 6–7 in Helen, Ga., at the Unicoi State Park and Lodge. The chapter plans to also offer a late-summer Land 101: Fundamentals of Land Brokerage LANDU course to be held at the Coweta Board of REALTORS® in Newnan, Ga.
RLI ILLINOIS CHAPTER The RLI Illinois Chapter will be offering the managing broker renewal course in early December. The chapter would also like to recognize Ray Brownfield, ALC, RLI Illinois Chapter member and current RLI Illinois Chapter secretary/treasurer with Land Pro LLC in Oswego, Ill., for receiving the 2019 Robert C. Meeks, ALC, Distinguished Service Award from RLI National.
RLI IOWA CHAPTER The RLI Iowa Chapter is honored to announce the recipients of the 2019 RLI Iowa Chapter Awards: Troy Louwagie, ALC, Volume and Acres Sold for the Year; Matt Vegter, ALC, Rising Star; and Terry Pauling,
ALC, Longtime Dedication to RLI. Their spring seminar and annual dinner are rescheduled for September 23. Following, the chapter will hold a Land Ethics Class on September 24.
RLI KANSAS CHAPTER The Industrial Hemp–Impacts to Real Estate Class with instructor Kirk Goble, ALC, that was scheduled to be held on April 17 was postponed. They hope you will be able to join them at the rescheduled event later this year.
RLI PACIFIC NW CHAPTER During the first quarter of 2020, the RLI Pacific Northwest Chapter was working hard designing a new chapter website! As future events and classes are scheduled, they will be announced on the site. Additionally, chapter members can find a section dedicated to COVID-19 with information from each state in the Pacific Northwest region.

The RLI Louisiana Chapter continues to grow and develop through partnership opportunities. During the lock down, the chapter hosted a Zoom meeting with the Louisiana CCIM Chapter to discuss partnering for upcoming events and education. The chapter tentatively plans on hosting an ALC-required LANDU education course this fall.
In January, the RLI Tennessee Chapter held a very successful Land 101: Fundamentals of Land Brokerage LANDU course in Chattanooga, Tenn., where they were able to share their knowledge and camaraderie with others, resulting in three new chapter members. In February, the chapter also had a well-attended chapter meeting where members helped each other with any obstacles they were facing with their listings and discussed current land issues.

The RLI Minnesota Chapter held quarterly conference calls in January 2019 and April 2020. The chapter congratulates their chapter members who were recognized as part of RLI National’s APEX 2019 Producers Club: Terri Jensen, ALC; Wendy Forthun, ALC; Bob Stalberger, ALC; and Kirk Swenson.
RLI MISSISSIPPI CHAPTER The RLI Mississippi Chapter had a successful Land Symposium in Stoneville, Miss., with 40 attendees. They installed their 2020 Board Members, including Michael Mitchell, president; Joel McKee, vicepresident; Steve Purvis, ALC, secretary/treasurer; John Dean, ALC, northern director; Adam Hester, central director; Edna J. Murray, southern director; and Stephen Butler, past president.
RLI OKLAHOMA CHAPTER The RLI Oklahoma Chapter held a successful Recreational Land Real Estate LANDU course in February. Thirty-five registrants attended the class and spent two days learning and absorbing a great deal of information that will aid them in their business.

