Spring has definitely sprung! Our Texas Hill Country bluebonnets joined in this season of renewal with their best showing in years, turning the landscape a wondrous shade of blue. The pace of farm and ranch sales has been brisk, and the recent rain has painted much of the state with verdant green and filled in dry creeks, making it a great time to show farm and ranch properties!
This issue features our ongoing Texas History Column by Mark Hanna, which provides the fascinating story of our historic Texas forts. This string of U.S. Army outposts were built, prior to the Civil War, to protect the early Texan pioneers that moved further westward as they steadily encroached on the hunting grounds of the Comanche nation. For more on the Comanche wars, which lasted four decades, you may want to read my former Texas Monthly colleague Sam Gwynne’s masterful

The forts became a much less effective deterrent after Texas joined the Confederacy, resulting in not only the withdrawal of Federal troops, but a call to arms for all able-bodied Texans. This left Texas’ western border to the mercy of marauding bands of Comanches who plundered and pillaged their way through the suddenly unprotected countryside.
Speaking of plunder and pillage, I just finished Stephen G. Michaud’s outstanding book, Robert’s Story, a chilling look behind the brush country curtain and the tragic tale of Robert East. The fabled East ranching family’s Hebbronville-based kingdom encompassed hundreds of thousands of acres and a natural gas field that produced over a billion dollars.
My friend Jimmy Nixon, a longtime friend of Robert East and his family, sent me the book. I attended a recent book signing in San Antonio, at which Mr. Michaud regaled the crowd with “the story behind the story” of this cautionary tale, which in my view, has the power to educate us all as to the pitfalls of estate planning for Texan landowners.

Unlike the Comanche wars, this particular battle involved enemies within, who according to Michaud, consisted of various fiduciary advisers, medical professionals, attorneys, and ranch employees. Through their duplicity and greed, they successfully plundered a great fortune and horribly compromised the legacy and last years of an aging South Texas patron.

The Herradura Ranch is approximately 4,260 acres of prime high-fenced, South Texas hunting land, located within the famed “golden triangle” of La Salle County. The property offers 1.2 miles of frontage on the south side of Hwy 624 and is located within an opportunity zone with tax provisions, “providing investors the ability to re-invest capital gains into a fund that, in turn, invests in projects located in designated census tracts. As mentioned previously, the wildlife on this ranch has been managed for over 25 years and the primary focus for owning the ranch has been hunting. The Cinco K River Ranch is approximately 25.8 acres and located in a highly desirable location on the north side of the Llano River. The ranch address is 8861 Lower Willow Creek Road, and includes frontage on both sides of the road. It is about 1.5 miles east of Hwy 87, 10.5± miles south of Mason, 30± miles north of Fredericksburg, and a 10-mile river trip to Castell. This ranch has a little bit of everything to offer: gorgeous Llano River frontage, large rock outcroppings on the lower half, and tremendous views of the entire river valley with its 80-foot rise in elevation change. Jobe Ranch is located at the southeast corner of IH-10 east and FM 794 south between San Antonio and Houston. This 156-acre ranch is located in Gonzales ISD, approximately one and a half miles south of Harwood, TX. The property has great investment potential, given its ample amount of frontage, which is approximately 5,000-feet on IH-10 and over 3,000-feet on FM 794. Jobe Ranch has been in the same family since the 1800s and is being offered for sale for the first time since then. It boasts great views, with over 70-feet of elevation change, and a mix of trees including post oak and mesquite. There are also established coastal fields, three small ponds, several creek drainages, and a wildlife exemption in place. There is a county water line that runs along the frontage on FM 794. There are two easements to the seller’s knowledge: a Flint Hills resource pipeline and a Bluebonnet Electric transmission line. Seller is to retain any and all owned minerals unless negotiated separately from the land sale.

