Ursa Vineyards is a Texas“There’s a large pool of talented people owned winery located in the Sierra Foothills doing great things in the Texas wine scene,” region of California, with its main tasting Cernosek said, “So it’s an exciting industry to room located on High Street in Comfort, TX. be a part of as we’re growing and producing quality wines. And all along the way, we’re “We do all of the main sales [for Ursa Vineyards], and we have their wine club—all giving customers a fantastic experience.” based in Comfort, TX,” Cernosek said. “So if Along with his wife and daughter, Dr. Bob you think about it and you see some of the Young founded Bending Branch in 2009 and wineries that are moving here, there’s a lot opened the tasting room in 2010. Since then, of attention to California wineries moving Cernosek said there has been incredible to Texas and opening tasting rooms—but growth for Bending Branch though the we’ve had that happening for a while.”
The Ursa Vineyard tasting room is one of the first California wineries to open up a tasting room in Texas, and many other wineries have done the same. The main attraction of Texas to out-of-state businesses is the significantly cheaper land. A 2023 United States Department of Agriculture land values summary found that Texas crop land’s average value is $2,590 per acre, while California cropland is valued at $15,880 per acre, making it six times more expensive. The camaraderie and small-town environment of places like Comfort and Fredericksburg, TX are other appealing characteristics for wineries, as they also tend to be for out-of-towners. It is no secret that Californians have been moving to Texas for years. More than 100,000 Californians moved to Texas last year, with only around 40,000 who made the opposite move. Over the past three years, Cernosek said she has noticed an increase in the number of people from other states applying for positions at Bending Branch. Cernosek said many people, even Texas natives, don’t realize that the Lone Star State is making quality wine. The reality is that the wine scene in Texas is among the top four in the United States. Not only is the wine incredible, but Cernosek also said the working environment is ideal. “We have a lot of wineries who are so supportive of each other,” Cernosek said. “I think we all have the same goal of shining a positive light on Texas wine.” Bending Branch supports other wineries by acting as a custom crush facility—an onsite facility with start-to-finish equipment to help clients make unique wines. Bending Branch is currently working with more than 20 different Texas wineries. Through this process, Cernosek said she “sees so much support and interest in moving the Texas wine industry forward.” A crucial factor of wine-making in the Texas Hill Country is the farmers and vintners involved. Cernosek said the main thing she hopes people realize is that Texas is making incredible wine and will continue to impact Texas’ economy, culture, and agriculture. “You think about going local and eating local produce, well you can drink local, too. Texas wine is an agricultural product,” Cernosek said. “It’s great to tell people about Texas wine and expose them to this important and thriving part of agriculture in Texas.”

ituated where the Hill Country meets the Brush Country, the 5,698±-acre T&C Ranch, located in Edwards and Kinney counties, provides complete privacy in a ruggedly beautiful setting. Neighbored by large ranches and nestled between Rocksprings, Brackettville, and Barksdale, the ranch is a secluded oasis that boasts star-studded night skies and superlative wildlife habitat. The primary ranch entrance provides access via a private easement road; the second entrance fronts on Cedar Creek Road. For those who prefer to travel by air, the ranch has a 4,000x75-foot, paved runway. In addition, there is a grass landing strip as well as a lighted, concrete helipad with tie downs. With nine bedrooms and four baths, the lodge is set up to accommodate large groups of hunters or family and friends. The lodge features a fully equipped commercial kitchen as well as a media room, office, and walkin cooler. Expansive covered porches, a barbecue area with an assortment of grills, and rock patio with fire pit are just a few features of the outdoor entertaining area. For parties that exceed the lodge’s capacity, T&C Ranch provides three cabin options, each with a kitchen, living area, bedroom, and bathroom. There are three observation decks placed at prime locations throughout the ranch; one of which is roofed and outfitted for skeet shooting. A four-bed, four-bath main house enjoys panoramic views of the landscape and boasts multi-level decks, including a hot tub deck. The wellappointed kitchen features two sinks, custom cabinetry, and top-
