Brief: the site

Once peripheral, now in the middle of the city. Site is dominated by infrastructure. Insular characteristic of neighborhoods with large void of former railyard.

Site itself is hierarchically related to the Hangang river, tied to metro region by urban rail, bordered with main traffic throughfare, and is a part of poly-centric city.

The quantitative objective is to house 100’000 people on 100ha. Though designated area is 2.5 sq.km2 , hence it is possible to elaborate existing structures.

Condition is a state, shape, status. In other words, it describes the performance of the site, actual shape, ongoing process and possible fate and after comprehending it allows to come up with diagnosis.

Landscape as a realtionship of human life with nature is expressed in Sansu-hwa, traditional Korean landscape painting, which literally means mountain-water .

But harmony of settlement and nature had been lost as a result or fast urbanisation. Fleshfloods became a »natural« disaster due to failure of infrastructure.

How to invent lost harmony? Is ageing on the side of solution? How site and its qualities (density, transformation possibilities) can contribute? Which scale to address and which projects are strategic and which are not?

Yongsan station as a implemented strategic project with the goal to change »user« of the area; what are the consequences?
»Multifunctional infrastructure« is not new at all, however, the strategy is to guide this projects along the goals set for the site and its development.

Yongsan station is bridging Hangang street with the market, however, surrounding neighbourhoods developed in unplanned manner

Market Market and station are symbiotically related: they share parking and traffic flow

Mall which now complements station caused the increase of land-value in the Hangang street viccinity,reulted in large-scale demolition and high-rise development.
Projects:waterfront:is it feasable?
Hangang riverfront park to be connected with developments at the former railyard; however, riverfront is accessible via bridges and main streets and activelly used.
22/25 In order to implement vison proposed by the mayor Oh, large scale demolition works are planned; but since new goverment of Seoul is elected and realestate market is not booming anymore in Seoul, why one should follow this strategy?
Next step of the strategy, initiated by mayor Oh was so called Hangang reinassance project, intended to further support land value of the territory. Isn’t the price too high?

Agenda for Design:Final statement

To enable qualitative growth, in other words, ageing (diversity, stability,...) While city is constantly rebuilding itself, society and its infrastructure is ageing. Diversification or segregation, as a result of ageing, must be addressed spatially. It is that moment to develop attitudes towards ongoing trends. These also implies awareness of deteriorating impact of climate change, which regionally is very sensitive. Framework for metamorphosis of the city in order to become more resilient faster on the one hand, and slower and more foresight on the other. -How to prepare yong city for ageing? -Harmony? -How to fill the gap between small and large, fast and slow? -Which scale every project should address?(Every project on intermediate scale) -How to slow down the development and how to define long-lasting features spatially and strategically?
