was talking with my friend Ken about that light green color burst in early spring as the trees begin to bring forth the miracle of somehow producing new leaves from bare branches, a miracle which the English call “first green.” Ken said that spring was his favorite time of year because he loves to watch life renew itself. I wholeheartedly agreed. Maybe that’s happening on your farm or ranch as well—life reawakening from a winter sleep. To those of you lucky enough to have a water feature on your property, new life, invisible to those above the surface, is also stirring. We are pleased to have a great story by contributing writer John Jefferson about Bob Lusk of Pond Boss Magazine fame in this issue. To quote John from his great article found on page 70: “Pond management is based on five fundamental principles, whether you live in the Piedmont Plateau in Pennsylvania, Piedmont Valley in South Dakota, or Napa Valley, California. Water availability and quality, climate, soil, and local culture are the main differences from one part of America to another. Applying those five principles remains constant, but Lusk says due to the diverse ecology of America, pond management becomes a regional art.” Many of our broker friends have been waiting for this time of year to at last be able to take a good photo of a new listing, or to show that listing at its best. From Florida to California, from Montana to New Mexico, phones are ringing with prospective buyers, because let’s face it, there is something about this season that makes you want to buy a rural property. Where else will you find a stage grand enough to watch the renewal around us? Speaking of growth, you may notice that this issue is considerably larger than the last. Our expanded distribution, now including Tractor Supply stores around the nation, has helped to spur our own growth, as more and more brokers chose to showcase their properties in the pages of Farm & Ranch and on our new website, farmandranch.com. The Oklahoma Chapter will hold a class on “Grass Management” from the OSU Extension office. The class will be in Tulsa in mid-May; we’re waiting for exact date confirmation from the instructor. The Wyoming Chapter presented a new class on February 21, “Industrial Hemp – Impacts to Real Estate.” In 2017, Wyoming passed legislation which legalizes the growing of hemp. There is still much to be done before farmers can begin planting, so the chapter decided to start the education process with a class taught by Kirk Goble, ALC, which is a summary of the history of cannabis use, prohibition and legalization.
COLORADO Join us in Pueblo on Thursday, May 3 for our marketing session at the Pueblo Convention Center. The Friday, May 4, education session will be a presentation and tour at 4Rivers Equipment about precision agriculture. Sandstone Mountain Ranch
The 2,728±-acre Sandstone Mountain Ranch near Llano is one of Texas’ elite ranches thanks to five years of concerted improvements, repairs and upgrades. The best of Texas ranch living can be found within the game fences of this easily accessible destination for a weekend—or a lifetime. The pastures, all of which have been cleared of cedar, are native. Llano County’s unique sandstone-enriched sandy loam soil is strong and supports 250 acres of seasonal food plots. In the spring, the landscape is dotted with huge patches of bluebonnets, Indian paintbrushes and fire wheels. Many globe-trotting hunters, including “Mr. Whitetail” Larry Weishuhn who has also served as an invaluable consultant on the Sandstone Mountain Ranch, have favorably compared the ranch’s terrain and landscape to that of Africa.
Water
Abundant, well-managed wildlife adds to the natural beauty of the Sandstone Mountain Ranch. Plentiful water and expansive living spaces create an impressive property. Immaculate infrastructure includes more than 130 miles of granite gravel ranch roads. Depending on your goals, Sandstone Mountain Ranch can be an all-inclusive private retreat or residence, a corporate getaway, an income-generating commercial hunting operation or some combination thereof. Land
The landscape is dominated by Sandstone Mountain. It is the largest of the many sandstone and granite outcrops that give the ranch—and Llano County—its unique character. The ranch has the most water of any ranch in Llano County, and with about 80 acres of surface water is one of the “wettest” ranches in the entire Hill Country. Sandstone Mountain Ranch is home to a halfmile of the highly prized Llano River. Within the ranch’s boundaries, the clear, rock-bottomed river is deep enough for tubing and has plenty of holes for catfishing. The presence of six lakes, ranging in size from 5 to 30 acres, is one of the ranch’s most desirable features. Large enough to accommodate small boats, the lakes, some of which have been improved with added structure, provide dream-like fishing on fly rods, spinning reels or trot lines. The lake inventory includes Big Lake (30± acres), Island Lake, (20± acres), House Lake (20± acres), Pier Lake (5± acres), Northeast Lake (5± acres) and Southeast Lake (5± acres). Through the years they have been stocked with Florida black bass, hybrid blue gill and several species of catfish. With the addition of at least 20 stock ponds throughout the ranch, wildlife never has to travel far to get a drink. Sandstone Mountain Ranch is outfitted with 16 wells, a combination of electric and solar pumps as well as a windmill, located throughout the property so each pasture can support wildlife or livestock.

