OF THE BRAZOS RIVER
Secluded in one of the scenic bends of the Brazos River, Laprada Landing offers an escape from the rigors of the city. Located 40 miles west of downtown Houston, Laprada Landing feels worlds away with dense stands of mature trees and sweeping vistas overlooking the Brazos. The unspoiled, natural beauty of the tracts offers a pristine piece of the rural Texas countryside without having to sacrifice the amenities of city living. Laprada Landing, located just south of Fulshear, is easily accessible from Westpark Tollway and FM 1093. Laprada Landing offers tracts ranging from Âą60 - 105 acres, each with its own unhindered view of the Brazos River. With varying tree coverage, each tract has its own features that set it apart from the others with no two being exactly alike. There is ample opportunity to build and create your own sense of place.

In Texas Hill Country, a Land Rush for the Rich
A new wave of settlers has arrived in remote central Texas: affluent buyers seeking luxury getaways on hundreds of acres. Dallas residents Pat and Cindy Fox wanted a rural retreat with easy urban access. They chose to build in Dripping Springs, a small Texas town that calls itself “the Wedding Capital of Texas.” Here they paid $1 million for 100 acres of land and built a $3 million, modern country home on it. “You can hear the wind and the birds, and see the stars, but in 30 minutes you can have din-

ner” in Austin, said Mr. Fox, a 58-year-old a realestate investor who commutes from Dallas and plans to retire on the property. The Foxes, who built their home in 2010, are among the Texas Hill Country’s latest wave of settlers, affluent buyers from large metro areas seeking getaways in the countryside. Located in central Texas near Austin and San Antonio, the Hill Country covers about 17 counties across 11 million acres of terrain noted for gnarly live oaks, spring-fed streams and rocky hills. The area’s first nonnative settlers were Spanish missionaries and mountaineers, followed by German immigrants as well as pioneers from

