Situated on 496 acres, the beautiful main residence features a custom home that perfectly emulates the strength and beauty of its neighboring landscape. This lovely stone and log home pays homage to the simple elegance of the surrounding nature and mimics both the mountain and sky with an impressive wall of windows that ascend towards the vaulted ceiling. Investing in Rural Real Estate – No Experience Required Tips and Advice from Bill and Kim Boyce with Fay Ranches
Owning a ranch—the idea sounds inviting, garnering visions of a mountainside retreat in Colorado, fishing blue ribbon waters in Wyoming, waking up to oceanfront views in Oregon or running a cattle-breeding operation in Montana. Yes, cattle breeding. Beyond simple beauty, owning a large or small-acreage property can offer excellent income potential that turns a recreational retreat into a productive business investment. Many homebuyers shy from purchasing a property with agricultural or livestock potential due to lack of experience, but with the right information and knowing the options available, owning a previously established or developing a new cattle-breeding ranch, productive salmon fishery, hay/corn farm or even a winery is well within reach. “Your goals drive the entire equation: from what ranch to purchase right through to how it will be operated,” said Bill & Kim Boyce, licensed sales agents with Fay Ranches. Based in Lewistown, Montana, they have an extensive history in owning, buying, selling and managing rural real estate. “Everyone has a different motivation for buying property, whether it is recreation or investment oriented or most often a combination of several different factors. This all has to be taken into consideration when making the initial decisions about how to move forward.”
Options of Ownership: Ranch Manager or Lease Agreement? Owning a production-oriented property comes with a question: does the owner want to be responsible for the daily operations or do they want to place those responsibilities in the hands of a leaseholder? For those with no or very limited experience in property management or for a new property without a significant income-producing history, choosing to work with a leaseholder is perhaps the best choice. “Entering a lease situation will allow the owner to place the responsibility of ranch operations in the hands of a leaseholder and still generate income,” explained Boyce. “There are several different lease structures that may be considered with varying levels of involvement on
14

the landowner’s part, such as crop share, net share or a fixed cash rent. “In a crop share lease, the landowner receives a certain share (%) of the crop and usually will also share some of the expenses with the leaseholder. In a net share situation, the landowner receives a smaller share of the revenue but the lessee pays for all of the expenses. The route of least involvement would be a fixed cash rent lease where the landowner receives a set amount of rent no matter what the income generated from the livestock/crop.” If, however, the existing farm/ranch operation has proven to be productive and an experienced ranch manager is in place, a landowner with even minimal experience can venture to become more included in the day-to-day financial and operational decisions. “This would mean working closely with a ranch manager who would be interested in staying on board; this can get tricky depending on who/what processes have been in place and whether or not they meet the criteria of the new owner, especially if the plan is to take the ranch in a different direction. Change can be a difficult thing for someone who has lived on the ranch and has a

On the other hand, for an owner who desires to be more involved, each situation is unique. “It’s about understanding your operation and deciding how many ‘moving parts’ you want to handle,” explained Boyce. “For example, an intense farming operation that includes major irrigation and a cow/calf operation is a going to be year-round responsibility with daily decisionmaking. For example, do you want someone with a traditional set of farming/ranching tools who can work on equipment or possibly be an AI tech, or are you looking for someone who has more experience with wildlife/habitat management and can work with bird dogs and put in food plots?” noted Boyce. “Many times, no one is perfect, but at the end of the day there has to be something that this person is bringing to the table that really excites you. especially west of the Continental Divide, is heavily forested with more than two dozen species of trees. The eastern half of the state has a distinct character of its own and is comprised of lakes, rolling hills, badlands, and prairies. The prairies provide for a thriving livestock industry and bird hunting habitats. The diversity of nature is found in these productive areas—sage, willows, cedars, berries, and the ubiquitous hardy cold season grasses. These regions provide the backdrop and legacy of the Western traditions associated with the great trail drives that brought cattle and cowboys from Texas to Montana after the Civil War.