of-the-line appliances. The master suite includes an oversized copper tub as well as a luxurious walk-in shower. The ranch’s terrain is diverse. Majestic bluffs offer expansive views of Indian Mountain, the area’s highest peak that rises more than 2,100 feet. Cedar has been strategically removed throughout the ranch, opening space for native grass, forbs, and brush. Several varieties of oaks, elm, sycamore, Texas persimmon, and other native species dot the land, providing shade and shelter for game. Nine water wells with varying production and several stock ponds are scattered throughout the ranch. During wet years, Sycamore Creek and Little Sycamore Creek run through the property. The majority of the ranch is highfenced, but a few select sections have been low-fenced to maintain eligibility for inclusion in Boone and Crockett Club records. Native whitetail deer and Rio Grande turkey are plentiful. Free-ranging exotics including elk, auodad, red stag, addax antelope, as well as axis, fallow, and sika deer are spotted regularly. In recent years, T&C Ranch has been managed solely for wildlife. Management efforts include a protein feeding program. Other ranch infrastructure includes a covered game processing area with running water and walk-in coolers, two mobile homes, an equipment barn, a workshop, an overhead grain storage bin with separate compartments for both corn and protein, and two grain buggies, two overhead fuel tanks, a set of livestock working pens, and so much more! itting on the headwaters of Myrtle Creek, in a ruggedly beautiful box canyon in Bandera County, the BW Ranch offers live-water and some of the most magnificent views in the country. The 1,874.83-acre ranch, which fronts FM 2828, is just 12 miles from Bandera, 17 miles from Kerrville, and 42 miles from San Antonio. The BW Ranch showcases 24 peaks, expansive valleys, and views that stretch to Bandera, Kerrville, and Medina. The ever-changing landscape is enhanced by diverse vegetation. Cypress trees surround the main lake while pecan trees shade the valley. Live oaks and Spanish oaks dot the native grasslands and a lone bull mesquite shades the pavilion. Cedar has been aggressively cleared and prescribed burns have been used to clear and reinvigorate the land, which provides a nutritious buffet for wildlife. Whitetails that benefit from enhanced genetics, Rio Grande turkeys, dove, and Bobwhite quail are native to the ranch. A herd of 50± bison graze the flats and hillsides. Auodad sheep along with blackbuck antelope, axis, fallow, and sika deer also call the ranch home, along with coyotes, bobcats, mountain lions, non-game species and birds. The year-round Myrtle Creek brings life-giving crystalline water
to the property. It feeds nine dammed ponds, making water easily accessible for wildlife. An eight±-acre, spring-fed lake—stocked with largemouth bass enhanced by Florida bass genetics, blue cats, blue gills, and sun perch—is arguably the recreational focal point. A boat house with a bathroom, a fish cleaning station, and a pontoon boat, allow family and friends to take advantage of the clear, inviting water. The ranch boasts a second spring-fed lake, which is smaller and stocked with desirable fish for additional angling fun. The threebed, two-bath ranch house features native limestone, which defines the exterior and interior flourishes including the impressive fireplace. The bright and airy home combines soaring ceilings, shiplap, warm wood accents, Saltillo tiles, and oversized windows. The sunroom, which overlooks a pond surrounded by native vegetation, unites outside with inside. The home’s open floor plan includes a well-
appointed kitchen, living room, and trophy room; all aesthetically designed to invite gathering. Twelve-foot-tall doors on both ends keep equipment access simple. An equipment barn—approximately 20x45-feet—provides a cleaning station with winches, running water, and a walk-in cooler. CINCO K RIVER RANCH
25± ACRES // TEXAS HILL COUNTRY // MASON COUNTY
T
he Cinco K River Ranch is approximately 25.8 acres and located in a highly desirable location on the north side of the Llano River. The ranch address is 8861 Lower Willow Creek Road, and includes frontage on both sides of the road. It is about 1.5 miles east of Hwy 87, 10.5± miles south of Mason, 30± miles north of Fredericksburg, and a 10-mile river trip to Castell. This ranch has a little bit of everything to offer: gorgeous Llano River frontage, large rock outcroppings on the lower half, and tremendous views of the entire river valley with its 80-foot rise in elevation change. The majority of the scrub brush on the north side has been cleared to expose the mesquite trees and allow for fencing. A new water well was drilled down by the river and electricity has been extended to the well with a water line up to the north property line. There is a small garage for storage and bath house, along with a RV hookup site. This ranch is bordered by a large ranch to the west and also has a restriction in place, not allowing it to be divided any smaller than the current 25 acres, allowing for plenty of deer and other native species to remain in the area. This ranch is agricultural exempt, and the taxes are approximately $280 per year.

