When
Return on = Return Investment on Life Re-imagining 1031 Exchanges
In the words of Yogi Berra… “If you don’t know where you’re going, you’ll get there every time.” As 77 million baby boomers brace for retirement, the road to financial security is paved with uncertainty. For most active landlords and property owners, the question looms large of how to reposition highly-appreciated real estate into sustainable streams of passive monthly income. Most investment real estate owners have worked a lifetime for Return on Investment. However, at this stage of life, the goal is to transform self-managed property into versatile lifestyle income that can be used for “living or giving.” We call this “Return on Life.” According to the USDA Farms and Land Summary Report dated February 2022, there are more than 2,000 private farms and ranches in the U.S. representing over 1 billion acres and an estimated value of nearly $3 Trillion. In light of changing business models and aging demographics, we believe that property owners are focused on profitable exit
strategies. In making a hold versus sell decision, one fact remains the same. You’ve worked a lifetime to accumulate wealth, now the goal is to keep it. Simply stated, the objective of most investors is to Preserve Capital and Protect Cash Flow. Under IRS 1031 exchange rules, investment property sellers can defer capital gain taxes provided they reinvest proceeds into another investment property or properties. For most investors, a 1031 exchange starts with tax deferral. After all, taxes represent a permanent loss of capital as well as reduced earning power. However, as financial history demonstrates, we believe it is far more important to focus on investment fundamentals than tax advantages. All real estate is not created equal. Investors should remember that a 1031 exchange is an investment strategy first…and a tax strategy second. One of the fastest growing segments of the broader 1031 exchange market is the alternative

Depending on investment amount and personal preference, Petra can Self-Storage Industrial allocate to each of these asset classes for customized portfolio construction Sample DST Investment Property Types and optimized risk management. While there is always risk to real estate investing, investors. Investment results and distributions are not guaranteed. 1031/DST transactions are speculative investments and are suitable only for investors with high risk tolerance that understand the risks, including: loss of entire investment, illiquidity, lack of marketability, long-term investment horizons, risks associated with real estate investment, and general market risks. 1

Through my career as a journalist I have used the skills I learned on the ranch in multiple ways. The patience practiced from sitting in a deer blind for hours or waiting for writing, and editing it takes to perfect an article. Growing up on a ranch also taught me that the fun parts, like hunting and fishing or horseback riding, wouldn’t exist without the hard work of filling up feeders and being a steward of the land. The work ethic I was raised with has been a crucial part of my journalism career. Because of the lessons I learned on the ranch, I am prepared for any situation that comes

Josey Armstrong's twin boys are outside from sunrise to sundown, just like she was at their age. Days were spent with her grandmother helping on the ranch, roaming pastures and riding horses from dawn to dusk. Now that she has twin boys of her own, Josey is teaching them the same lessons she learned on the same land where she grew up. That sense of legacy, of keeping family on generational land, is what brought Josey and her husband to Heritage Land Bank. When Josey and her husband Chase shared their perspective on how they wanted their boys to grow up, our team completely understood and went to work.
After looking at their family’s goals and overall financial position, our team customized a loan package for the Armstrong family that most banks simply won’t write. Now, as Josey sees more of herself in her boys every day, she understands what her grandmother saw in her and just how important it is to pass the land down to the next generation.

he knowledge base for selling farm and ranch land varies greatly compared to the knowledge it takes to sell a house. Whether it’s understanding water rights or how to drive a Polaris, there is a certain kind of person it takes to be able to sell farms and ranches successfully. While the NAR claims the majority of realtors are women, the world of farm and ranch sales has long been dominated by men— that is until recently. Realtor Reene Bradshaw has seen a shift over the last three years in the farm and ranch industry that she believes is due to the strong path of credibility that past female realtors have paved. “I think that some of the first women in it [farm and ranch sales] have set that foundation and have opened it up for some of these younger ladies,” said Bradshaw, a current realtor at Mark Fox Company Real Estate in Marble Falls.

