ALAMO Step Above helicopter tours: A For Texas landowners, the difference between a great property and an exceptional one lies in the details.
14
Volume 2 Farm&Ranch
From the various wildlife to diverse topography of the expansive landscape, each acre exhibits a unique profile, and observing, recording and planning for each and every detail can make the difference between a property that simply works and one that thrives. For landowners, attaining quality and accurate information is a key ingredient in creating a strong, stable investment, while for homebuyers, knowing every aspect of a potential tract can make the difference between finding a place to live and a place to love. Known for unforgettable helicopter tours of the Texas Hill Country and its magnificent, historic landmarks, Alamo Helicopter Tours is a multi-faceted company with a passion for all things aerial. Originally from the Smoky Mountains, Randy Riggs, a pilot with 35 years of extensive flight experience, and his wife, Stacy Riggs, took a trip to San Antonio during a beautiful, warm summer and decided they had found a new home in the heart of Texas Hill Country. Over the next few years, they developed and launched Alamo Helicopter Tours as a way to share their passion for flight and unique view of the world.
Aerial Wildlife Management In addition to tours of San Antonio and the Texas Hill Country, Alamo Helicopter Tours provides a number of unique services to both individuals and businesses. These include: - Aerial video and motion picture filming - Pipeline and power line surveys - Aircraft management - Aerial photography - Flight training

This year, Alamo Helicopter Tours added high quality, in-depth land surveys and aerial wildlife management and predator control to its impressive list of available services. “There’s nothing quite like seeing the Hill Country from the air,” said Scott Elliot, a fulltime pilot for News 4 and an experienced flight instructor with Alamo Helicopter Tours. “Flying allows you to really get a sense of your property and where it fits amidst the surrounding Hill Country. It’s such a unique experience to fly just a hundred feet from the ground and see the land and animals from the air. You never forget it.”
Alamo Helicopter Tours uses one of the most versatile and lightweight helicopters in the industry: the nimble and fast Robinson.

“People have the impression we spend all day riding horses in a circle,” said Jeanie Gardner, Head Instructor at the SIRE home office in Hockley, Texas. “But SIRE is about so much more than horseback riding. It’s about making connections, working with the horse and how those accomplishments translate into everyday life. The uniqueness of equestrian activities stimulates clients in a way that could help them better retain their skills.” Dating as far back as the time of Alexander The Great, therapeutic riding and its benefits are still largely unknown to most people, but the stories of clients who have significantly benefited from the program are numerous. Over the years, SIRE has assisted hundred of clients from all walks of life: from those born with severe mental and physical disabilities to those who have suffered disabling trauma later in life. SIRE assists clients with autism, Down’s syndrome, cerebral palsy, developmental delay, attention deficit/hyperactivity disorder, certain kinds of spinal/brain injuries and many other kinds of disabilities that limit normal movement, balance and spatial awareness. “Every client is different: different needs, different goals,” said Anthony Busacca, Site Director and Master Instructor at SIRE’s Hockley site and a Lead Evaluator with over 20 years of experience in therapeutic riding. “After reviewing a medical history and analyzing a client’s goals, we construct a highly individualized program that directly targets their needs. Every aspect of the session, from the type of horse ridden to the kinds of activities performed, whether it’s an individual lesson or a class environment, is geared directly toward the client.” SIRE offers both individual and group classes during their spring and fall semesters, which consist of two eight-week courses, and a six-week summer semester. For clients, sessions include any or all of four fundamental activities: horseback riding, hippotherapy, vaulting and ground work. Individually or together, these elements create the foundation of the SIRE program, and each assists in strengthening a client’s specific set of physical limitations. Even off the horse, a session that teaches basic horse care, such as adjusting a halter, putting away saddles and pads or brushing a coat, can help clients make connections to buckling a belt, carrying a backpack and combing their own hair. So many clients are on a waiting list, and every dollar goes toward helping as many get involved as we possibly can.” In the 1952 Olympics in Helsinki, the world witnessed Danish equestrian Lis Hartel and her horse Jubilee make history. The first woman allowed to compete in an Olympic equestrian event, Hartel garnered a silver medal in the dressage event—all while paralyzed from polio. Today, Hartel’s competitive spirit lives on in children like Shelby as she proudly displays her gold and silver belt buckle, the award for 1st Place in Showmanship at the Top Hands competition. Unable to contain her enthusiasm, Shelby stomps through the area in her signature pink boots, eager to spend time with her classmate Emily, to hone her posting skills and, most of all, to enjoy the thrill of riding. At SIRE, she is not disabled—she is a girl with many more hills to conquer. v “The connection made between a client and

