M arilyn H offman the one hundred million dollar realtor ’ expertise in selling extraordinary farms, ranches and estate properties attracts a clientele that reads like a Who’s Who of business, sports, entertainment and the social register. Golfer Lee Trevino, a Saudi Prince, sports legend Deion Sanders, transportation secretary Milo Bryant, a billionaire Texas oilman, Horatio Alger Member, Carl Westcott, cosmetics queen Mary Kay, Merv Griffin, and a major sports team owner have all been her clients.
Marilyn recently made history by listing the most expensive home in Texas, a $100,000,000 property. She also sold one of the largest estates in Texas to the new owners of a major sports team. Her sale of a $9,995,000 Penthouse in Dallas was the most expensive penthouse ever sold in Dallas. Marilyn sold a $13,500,000 estate to the owners of a Scottish castle. Her most recent sale was a $20,000,000 estate that she listed, sold and closed for full price in 24 days. This 35,000 sq. ft. home was the largest and most expensive sale in the state. This estate was previously listed with another international realtor at a lower price and did not sell.
“Marilyn’s aggressive approach to the international marketing of the property resulted in a completed transaction in five months from start to finish. I’m hasten to add that the prior agencies failed completely to do any effective marketing of Brantley Manor, although I did spend a substantial upfront marketing fee with them.”
Marilyn sold one of the most famous Hill country ranches, the Double Diamond Ranch, with 2,000 acres, 20 homes and an exotic game preserve.

Forming an Alliance:
TEXAS Alliance of Land Brokers Boerne, Texas – October 19, 2012
FOR IMMEDIATE RELEASE
TALB GROWTH CONTINUES – SE TALB GAINS MOMENTUM INCREDIBLE CHRISTMAS BANQUET PLANNED IN SAN ANTONIO DECEMBER 13 The Texas Alliance of Land Brokers continues to grow, with recent luncheons featuring such informative speakers/presenters as Kirby Brown, Senior Policy Analyst for the Texas Wildlife Association, Charles Gilliland, Economist for the Texas Real Estate Research Center and John NielsenGammon, Texas State Climatologist, among others. These luncheons occur in the vicinity of Austin/San Antonio/Fredericksburg on the fourth Wednesday of each month, except November, which will be the Wednesday before Thanksgiving Week (14th), and members and their guests are always welcome! Two meetings this year have featured marketing sessions, in which members are allowed to have the floor to themselves to present their best listings and buying prospects. Meaningful business has resulted from each of these sessions. Meanwhile, the fledgling SETALB continues to spread its wings, with enthusiastic attendees at each luncheon on the second Tuesday of each month, generally at satellite locations in and around the Houston area. 63 attendees heard Gary Maler, Director of the Real Estate Center, speak on a variety of topics at the BT Longhorn Saloon in Brenham on October 9, and enjoyed great food and camaraderie. The previous month, over 50 heard Ronald Gertson, Wharton County rice farmer and statewide water and natural resource conservationist, speak about matters related to the Colorado River Basin in general, and coastal farming specifically. LCRA cut off many coastal rice farmers from any river irrigation water earlier this year, sending shock waves throughout the area. At this time, both chapters are nominating officers and boards for 2013, and will begin 2013 membership drives shortly. The steady growth of TALB will continue, and the goal is to have a truly statewide organization of separate chapters, tied together by similar by-laws and name, and sharing one dynamic website. . . stay tuned! An awesome Christmas banquet is scheduled for Thursday, December 13, at the Omni Hotel in NW San Antonio on Interstate 10. The talented father/son duo of Doc and Mike Blakely, “The Swing Riders”, will take us down a musical trail of Western lore and stories, with a large dose of humor on the side, that should be unforgettable. An ultra-gourmet meal will be served, bars will be open and discounted rooms will be available for TALB members and guests who wish to stay over and do some Christmas shopping in San Antonio. Our wonderful sponsors and underwriters are contributing to make the charge to attendees minimal. This is shaping up to truly be a night to remember! The TALB was established in 1994 for the purpose of establishing high ethical, professional and sales performance standards for rural land professionals, and is not affiliated with any Realtor© organizations. More information is available at www.texaslandbrokers.org.

