M arilyn H offman MARILYN HOFFMAN’S expertise in selling extraordinary farms, ranches and estate properties attracts a clientele that reads like a Who’s Who of business, sports, entertainment and the social register. Golfer Lee Trevino, the CEO of the largest corporation in the country, a Saudi Prince, sports legend Deion Sanders, transportation secretary Milo Bryant, a billionaire Texas oilman, cosmetics queen Mary Kay, Merv Griffin, Indy winner, Andy Granatelli, and a major sports team owner have all been her clients. Marilyn recently made history by listing one of the most expensive ranches in Texas, a $100,000,000 property. She also sold one of the largest estates in Texas to the new owners of the Texas Rangers and sold the most famous Texas oilman a $9,995,000 Dallas home. Marilyn sold a $13,500,000 cutting horse ranch to the owners of a Scottish castle after she met them at Keeneland where they were high bidders at the auctions. Her most famous sale was a $20,000,000 estate that she listed, sold and closed for full price in 24 days. This 35,000 sq. ft. home was the largest and most expensive sale in the state. This estate was previously listed with another international realtor at a lower price and did not sell. Marilyn has also sold the largest/most expensive homes in multiple states, including the largest home in Oklahoma, Kentucky, ALABAMA, the Georgia home of Dale Murphy, the Hall of Fame Baseball Player, and the Double Diamond Ranch, a Texas Hill Country ranch with 2,000 acres and 19 homes.

“Marilyn’s aggressive approach to the international marketing of the property resulted in a hasten to add that the prior agencies failed completely to

The Americas Property Awards are part of the long established International Property Awards, the world’s richest competition in the real estate industry. Marilyn attended the high-profile gala at the Grosvenor House in London in December, where the world’s top agents and brokers receive their awards. Marilyn is also a major donor to many charities, donating many Arabian horses for the auctions. Her donations at the Cattle Barons Ball are over $200,000, benefiting the American Cancer Society. Marilyn is also the only broker in the world to have exhibits at the world’s top equestrian events, such as the Rolex Three Day Event, the Egyptian Event, the Salon de Cheval in Paris, the Washington International Horse Show, the National Horse Show, the Hampton Classic, Newport Classic and Boston Classic and the Winter Equestrian Festival, NCHA World Championship Futurity and the Day Event.

From the National Account Manager Welcome to the 76th issue of Texas Farm & Ranch! The timing of the photo chosen for the cover of this issue seems particularly appropriate given the recent running of the Triple Crown races. As we go to press, American Pharaoh stands poised to become the 12th horse to thrill us as a Triple Crown winner or the 24th horse to build up our excitement and anticipation by winning the first two legs, only to disappoint in the third race. In any case, horses are an integral part of our way of life and the properties between these pages, and the Valor Farm is the perfect property to showcase these beautiful animals. Listed by Angie Nelson of Briggs Freeman Sotheby’s International Realty, this 392-acre property epitomizes the Kentucky horse farm, but can be found just an hour outside of DFW in Texas. Enjoy reading about this Texas treasure on page 22. Valor Farm is bounded by 18 miles of wood-paneled fences and building and maintaining fencing is a challenge for many a landowner. On page 20, the experts at CentaurFencing.com discuss the six often-overlooked factors when planning your ranch fencing. I was pleased to see many familiar faces and meet some new ones at the recent 25th Annual Outlook for Texas Land Markets conference, hosted by Texas A&M’s Real Estate Center. Experts on legislative, energy and agricultural issues updated brokers, lawyers and appraisers on these important factors as they relate to the sale of land in Texas. 2015 continues to be a great year for Texas real estate; don’t miss out on the opportunities!

Kudos to the team at Republic Ranches who consistently move high-end properties like the Williford Ranch, the River Bank Ranch, and the Moss Hill Ranch--all featured in a recent issue of Texas Farm & Ranch. Ranging from a 350-acre turn-key recreational ranch--perfect for entertaining--to a 2,100-acre livestock ranch covered in oaks and pecan trees, these Texas ranches represent the crosssection of properties that Republic Ranches successfully markets in Texas, Oklahoma and, via a strategic alliance with Fay Ranches, the Rocky Mountain West.

Christy Payne, National Account Manager for Farm & Ranch Publishing, recently joined the team but has already made a significant impact. She first honed her marketing skills handling political communication for the Texas GOP, and then added meeting management and coalition-building to her resume as Executive Director of the Dallas County GOP. During six years managing the NAPE Expos, the largest oil and gas exploration and production events in the world, she conceived of and implemented initiatives that led to huge attendance gains and financial growth. A native Texan, Christy graduated from the University of Texas and resides in Dallas. She is the mother of two (ages 6 and 7) and an avid sports fan, and also enjoys traveling. Rancher’s Corner Planning Your Ranch Fencing: Often-Missed, But Important Points Submitted by CentaurFencing.net

Zoning Codes Zoning codes are important to consider because these codes will be able to tell you if you can install the fence where you would like for it to be built on your property. These local codes can also tell you how long a continuous single fence may be. These are determined by the city so it is important to follow these codes as well as keeping the fence on your property and not someone else’s property. If you do not follow these codes then you could be asked to move your fence line and may face a fine from the city ordinance office. If you Google “fence zoning codes” + your city and state you’ll be able to quickly find the zoning codes for the area where you are building your fence.