ocated at 425 North Plum Street (FM 113), the approximately 43-acre ranch adjoins the town of Millsap on its immediate northwest side and also has access out to West Brazos Street (FM 3028). This facility is perfect for horse enthusiasts, no matter what the equine discipline may be! Enjoy proximity to Weatherford, Stephenville, and Fort Worth, TX! The Mineral Wells Regional Airport is also only six miles to the north. The entrance of the ranch features a large open pasture and one-acre pond, which then leads to the centerpiece of the property: a large, 140x250-foot, covered riding arena built in 2018. The arena is complete with LED lighting, announcers’ stand, tack room, office, restrooms, and viewing stand. There are also 30-foot overhangs on both sides of the arena and along the back to create nine additional covered pipe pens, added in 2019. The south side is being converted to a covered calf roping lane. Careful attention has also been paid to the footing in the arena and three water catchment tanks have been installed on the side of the barn to provide proper watering options to keep the ground perfect. Other improvements include a newer 19-stall horse barn with wash rack, storage area, and spray foam-insulted; a six-horse Priefert panel walker, a seven-stall horse barn with tack room and spray foam-insulated storage area, a large workshop with concrete floors and roll up doors, 14 RV hookups, a small outdoor arena, and several large outdoor turnout traps. Additionally, there is a 2,640-square-foot, three-bed, two-bath home with an office and fenced-in back yard on the property. This ranch is located within the city limits of Millsap and Millsap ISD, but is AG exempt. It is currently occupied by a horse trainer and some of the non-realty items may need to be negotiated with the sale. There are also several other items like equipment that are not mentioned that will convey with the sale. A list of those items can be provided upon request.

BIG MOUNTAIN RANCH
T
2,465± ACRES // CENTRAL TEXAS // UVALDE COUNTY
he Big Mountain Ranch is a 2,465±-acre property surrounding the northeast side of Uvalde, TX; adjoining the city limits with frontage on Hwy 90, FM 2369, and Hwy 83. It also offers over four miles of rail frontage. The ranch is currently being operated as an income-producing irrigated farm and hunting operation, with an ASR forbearance program as well. A cell phone tower—accessed by a easement—located at the top of Big Mountain also generates income. This ranch allows several different opportunities and options for the prospective buyer. It offers great potential for material sales, conservation easements, solar power, residential and commercial development, and water sales. There are four permitted Edwards Aquifer irrigation wells on the ranch along with a few other domestic wells; gpm ranging from 790 to 1,500. These allow for an annual groundwater withdrawal amount of 1,691 acre-feet; 795 acrefeet of which are unrestricted and 895 are base irrigation groundwater. This water is currently pumped to six pivots irrigating approximately 650 acres. There is another pivot on the ranch that is currently not being used. The Leona River and Taylor Slough run through the ranch, holding pockets of water during normal rainfall along with a handful of tanks. The remainder of the ranch is dry cropland, native pasture, and brush. Four of the pivots belong to the ranch and the other three would need to be negotiated with the sale. The ranch is partially high fenced around the perimeter and also has some interior high fencing. Big Mountain itself is totally high fenced, consisting of approximately 600 acres which would make for a nice exotic pasture. The wildlife on the ranch is all native to the area including deer, turkey, quail, aoudad, and hogs. There are no minerals to convey with the sale and no current mineral leases. The only current structural improvements on the ranch are a few equipment sheds.

The water features do create floodplain on a portion of the property. The ranch will be sold with the majority of the large items conveying so that the new owner can step in and host events immediately if desired. Some of the items conveying are most of the necessary furniture in the hall and lodge and all of the major commercial cooking equipment and utensils. This ranch has been operated as an event venue and overnight vacation rental, hosting weddings and other family associated events for the past several years. Before that, it served as a girl scout camp and is still set up today with many of the original improvements, along with many new additions that the current owners have added. This ranch would make a fantastic winery, distillery, or Airbnb given its location and river frontage.