America’s Oldest and Most Prestigious Horse Show Announces Its 2013 Season Venerable Charity Steps Up and Steps Out for Children What began as a promise to a child decades ago has grown into the oldest and most prestigious horse show in North America, and one of Houston’s major social and fundraising events: The Pin Oak Charity Horse Show. Since 1945, The Pin Oak Charity Horse Show has delivered unrivaled equestrian sport to the greater Houston community while also continuing its long tradition of raising millions of dollars for children’s charities. Current beneficiaries of funds raised through sponsors, supporters and competitors include Texas Children’s Hospital, Houston’s Ronald McDonald House Family Rooms and Candlelighters Childhood Cancer Family Alliance. Our loyal and impressive audience is gearing up to enjoy this charitycentered Texas tradition again over the period of March 20-30, 2013 at the impressive Great Southwest Equestrian Center in Katy. The 2013 show will mark Pin Oak’s 68th year of grandeur, pageantry and Olympic-level equestrian competition. We invite Farm and Ranch readers and advertisers to plan ahead to join us for the 2013 show and its related festivities.
Our Beginning James “Jim” Abercrombie was the founder of The Pin Oak Charity Horse Show. “Mr. Jim’s” daughter, Josephine, was an accomplished equestrian by the age of six. After a fire destroyed the Houston Riding Club stables in 1941, Mr. Jim promised to build stables for his daughter that would Photo by Jon Kral never burn down.

True to his word, he built a new facility on 30 acres of undeveloped land in Bellaire, Texas, a suburb of Houston. The Pin Oak Charity Horse Show debuted in Houston on May 26, 1945, at Mr. Jim’s Pin Oak Stables with proceeds designated for a charity for children. This inaugural show established the tradition of charitable giving that would eventually lead to building The Texas Children’s Hospital, largely from proceeds from the show. Soon thereafter, The Pin Oak Charity Horse Show became THE social event of the season.

“No Child Shall be Turned Away” From its inception, the mission of The Pin Oak Charity Horse Show has been to serve the children’s medical community of the Houston metropolitan area by providing both financial and volunteer support to The Texas Children’s Hospital and Houston’s Ronald McDonald House Family Rooms and Candlelighters. The original directive from Mr. Abercrombie still guides and sets the goal for the leadership of Pin Oak – “that no child be turned away.” In 1948, Pin Oak made a long-term commitment to raise funds to construct and later support, Texas Children’s Hospital, which opened in Houston in 1953. During the next three decades, James Abercrombie, Leopold Meyer, the Junior League of Houston and a group of dedicated Houstonians established Pin Oak as one of the preeminent horse shows in the nation. Texas Children’s Hospital The Pin Oak Charity Horse Show has attracted as many as 60,000 visitors, and has contributed over $5 million to children’s charities. The show was a fixture on the social calendar throughout the Fifties and Sixties. Fashion and horses under the floodlights Texas Children’s Hospital – Main Campus 1972 turned out to be an intoxicating mix. In the 1970s, the show relocated from its home at Pin Oak Stables in Bellaire to the indoor “Abercrombie Arena” now

known as “Reliant Arena.” Although this move changed the character of the show somewhat, crowds continued to fill the seats until the mid-1980s when the show was moved to the larger, horse- and riderfriendly Great Southwest Equestrian Center in Katy. The relocation to the current venue allowed for expansion and growth as show jumping matured into a major international spectator sport. The Pin Oak Charity Horse Show tradition continues with a recent commitment from Pin Oak of $400,000 to continue Photo by Debi Beauregard support for Texas Texas Children’s Hospital – West Campus 2012 Children’s Hospital West Campus on I-10 and Barker Cypress in Katy. This is the first Texas Children’s Hospital outside of the Medical Center near downtown. The West Campus facility is one of the largest suburban pediatric hospitals in the country. In 2012, The Pin Oak Charity Horse Show proudly donated over $125,000 to support the Child Life Center in the hospital.
Pin Oak is much more than a horse show; it is a unique special event! Today, thousands of Pin Oak volunteers and exhibitors continue riding to fulfill the hopes and dreams of seriously ill children and their family members. from around the world travel to compete in the two-week show which features Olympic qualifying competitions; Grand Prix show jumping events and a variety of exciting equestrian events. More than 13 different breeds of horses and over 1,500 animals will compete at this year’s show, including American Saddlebreds, Hackney Ponies, Roasters, Welsh Ponies, Andalusians, Lusitanos, and hunters and jumpers. Several significant and prestigious competitions take place throughout the two-week show. On the Saturday evening of the first week of competition, Pin Oak Charity Horse Show hosts a $30,000 Grand Prix and Championship Night for the American Saddlebreds along with an exciting Andalusian exhibition. Drawing world-class riders, The Grand Prix is a sanctioned U.S. Equestrian Team event and an Olympic–qualifying competition, which attracts riders from Mexico, Canada, South America and Europe. “Combined with exciting and Volume 66 Texas Farm&Ranch