states like Tennessee and Arkansas. Agriculture was the main industry at first, but soon lone trading posts expanded into small towns that attracted even more pioneer families to the area. Today’s settlers are reshaping the landscape in their own way, building modern getaways with little interest in herding cattle or growing crops. These newcomers are attracted to the remote, rural lifestyle within distance of cosmopolitan cities. Retirees from across the U.S. often relocate here for an active lifestyle and low cost of living relative to many other states. And while there’s still a strong cowboy vibe, there are plenty of cultural offerings and some creative fare for foodies.
In the past three to four years, “we’re seeing an increase in absentee landowners,” said Katherine Romans, interim executive director of the Hill Country Alliance, a natural resource and economic organization. Many of them are buying vast swaths of land and leaving much of it undeveloped as conservation easements. The purchases ensure the area’s rugged rural feel, while entitling the landowners to property-tax breaks. With few luxury homes for sale, buyers typically look to add on to existing property or build new ranches, says Tim Riley, a land broker in Austin who covers Central Texas. Dry land lists for as low as $4,000 per acre, he said. Properties with running water, such as a lake or swimmable creek, can cost as much as $50,000 per acre, he added. Homesites within an hour or two of Austin or San Antonio also have premium prices. Land values around towns like Dripping Springs and Boerne, as well as smaller communities around Lake Travis have grown by 2% to 3% in the past few years, he estimates. Clients are typically looking to build 100-plus acre “recreational ranches” mainly for hunting, fishing
and horseback riding, with plans to hand down the properties to children or grandchildren, he says. In Fredericksburg, a town settled by German immigrants in the mid-1800s, properties spent 122 days on the market in March, down
from 194 days two years ago, according to the Texas Association of Realtors. After a yearlong search, Amy and John Miller built a 3,000-square-foot ranch-style home on 2,700 acres that overlooks a spring-fed creek in Vanderpool. The couple paid $9 million for the land in 2008 and $3 million to build the home in 2012. The home’s kitchen and living area have sliding panel walls that open up to the outdoors. “You are hearing nature even though you are in the house,” said Ms. Miller, a 48-year-old stay-athome mom. Mr. Miller, 57, is a geophysicist. The master wing is connected via a glass
hallway, while additional bedrooms are in a separate structure. Their twin daughters must walk outside to get from their rooms to the main house, something that was difficult when they were younger, but is fine now that they’re 17. “Long term, we knew it was good design,” said Ms. Miller of the home designed by Lake Flato architects. Those who buy land to build on can expect to spend $100,000 to $150,000 in improvements to prepare a septic system, roads, water wells and electrical hookups for the home, says Paul Sumrall, a custom home builder based in Johnson City, Texas. Construction is another hurdle, because getting to more remote properties can be difficult. “You’re paying a premium to build Volume 81 Texas Farm&Ranch
13
out there,” said Mr. Sumrall, who estimates construction costs at $150 to $450 per square foot in the Hill Country. This spring, some Hill Country areas have had record-setting floods, cutting off accessibility to roads. Rural areas tend to have poor flood-mapping records, so builders increasingly rely on engineers to predict flood-stage water levels, Mr. Sumrall said. The area is also having more frequent droughts, which may lower property values if buyers purchase land during years when nearby rivers and streams are dry, he added. In the past five years, homeowners have embraced architecture that combines modern elements—walls of glass, industrial railings and angled rooflines—with local materials, such as weathered wood, metal roofs and Austin White limestone, says Alex Landry, an Austin real-estate agent who owns a second home in Spicewood near the Pedernales River. “That ‘Hill Country modern’ aesthetic has gone gangbusters,” says Ms. Landry. Scott and Diane Clark owned a hunting lodge on 500 acres near the Hill Country town of Uvalde, where the extended family would gather for long vacations and Thanksgiving. In 2012, the Clarks built a modern ranch on the property, purchased in 1980 for “hundreds of dollars per acre,” said Mr. Clark, 60 years old and a retired financial executive from New York. The Clarks’ new home is LEED certified, meaning it meets green-building standards. Features include an outdoor pool area and large, energy-efficient windows that capture Hill Country views. Mr. Clark declined to give construction costs for the Lake Flato-designed home, but the architects said comparable projects start at $1.8 million. The couple kept the original cabin. “It’s a time capsule,” he said. Modern design hasn’t completely crowded out country charm. Gloria Frame is listing her Hill
Country home in Spicewood for $1.8 million. Ms. Frame, an 84-year-old interior designer, built the home in 1999 using 100-year-old logs from three disassembled cabins in Tennessee and Kentucky. She paid $150,000 for 5 acres near a horse farm and another $800,000 on the house, designed by Austin-based Chas Architects. “The old wood has a warmth and dignity,” said Ms. Frame. Hallways between the three reconstructed cabins connect to an open kitchen,
a living area and a master wing with a lofted guest room. There’s a separate guest bedroom over the garage. Ms. Frame is selling because she now finds it too difficult to maintain the 3,000-square-foot home. Some developers offer a low-maintenance ap-
proach to Hill Country living. Last year, Craig Martin, a partner at Dallas-based developer Terra Verde Group, purchased Boot Ranch in Fredericksburg. The 2,050-acre property includes a golf course that was partially developed in 2006 but fell into foreclosure. The developer hopes to sell 360 properties over the next seven years. So far, 85 lots have been sold, with 25 homes completed and 16 under construction. Homes cost between $1 million and $10 million. In addition to golf, Boot Ranch homeowners have an on-site restaurant and a fitness area with a spa, which are included in the price of the property ownership. Nonresident memberships start at $100,000 and have sold out. The property managers maintain the grounds and facilities, one less burden for homeowners. San Antonio residents, Bill and Mary Anne Waldrip, who moved into Boot Ranch’s “Overlook Cabin” style home last May, said the process was simple. Rather than hiring an architect, they modified a design suggested by the developer to build the 3,800-square-foot home. The family declined to give costs, but similar homes in the development sell for $2 million. In addition to the main home, the family built two guest cabins on their 1.4-acre property for visiting grandchildren and business associates. They also have access to 10 guest lodges built by the developers for homeowners’ use, says Mr. Waldrip, a 61-year-old private-equity firm founder who commutes weekly from San Antonio. The Waldrips’ home, modeled after cabins built by Fredericksburg’s early German settlers, includes an outdoor kitchen and bar area for entertaining. The couple plans to pass down the property to their three adult children. “If you use it, it’s really money well spent,” he said. v Reprinted by permission of Wall Street Journal, Copyright © 2016 Dow Jones & Company, Inc. galvanized wire and posts. The ranch has been under extensive management for the last 16 years and has proven itself by growing some very impressive deer. The terrain is gently-rolling hills with some flat prairie-like grass lands. There are areas where the hardwoods are very thick and typical of this region, but there is also good brush country that transitions into the grassy prairie areas. The hunting blinds are all custom made and are absolutely top notch in both quality and durability, and every blind overlooks new protein and corn feeders in a food plot with multiple shooting lanes that support all skill levels. The deer population on the ranch is comprised of native, river-bottom genetics that have been culled to the owners liking mixed with handpicked, northern genetics that were introduced through natural breeding in soft pens and then released. The result has been a steady herd with several deer scoring above 200” BC. Now, let’s talk about fishing! Pbekes Ranch features two large lakes that were constructed with one goal in mind, to grow trophy fish. The largest lake is approximately 10 acres and has been managed intensively for trophy bass for 16 years and it has paid off. The largest bass caught to date is 13 pounds and it was promptly weighed, measured, photographed, and released back into the lake for future lunkers to be grown. The other lake is approximately 7 acres and is stocked with channel cats and crappie. Both of these lakes were built with siphon pipes in the dam as well as secondary spillways. In addition, there are five smaller ponds for waterfowl and for habitat support that are strategically placed around the ranch. The structural improvements are best described as simply elegant and tasteful. The lodge boasts four bedrooms with four bathrooms, an office and much more. There is also a connected, but separate owner’s suite. The suite is one bedroom, one bath with a living room, kitchenette and large closet. There is also a large covered front porch with built-in bar and grill for relaxing and telling stories about just how big