The contrast of the mountains and the plains is brought into focus on the Rocky Mountain front. This remarkable area is so dramatic with its walls of peaks and expansive valleys filled with endless plains of grass and wheat. Montana’s rich heritage of independence,
point is the company Shenandoah Solutions, Inc. that develops high technology systems for the U.S. Navy and private sector. The company moved from Virginia to Montana 5 years ago, and the company president had this to say: “I was born and raised in Virginia, a beautiful state in its own right. But growth over the years turned the rural area in which I lived largely into subdivisions and the agricultural orientation of the county disappeared. Montana reminds me of how that county was when I was a kid growing up.” Another example of “grow where planted” is a small Montana company focused on manufacturing; specifically the metal fabrication industry. The Montana office of King Machine is bullish on the continued growth of Montana’s diverse and independent manufacturing sector, ranging from heavy equipment/mining components to extremely preabundance of natural resources with natural gas, coal, oil, and wind energy, and wideopen space lead to fertile ground for today’s entrepreneurs and investors. Few states offer the diversity of choices for lifestyles, business, friendly environments, and strategically valued land acquisitions. From the smaller agricultural-oriented communities to more populated cities (around 100,000 people or less), Montana beckons the creative, adventuresome, and investment-savvy entrepreneurs. Perkins Ranch: The Crown Jewel of the Verde River Arizona v Yavapai County v Perkinsville
T
The Perkins Ranch is one of the premier riparian properties in the Southwest. The approximately 3,400Âą feet of Verde River bisecting the headquarters has beautiful large stands of cottonwood and willow trees. In addition to the 214.39 deeded acres, the substantial historic water rights (over 20,000 acre feet) truly make this a one-of-a-kind property. The deeded land adjoins Prescott National Forest land to the north, west and south. Included in the sale are the historic Perkinsville depot and recently renovated 1926 ranch house. These buildings at Perkinsville played the role of Gold City in the 1964 film How the West Was Won. Also, there are Indian ruins on the deeded land showing that history goes back even further than the Perkins ownership. Complementing the deeded land, the sale also includes a grazing allotment on the Prescott National Forest for 266 animal units for seven months (variable numbers not to exceed 3,192 cow calf animal months between October 15 - June 15). The irrigated pasture on the deeded land, together with the forest allotment, makes this a very attractive offering and an easy ranch to manage. The ranch is located in one of the most scenic and picturesque areas in Arizona, having views of Sycamore Canyon, Sedona and the Red Rock Country and the San Francisco Peaks. Rarely does a ranch with such steeped Western history, outstanding riparian characteristics and water rights come available on the market. This ranch truly is a crown jewel, not only of the Verde River, but in the entire southwestern United States. A lot has changed over the 110 years that the Perkins have owned this ranch, except for the ownership. For the first time in over a century, the historic Perkins Ranch can be yours. Jet-capable general aviation airports are available in Afton (20 minutes to the south) as well as the Alpine airport (10 minutes to the north). A grass landing strip is adjacent, accessible with neighbor’s permission. The ranch is within easy driving distance to a multitude of world-famous fly-fishing waters: the South Fork, North Fork and Henry’s Fork of the Snake River, the Warm River, the Fall River, the Teton River, the Green River, the Hoback River and the nearby Greys River, perhaps the most scenic and favorite fishery amongst those who live in the area. Eagle Wilderness Ranches Colorado v Garfield County
Have you ever dreamed of the opportunity to own expansive property between Aspen and Vail in the heart of Colorado outdoor recreation? After thoughtful consideration, the owners of the 2,300-acre Eagle Wilderness Ranch have decided to offer the property in smaller estate-size ranches to provide ownership opportunities for more potential buyers. These new ranches will be called Eagle Wilderness Ranches and are available immediately. This ranch is the last and largest inholding adjacent to national forest and BLM lands in the area and is just one hour from Vail, Colorado! Eagle Wilderness Ranches represent a rare opportunity to acquire your own large-acreage ranch at the gateway to the Flat Tops Wilderness area. Summer and fall offer opportunities to hike, bike or ride horses and ATVs within the ranch or in the adjacent White River National Forest, or the nearby 235,000-acre wilderness area with over 160 miles of trails. The Flat Tops contain approximately 110 troutladen lakes, ponds and streams for all of your angling needs. There is also a private four-wheel-drive trail to the banks of famous Deep Creek just a short 200 feet from the northern boundary of the ranch. This 10-mile-long creek offers superb fishing for native rainbow and brown trout, and its scenic canyon with vertical walls rising over 1,500 feet from the valley below, provides some of the most awe-inspiring views anywhere. In addition, there are several ponds on the ranch, which could be enhanced to provide a fishery. Significant water rights will be available to purchasers who desire them. These rights could be used to fill ponds or irrigate meadows. All mineral rights owned by the seller will be transferred to each ranch owner for those ranches where minerals are owned. These unique properties have been carefully laid out into eight estate-size ranches, providing the utmost in privacy with minimal shared roads and trails. Views from all ranches will feature some of the most comprehensive scenery in the area, including Aspen, Snowmass, Vail and Beaver Creek Ski Areas along with views of the Elk Mountains, Maroon Bells, Sawatch Range, Gore Range, Mount Sopris, Castle Mountain and more. All ranches will have direct boundaries with either BLM or US Forest Service land. One parcel even has a private ski run. The ranches boast an attractive mix of dark spruce/fir timber along with spectacular aspen stands, meadows and oak/sagebrush cover. This will assist in maintaining the quality of hunting Eagle Wilderness Ranch is famous for. The ranches will range from 130 to 440 acres with prices starting at $775,000. Property ID: 73552
