Upcoming Chapter Events COLORADO CHAPTER The RLI Colorado Chapter’s one-day ranch tours held in multiple locations throughout Colorado in June and July were a success. The chapter will be holding our September marketing session and education class on September 10–11 in Grand Junction. Check the chapter website for the ranch tour video which will be released at the September meeting.

ILLINOIS CHAPTER The RLI Illinois Chapter will hold their annual meeting September 17 at Bernardi’s Pub & Restaurant in Peoria, IL. Mark your calendars and join the fun! The chapter will also offer the managing broker course at the Doubletree Hotel & Conference Center December 1–2. Information on these events can be found at www.rliillinoischapter.com.

MN Assn REALTORS; David Widmar, Ag Economist; Bruce Goblirsch, Merchants Bank; and Bill Derrick, Derrick Building Solutions. The chapter will be providing a link to the Zoom recording on the RLI Minnesota Chapter website.

OKLAHOMA CHAPTER The RLI Oklahoma Chapter will be holding the Annual Membership Meeting on September 23 at a property in McAlester, OK. Be sure to check the chapter’s website for more information about location and agenda, as well as events planned for 2021.

PACIFIC NORTHWEST CHAPTER While our in-person classes and meetings have all been postponed in 2020 for the RLI Pacific Northwest Chapter, one thing that seems to be keeping our members busy is the sales of recreational land, especially parcels in the five to 50 acre range. This activity confirms what was discussed during the RLI Spring ALC Virtual Round Table and NAR Mid-Year Meetings; the land market would likely see an uptick despite volatility in other sectors. The PNW Chapter looks forward to being busy in 2021, both with chapter activities and land sales!

TENNESSEE CHAPTER The RLI Georgia and Tennessee Chapters just wrapped up a networking and education event at the beautiful Unicoi Lodge in Helen, GA. Members were treated to a wonderful cocktail reception and plated prime rib dinner. We received a market update from KC Conway MAI, CRE, CCIM and learned about Vacant Land Contracts from Ben Crosby, ALC, CCIM. Stay up to date with us on our Facebook and Instagram pages @RLILandTN.

IOWA CHAPTER The RLI Iowa Chapter released its Land Trends and Values Press Release this month. The current press release, as well as past releases, are on their website: www.rliiowachapter.com. David Thien, ALC ended his term as president of the Iowa Chapter in September. Ryan Kay will now serve as president until September 2021.

TEXAS CHAPTER The RLI Texas Chapter would like to congratulate our newest ALCs here in Texas; Jeffery G Smith, ALC and Daryl Weems, ALC. We have two courses planned for September pending COVID-19 limitations. Transitional Land will be held in San Antonio on September 16–17, 2020. Later in the month on September 28–29, 2020 we will offer Land 101 in Rockwall. The chapter is also planning for our fall annual general business meeting where new members of the leadership team will be nominated and elected for the 2021 year.

KANSAS CHAPTER The RLI Kansas Chapter is looking forward to getting the “Industrial Hemp–Impacts to Real Estate” class on the schedule for some time in the spring of 2021. It is still a little too early to know exactly when, but information will be posted to the chapter website when date and place have been finalized.

MINNESOTA CHAPTER The RLI Minnesota Chapter hosted “Rising Strong,” July 21, 2020. Panelists provided their insights on pre- and post-COVID, challenged attendees, and urged problem-solving, creative thinking, and taking advantage of new opportunities presented by new challenges to create success and fulfillment for each attendee professionally and personally. Panelists included Tom Guetzke, Live Happy!; Chris Galler,

WYOMING CHAPTER RLI Wyoming Chapter has scheduled the Recreational Land Real Estate Class for Wednesday and Thursday, November 11–12 in Casper, WY. Justin Osborn, ALC will be the instructor for the course. Registration and hotel information can be found on the chapter website.