ROADBLOCKS WOMEN FACE IN REAL ESTATE
“I don’t think it’s that,” Bradshaw said, adding that some people are just “not used to dealing with women in farms and ranches.”
Bradshaw received her real estate license five years ago and began selling homes in the Houston area. It wasn’t until she moved to her family’s ranch in Marble Falls that she considered making the transition from residential to farm and ranch real estate.
After about five or six calls, Bradshaw said she found her place at Mark Fox Company Real Estate. Even after accepting a job at the established brokerage, it wasn’t until she had made her first two or three big ranch sales that Bradshaw gained enough credibility to start receiving frequent calls from clients.
This aspect of understanding the way of life on a ranch is something Bradshaw sees as a key factor in the new generation of female farm and ranch realtors. Especially when dealing with clients from older generations, Bradshaw said it’s important to be able to prove that women are just as capable of doing a “man’s job.”
This experience as a realtor, in addition to her familiarity with the ranch lifestyle is what Bradshaw said helped her tremendously when establishing her reputation in the farm and ranch industry.
“You have to be ready to show that you can handle a truck and a trailer and unload a Polaris or Ranger, or whatever you need to,” Bradshaw said. “I think that it calls for you to be able to know the tools of the trade.”
“There’s a whole credibility thing that came about,” Bradshaw said. “They knew I wasn’t a salesperson getting into farm and ranch,

While Bradshaw said there are plenty of women who now sell farms and ranches, there are still some setbacks she faces as a woman. Bradshaw first experienced a roadblock while looking for a farm and ranch brokerage to switch her license to. According to Bradshaw, brokerages were not returning her calls and it wasn’t just because she was from the city, like her husband initially thought.

real estate world through construction and home building, but said she always had her sights set on selling farms and ranches. Like Bradshaw, Traci Phillips entered the industry with an upbringing in all things farm and ranch related, giving her an edge and passion that other realtors and brokers lack. “I grew up out here [Texas Hill Country], I have a very deep seated love of the whole country and the land,” Phillps said. During her career, Phillips said she can often tell when a client would prefer to have a male broker or realtor over a woman. Phillips said that when dealing with people of different perspectives, she tries to not take it personally and prioritizes the clients needs instead. “The whole point is to add value to that transaction for them [the client],” Phillips said. “And if for whatever reason you’re not able to do that for them, your best bet is to take a step back and to help connect them to somebody who is going to do that for them.”
ADVANTAGES WOMEN HAVE IN REAL ESTATE While women face some challenges in the farm and ranch industry, Bradshaw and Phillips said there are far more advantages.

AN ALTERNATIVE PERSPECTIVE Candy Cargill, not pictured, is the owner and broker at Hill Country Real Estate in Blanco, which was started by her mother in the early 70s. Cargill began selling land in the mid 80s and it has been her passion ever since. Hill Country Real Estate is the oldest agency in Blanco and is entirely woman-run, giving Cargill a unique experience. She said the idea that farm and ranch used to be male dominated is foreign to her. “I never saw it until somebody would mention it—that it’s male dominated,” Cargill said. “Yeah, not around here. No, we’ve got plenty of estrogen going on right here.” From a young age, Cargill said she learned how to do things that were stereotypically taught to males. She credits the majority of her skills in selling ranches to this nontraditional upbringing. “I’m the only child, the only little girl, but I was daddy’s little boy and mama’s little girl,” Cargill said. “And so, at an early age, I learned how to weld and I messed around in junkyards and I went to the beer joint with daddy.” San Antonio broker, Tina Kahlig, said she agrees with Cargill. Kahlig has been in the real estate industry since 1978 and said she has never experienced any disadvantages based on her gender. “I prefer not to be thought of as ‘a woman’ in real estate but a ‘real estate broker,’” Kahlig said. “I do not think I have received any special treatment because I am a woman.”
In Kahlig’s experience, both the men and women of the farm and ranch industry are equally skilled and passionate about what they do. “I believe any woman who is competent in real estate can sell anything a man can sell,” Kahlig said. For Cargill and Kahlig, it’s simple—whether you are male or female makes no difference, a broker is a broker and a realtor is a realtor. Winter 2024 | farmandranch.com