Wildlife
For more than 30 years, Sandstone Mountain Ranch has been managed for trophy whitetails and exotics. Over the past five years, management has been fine-tuned and intensified, so the ranch team could offer hunters an unsurpassed opportunity to take exceptional pasture-raised game. Today, Sandstone Mountain Ranch operates under an unrestricted MLD-3 level permit from the Texas Parks and Wildlife Department and participates in the agency’s DMP Program. The latter allows 20 does and a single buck to be darted off the ranch, confined in a pen for a brief breeding period and then released back onto the land. A new DMP/soft release pen is in place. The deliberate, conscientious management program has yielded bucks ranging from 150 to 210 inches. (See
sandstonemountainranch.com for game photos.) In addition to whitetailed deer, the ranch is home to Grant’s zebra, scimitar horned oryx, axis, blackbuck antelope and fallow deer. Fallow bucks roam the pasture, while fallow does are held in breeding pens with a single buck. Of course, the combination of water and well-managed habitat means other wildlife roam the property as well. In the winter, the lakes are covered by a variety of ducks. A flock of Canadian snow geese have taken up year-round residence. A pair of bald eagles fish the lakes. Dove and turkey are abundant and the quail population is growing. Varmints and small game of all types add more diversity and hunting opportunities. To support the wildlife enterprise, the ranch is outfitted with 23 top-of-the-line MB Ranch King Blinds including two trailers, 30 2,000± pound corn feeders, 20 2,000± pound All-Season Protein Feeders and three 28-ton feed silos. All successful hunts culminate in the new covered game processing facility. It is built on a slab with the convenience of drain system, electric winches as well as an expansive new walk-in cooler.
Living
Hill Country-style, equal parts comfort and luxury, defines the ranch’s living quarters. They have been designed in complementary style using similar materials such as native stone, log veneer and copper-colored metal roofing so the feel of elegant cohesiveness is throughout. The time-tested combination of wood and stone provides a sense of permanence and security, while the large windows, soaring ceilings and open floor plans keep the space light and livable. management program is displayed on the walls. A large and intricate stained glass bar adds a touch of functional beauty and fun to the space. A stacked rock fireplace built from native sandstone, quartz and granite from the ranch rises to the ceiling staking a solid claim in the room as do several throughout the house.
Main House
The 2,650± square-foot Main House provides a more intimate living experience that delivers every creature comfort and doesn’t cut corners on livable style. It has two bedrooms, two baths, an office and a two-car garage. Like the other buildings in the residential compound, the Main House’s back wall is floor-to-ceiling glass, which frames the breathtaking view of Sandstone Mountain with 20±-acre House Lake shimmering at its base.
Cabin
New Hunter’s Lodge
The New Hunter’s Lodge, currently used to house hunting guests, is located about a half-mile away from the private residential compound. Completed in 2013, the 4,000± square-foot New Hunter’s Lodge features four bedrooms (one of which is ADAhandicap accessible) with eight queen-sized beds, four and onehalf baths and a huge great room that does triple duty as a trophy room and game room. It has a pool table as well as a poker table to encourage after-hunt fun. The fun can continue outside with washer pitching, corn hole boards or a nearby fire pit.
Old Lodge
The 3,570± square-foot Old Lodge, which is historic to the ranch, has three bedrooms, three and one-half baths, an expansive family room as well as an enormous combination game and trophy room. In the trophy room, the history of the ranch’s whitetail deer 16 Volume 70 Farm&Ranch
The 850± square-foot Cabin features all of the fine finishes of every other living space on the ranch including custom woodwork and cabinetry and highly polished wood floors. With one bedroom, two and one-half baths, a large living room that is set up to sleep four guests, a kitchenette and a wine cellar, it provides a comfortable destination for “overflow” sleeping.
Man Cave
The 1,600± square-foot Man Cave is a destination for indoor entertaining. With one bath, a kitchenette and a two-car garage, it is set up for parties. The main room is anchored by a huge table and the glass-wall view of Sandstone Mountain and House Lake. The Man Cave also includes a secure, concrete gun vault that can also be used as a storm cellar.
Outdoor Entertaining
Of course, the beauty of life on a ranch is getting outside. All living quarters sport decks perfect for relaxing after a day afield.
Nothing is as refreshing as a dip in a pool. Located next to the Old Lodge, the completely renovated pool features blue glass and pebble finish, a two-tier waterfall and a huge surround made of the native stone.
Big Barn
The 90x100-foot Big Barn, which was completely refurbished, includes a foreman’s office, break room, ranch offices, feed room, and air-conditioned mechanics/storage bay. Deer stalls and working pens adjoin the main barn.