Colorado v Routt County v Steamboat Springs Trull Creek Ranch is a one-of-a-kind legacy property, combining total privacy with a prime location convenient to world-class amenities. The centerpiece of the ranch is a gorgeous 15,000¹-square-foot custom log home. It has six unique suites, all with walk-in closets, private balconies and enormous custom marble bathrooms. The home’s resort-style amenities include an indoor swimming pool with diving board and gradual shallow end for children. The pool area is complete with showers, a state-of-the-art underwater sound system and an outdoor hot tub. The central gourmet kitchen has multiple ovens, topgrade appliances and a large island and bar, adjacent to a breakfast space and dining room. Both open to the immense great room with enormous rock fireplace and 360-degree views, including the Steamboat ski mountain, the iconic Sleeping Giant mountain, lush hay meadows and treed ridge lines. A flagstone

14 Volume 80 Farm&Ranch

patio overlooking extensively landscaped gardens and lawns is the perfect place for quiet morning coffee in the mountain air. The home is ideal for families as well as entertaining; it has hosted numerous weddings and holiday parties. Such an end-of-the-road estate is exceedingly rare so close to town. Just behind the home is a large barn with indoor and outdoor arenas, stalls and corrals for equestrians. There are two caretaker homes on the property, adjoining the main road and the river. The property’s historical barn, an iconic dairy barn with numerous stalls, sits adjacent to the road next to auxiliary storage buildings and a pond. The ranch is well watered, with good hay production. The current owners have a cattle and hay lease in place with a local rancher. For an outdoor enthusiast, the property is a dream come true. With miles of improved trails, along with the horse facilities, current

owners enjoy nonstop horseback riding, mountain biking, hiking, trout fishing, snowmobiling, snow shoeing and skiing their own private valleys and chutes. Expect to see abundant wildlife including elk, mule deer, antelope, black bears, badger, sharp-tailed grouse, blue grouse, bald eagles, blue heron and sandhill crane. The only noise at night is coyotes howling and elk bugling. The Elk River, which runs through the property, is known for clear water and tremendous numbers of fish. Over a third of a mile of river has been enhanced for maximum habitat, where the current owners practice outstanding catch and release fishing. The ranch is bordered upstream by a shared amenity ranch that regularly stocks large fish to augment the numbers. Brown trout, rainbow trout, brook trout and the occasional cutbow inhabit this section of the Elk. The river is a 34-mile freestone

waterway that flows from Routt National Forest, north of Steamboat Springs, to a confluence with the Yampa River. The ranch is ideal for hunting in the fall months, with large numbers of mule deer and elk. It falls between two of the largest elk herds in Colorado, the White River herd and the Snake River herd, giving the ranch large numbers of resident elk, as well as those migrating through the property seasonally. Mule deer on the property are trophy quality. Varmints and upland game also inhabit the ranch in good numbers, providing the hunting enthusiast with multiple opportunities outside of big game hunting. For the upland hunter or serious bird watcher, the Columbian sharp-tailed grouse population is exceptionally good and will produce many fantastic days in the field. The large gambel oak, aspen and sage brush ridges offer prime habitat and excellent lek sites. The booming of leks in the springtime

is one of the most amazing experiences in the outdoors. Duck hunting can be excellent for a short period prior to winter weather. The ranch has also been home to numerous black bears of multiple color phases as well as the occasional moose. This ranch is conveniently located just 25 minutes from jet service at Yampa Valley Regional Airport and five minutes from the smaller Steamboat Airport that can handle local and small jets. It sits at the foot of Sleeping Giant mountain, a historic and storied landmark west of the city of Steamboat. Steamboat Springs, at 6,732 feet of elevation, is home to the Steamboat Ski Resort as well as the smaller Howelsen Hill, North America’s oldest operating ski area, where generations of local Olympians have trained. Skiing and snowboarding in the region’s “Champagne Powder” is the best in Colorado. As well, Steamboat has multiple natural, therapeutic hot springs, including

the rustic Strawberry Park soaking pools and the long-established Old Town Hot Springs, which includes pools and water slides. The historic town of Trull, once a bustling stagecoach stop with boarding house, livery and post office, was settled in 1881 on the ranch property. It had the first telephone in Routt County, and was up against Steamboat Springs for county seat. This kind of history truly evokes the spirit of the Old West. This history with photographs of the town of Trull can be found on YouTube and in the local museum. For a unique location, unlimited outdoor opportunities, luxury amenities, quiet seclusion and convenience to a world-class resort, Trull Creek Ranch is the kind of property that becomes available only once in a generation. For more information on this property please contact Dax Hayden with Hayden Outdoors at 970-674-1990 or you can visit our website at www.haydenoutdoors.com.

