INTRODUCTION To the Hopi Tribal Housing Authority and its Executive Director Mr. Stan Pahe, we at SWX Global Design & Production are pleased to present this document entitled “The Roadmap.” This document was created as a response to the recent meeting in Las Vegas with the Hopi Tribal Housing Authority team, Mr. Mark Flinn of SWX and Mr. J.D. Lee of the JDL Group, our design / development teaming partner. The Roadmap serves as a precursor to your upcoming RFP for a two-home pilot housing project and future community development. SWX and JDL are both registered companies in the State of Texas. SWX specializes in the modular construction of livable units that are prefabricated, shipped, assembled, and finished on site. JDL specializes in concept visualization, architectural design, civil and Structural engineering, and end-to-end real estate development. Texas, like few other states, has seen a consistent rise in new construction, even in the face of a global pandemic. We can do what cannot be done in many other states. You can be confident
Understanding your rights and responsibilities as a modular home buyer protects your investment and makes the process of selecting your modular built home more simplified. The Roadmap explains the most important things you should know about how SWX will collaborate with you to design / build your new home, how we will engage in a contract with you, what kind of deposit will be required, other scheduled payments throughout the design / build process, permitting, our standards for governing quality of construction delivery, set-up, and final permitting. Additionally, we will address the 10 questions from the last meeting that we promised to answer, including: 1) Warranty and Exclusions, 2) Bonding and Insurance, 3) Tribal TERO Regulations, 4) IBC and HQS Requirements, 5) Design / Engineering Details, 6) Design Guidelines, 7) ASTM Certification Standards, 8) Price Estimating, 9) Sole Source RFP via HTHA, and 10) Local Contractor Sourcing. Additionally, this document will also

CONSTRUCTION It is our obligation to build your modular home(s) according to the specifications set forth in the terms of the PA, local jurisdictional building codes, and any other performance standard agreed upon. If you wish to visit the facility where your modular home(s) is being built, please feel free to contact SWX to schedule a visit. If you see something that concerns you or if you decide to make a change, contact us as soon as possible, verbally as well as in writing. Before closing, you will have a final walk-through inspection of the house to make sure that all work was completed and done properly according to the PA. During the walk-through, you can make a “punch list” of any items that will need to be completed or fixed prior to completion and final transfer. SWX will provide a preprinted punch list to record any workmanship issues, if any. SWX will adhere to all Texas State laws and standards that govern modular construction quality issues: 1) Building codes. All modular homes built in Texas will meet or exceed all applicable building codes in effect at the time of construction. Specific codes will be noted in your PA. 2) Performance standards.
