As we move into the spring season, we at Hall and Hall are compelled to report that the status quo is alive and well in the world of rural real estate. We recently received the official numbers from the USDA which indicate that the value of all lands and buildings on farms in the U.S. was up 8.1% over 2013. Pastureland values were up 11.1%. The 2014 Montana average farmland real estate value was up 8.9% from 2013 and 13.2% from 2012. The Wyoming average was up 5% from 2013 and 6.8% from 2012. Keep in mind that these are very broad averages that cover a large area of the country. We find that our team of brokers, appraisers and mortgage bankers tend to have better intelligence about what is really going on in our unique geographic regions. What follows is our take on the rural land markets.
RANCHES There is a strong demand for working ranches. Continued strong cattle prices have resulted in more generational family ranches willing to enter into the marketplace to expand their operations. This is very gratifying and we feel is positive for our ranching communities. However, while inventory continues to be limited and prices have strengthened considerably, buyers have generally resisted very high asking prices.
FARMS Farm sales have slowed a bit and prices have come down due to lower corn and grain prices. We are beginning to see these lower prices affect rents which, in turn, affects the price of farmland.
RETREATS This is a market we had hoped would show some promise through the spring and summer season. The high-end resort markets such as Jackson and Aspen and now the Yellowstone Club seem to have recovered to a large degree. However, the pure retreat markets, which by definition are further away from these resorts, continue to languish with good inventories of available properties and light demand. Properties

with extensive improvements continue to experience resistance from potential buyers. So far, the big drivers in these high-end residential markets – foreign buying interest from Russia and East Asia – have not been seen in our retreat markets.
