What in Tarnation Would I Do on a 38,000-Acre Ranch? A Michigander with dreams of owning a massive piece of Texas land isn’t sure how he would occupy himself on his $32.5 million spread. I’m just a poor old guy from Michigan, born and raised on a small city lot, jammed in a house with a brother and two sisters, and spending my childhood playing in a yard that a person could spit a cherry pit across. I now receive Texas Monthly, and I enjoy it very much. A special friend, a former snowbird who use to winter down there, always renews my subscription for my birthday. I even enjoy the advertising, because it is so classy and well done. I especially enjoy the real estate ads in the back. I guess I kind of fantasize about owning one of the massive ranches I see for sale. My question is,
what in tarnation (did I use that correctly?) does a person do with 38,000 acres? At first, I thought I would buy an ATV and just drive it around the perimeter, making sure that no kids were hitting baseballs over my fences. I don’t know how long it would take to orbit the whole property, but at least I would be utilizing my acreage. Then it occurred to me that a four-wheeler hardly seemed “Texan.” The idea of riding a horse around the property pleased me more. The only time I rode a horse, however, I was brushed off by a tree branch, and I still think the horse did it on
purpose. But now I’m obsessed with the thought of riding a horse far out on the property, taking a last swig of whiskey out of clear bottle, tossing it up in the air, and blasting it to pieces with a six-shooter. Certain issues arise, though. I might have to get off the horse so as not to accidentally shoot him. I’d also have to be careful to not shoot myself in the foot. I’m sure I saw this in a movie and was mighty impressed. Do you suppose there are other fun things I could do if I scraped together $32.5 million to buy my spread? Herb Bergstrom, Sparta, Michigan

In the Texanist’s version, he, clad in his favorite woolly chaps, bib Western shirt, and eighteen-gallon hat with a steep Tom Horn crown, is, with jangling spurs, sitting tall in the saddle of his trusty steed, a chestnut beauty with a nifty star-shaped patch of hair on her forehead. Sometimes his mount is a pretty paint. Either way, though, the Texanist is almost always meandering aimlessly through the back country of the @-THE-Bar Ranch. (Sometimes it’s called the Rocking Chair Ranch.) The sun is setting behind one of his far-off mesas and a soundtrack consisting of the works of Tioga native Gene “The Singing Cowboy” Autry plays in the background. “Clippety-clop, clippety clop... oh,
give me land lots of land under starry skies above, don’t fence me in...” The Texanist always seems to snap out of his reverie when the ranch cook, Cookie, starts banging the triangle. This is an ongoing source of frustration because the Texanist has never been able to learn what’s for dinner in that vast dreamland. Probably biscuits and beans and colossal rib eye steaks. Sound familiar? There’s less gunplay in the Texanist’s fantasy, but you and he do seem to be on the same page. Texas, in case you didn’t know, comprises some 171,891,840 acres in total—more than twice the size of Michigan, which is mostly covered in water anyway. And 95 percent of Texas land is in the hands of private owners, some of whom are the masters of gigantic spreads just like the ones you and Texanist are, um, shopping around for. Many of Texas’s most famed ranches are, in fact, famed mainly for their shear giganticness. For instance, there’s the 510,000-acre Waggoner Ranch, up in North Texas, which went on the market a few years ago with an eye-popping asking price of $725 million—and sold not long afterward. And then there’s the 278,000 Kokernot 06 Ranch in the beautiful Davis Mountains of West Texas. And the historic 6666 Ranch, which is part of the 275,000-acre Burnett Ranches empire. And, of course, the crowning jewel King Ranch, which at 825,000 acres of South Texas is bigger than all of Rhode Island. So, what in tarnation (you deployed that word perfectly, by the way) can a person do with his own 38,000 acres of Texas? That’s a great question. But before answering it, the Texanist would like to ask a question of his own: Why in tarnation limit yourself to pretending to be the owner of a measly 38,000 place when you could pretend to be the owner of a ranch more than ten times that size? Fortuitously, the Texanist recently learned of just such a ranch having hit the market out in West Texas. Brewster Ranch, owned by a Kentucky businessman who is reportedly the seventh-largest landowner in the nation, covers more than 420,000 acres of ruggedly stunning Big Bend country, boasts an airstrip, running waterways, and mountain peaks topping
Why in tarnation limit yourself to pretending to be the owner of a measly 38,000 place when you could pretend to be the owner of a ranch more than ten times that size? five thousand feet, and is currently the largest piece of real estate available anywhere in Texas. And it will set you back only $320 million. Dream big or wake up, the Texanist always says. What rewarding activities would the Texanist engage in if he had such spread splayed out before him? Well, in addition to wandering around on that pretty chestnut mare, the Texanist might also raise livestock, farm, hunt, fish, camp, rodeo, watch sunsets, cook out, have friends over, stargaze, learn to play a mouth harp, drink whiskey out of clear glass bottles, plink things, paint landscapes, write poetry, swim in the buff, and be a good steward of his huge personal piece of Texas. Or, put more simply, just ranch a lot. While you’re waiting for your cotton to get tall enough for you to be able to afford such a place, the Texanist would direct you to Texas Farm & Ranch, a publication affiliated with the Texas Monthly mothership that showcases exceptional specimens of rural real estate that are up for sale. It’s sometimes referred to around the office as “ranch porn” (PSA: do not google “ranch porn”) and sounds like something that would be right up your alley. Maybe it will help tide you over until the day your Texas-sized dreams are realized. And when that happens, please be sure that you engage in one more traditional ranch activity that no self-respecting Texas landowner would deny himself: inviting Texas’s foremost advice columnist over for a long visit.