Big Shop
The Big Shop is 60x150 feet with eight bay doors, plywoodlined walls, a concrete drive and parking as well as a storm drain, a sandstone retaining wall and a bathroom. To increase the working area, it is outfitted with 20x30-foot overhangs; one over concrete and the other over dirt to accommodate heavy equipment with tracks.
Mechanics Shop
The three-bay mechanics shop, with plywood-lined walls and built on concrete, is 40x50 feet and features a walk-down pit for oil changes.
RV/Bus Barn
Guests can gather under the Party Pavilion. The covered area includes an outdoor fireplace, a built-in gas grill and extensive native stonework, but the focal point may be the eight-tier waterfall that is bedecked with blooming lily pads and stocked with goldfish. A custom 2017 Marquise spa/hot tub is positioned on the far edge of the stone courtyard to take advantage of the view of the mountain and lake.
Working
A concrete driveway, six inches thick and 18 feet wide, runs for approximately two miles from the rock entrance on Hwy 71 to the main compound. All “bridges” along the driveway feature custom stonework that subtly accentuate the crossings.
The fully insulated 20x65-foot RV/Bus Barn with a concrete drive is climate-controlled. There are water and sewer hook-ups inside. Ranch equipment, including Rangers™, an air-conditioned cab tractor and other tractors, an air-conditioned cab bulldozer, an airconditioned cab motor grader, dump truck, ranch truck, backhoe, feed trailer/blower and assorted attachments and implements are available subject to agreement between the buyer and seller. ob Lusk likes to play in the water. I do too, but he has a degree
from Texas A&M in Wildlife and Fisheries Sciences and membership in professional organizations like the American Fisheries Society and the Society of Lake Management Professionals that I don’t have. That helps make him qualified. He’s also been a pond management authority for nearly four decades and has a long list of landowners satisfied with what he’s done for them. When farmers, ranchers and other landowners sit around the campfire in the evening talking about the big bass and sunfish or catfish they or their grandkids catch out of their ponds, his name usually seems to come up. Those ponds have attained a status far superior to the tired old term “stock tank.” Their role is much more than just a place for cows to get a drink. Bob Lusk has played a major role in engineering that transition. Tax considerations might make it a wise idea to have your pond also provide a livestock or wildlife water source. The laws vary from state to state, and much depends on water rights and land usage. Ponds increase the value of land, however, as well as increasing enjoyment for the landowner, his family, and friends. Lusk lives in North Texas, a little south of the Red River and Lake Texoma, but don’t stop reading if you live in another state; his business is national. He has designed ponds, advised, consulted, stocked fish, sampled water and done all matter of water-related activities in 41 states (including pond site work in 30) encompassing most of the West. He’s also the editor/publisher of Pond Boss Magazine, a national publication on pond management with a large and ever-growing circulation. Although he has worked in most of the watersheds in Texas, he says pond management is based on five fundamental principles, whether you live in the Piedmont Plateau in Pennsylvania, Piedmont Valley in South Dakota, or Napa Valley, California. Water availability and quality, climate, soil, and local culture are the main differences from one part of America to another. Applying those five principles remains constant, but Lusk says due to the diverse ecology of America, pond management becomes a regional art. Those five undeniable pond needs are water, habitat, food chain, genetics, and harvest. That’s really just four if you consider water as part of habitat. Water is certainly the habitat of all fish, but not all water qualifies as habitat for game fish. Learn as much about water and pH and alkalinity as you can, and as much as your brain can absorb. Thankfully, space doesn’t permit going into a long explanation of that, so I’ll leave it up to you to Google as much as you want to. FarmAndRanch.com

Habitat “Habitat starts with clean, healthy water, and advances beneath the water column in the form of a community,” Lusk says, “where everything alive has the necessities to reproduce, thrive, congregate, feed, loaf, and travel.” It’s the house, home, mess hall, lovers’ lane, and playground of fish. That’s what Lusk means, I think, by “community.” It provides everything a fish needs. Lusk uses the phrase, “Happy water, happy life within.” He says it is the most important principle of management. Ideally, the habitat should also provide the same amenities, if you will, for the forage species–the sustenance that game fish rely upon for nourishment. As Lusk explains it, bluegills are the backbone of the food chain for largemouth bass, so providing for their needs is also mandatory. And small fry bluegills have different needs than large bass. Threadfin shad are vastly different from other fish in their habitat needs. Complicated? Yeah, but a one size-fits-all habitat may not work for the total fish population. Tailor it for different species and different size fish, and success should rise. Specifically, he likes native aquatic plants around the edge of ponds, and logs, rock piles, riprap, and artificial structures. He cautions, however, about not understanding how fast some plants take over, creating a nuisance for fishermen and trolling motors.