The Big Mountain Ranch is a 2,465±-acre property surrounding the northeast side of Uvalde, TX; adjoining the city limits with frontage on Hwy 90, FM 2369, and Hwy 83. It also offers over four miles of rail frontage. The ranch is currently being operated as an income-producing irrigated farm and hunting operation, with an ASR forbearance program as well. A cell phone tower—accessed by a easement—located at the top of Big Mountain also generates income. This ranch allows several different opportunities and options for the prospective buyer. It offers great potential for material sales, conservation easements, solar power, residential and commercial development, and water sales. There are four permitted Edwards Aquifer irrigation wells on the ranch along with a few other domestic wells; gpm ranging from 790 to 1,500. These allow for an annual groundwater withdrawal amount of 1,691 acre-feet; 795 acrefeet of which are unrestricted and 895 are base irrigation groundwater. This water is currently pumped to six pivots irrigating approximately 650 acres. There is another pivot on the ranch that is currently not being used. The Leona River and Taylor Slough run through the ranch, holding pockets of water during normal rainfall along with a handful of tanks. The remainder of the ranch is dry cropland, native pasture, and brush. Four of the pivots belong to the ranch and the other three would need to be negotiated with the sale. The ranch is partially high fenced around the perimeter and also has some interior high fencing. Big Mountain itself is totally high fenced, consisting of approximately 600 acres which would make for a nice exotic pasture. The wildlife on the ranch is all native to the area including deer, turkey, quail, aoudad, and hogs. There are no minerals to convey with the sale and no current mineral leases. The only current structural improvements on the ranch are a few equipment sheds.