The Historic Johnson Ranch High-Fenced Recreation - 3,718± Acres
Northwest Texas v Scurry County v Snyder
W
Whitetail deer, wild hogs, quail and turkey freely roam in the canyons and along the creek beds of this historic property. The native whitetail enjoy a hearty diet of protein and other minerals year-round and have been strictly managed for over 15 years. Only last year, the entire 3,718-acre ranch was highfenced, ensuring the quality and quantity of wildlife is top notch. This hunting paradise is ready for stocking of all types of exotic game animals. The varied topography in the rangeland offers hunters a chance to test their skills in a variety of settings. There is great catfish, bass and crappie fishing in Ennis Creek as it winds along the southern pastures. CATTLE OPERATION: The cattle operation has been leased to the same rancher for over 15 years. The rangeland can easily accommodate 175 head of cows rotated between three pastures. To supplement the range cattle, a 900-acre cultivated field has been used to plant wheat and raise stocker calves, or in some years, it produces various crops, including cotton and all types of feed for storage.
MINERALS: The ranch enjoys steady and diverse annual revenue streams from oil and gas leases, and is viable for wind energy. A significant percentage of the mineral rights and oil production will transfer with the sale of the property. There are 12 wells producing oil and gas across the ranch, some of which have been consistently producing since the 1970s. New oil wells are discovered continuously in various formations and depths. WIND: Purchase of the Johnson Ranch will include 100 percent of the wind energy rights. LCE, a wind energy company, has executed contracts with the property owners to develop an expansive wind energy field, indicating the viability of a revenue stream from wind energy. HISTORICAL TEXAS RANCH HOUSE: In 1883, pioneer rancher Billy Johnson homesteaded the original 18,000-acre ranch. In 1902, he began building the magnificent Big House, a Texas ranch house that still stands today on a hill in the middle of the property. Over the past 100 years, many famous westerners have spent time in this historic home, to include Tom Mix, Will Rogers and Texas Ranger Frank Hamer, who captured Bonnie and Clyde. Ranch improvements include a 6,000-squarefoot enclosed metal barn with an additional 4,000 square feet under cover on a concrete pad with full kitchen, bathroom and support system for a loft. There is an additional 2,000-square-foot storage barn. Water on the ranch is provided by three wells. Ennis Creek continues to replenish the aquifer year round, and there are two stock watering ponds on the north side of the ranch. Enjoy relaxing at the Big House, looking over your beautiful ranchlands, rich in West Texas history. Couple this with the diverse suite of revenue streams, and you will know the Johnson Ranch stands alone.