unique equestrian entertainment, this is the perfect event for children of all ages,” commented Lynn Walsh, president of the Pin Oak Charity Horse Show board of directors “its family entertainment at its best.” Week two of the show features the $25,000 United States Hunter Jumper Association International Hunter Derby presented by Valobra Jewelry and Antiques on Friday and another $30,000 Grand Prix and ringside gala on Saturday evening. This national derby series was developed to bring the lost art of tradition and horsemanship found in the hunt field back to the show ring. Pin Oak is proud to be a platform for one of these special national events. The evening’s events include a ringside Photo by PWL Studio dinner and Pin Oak’s own “Hatter Derby” for which the winner is chosen by Franco Valobra of Valobra Jewelry and Antiques and Robert Gilroy of Moët Hennessy. The winner receives a magnum of Moët & Chandon Champagne from Robert Gilroy of Moët Hennessy and a pair of earrings from Valobra Jewelry and Antiques. “There is something unique about having a four-star dinner with fine wine while a 1400-pound horse flies over a huge jump just barely two feet away,” said a Pin Oak Sponsor.
Community Outreach Pin Oak’s commitment to its charities does not stop with financial support. Pin Oak is dedicated to the Houston community at large through programs such as our Young Pin Oak Club’s “ArtReach” days at Texas Children’s Hospital providing activity bags for young patients at the hospitals. In addition, Pin Oak volunteers decorate hospital areas for various holidays, donate books for the West Campus library, gifts for the patient birthday closet, and donate tickets to the event to all of our charities. A generous Pin Oak sponsor, Two Forks Catering, serves lunch along with Pin Oak volunteers to Houston’s Ronald McDonald House families. During the show each year, we feature two “Honored Heroes” and their families by hosting them for a ringside Shawn McMillen Photography dinner and featuring

them in a carriage that circles the show ring at the beginning of the show. These Honored Heroes have experienced serious health challenges. Education is another piece of the Pin Oak tradition. Pin Oak Charity Horse Show hosts “Education Days” for approximately 600 second grade students with support from Houston Area Regional McDonald’s and Superior Energy Services. Education Days provide an opportunity for young children to get a behind-the- scenes view of the horse show and learn about everything from how a horse gets shoes to how his digestive system works, how horses travel to the show and where they live while at the show.
How you can help! “For anyone interested in horses and “Stepping Up and Stepping Out for Children’s Charities,” there is a place for you at Pin Oak,” Walsh added. “We are a volunteer organization, with many jobs that range from fundraising and party planning to choreographing exhibitions and flower arranging. We always welcome individuals, companies and groups who are willing to help and have fun in the process.” Here are a few ways to get involved: Donate: become a corporate or personal sponsor and enjoy the many gratifying and fun sponsor events. Volunteer: many exciting and fulfilling opportunities to be involved and make a difference. Join the Pin Oak Club or the Young Pin Oak Club: no horse required, just enthusiasm and a zest for adventure and fun. Buy Tickets: $10 donation for each Saturday night performance.