But the Upper Green is a bottleneck now corked by vacation homes, small-acreage hobby ranchettes, the spread-eagle town of Pinedale, oil and gas wells, and roads and fences that connect them all. “The available winter range for wildlife in western Wyoming continues to diminish as development continues,” says Fandek, a resident of the Upper Green for more than 50 years. “That’s the conflict.” For wildlife to access undeveloped areas of land, they must pass through miles of houses, ranchettes and cattle ranches. Elk are more attracted to haystacks and livestock feedlines than antelope and deer. The first recorded request for government assistance John Fandek prepares draft horses Pepper and Emma to be hooked to the hay sled.

how deep the snow accumulates. No longer working at that ranch, Fandek still feeds elk daily from November to April as a contractor for the Wyoming Game and Fish Department. In the past, Fandek shoveled snow away from the hay sled and stackyard gates, and then loaded as many as 100 90-pound small squares by hand onto the sled. As more hay producers switch to baling hay into large squares, it forced WGFD to purchase certified weed-free hay in 800-pound bales only movable by a tractor. “The elk look domesticated here,” Fandek says, “because they get into this pattern every day for six months. They accept people. But when I hunt in the fall, they are wild animals. Elk don’t walk up to a human because they think he may have some hay in his pocket.” Balancing the needs of humans and wildlife with finite land resources remains a puzzle. Cattle ranches provide open space essential for wildlife on the Upper Green, but the rampantly infectious brucellosis carried by bison, elk, and cattle leaves ranchers averse to the wildlife mixing with their cattle. “Ranchers don’t want elk on their land because of government sanctions on the shipping and selling of cattle meant to contain brucellosis,” Fandek says. “Any cattle testing positive for the disease are condemned, and ranchers may lose their entire herds. “In the early 1980s, the ranch I managed turned up with brucellosis. The policy is the herd must have three consecutive clean tests. The cattle just bolted away when we’d try to gather them into the corrals, because they were so tired of being handled. We finally tested out of quarantine.” John Fandek arrives at the Black Butte elk feedground on his snowmobile. FarmAndRanch.com

Sandhill Story

The Shadbolt Cattle Company values family, landscape and animals. BY MELISSA HEMKEN

T

he Nebraskan Sandhills absorb history. Names of homesteading families linger as place names. Land ownership may transfer because one rancher expands his operation and his neighbor retires, but place names stick. Land deals over the decades placed the 1885 homestead of Quentin Shadbolt’s great-grandfather George Shadbolt as a pasture on a neighboring ranch. Shadbolt Cattle Company near Merriman, Neb. (pop. 131) engulfs about 20 former homestead claims of other families. The names of the pioneer families—Noble, Leach, and Jameison, etc.—live on as pasture titles. 76 Volume 80 Farm&Ranch

“My great-granddad came over from Wisconsin where he milked cows,” Quentin says. “An old-timer’s written account says that my grandma should have just opened a restaurant because she fed so many people travelling through their homestead. Riding a horse to get around back then, you had to stop somewhere, and it was probably somebody’s house.” Today’s machines ease the hard work of ranching and quicken the pace of travel. Quentin lauds his 1958 Piper Pacer airplane as the most beneficial for his ranch; most neighboring ranchers also hold pilot licenses. “It’s 54 miles to town [Gordon],” says Quentin, listing the first of several

reasons to have a plane. “It’s really nice to fetch parts if you’re broken down in the middle of a hay field or you’re going to go work cows and you forgot to buy pour-on [cattle wormer].” “Flying to town takes 15 minutes as opposed to an hour’s drive,” adds Angela Shadbolt, Quentin’s wife. She prefers to drive to buy groceries, but has flown the plane on pizza runs before. Often when Quentin takes the plane up to check windmills, he comes back with a list of sick cattle and downed fences that need fixed. The ranch is a family effort— Quentin and his wife Angela, their daughter Jordan Sanders and her husband Caleb Sanders, and their

daughter Josie and son Garrett when they aren’t attending high school and college, respectively. Each family member pitches in to work as a team on the ranch, while following personal interests within the operation. and Jordan also train horses for clients. To meet the needs of the Shadbolt Horse Training venture, the family built an indoor arena. The sandy soil of the Sandhill region required clay to stabilize the arena footing. The new building’s roof provides space for a 25-kW solar array to power ranch headquarters. While the roof could support more solar panels, the local electrical company only allows 25 kW of solar energy on a meter. When the sun shines, the energy not used by the ranch feeds the broader electrical grid. Depending on the season’s day length, the Shadbolts estimate the solar panels offset up to $500 per month on their electrical bill.