Locate Utilities, etc. BEFORE Digging You’ll need to locate any possible utility cables or piping before you start digging. The best way to do this is calling 811 which will connect you to a local department able to help you. Check out www.call811.com/ when-to-call/fence.aspx for more details on this.

When planning how you are going to fence in an enclosure, you should consider the entire installation process. In order to make installation easier or at least move along smoother, you should do some research before you begin to install the fencing. There are many often-missed factors that may complicate the installation process so it is important that you know what they are before you begin building and installing the fence.

Volume 76 Texas Farm&Ranch

Natural Terrain The natural terrain of your property is another factor to consider before you begin building and installing the fence. Terrain issues to look out for is rocky

areas, creeks or streams as some states have ordinances about water access and animals being in the same vicinity, as well as trees and their roots. If your property has any of these terrain factors, it is recommended that you make a sketch or blue print of your property in order to decide how the fence line will circumnavigate these problems in the terrain. Keep in mind that some types of fencing is more suited to rough or varying terrain. For example, wood rail and noclimb fencing can be more difficult to set up evenly across rolling hills, whereas polymer rail (like Centaur Fence’s product) or line fencing will adapt easily. You should avoid rocky areas because it is difficult to secure posts in these areas and it is often dangerous for horses to be around the rocky areas. If your state has an ordinance against animals having

a problem and you may not be able to remove the fence post completely.

Post Distance Depending on the terrain in the enclosed area, the distance between fence posts may vary. Generally, posts are built 8 to 12 feet apart but if the terrain has some of the factors as listed above in the Natural Terrain section, posts may need to be closer together but generally no further than 12 feet apart. This applies to rocky terrain or navigating through trees.

Soil Type One of the most important aspects of building the fence is how secure the posts are in the ground. Different soil types may present challenges when you are trying to install your fence. You may have

Gates It is important to plan out where you are going to place gates so that you can make the most use of your property. Gates should allow enough space for vehicles to pass through the pasture. You should place gates away from corners and preferably in the middle of the fence line as this allows for a stronger fence line. This reduces the risk of horses being caught or trapped in the corner of the fence when the gate is opened to turn other horses out or to bring in horses. This will also help eliminate the risk of you being trapped in a corner as well. access to streams or creeks within their enclosures, you must find a way for the fence to avoid the water access or be able to close off the water access from animal contamination with a separate fence line. Depending on the type of tree, it may be unhealthy for the horse to be given the opportunity to eat the tree bark or to eat the fruit of the tree (i.e. acorns). It is also difficult to secure posts because of tree roots that stretch out underground. Tree roots can also grow around fence posts so if you would need to take down the fence post for any reason, it may cause

areas that present multiple soil types so it is wise to research soil types and have your soil tested for the percentage of clay, limestone, loam, sand, etc. before you begin building your fence. Rocky or clay areas make it difficult to secure posts as well as areas that frequently experience rain. Mud weakens the strength of a post in the ground because the soil beneath the surface is wet. Fencing in these problem areas may require to be set in the ground in concrete to further anchor the fence posts. Here are some great tips on installing posts in rocky soil, and in sandy soil.

Here at Centaurfencing.net we focus on what matters most when it comes to horse fencing: the safety of your horse. In 1980 when Centaur founder Ed Robbins witnessed a tragic horse fencing accident he set out to create a safe horse fence. Now, over thirty years later, the Centaur product is one of the safest products on the market and maintains the high quality workmanship that has made Centaur a household brand in horse fencing. Established in the 1850s as a commercial farm and nursery by William Caldwell, the property served as a training ground for Texas soldiers during the Civil War. The property has since been developed into a private paradise – suitable for grand scale entertaining – but casually comfortable, and with the quiet elegance of a by-gone era. The main lodge has five bedrooms, 5.5 baths and four fireplaces and offers expansive/panoramic views of the property from almost every room. A solid, architecturally distinct structure, its design is a reinterpretation of the old “dog-trot” style once popular in southern culture and features two screened breezeways (or dog-trots) each with a wood-burning fireplace. The focal point of the property is its 12-acre lake which boasts superior fishing, and features a pier, boathouse and cabana with kitchen, bath and pavilion. Approximately 60 acres is in hay production, and there is a recently established fruit and pecan orchard and a 5±-acre tree farm. The farm has a blend of