An endless list of potential visions fires each individual’s decision making in the context of the markets for rural Texas land. Just as buyers’ motivations and visions vary, from pure income production and capital gain to creating a particular kind of space, many obstacles threaten to derail the dreams of potential landowners. Matching the dream to the perfect site involves voyaging through a process that may have many twists and turns. Each decision in that process can alter or thwart plans. To assess the impact of these opportunity costs, potential buyers should begin the land acquisition process with a clear conception or vision of their goals for owning land. from those alternatives to the benefits of landownership. To anticipate and avoid possible pitfalls, potential buyers of land should arm themselves with knowledge of the phases involved in the endeavor. Information and professional guidance can help to ensure that buyers take on an appropriate or reasonable level of risk when they acquire acreage. This volume outlines the land buying process, points out potential problems, and suggests an array of resources that buyers can use to reduce the degree of risk they face in the process. Showplace: the word that best describes this 383-acre ranch located just outside the little town of Marquez. The custom rock and pipe entrance with automatic security gate off the county road gives you a sneak peek as to what the rest of the place is going to look like. There are several miles of crushed limestone roads throughout this place with 20+ cattle guards so you don’t have to open any gates. The very unique topography has an amazing elevation relief that supports several different hilltop views where you can see for miles. The composition of woods and improved pastures is very handsome and complements this land as the perfect combination cattle/hunting ranch. All of the interior fences are regular height cattle fences, but the entire perimeter is under game-proof high fence with the coyote wire along the bottom to keep the bad guys out. The owner has introduced some superior whitetail genetics and has managed the place for several years. The pastures are divided into grazing pastures and lush hay meadows that have been treated with the utmost care and attention for years; the hard work really shows. The improvements are first class all the way. The 2,950-square-foot main house is a custom-built stone and stucco home with a huge gourmet kitchen, open living area with stone fireplace, large utility room, half bath, and a spacious master suite all on the first floor with stained concrete floors. The second floor has two more bedrooms with a loft area in between. A huge breezeway is also an outdoor entertainment area that connects the main house to the 415-square-foot guesthouse with bedroom, bath and kitchenette. Another house, called the “the north house”, is 2,000± square feet and in excellent shape. The houses are hooked up to Concord Robbins Community water and have DSL for high speed Internet. The shop, located behind the main house, is a 30x50 metal building on a slab with a 15-foot awning and concrete apron that surrounds it. There are several tractor and equipment sheds, as well as hay/storage barns. The working pens for the cattle are top notch with a catch trap system that has had some serious thought put into their construction. For the whitetail, there is a soft release pen and several blinds and feeders for hunting. There are three nice-size ponds, two of them being connected to a 4" water well for maintaining the water level during hot dry summers. Mill Creek Ranch is a genuine showplace where all the hard work has been done. All you need to do is load up friends and family, come up to the country and enjoy the good life! $2,295,000.

Sherwood Creek Ranch 193 Acres
Southeast Texas v Jasper County v Lake Sam Rayburn
S
Sherwood Creek Ranch in East Texas is known as a hunting paradise for trophy whitetail deer, Eastern wild turkey and squirrel. The 193 acres have been developed into an attractive “park-like” oak hardwood and pine forest. The heavily wooded rolling terrain is bisected by 1.3 miles of Sherwood Creek, a pristine wildlife corridor flowing through the property. The 153,000-acre Angelina National Forest joins the east property line, and the hardwood bottom area of the Neches River extends to the south property line. Access to the ranch is by paved Texas county road. The architectdesigned lodge with extensive glass would also make a great home or weekend woods retreat. A groundskeeper’s house is at the main gate. A highly developed four-mile-long hiking trail threads through the woods and along the creek. A large ‘green-tree’ reservoir, in conjunction with Sherwood Creek, seasonally attracts and holds a substantial number of ducks. Beavers are occasionally observed in Sherwood Creek, a major tributary to the nearby Neches River, as are otters that are attracted to fish in the deeper pools. Sherwood Creek Ranch was nominated for the Texas Parks & Wildlife “Lone Star Land Stewards” award program in 2011. In 1998 and 2008, the Texas Forest Service awarded Sherwood Creek Ranch “Certified Forest Steward” certificates. Lake Sam Rayburn and the Rayburn Country Club and Golf Course are within a 25-minute drive. For more information on this one-of-a-kind East Texas Jewel. West Texas Hunting Ranch
T
West Texas v Brewster County v Marathon
This may be the best little hunting ranch in West Texas. The first time I saw this ranch, I saw over 30 mule deer bucks in four hours. This was 15 years ago. The second time I saw the ranch, I had a prospect and his wife with me to look at this ranch. We saw more bucks that day than the first time. The present owner bought the ranch that day. I was at the ranch just recently and saw a tremendous buck that would gross score 185 B&C points. Even though it was hot and the middle of the day, I saw probably 30 to 40 deer. I also saw eight coveys of blue quail with about 15 to 20 birds in a covey. The ranch is small for the West Texas area, 3,910± acres, but very scenic, with a long ridge on the west side of the property. It is surrounded by bigger ranches, several of which are 40,000± acres. The ranch has some nice, small mountains and a long ridge. The highest elevation is 4,000± feet. It has been managed for deer for over 10 years and has primarily harvested old deer and deer that we consider "cull deer", leaving the superior bucks and a good gene pool. It has a managed land deer permit". Other game
animals include mountain lion, fox, coyotes, aoudad sheep, a small amount of wild turkey near the spring and a few elk roam through the ranch. There are four bighorn deer feeders and two water wells, one powered by a windmill and the other by a gas generator, with a water trough at each windmill and a storage tank for water. One of the best things about this ranch is a spring that I have never seen dry in 15 years. In "wet years", it runs more water than dry years. The ranch is 12± miles east of Marathon on Highway 90 and then south on an all-weather road for 12± miles. For more information, maps, pictures or appointment, call or email.