need for irrigation. This is also turning meadows into soggy marshes. Tired of digging his hay baler out of the mud, Quentin already grazes one meadow that is now a marsh. He plans to do more spring grazing, and switch to June calving, on these fields. “By calving in June, the feed requirements of the cows won’t be as high as in the winter when they calve in March and April,” Quentin continues. “During our spring blizzards we check the cows every hour, keep them locked in the barn overnight, and feed them hay with an expensive tractor. This causes a lot of work for us and confusion for the cattle.” This year the Shadbolts synchronized their cows and will turn out their Hay Addiction bulls in August to begin calving in The cost-saving change Quentin now mulls over is how to bale and feed the warm month of June. Their new grazing plan is to graze their meadows less hay. “I got the idea in my head early instead of haying them, then to get out of calving in blizzards,” he declares. “I don’t like the machinery all breed their cows as they graze the second growth of grass. Baled hay is that much. I prefer to work with livestock. I’d like to go to June calving and still necessary to supplement winter grazing when needed, so the family just forget about fighting blizzards.” will continue to bale their alfalfa fields. Instead of baling hay on the irrigated meadows, the Shadbolts could rotationally graze their cattle on the Hobby Buffalo irrigated meadows. Steadily rising Quentin brought bison to the ranch groundwater levels of the shallow first as a hobby, and the herd generOgallala aquifer has decreased the ates enough profit to stay. “We had to

sell every one of them at one time,” Quentin recalls, “because they got used to going wherever they wanted. All over the place. So we sold the whole works and started over.” Buffalo bulls rival, if not totally beat, bovine bulls in their ability to trample fences. When the weather cools in autumn and the calves are grown, bison want to roam. Quentin uses select hay feeding to tempt them to stay home. “If we didn’t have an airplane, we wouldn’t have buffalo,” Quentin says. “It’s the only thing that can catch them to herd them home. The only problem is that you can’t open gates from a plane. “You see those pictures of Indians just loping along side buffalo and shooting them. I don’t believe that at all. Buffalo can easily outrun a horse. Maybe if you ran into a couple million of them and got them all confused, but just a flat race, you can’t catch one. “Now, running them off a cliff to kill them, I believe that.” The bison are harvested by rifle for trophy and meat purposes by hunters hosted at ranch headquarters. To keep their bison herd numbers manageable, the Shadbolts sell some animals at the Fort Robinson bison sale in Crawford, Neb. too. Last year, the 300-to-400 live weight calves sold for $3.15 per pound.

[genetically-modified] plants and fertilizers to grow enough food. “If everyone ate plants, what would we do with all this land?” Angela continues waving her hand at the Sandhills rising. “You can’t grow crops up here in these fields. I think people just don’t realize that we’re using a resource to graze livestock that would be unusable for anything else.” Besides buffalo hunters, the ShadLifecycle of Food bolts host deer hunters that hail from Pennsylvania to Alaska. “Most do not Beef is the business and lifeblood of the Shadbolt family. They may prefer understand how food is produced,” Quentin says. “They learn here that the quiet of the Sandhills and avoid town, but they’ve noted market trends this ground can support deer and other wildlife, and be used to raise beef.” of plant-based protein products and consumers’ desires to eat meat-flavored Angela points out that people withfood without eating actual meat. Because of this, the Shadbolts rarely corral the flighty animals and don’t plan to increase their herd size.

do a reality TV show of their ranch to educate people. “We could move cows wearing bikinis,” she laughs. “Then we could hop in the Pacer and crash,” Quentin adds with a grin. Serious again, Angela offers, “Perhaps we should make a documentary on how beef is raised in the Sandhills.” “I ranch because I love it,” Quentin says. “I’d like to tell more people about our ranch and how we raise beef. Like what I did today: I went out to saddle my horse, and said to Jordan and the guys, ‘Can you all believe we get paid to do this?’ We rode out on our horses to move some cows, and there was no wind. The sun was shining. What could be better? “I feel satisfied after putting in a 12-hour day, like I accomplished something. Not, ‘gee, I wish I had a 40-hour work week.’ But there are definitely days when I’d rather be a Wal-Mart greeter than drag frozen calves from a snow bank. But, now with our calving date change, we won’t be calving in snow banks!”