The Duval County 270 Ranch totals 270± acres of untouched Texas canvas. It is located three-and-a-half miles north of Freer, TX and approximately one-and-a-half miles east of Hwy 16 at the end of an all-weather, partially paved easement road. The ranch has threephase electricity running through it and is partially fenced with high and low fencing. There is also a large caliche pit on the ranch—which sits at the highest point on the ranch used in the past to sell material for roads. There is also a deer blind and feeder that will convey with the sale. This ranch is considered a low-fence ranch and has all species of wildlife native to the area, with great brush diversity to grow large whitetail deer. Water wells in the area are within a half-mile radius from this ranch and produce anywhere from 3-10 gpm. There is one tank on the ranch that holds water with normal rainfall. The minerals on the ranch are considered “state mineral classified” which means the surface owner acts as the agent for the State of Texas in negotiating and executing oil and gas leases on Relinquishment Act Lands (RAL). TEXAS FORTS
When the new Republic of Texas became a part of the United States, the U.S. government took over the responsibility of protecting frontier settlements. This was welcome news for early settlers who were trying to make a living on the fertile hunting grounds that Comanches and Apaches called home.
But federal troops had their hands full dealing with the Texas/Mexico border. Santa Anna’s surrender at the Battle of San Jacinto in 1836 in present day La Porte did not put a stop to the conflict with Mexico.
The increasing colonization of Texas and its annexation only increased the hostilities between Texas and Mexico. President James K. Polk was ready to set a new southern boundary for Texas, but Mexico was unwilling to give up its share of the state. Seeing that the Mexican government was not about to bend or compromise, President Polk ordered
General Zachary Taylor’s army stationed in Corpus Christi to head to the Rio Grande.
Once General Taylor arrived, he commissioned the first fort built by federal troops, Fort Texas, to protect the state’s new border. The plan was to have forts in place every 100 miles along the Texas/Mexican border and for the most part, they were. Taylor made sure that Fort Texas was heavily fortified with high walls, cannons, and a large contingent of soldiers.
In 1846, only one year after the U.S. annexed Texas, Mexican forces attacked the fort with heavy cannon fire resulting in the wounding and eventual fatality of the fort’s commander Major Jacob Brown. Fort Texas was renamed Fort Brown in his honor.
The Mexican War was underway. For the next two years U.S. forces converged over land and sea to neutralize the Mexican army and its
By Mark Hannagovernment. The fall of Mexico City brought the war to an end with both sides agreeing to the Treaty of Guadalupe Hidalgo. The treaty not only set a new boundary for Texas, but established the states of California, Arizona, New Mexico and portions of Utah, Nevada, and Colorado.
Fort Brown guarded the state’s southern border with Mexico, but it also protected settlers against Indian raids and was fortified by both Union troops and Confederate troops during the Civil War. In 1848, the fort was rumored to be shutting down, but Indian raids in 1852 called for reinforcements that kept federal troops at Fort Brown until 1861.
THE FALL OF MEXICO CITY BROUGHT THE WAR TO AN END... SETTING A NEW BOUNDARY FOR TEXAS.
The construction of Texas forts to protect settlers who were moving into central and west Texas began in 1849 when U.S. Army General George Brooke called for a first line of defense against marauding Indians. Within two years, a second line of protection was ordered and additional forts were built further west. The initial line of defense included Fort Gates near Gatesville and Fort Lincoln near D’Hanis. Both forts were abandoned not long after because Indian attacks were no longer a threat. In 1853, dozens of forts, camps, and outposts had been set up across the state and were manned by a third of the entire U.S. Army.
Life at the various forts across Texas was less than ideal. Very few of the forts in Texas were actually fortified. Most of the soldiers assigned to the forts were more involved in building shelters that served small communities of officers, enlisted men, family members, and civilian camp followers.
An inspection of the western outposts revealed almost unbearable living conditions for the soldiers who posed little to no threat to Indians intent on causing trouble.
Fort Ewell, located on the Nueces River between San Antonio and Laredo, was situated on a slightly elevated plain surrounded by a salt marsh. The troops had no access to timber or stone for buildings and no suitable grasslands for their animals. Attempts to grow gardens proved futile. The fort was soon abandoned.
Fort Brown in Brownsville was strategically located and manned by hundreds of soldiers. Fort Brown played a key role in the Mexican War, but it too, had its troubles. Six years after its construction, the fort’s occupants were hit by a rash of epidemics including yellow fever, dengue fever, and cholera.
Fort McIntosh, just outside Laredo, also had to deal with a number of sick soldiers who had no physician for any type of medical care.
Fort Duncan near Eagle Pass had soldiers falling ill to intemperance. A lack of proper shelter to handle brutal weather conditions and its isolated location made matters worse.
Fort Clark near Bracketville was a ray of hope among U.S. Army inspectors. The fort was built
on land well-suited for timber and grazing. The fort was located where soldiers could keep an eye on the Rio Grande and the Indian frontier. Fort Clark also had the distinction of becoming home to the Black Seminole Indian Scouts, who as descendants of slaves, had escaped into the Florida Everglades and had been adopted by the Seminole Indians. These soldiers were renown for their tracking abilities and would prove invaluable to the U.S. Army in fighting the Comanches and Apaches. Fort Clark remained a major post until it was deactivated in 1944.
Fort Inge, located on the Frio River, was more of a tentative campsite than a permanent facility. Fort Martin Scott near Fredericksburg served as a supply depot for other forts
that extended into hostile territories. Fort Mason outside San Saba was surrounded by starving Tonkaway Indians who sought food and shelter from the outpost. The fort was well-built and was one of the longer surviving forts until it was abandoned in 1869.
Fort McKavett, located near the source of the San Saba River east of Menard, was only a day’s ride from Comanche tribes led by Yellow Wolf, Ketunseh, and San-a-co. An inspection of the fort revealed a force that lacked both equipment and serviceable horses.
Fort Terrett on the North Fork of the Llano River was deemed an isolated frontier station whose barracks were nothing more than mere shelters without doors or windows.
Fort Chadbourne was another outpost that would be difficult to be defined as a fort. Located on a tributary of the Colorado River just north of Bronte and Winters, the troops were living in tents while Comanches camped nearby.
At Fort Phantom Hill near Abilene, troops were living in dilapidated huts that provided little to no protection from the weather, and many of the soldiers had no weapons.
Fort Griffin, located on the Clear Fork of the Brazos River, served as a major support post housing troops that included the Buffalo Soldiers and Tonkawa scouts. Its troops played a major role in the Red River War of 1874 that led to the end of the Kiowa and Comanche domination. The fort was abandoned in 1881.
Fort Belknap in Young County provided what could be called adequate soldiers quarters. The troops had plenty of stone for construction, coal for heat, and nearby springs for fresh water. Small bands of more than a half dozen Indian tribes had visited
the camp. Some 300 Comanches lived only miles from the fort. Within four years, Fort Worth received orders to abandon its post and move its troops to nearby Fort Belknap.
Fort Graham in Hill County and Fort Croghan near Burnet also shut down since settlers had moved well beyond their lines of protection. Fort Filmore near El Paso was constructed to defend the border with Mexico and protect California-bound travelers from Indians.
Fort Davis was designed to protect travelers along the route from El Paso to San Antonio, which had been a route used by the Indians for raids in and out of Mexico. The fort, along with the Davis Mountains, were named after U.S. Secretary of War and president of the Confederate States of America, Jefferson Davis.
Troops at Fort Lancaster located on Live Oak Creek near the Pecos River and Fort Stockton served as military escorts for wagon trains and mail carriers who were frequently attacked by Indians. To zero in on Indian encampments, Fort Concho replaced Fort Chadbourne in San Angelo.
Fort Richardson was built near Jacksboro to serve as the northern most army post in Texas. Many of the most famous generals who fought on both sides of the Civil War came to Texas for tours of duty. The generals who either saw action in the Mexican War, fought the Indians in Texas or both, included Robert E. Lee, who served two tours of duty in Texas while stationed at Camp Cooper in Throckmorton County, Fort Mason, and San Antonio. Albert Sydney Johnston, who was described by Jefferson Davis as the finest general in the Confederacy, saw duty at Fort Belknap and Fort Mason.

