M arilyn H offman MARILYN HOFFMAN’S expertise in selling extraordinary farms, ranches and estate properties attracts a clientele that reads like a Who’s Who of business, sports, entertainment and the social register. Golfer Lee Trevino, the CEO of the largest corporation in the country, a Saudi Prince, sports legend Deion Sanders, transportation secretary Milo Bryant, a billionaire Texas oilman, cosmetics queen Mary Kay, Merv Griffin, Indy winner, Andy Granatelli, and a major sports team owner have all been her clients. Marilyn recently made history by listing one of the most expensive ranches in Texas, a $100,000,000 property. She also sold one of the largest estates in Texas to the new owners of the Texas Rangers and sold the most famous Texas oilman a $9,995,000 Dallas home. Marilyn sold a $13,500,000 cutting horse ranch to the owners of a Scottish castle after she met them at Keeneland where they were high bidders at the auctions. Her most famous sale was a $20,000,000 estate that she listed, sold and closed for full price in 24 days. This 35,000 sq. ft. home was the largest and most expensive sale in the state. This estate was previously listed with another international realtor at a lower price and did not sell. Marilyn has also sold the largest/most expensive homes in multiple states, including the largest home in Oklahoma, Kentucky, ALABAMA, the Georgia home of Dale Murphy, the Hall of Fame Baseball Player, and the Double Diamond Ranch, a Texas Hill Country ranch with 2,000 acres and 19 homes.

“Marilyn’s aggressive approach to the international marketing of the property resulted in a hasten to add that the prior agencies failed completely to

Hoffman International Properties is honored to be selected amongst the winning companies of the esteemed International Property Awards, winning two awards, in the categories of Real Estate Agency in the state of Texas and Real Estate Marketing in the USA. There were only 6 companies in the USA nominated in the marketing category. The Americas Property Awards are part of the long established International Property Awards, the world’s richest competition in the real estate industry. Marilyn attended the high-profile gala at the Grosvenor House in London in December, where the world’s top agents and brokers receive their awards. Marilyn is also a major donor to many charities, donating many Arabian horses for the auctions. Her donations at the Cattle Barons Ball are over $200,000, benefiting the American Cancer Society. Marilyn is also the only broker in the world to have exhibits at the world’s top equestrian events, such as the Rolex Three Day Event, the Egyptian Event, the Salon de Cheval in Paris, the Washington International Horse Show, the National Horse Show, the Hampton Classic, Newport Classic and Boston Classic and the Winter Equestrian Festival, NCHA World Championship Futurity and the Day Event.

Brantley Manor, although I did spend a substantial upfront marketing fee with them.” Eugene L. Brantley, Esquire Seller of a 13,000 sq. ft. south Carolina mansion

Marilyn sold this $11,000,000 Texas ranch for $10,875,000 to the CEO of one of the world’s most famous Japanese corporations.

Did You Know?… Mafia boss Vito Corleone’s house in the 1972 film The Godfather is for sale on Staten Island for $2.895 million. You may recall that the eight-bedroom, five-bath house is where Connie gets married, the mobsters plan to “go to the mattresses”, and Don Vito dies in the classic film starring Marlon Brando, James Caan and Al Pacino. It’s also where Don Vito left what some might consider a pearl of wisdom for buyers and sellers: “Make them an offer they can’t refuse...”

Rancher’s Corner Market Trends in Investment-Quality Rural Real Estate

A tranquil oasis of lush irrigated meadows and cottonwood-lined streams nestled beneath rocky buttes, Table Rock Ranch is one of the finest flyfishing properties in western Colorado. Photo credit: Paul Hester. http://hallhall.com/ranches-for-sale/properties/table-rock-ranch

By Jim Taylor, Real Estate Partner with Hall and Hall

As we move into the spring season, we at Hall and Hall are compelled to report that the status quo is alive and well in the world of rural real estate. We recently received the official numbers from the USDA which indicate that the value of all lands and buildings on farms in the U.S. was up 8.1% over 2013. Pastureland values were up 11.1%. The 2014 Montana average farmland real estate value was up 8.9% from 2013 and 13.2% from 2012. The Wyoming average was up 5% from 2013 and 6.8% from 2012. Keep in mind that these are very broad averages that cover a large area of the country. We find that our team of brokers, appraisers and mortgage bankers tend to have better intelligence about what is really going on in our unique geographic regions. What follows is our take on the rural land markets.