THE RANCH: The sheer size of this Sierra foothills treasure, with its diverse topography, great access, plentiful water and forage, gives almost unlimited opportunity to create your dream of the perfect western cattle ranch. The ranch offers broad rolling oak woodland and grassland with elevations ranging from 4,069 feet at Shadequarter Peak to 1,000 feet around Cottonwood Creek. Abundant water throughout the ranch comes from year-round and seasonal creeks as well as numerous springs, ponds and wells. The east headquarters is located in Three Rivers and has an employee residence, horse and hay barns, a large shop, horse pastures, shaded pens and paddocks along with complete welded pipe working corrals. The working corrals and a large hay storage barn are situated at Rancheria Canyon located at the midway point across the property with convenient paved county road access. The Cottonwood Creek headquarters has direct access to State Route 245 and features an employee residence, extensive working and shipping corrals, 200-ton hay storage barn and shop. Proximity to main roads as well as extensive level and gently rolling country make this the ideal site for the main ranch operations center. LIVESTOCK OPERATION: The ranch has historically carried 1,000 mother cows year-round. The upper ranch country has traditionally carried cows and calves. The lower ranch that borders Hwy 245 could be suitable for both stocker cattle, cow/calf use or even a horse operation. There is ample room for horse paddocks, smaller lots and pastures at both headquarters locations. Ranch currently leases the north fork Kaweah BLM grazing allotment (456 AUMs). It’s not stress free, though. So, we’ve compiled a list of things you need to think about when buying a ranch. Things to help you combat the stress and preserve the thrill of work-
ing toward ranch ownership,So grab a pen and paper, and take good notes.
Buy From Someone You Trust Purchasing a ranch is more complex than buying a home. That’s why you should find someone with extensive ranch knowledge, and a network of connections you can trust. This person should speak the language of the ranching world. They should be able to translate
terminology you don’t understand, and advise you. There’s no harm in browsing the web and watching YouTube videos for advice. But, when it comes time to buy, you need a guide with experience and a track record of success. A word of caution, though; be careful not to commit to the first guide you meet. The Purpose of Your Ranch This seems obvious, but you’ll need to be clear about whether your ranch is for working and raising cattle or crops so you can make an income, your own personal enjoyment and leisure, or the leisure and entertainment of others. One option isn’t better than the others—it’s about your preference. A young family in Wyoming makes their living raising cattle, harvesting crops, growing a garden, and documenting the rancher’s life on YouTube. In Riverton, Utah, a small 70-acre family farm has evolved over the years to provide not only fruit and vegetables for the family that owns it, but hayrides, pumpkin picking, educational classes, a greenhouse, farm market, and a beautiful landscape for photography. How Much Land You’ll Need Suppose you’ll be tending to cows. Each cow needs, on average, 30 acres of land for food since they can eat half a ton of hay per month. That puts you at 1,000 acres to support roughly 33 cows. If you’re looking for something to enjoy and invite the public into, 70–100 acres may be just enough. Land quantity may be restricted by your budget. Be transparent about this with your broker so they can connect you with the best deals.
Land Quality & History It’s possible you’ll inherit land that has struggled to produce crops or support animals in the past. This is critical information. It will shape how you approach the land and what you choose to do with it. You need to think about mineral and timber reservations, water and soil erosion, the terrain, flooding issues, the type of irrigation, and terrain variation. It can seem overwhelming, but most counties have a Natural Resources Conservation Service (USDA) office that can help you understand your land quality. A knowledgeable broker can help you, too. Surveying the land with an expert by your side is an educational and reassuring experience. It’ll boost your confidence in land that you love, and raise red flags so you know when to walk away.

For example, if you’re a fly-fisherman, be sure your land lets you do what you love. If you plan to let guests enjoy a leisurely raft-ride down the river, make sure that’s allowed first.

You may need help out there, so research the market rate for ranch hands in your area and build a team if you can. Seasonality Sales and activity on a ranch vary significantly by season. In the world of cattle, you may only be selling once or twice a year. Vegetables and fruit may not grow at all during certain seasons. And, if you don’t reap during the right time of year, you won’t sow either. Be intentional and be prepared to face the seasons.
Where to Purchase Livestock Consult with and build a network who can point in the direction of trustworthy and fair livestock sales. You don’t want to find yourself bidding too much for cattle and horses, or buying them from a rancher with a bad history.
Be Thorough in Your Search James E. Manley is the founder of Atlanta-Pacific Capital. The New York Times reports that he looked at 500 ranches before settling on the perfect one for him.