Food Chain The food chain is the next need, and the next most important one. That means just that—fish need to eat, and it takes ten pounds of forage fish (baitfish) for a game fish to gain a pound. “The food chain is the key to pond success,” he says, “and habitat is key to success of the food chain.” They go hand in hand. Each size class of each species of fish— both large and small—has its own food chain needs. Tiny mouths need tidbits, often microscopic ones, shortly after birth. They get these off plants, rocks, and even from the water column. If water is too clear, it might need fertilization, since that helps grow the plankton that the little guys feed upon. Feeding a high-quality fish food, like Purina AquaMax that Lusk recommends, can supplement the food chain in infertile water. That usually hastens fish growth.

Other fish species like redear sunfish, threadfin shad, and fathead minnows can also fit into the chain, although putting fatheads into an existing fishery is a waste of money, since they’ll get gobbled up before they can reproduce. Different forage fish species fit within different geographical areas and climates. Genetics are also a consideration. This is key to growing large fish. But they need to be stocked in new ponds instead of existing ones, for best results. Obtaining stockers with good Florida genetics usually means buying them from a reputable fish dealer. After you have constructed a pond that provides a good habitat, filled it with healthy water, insured that the food chain will be adequate to support all species, and stocked it with your target species of fish possessing good genetics, you can just sit back and let nature take its course–right?

you need to protect them as best you can against predation. Cormorants and other birds can be destructive, but a permit for removing cormorants is no longer available except to aquaculture operations since a lawsuit has blocked the permit system. That could possibly change in the future. As fish mature and begin reproducing, having a harvest plan laid out is imperative. It takes about three years for a healthy pond to reach the point where harvesting fish is needed. Catch and release is a good conservation practice, unless it backfires by inadvertently leading to overpopulation of fish that damage the food chain, leading to stunted game fish. My earliest experience in pond fishing occurred in South Texas. We had permission to fish a pond, and caught a lot of bass. We could cast topwater lures, spinnerbaits, and almost anything else in our tackle boxes, and expected a strike on practically every cast. The problem was the fish were all about the same size—between 10 and 14 inches long.

We didn’t understand why at the time. Lusk likens a healthy pond to a garden plot; you plow it, plant it, feed (fertilize) it, watch it grow, and finally harvest it. He tells of visiting with Bill Dance, the renowned bass tournament angler. Dance wanted larger bass than he’d been catching in his pond. Lusk asked if he took any fish out. Dance said at first they took out small fish, as they had been instructed to do. Gradually, they upped the limit, and at that time they were only keeping bass four pounds and under. Lusk told him those four-pound bass were all females, and he had never seen a fourpound bass grow to eight or ten pounds— in a skillet! The bass they were taking out of the pond were the prospective mothers of their next big bass. He suggested taking the smaller bass, the ones that disrupt the food chain, and let the ones four pounds and over live. And breed. Besides that, the smaller ones may be better table fare. He also suggests not taking any of the original stocking.

Following these guidelines will provide the best opportunity for having a successful pond. There will be ups and downs, but fewer with this approach.
Water Quality In the West, pond success is heavily influenced by the availability of high quality water. In Arizona, Lusk says, water for ponds comes from irrigation water rights. “Just because a pond lies in the valley in a desert doesn’t mean it can’t have a thriving fishery,” Lusk says. “I’ve seen healthy fisheries boasting largemouth bass, slabsided bluegills, and huge redear sunfish; I’ve seen a well-managed small pond just blocks from downtown Phoenix with a thriving smallmouth bass fishery.” In the Rocky Mountains, he points to thousands of small ponds, natural and manmade. Some, he says, are dependent on snowmelt, others are spring-fed, and some catch rainfall. Where the water is cool, smallmouth bass do well, along with a variety of trout, sunfish, and introduced fish. California is different, in case you hadn’t heard that. And you may have heard that some of the largest largemouth bass in America have come out of lakes there. It’s true. But California has a huge range of climate and availability of water that can be challenging. One private lake Lusk experienced was in the wine country. It not only serves as a back-up water supply for the owner’s vineyards, but the owner is a serious bass fisherman. He and his staff manage the 14-acre lake, stocking it with baitfish, and controlling the harvest of fish with an eye toward producing and catching doubledigit bass. I’m also told the lake serves as a recreational perk for key wine buyers. It has some giant sunfish, as well. The general principles of pond creation and management apply to ponds in the west. Lusk compares pond management there to trying to push a beach ball up a mountain. You push until it tilts to one side. Then you go around to that side and push it back.