ESTIMATING DEER POPULATION By Charles A. DeYoung, Ph.D.
I
nventory of deer is the most basic of the various types of information that managers and researchers collect. Some argue that inventory is not needed if careful data are collected on things like weights of harvested animals or bites taken on preferred brush plants. Nevertheless, inventories, censuses, or surveys are universally attempted in order to monitor deer populations. Following is a synopsis of the evaluation over the years by researchers at the Caesar Kleberg Wildlife Research Institute, Texas A&M University-Kingsville of four techniques used in Texas to survey deer.
Helicopter
Helicopter surveys work well for larger acreages in regions like South and West Texas with low brush and canopy coverage of less than 50 percent. They do not work well in forested areas with dense and tall trees. Advantages include the ability to collect data on a variety of species in addition to deer such as

quail, hogs, and predators. Helicopter surveys give a good, quick look at habitat conditions and fence-line issues. Data such as does/buck, and size classes of bucks tend to be pretty accurate, although subject of variation from count-to-count. Disadvantages are that counts from a helicopter are quite variable from survey to survey. Surveys only a week apart may provide a very different tally of deer. Therefore, it is best of view trends in a series of counts versus putting a lot of weight on a single survey. Accuracy can vary from 15-65 percent of deer counted, depending on conditions on the day of the survey and density of the brush. Fawns tend to be under counted more than adult deer, perhaps by as much as 30 percent. Winter surveys tend to result in more deer seen versus autumn surveys but fawns can be difficult to distinguish versus adult deer. Helicopter rental is not cheap, so there are cost considerations.
Camera
Camera surveys provide a good option for smaller properties but may be difficult to execute over thousands of acres. A camera density of 1/100 acres or less is best and surveys should last at least two weeks. Surveys can be done along deer trails and at watering sites but number of photos obtained may be low. Most camera surveys are done at feeder sites or over bait piles. A delay of 3–5 minutes between photos will make review of results more efficient. If camera are placed over feeders surrounded be fencing, fawns will not jump in to be photographed until late autumn or winter. However, fawn counts can be obtained by placing a second camera at each site facing outside the fencing. If surveying over feed, adult deer counts will be biased toward bucks and fawns will be under counted until winter. Camera surveys results are usually an under count of total deer numbers by perhaps 20–30 percent and may not provide accurate sex ratio or fawn
survival counts in the autumn. However, they can provide accurate counts of bucks based on antler characteristics.
Spotlight
Night spotlight counts can be an inexpensive way to inventory deer. Spotlight counts are most useful in relatively open habitats; however they do not work well in dense brush or forest. Spotlight counts tend to vary from count-to-count so it is best to take an average of several counts, up to 5 to 6 if feasible. Deer tend to bed down early in the night when most spotlight counts are conducted. More deer will be counted in the middle of the night but few observers want to stay up that late. Ideally, spotlight count routes should be several miles long. It is best to have two observers is the back of a truck, each shining a spotlight on only one side of the route. Sex ratio and fawn survival data are best if collected using binoculars to view each pair of eyes shining in the spotlight. However, this means the truck has to be stopped often and significantly slows the count. Biologists use a sophisticated method called distance sampling to estimate deer numbers from spotlight surveys but this will not be covered here.
Most camera surveys are done at feeder sites but may fail to include fawns.
pilots cannot compensate well for variation altitude as the drone is flown over hills and valleys. This results in variation of strip width covered and introduces variation in calculating the results. Perhaps the main barrier to drone surveys is that a drone pilot’s license is required to fly at night, and relatively expensive thermal cameras carried by larger drones are out of reach for most managers. Research may eventually result in protocols for useful drone surveys of deer. However, at present, results many not be reliable. Certainly regular optical video from recreational drones will not provide reliable deer counts.
Consult a Biologist
Space limitations have not allowed presentation of detailed procedures for setting up and conducting a deer census using one or more of the four techniques. Most of the methods require fairly simple mathematics for calculating a population estimate using the data collected. Managers should consult a wildlife biologist experienced in deer surveys for additional information on conducting a deer count. Charles A. DeYoung, Ph.D. is a Research Scientist and Professor Emeritus at the Caesar Kleberg Wildlife Research Institute at Texas A&M University-Kingsville. He has conducted research on counting deer for over 40 years.
Drone
Recently there has been interest in using drones to survey deer. Daytime regular optical video from drones is not useful in surveying deer. Deer generally do not run from drones and very few will be detected from regular video. Thermal cameras used on cool or cold nights work better and many detections are clearly deer. However, frequent “blobs” are detected that are hard to interpret. Are they deer, or hogs, or livestock, or some other medium-to-large sized animal? Drone