Ulysses S. Grant who led the Union Army and became president was stationed at Fort Brown and served with Winfield Scott and Zachary Taylor who played key roles in the success of the Mexican War. George B. McClellan, who early in the Civil War was Commanding General of the Union Army, mapped the unexplored

territory of the Panhandle, inspected the new frontier forts and surveyed the state’s rivers and harbors. Prior to the Civil War, Jefferson Davis sent Sherman to Russia to observe French and English military operations in the Crimean War.
Thomas “Stonewall” Jackson was one of the most successful Confederate generals. He was sent to fight in the Mexican War under General Taylor. His first stop was Port Isabel. In the Battle of Chapultepec, Jackson’s military acuity on the battle field led to his field promotion to major.
General William T. Sherman who will remain known for his scorched- earth policy through Georgia and the destruction in Atlanta, came to Texas after the Civil War. He made an inspection of Forts Mason, McKavett, Concho, Griffin and Belknap and wrote to the commander of the Department of Texas that the claims of Indian raids in the area were greatly exaggerated. However, on his trip from Fort Belknap to Fort Richardson in Jacksboro, Sherman and his troops barely missed an attack by a war party of Kiowas led by chiefs Satanta, Satank, and Big Tree.
General George Armstrong Custer was ordered to Texas after the Civil War had ended to restore and maintain order. He had more problems maintaining order among his troops than he did Texans. When Custer and his 1,000 soldiers arrived in Hempstead, the general issued orders that there would be no “foraging” or “pillaging” of the land. Any soldier found guilty of disobeying his order would have his head shaved and receive 25 lashes. Custer and his troops eventually made their way to Austin but his soldiers had lost a lot of respect for their commander.
What protection the forts offered disappeared when the Civil War began. Texas had joined the Confederacy and the new Confederate government ordered that all U.S. troops must leave Confederate territory. The federal troops stationed at the various forts across the state abandoned their posts and returned home to fight. This left frontier settlers and travelers back fending for themselves. Families abandoned their homes while other sought more populated areas that might be less prone for attacks.
When the Civil War ended in 1865, federal troops returned to Texas and reoccupied forts. Over the next 15 years, the army with its numbers and firepower, would overcome the Indian’s resistance to the massive influx of settlers.
