The sky is falling, the sky is falling! Or so you would think if you watch the news or read the papers, but is it really? We all see real estate market headlines that talk about unaffordability, large price increases that may lead to a “bubble” bursting or excessive debt loads that are being carried by Canadian households. ‘Scary stuff’. However, most of this comes from expensive markets like Vancouver and Toronto and frequently bear no resemblance to the market that we live in. So what’s going on in the real estate market here? In 2014 there were 79 sales of single family detached homes in Fernie and the average sales price was $476,908. In 2015 there were 66 sales and the average price was $473,076 for a drop of only about .8%. This happened in a year where coal prices remained low and the price of oil took a major tumble. To date this year the average sale price of a home in Fernie in 2016 is $506,933 and this speaks to the fundamental nature of the Fernie real estate market. Buyers are being careful in both the home they purchase and price they pay but there are plenty of people looking. This isn’t a speculative ‘real estate market’, the people who buy property in Fernie do so for the most important reason, they want to be here!

So should I buy? Well, no-one has a crystal ball, markets rise and fall and real estate always seems expensive no matter where or when. However, there have been enough headwinds that if things were going to “crash” they probably would have started already. The biggest market strength has been the young families that have been entering or trading up in the market, not only helping to support the real estate market but reinvigorating the community as well. Interest rates will continue to be at historical lows for the foreseeable future and rent continues to be relatively expensive. We continue to see second home purchasers and the weakened Canadian dollar may also impact our market going forward. If you need a new home, want to be in Fernie, have a reasonable idea that you will be here for a while or are sick of paying rent then those are the best reasons to consider buying a home. Collateral Versus Standard Charge Mortgages With some lenders moving towards collateral charge mortgages, it’s important to understand the differences between a collateral and a standard charge mortgage. The primary difference is that a collateral charge mortgage registers the mortgage for more money than you require at closing. For instance, up to 125% of the value of the home at closing with some banks or 100% through many credit unions, instead of the amount you need to close your transaction (as is the case with a standard charge mortgage). The major downside to a collateral mortgage becomes evident at your mortgage renewal date. For borrowers who want to keep their options open at maturity and have negotiating power with their lender, this isn’t the best product feature because collateral charge mortgages are difficult to transfer from one lender to another. In other words, if you want to change lenders in order to seek a better product or rate in the future, you have to start from the beginning and pay new legal fees, which range from $500 to $1,000. With a standard charge mortgage, in most cases, the new lender will cover the charges under a “straight switch” in order to earn your business.

In addition, with a collateral charge, it could be difficult to obtain a second mortgage or a home equity line of credit (HELOC) unless your home significantly appreciates in value. Lenders offering collateral charge mortgages promote the benefit that it makes it easier and more cost effective to tap into your equity for such things as debt consolidation, renovations or property investment. There’s no need to visit a lawyer and pay legal fees – the money is available as your mortgage is paid down. Yet, if you read the fine print, you may still have to re-qualify at renewal. A standard charge mortgage gives you the ability to move to another lender at renewal should you want to without incurring legal fees, and many borrowers find it more beneficial to keep their options open. If you need to borrow more with a standard charge mortgage, you have the option of a second mortgage or a HELOC, which also enables you to take money out as your mortgage is paid down. Navigating through the mortgage process alone can be tricky. Working with a mortgage professional who has access to multiple lenders will help ensure you receive the product and rate catered to your specific needs.

GOOD NEWS FOR BUYERS!!

Recent changes to the British Columbia’s Property Transfer Tax (PPT) legislation has now made it easier for home buyers to afford a new home. As of February 17, 2016, all newly constructed homes used as principal residents up to $750,000.00 are now exempt from Property Transfer Tax with a partial exemption given for new homes up to $800,000.00. Previously, the only exemption for PPT was for first time home buyers. While that exemption still exists on any principle residence, this new announcement allows the exemption for all Buyers. On a $400,000.00 home the savings are $6,000.00 and on a $750,000.00 the savings will be $13,000.00. The British Columbia Real Estate Association had been pushing the Liberal Government for changes to the legislation for some time and while this change falls short of BCREA’s recommendations, the changes are good news to everyone.