 RANCHES  There is a strong demand for working ranches. Continued strong cattle prices have resulted in more generational family ranches willing to enter into the marketplace to expand their operations. This is very gratifying and we feel is positive for our ranching communities. However, while inventory continues to be limited and prices have strengthened considerably, buyers have generally resisted very high asking prices.

 FARMS  Farm sales have slowed a bit and prices have come down due to lower corn and grain prices. Just 16 miles north of downtown Tulsa, Oklahoma, Star Lake Ranch is comprised of 3,290± all-contiguous acres and is known throughout America for its purebred Hereford cattle business. http://hallhall.com/ranches-for-sale/properties/star-lake-ranch Volume 75 Texas Farm&Ranch

20

We are beginning to see these lower prices affect rents which, in turn, affects the price of farmland.

 RETREATS  This is a market we had hoped would show some promise through the spring and summer season. The high-end resort markets such as Jackson and Aspen and now the Yellowstone Club seem to have recovered to a large degree. However, the pure retreat markets, which by definition are further away from these resorts, continue to languish with good inventories of available properties and light demand. Properties

priced

above

$4

million

with extensive improvements continue to experience resistance from potential buyers. So far, the big drivers in these high-end residential markets – foreign buying interest from Russia and East Asia – have not been seen in our retreat markets.

Lucky Star Ranch is a unique and diverse ranch property in southwest Texas. It is a great working ranch of moderate size with outstanding recreational amenities. http://hallhall.com/ranches-for-sale/properties/lucky-star-ranch

We have seen numerous price reductions on listings in this market niche and many very good buys have been made. We continue to recommend this as a buying opportunity to investors who have families that can take advantage of owning a beautiful property in the American West and all the amenities that come with it.

The 40,014±-acre PN Ranch lies 55 miles north of Lewistown, Montana at the confluence of the Judith and the Missouri Rivers and includes approximately 14 miles along the south side of the Missouri and nine miles of both banks of the Judith. The ranch is estimated to support 1,500 animal units on an average year. http://hallhall.com/ranches-for-sale/properties/pn-ranch

About the author, James H. Taylor: Jim Taylor recently retired after 30 years as a managing director of Hall and Hall. Jim maintains his status as a full-time real estate partner and continues to be active in all of Hall and Hall’s business entities. Jim joined Hall and Hall in 1972 as one of only two brokers in the firm’s real estate partnership. He and a growing number of pioneering co-owners and partners in multiple offices throughout the region have built Hall and Hall into one of the largest rural real estate firms in the world specializing in the appraisal, financing, sale and management of what he terms “investment-quality rural real estate.” Volume 75 Texas Farm&Ranch

South Texas v Webb County v Freer

The Dipper Ranch is a 5,600-acre high fence whitetail deer hunting ranch and breeding operation abundant with native South Texas game, including trophy whitetail, dove, quail, javelin, wild hogs, buffalo, trophy bass and a variety of small game. The ranch is 23 miles from Encinal and 24 miles from Freer. The front entrances touch Highway 44. The owners have invested considerable resources and time into the Dipper Ranch with the goal of building a world-class whitetail hunting experience. While the ranch is blessed with excellent native brush, the owners launched an intensive supplemental feeding and range improvement program. Over the years, they have installed 32 protein feeder stations that provide in excess of 120 tones of protein annually. The wild deer population is approximately one deer per every 14 acres. Even though Dipper Ranch possesses incredible native whitetail genetics, an intensive pasture management program has been designed and implemented. To support their program, the owners constructed a deer breeding facility in 2007 to further enhance the development and quality of their whitetail population. The trophy breeding herd consists of ten 200+ Boone & Crockett-class whitetail bucks and 150 does of superior genetic quality. The Dipper Ranch has abundant water with 13 lakes and ponds, stocked with fish, as well as 1 water well. There are 20,000+ square feet of new facilities, which include a main house, guest quarters, ranch foreman’s house and a ranch facilities manager’s house. In addition, a 10,000-square-foot operations hub includes a mechanics shop, welding and fabrications facility plus a wood working shop. Rocking H Ranch 114 Acres

The Rocking H Ranch is the finest ranch on the market in the most sought after location in Austin County. Charles Fordtran, a surveyor in the Earnst Grant of Stephen F.