Spectacular Private Live Water Hunting Preserve Covering Two Counties in the Texas Hill Country 4 Aces is a recreational paradise on the western boundary of prime Texas Hill Country. Salmon Peak and Boiling Mountain are the two highest peaks in Uvalde and Kinney Counties, are both fully located on the property and provide a challenging day of hiking. 4 Aces Ranch has a wide array of beautiful trees and South Texas brush, attracting native wildlife and providing good ground cover; at the same time, the owner has cleared close to 10,000 acres of cedar without disrupting the land’s integrity. Throughout the project, long-buried, old homesteads were uncovered, dinosaur tracks discovered and early American cave art found, and there is still more to be explored and unearthed in 50 Indian mounds and countless caves. Miles and miles of paved and improved roads facilitate an extensive range of access to many corners of the property, although the entire property has only been seen from the air in helicopter passes. The entire perimeter of the ranch is completely high-fenced with close to 50 miles of state-of-the-art game fence. The ranch is a beautifully parked, rugged sanctuary, and the owner, along with a wildlife biologist, has created a highly efficient wildlife

A multitude of outbuilding and support structures facilitate the full function of the property, including a massive hay barn, several large covered shops to house equipment and complete metal fabrications. 15± spring-fed water wells provide natural observation points and 30±-ton bulk protein feeders are appropriately placed throughout the property, with hunting blinds and strategically placed game towers. Roughly one mile from ranch headquarters, a three-bedroom hunting cabin is comfortably situated in a shady, live oak grove. The big, gracious back patio is set with a fire pit and rocking chairs, and the retreat provides a welcome midday respite or trophy camp for special guests. SELECT Bison Ranch at Frio Canyon
Texas Hill Country v Real County v Leakey
J
ust a mile west of Leakey in the ever-popular Frio Canyon, the Bison Ranch at Frio Canyon is truly the most unique ranch the Hill Country offers. The gorgeous Bison Ranch rock monument and a section of the beautiful Patterson
Creek bid you welcome upon entering the property. As you drive along the main road, your attention is drawn to the unexpected terrain variations highlighted by spring-fed canyons filled with incredible hardwoods, large open fields supporting exotic and native game, pecan bottoms, spring-fed lakes and many other incredible features. All this natural beauty is accented by first-class improvements and accommodations, making this the best all-around hunting/recreational ranch on the market. Today’s ranch is the product of many land acquisitions through the years, making this the most beautiful and diverse property available anywhere in the Hill Country. The first of three distinct terrain features, rarely seen together on a single ranch, comprises the western third of the ranch. This portion is made up of 900± acres and highlighted by the “divide country” plateau that separates the Frio and Nueces Canyons in Real County. This plateau has numerous fertile canyons with travertine-lined, spring-fed creeks flowing to the west prong of the (dry) Frio River Valley. Enjoy huge pinion pine, caves, hardwoods, unique bluffs and rock formations, Indian mounds and steep tree-lined hills that bring Colorado to mind; it is all here! If this is not enough, you will regularly see elk, fallow, aoudad, sika,