ituated on the historic Brazos River, JN River Ranch stands out as a superior combination ranch, located just west of Newcastle, TX. Its land is rich in history, from 300-million-year-old fossils to the river bluffs once used to spot natives from the top of Fort Murrah during the expansion of the western frontier! Maintaining the same “prairie ambiance” of that time, the ranch’s northern pastures are a treeless expanse covered in native grasses. This cattle ranch is fenced and crossfenced with 18 pastures and multiple traps designed for efficient cattle rotation and handling. Working pens are strategically placed throughout the acreage, with water, electricity, and rocked roads. The headquarters is centrally located, with alleys that lead from the southern river-bottom pastures up to working pens, an equipment shed, and a 6,000-squarefoot shop. Coupled with the seeded native grasses, the eight water wells and deep ponds throughout the ranch are key elements to JN River Ranch’s ability to produce. JN River Ranch offers exceptional recreational activities, with access to over two miles of fenced Brazos River and an interior road along most of the river frontage. Heavily wooded ravines contain deep ponds spanning multiple acres, teeming with perch and largemouth bass. Towering live and post oaks cover the ravines, providing food and crucial cover for local wildlife. Well-traveled game trails meander through the plum thickets and underbrush to the thriving river bottom that serves as prime bedding ground. Large pecan trees and hackberries shade the lush grass-covered bottoms. To the southeast, a high-fenced ranch acts as an “animal stop” for the legendary “Brazos River bucks,” which cross the shallow water from neighboring wheat fields just west of the river. Owned minerals convey. $7,750,000.

BLUE GOOSE RIVER RANCH

B
lue Goose River Ranch consists of flat, fertile farmland with mesquite patches that break into deep cedar-covered gorges. Twists and turns in the terrain, paired with scattered knobs, create valleys which turn into sand-bottomed creeks. These creeks define the canyons as they merge with the North Wichita River and split the ranch. Whitetail buck, ranging from 130-150-inches, are standard in Foard and Knox County, while 7,750 secluded acres with a river bottom habitat allow some mature animals to reach the 170-inch marker. Several large flocks of Rio Grande turkey roost and thrive in the vast hackberry trees and dense chinaberry thickets. Ducks, geese, and other waterfowl are abundant due to the approximately three-andone-half miles of meandering river and 48 bodies of water, ranging from shallow grass tanks to a couple of acres of drought-proof water. Blue Goose River Ranch is a large cattle operation with outfitter potential. This cattle ranch has excellent perimeter fencing, comprised mostly of five-strand barbed wire. Each pasture is cross-fenced for rotational grazing to optimize the native grass production. This practice has boosted the local quail habitat and assisted in their comeback. Separate fields within the fenced cultivation and pastures contain a water source for cattle and wildlife. Blue Goose River Ranch offers 1,890 acres of wheat and hay,