To most buyers and sellers in the world of rural real estate, it would be daunting to lead such a massive effort. How

From a quality of life standpoint, rural land ownership offers cleaner air and stress-free social distancing. Two qualities that people will value more in a post-COVID-19 world. Other reasons for owning rural land are equally compelling. A ranch is a place to take your family away from the noise of city life. Rural retreat destinations and family compounds provide a unique environment not found in the suburbs. Uechtritz explains, “With suburban real estate, buyers generally select either A) a standard lot and home to construct from a large builder or B) a previously used home. Land size is limited, neighborhood and HOA restrictions apply, and the land is not capable of providing physical sustenance.” There’s nothing wrong with suburban real estate, that’s just the reality of the situation. With rural real estate, people get their own “patch of dirt,” space from neighbors and neighborhood regulations, and the potential to grow their own living. It’s non-conforming to lots and house models. But buyers and sellers beware— there are certain things that need to be considered before jumping into the deep end of rural real estate.
Advice for rural land buyers and sellers
Uechtritz suggests that for buyers or sellers of land, it’s imperative to find a broker with relevant experience. In residential and commercial real estate, you might be able to get away with a less experienced agent
because most of the industry is managed by large brokerage franchises. If an agent lacks experience, they’re backed by a franchise who has it. That’s not always the case in the wild west of ranch land brokerage, though. As a buyer, you need to be clear about what type of land you’re looking for and what you intend to do with it so you can pick a broker who specializes in that. As a seller, the same rule applies, pick a broker experienced with the type of land you are selling. There’s a vast range of property types and purposes. There are working dude ranches and there’s resort dude ranches. There’s cattle ranching and there’s dairy farming. Rivers run through some land while snakes slither through others. And snow beats upon land in Wyoming while the sun scorches land in Texas. Not all land is the same and not all brokers are the same. Pick one with relevant experience. And consider this—the average real estate agent believes real estate is about “location, location, location.” But buying land isn’t just about location, it’s also about transparency. According to Uetchtritz, “You need to recognize that the sale and purchase of land can be a highly emotional and complicated process. We’re talking about the largest investment most people will ever make in their lives. It’s easy for brokers who aren’t as emotionally engaged in the process to lose sight of that reality. So, as a buyer or seller, do your due diligence to answer the questions
‘what do I want?’ and ‘what’s it for?’ and find a trustworthy, transparent broker who knows how to find or sell land for you.” If younger generations continue to be drawn to rural land ownership, the number of brokers will no doubt increase. That gives buyers all the more reason to do their homework. And that homework, if done well, will lead buyers toward a listing agent who follows these golden nuggets of wisdom.
Rules from Bernie’s Experience with Rural Land
“You’re only as good as your next deal, not your last. “Get better at marketing and find your particular niche. “Sellers of farm and ranch land, more and more as we go forward, will place their trust in listing agents that know exactly who the ideal buyer for their land is and how to find the ideal buyer for their land.” Icon has prospered by specializing in a particular market niche—unique, complex, high-end properties. Uechtritz has seen many listing agents succeed by focusing on properties with water resources, and others by focusing on specific geographic location. Others, on conservation easements. Once you have a niche, there’s the challenge of reach. “Sellers will find great value in a broker with knowledge of their specific type of land. That perceived value compounds when a broker is also able to market outside their county, state, and even the United States. Reach is a precious resource.” FarmAndRanch.com 109
For a broker to develop niche knowledge and global reach, Bernie believes it’s key to “emulate successful brokers who have integrity”. These broker-to-broker relationships can benefit both parties in becoming more skilled at helping their clients.
Success in every market
Markets are unpredictable. It’s been said that the only people who can be wrong 100 percent of the

time and keep their job are weathermen and economists. So, while many speculate about the future of real estate after COVID-19, there’s no way to know the future with certainty.
What we do know is this:
• Younger people are migrating toward rural real estate. • Using a broker with relevant experience to your needs will be a key success factor for buyers and sellers.
• Listing agents with a niche and reach will enjoy the lion’s share of the market going forward.
“Success in every market is there for those that look for it and make it happen” Uechtritz tells his clients. Perhaps that’s good advice for the rest of us.