Northwest Texas v Stephens & Young Counties v Eliasville
Chrystal Falls Ranch is approximately 4,000 acres located in Stephens and Young Counties, Texas. Two contiguous sections are divided by FM 283. The northern portion consists of 3,500 acres under high game fence and intensive wildlife management and the 500-acre southern portion of the ranch with over a mile of river frontage along the Clear Fork of the Brazos River, with the majority of the improvements including hunting lodge, ranch manager’s house, livestock facilities and barns. The custom-built, two-story lodge overlooks the Clear Fork of the Brazos River and features ten bedrooms and seven bathrooms, including two master suites, game room and large great room with an open kitchen, dining and living area. The ranch-style ranch manager’s house is a five-bedroom with livestock facilities including barns and equipment storage sheds nearby. Scattered throughout the property are 15+ ponds with the largest one being roughly 2.5 acres. There are great fishing opportunities. Along with the Clear Fork of the Brazos, there are several other wet and dry weather creeks. COOP water lines run to both houses including over seven miles of water lines throughout the property. Along with the native wildlife of whitetail deer, hogs, turkey, dove, ducks and varmints, the ranch is also stocked with axis deer and blackbuck antelope. Waterfowl hunting is known to be good on the larger ponds and dove hunting is excellent around ponds and the large food plots and open fields. All stands, deer feeders and hunting vehicles come included with the sale. Additional hunting equipment includes a fully equipped wildlife processing barn. There is also a shooting range. Currently the ranch is leased for cattle grazing. Owner has agreed to provide buyer with $100,000 at closing to be used towards purchase of exotic animals or excavation work desired by buyer if the ranch is sold prior to year-end.

Evans Creek Ranch 335 Acres
E
Texas Hill Country v Bandera County v Medina
Evans Creek Ranch is located in the Texas Hill Country about 18 miles west of the town of Medina, just off scenic Highway 337, not far from Lost Maples State Park, in Bandera County. The prime feature of this property is the lake formed by a dam across Evans Creek and lined with huge Cypress trees. This lake is almost a quarter of a mile long and is as deep as 25 feet. It is stocked with bass and catfish and has a floating dock to fish and swim from. We are just finishing clearing some cedar on the far side of the lake to enhance the “park” look of the lake area and to develop an alternate home site in case the new owner wants to build a new lakeside home or cabin. The views of both the lake and the surrounding hills are just awesome from this site. Another great feature is a rambling ranch house that is decorated in a rustic style (cowboys, Indians, elk antler and wagon-wheel chandeliers, steer hide rugs, and wood plank ceilings) and has a long screened-in sleeping porch as well as four bedrooms and two baths. Most of the furnishings, including lots of great antiques, are available for sale individually or as a package deal. Adjacent to the house is an old ceramic block barn with a huge high-fenced, irrigated garden that is planted in everything from roses to cactus to peach trees. Other out-buildings include a three-car garage with attached utility room and attached shop, as well as a small equipment barn and a hunter’s cabin. The terrain is diverse and includes about 65 acres of flat, fertile land as well as canyons, bluffs and mountain tops. This ranch would make a great weekend retreat with lots of activities including hunting, fishing, swimming, boating and hiking. It would also make a great horse place or specialty farm (olives, lavender or wine grapes). $2,250,000 or $6,716 per acre.

Set your sites on getting more done. Want a skid steer that's more productive? Get a John Deere. Optimal weight distribution, low center of gravity, high ground clearance, and long wheelbase deliver superior stability. But getting there is only half the battle. These skid steers also excel at putting material in its place. Their patented vertical-lift boom rises to the occasion, delivering exceptional lift height and reach. So you can do more, with less effort.