boosting the ranch’s productivity with adequate rainfall and attracting droves of mourning and white-wing dove with the seasonal sunflowers. The headquarters sits in Foard County on the northern 3,000 acres, initially purchased in 2002. The headquarters is comprised of 16 fenced acres with the main house and the bunk house. The three-bedroom ranch house offers rustic charm and abundant storage. It features a spacious kitchen with custom cabinets, a wet bar, and multiple dining areas connected to the den with a fireplace. Occupying the entire north side of the home is the primary suite featuring a fireplace, double sink bathroom, three large walk-in closets, and direct access to the laundry facilities. A bunk house sits behind the main home with a separate foreman’s house and an office with an equipment shed along FM 268. Over the past two decades, the ranch has grown 4,750 acres to the south into Knox County. Across the river, first acquired, is a valley etched out by Black Top Creek, including Blue Goose Hunting Camp. Then, a few other neighbors were added, spreading south to include the majority of Buffalo Creek and some badlands. A final addition, the “Damland,” added a canyon created by Bluff Creek, which butts the ranch up to Truscott Brine Lake. 29 access gates are strategically placed on the 12 miles of county-maintained road frontage to optimize cattle
rotations, farming, and access to blinds. Blue Goose River Ranch’s final acreage totals 7,750, now available for the first time as one large ranch, isolated in an area of Texas historically and currently dedicated to cattle and hunting. This ranch has a little bit of everything to offer: gorgeous Llano River frontage, large rock outcroppings on the lower half, and tremendous views of the entire river valley with its 80-foot rise in elevation change. The majority of the scrub brush on the north side has been cleared to expose the mesquite trees and allow for fencing. A new water well was drilled down by the river and electricity has been extended to the well with a water line up to the north property line. There is a small garage for storage and bath house, along with a RV hookup site. This ranch is bordered by a large ranch to the west and also has a restriction in place, not allowing it to be divided any smaller than the current 25 acres, allowing for plenty of deer and other native species to remain in the area. This ranch is agricultural exempt, and the taxes are approximately $280 per year.

BIG MOUNTAIN RANCH
T
2,465± ACRES // CENTRAL TEXAS // UVALDE COUNTY
he Big Mountain Ranch is a 2,465±-acre property surrounding the northeast side of Uvalde, TX; adjoining the city limits with frontage on Hwy 90, FM 2369, and Hwy 83. It also offers over four miles of rail frontage. The ranch is currently being operated as an income-producing irrigated farm and hunting operation, with an ASR forbearance program as well. A cell phone tower—accessed by a easement—located at the top of Big Mountain also generates income. This ranch allows several different opportunities and options for the prospective buyer. It offers great potential for material sales, conservation easements, solar power, residential and commercial development, and water sales. There are four permitted Edwards Aquifer irrigation wells on the ranch along with a few other domestic wells; gpm ranging from 790 to 1,500. These allow for an annual groundwater withdrawal amount of 1,691 acre-feet; 795 acrefeet of which are unrestricted and 895 are base irrigation groundwater. This water is currently pumped to six pivots irrigating approximately 650 acres. There is another pivot on the ranch that is currently not being used. The Leona River and Taylor Slough run through the ranch, holding pockets of water during normal rainfall along with a handful of tanks. The remainder of the ranch is dry cropland, native pasture, and brush. Four of the pivots belong to the ranch and the other three would need to be negotiated with the sale. The ranch is partially high fenced around the perimeter and also has some interior high fencing. Big Mountain itself is totally high fenced, consisting of approximately 600 acres which would make for a nice exotic pasture. The wildlife on the ranch is all native to the area including deer, turkey, quail, aoudad, and hogs. There are no minerals to convey with the sale and no current mineral leases. The only current structural improvements on the ranch are a few equipment sheds.

Enjoy a swim in the 30x60, 80,000-gallon swimming pool. Three fiber lines service the property. There is approximately 1,260 feet Guadalupe River Frontage and there is also drainage through the property that has been damned up to create a small tank which holds water in wet weather. The water features do create floodplain on a portion of the property. The ranch will be sold with the majority of the large items conveying so that the new owner can step in and host events immediately if desired. Some of the items conveying are most of the necessary furniture in the hall and lodge and all of the major commercial cooking equipment and utensils. This ranch has been operated as an event venue and overnight vacation rental, hosting weddings and other family associated events for the past several years. Before that, it served as a girl scout camp and is still set up today with many of the original improvements, along with many new additions that the current owners have added. This ranch would make a fantastic winery, distillery, or Airbnb given its location and river frontage.