The Bell Ranch 290,100 Deeded Acres

nly three or four times in every century does one of America’s genuinely iconic cattle ranches become available for purchase. The magnificent
and absolutely singular Bell Ranch—encompassing 290,100 deeded acres—is such a holding and may very well be the only opportunity to purchase nearly 300,000 acres of land in one stroke for the balance of this century. The Bell was granted to Pablo Montoya by Mexico in 1824—almost 656,000 acres of vast, colorful and productive grassland in the desirable northeastern quadrant of New Mexico. The Montoya Grant was confirmed by a specific Act of Congress in 1869. The Bell’s renowned single-iron brand was recorded in 1875. This enormous block of land has successfully supported healthy cattle herds for 186 years. In 1947, the ranch was split into six huge tracts. An adventurous Mrs. Harriet E. Keeney from Connecticut

The history of the land lives in Travis County. My grandfather, J. F. Carlton, purchased the land in 1900 from the Dallas & Wichita Railroad Company (D&W RR Co.). Granite was harvested from Granite Mountain at Marble Falls. Trains and their whistles echoed in the hills and canyons as they completed their mission to Austin, Texas. Their goal: to deliver granite to build the Texas State Capitol. Schools were a must, and teachers were a blessing to all families who had children in the area. Mode of travel was horseback, T-Models, wagons or walking. The land can be bought in 70+ or two 35+ acre tracts. Both hills allow estate-size tracts with outstanding views of Lake Travis, the Colorado River Basin, Sandy Creek Arm and

game, hiking abundant roads and trails, mountain biking, horseback riding, volleyball, croquet, camping, kayaking, canoeing and tubing. Formerly a Texas state park, the ranch retains many unique amenities, including a dam and waterfall, stone bridges, picnic and camping sites, a group pavilion and fully renovated native limestone cabins—each with a special décor and theme. Sitting at 1,025', these 379± acres of wooded and open rangeland are completely high fenced and highlighted by a restored headquarters landscaped with beautiful oaks. Horseshoe Falls’ crown jewel, the Casa Grande, is a 4,373+-square-foot Spanish-style home with three bedrooms, three baths, two living areas, vaulted cathedral ceilings, two fireplaces, a sunroom, island kitchen and dining room, workout room, antique hardwood floors, decks with whirlpool spa and a two-car garage with laundry room separated from the house by a covered entertainment area. The Trophy Club offers 900± square feet with an entertainment center for friends, guests and hunting parties with a spacious dining area, fully equipped commercial kitchen, living area with plasma satellite television and wraparound porches. Other buildings include the two-bedroom, two-bath Ranger Station cabin; the two-bedroom, one-bath Bass Bungalow cabin; the two-bedroom, one-bath Birds Nest cabin; the Lone Star Hall game room with pool, ping pong, foosball and arcade; the two-bedroom, one-bath Tee Pee cabin; the Jail House cabin specially designed for guns and hunting equipment; the one-bedroom, one-bath La Cabana cabin; a 1,780±-square-foot party pavilion and a three-bedroom, two-bath ranch manager’s house at the entry gate. Other improvements include horse stables, hunting blinds, bulk food and protein feeders, dog kennels, a game cleaning station with cooler, three barns and a phenomenal tree house. Guests can enjoy barbecue and picnic areas with stone tables, including one that seats 100 people and dates back to 1934 (when the ranch was Lampasas State Park). The Shooters Club includes a Briley-designed five-stand clay-shooting course. In addition to a plethora of hunting vehicles, tractors and other accessories, Horseshoe Falls Ranch features bountiful water, including several wells and a spring-fed creek (shaped like a horseshoe) that runs through the middle of the ranch and feeds beautiful cascading falls by the Casa Grande. Even during a drought, water remains abundant. The ranch boasts 500+ exotic animals, a 4:1 buck to doe ratio and three #1 World Exotic Game Records for black powder/muzzleloader: Asiatic ibex, scimatar oryx and black buck antelope—a success due to a superior feeding program, stress-free environment due to the lack of natural predators, advanced breeding genetics with superior bloodlines, ample acreage to graze and bed and strict hunting. Ten minutes from Lampasas Airport, Horseshoe Falls lies close to Austin amenities, including massage services, a fitness club, golf course, fine shopping and dining and Hill Country wine tours and tastings. Horseshoe Falls Ranch currently operates as an exclusive hunting club with VIP members who support the ranch.
