Which Cleaner to Use: The pH Scale When cleaning either porcelain tile or natural stone, the most helpful resource to consult is the pH Scale. Chemicals with a low pH, or acids, are used to clean inorganic stains, while chemicals with a high pH, or alkaline, are used to clean organic stains. Chemical cleaners with a pH of 7 are considered neutral cleaners and are used for daily routine cleaning.
5
Acid Cleaners • • •
DETERDEK: Acid cleaner for porcelain and ceramic tile, acid resistant stone, quarry tile and terracotta. PROSTRIP: Removes paint, graffiti and enhancing sealers from all natural stone, porcelain and ceramic tile, concrete, quarry tile, quartz and terracotta. SHOWERCLEAN & SHINE: Spray cleaner for all bathroom surfaces; hard water and soap scum remover for ceramic and porcelain tile, glass and stainless steel.
Caution: Acids can be applied to porcelain tile and acid resistant stone (e.g. granite, slate, sandstone); however, acids CANNOT be applied to acid sensitive stone (e.g. marble, limestone, travertine). If an acid is applied to an acid sensitive stone, the material will etch.
Alkaline Cleaners •
PS87: Alkaline deep cleaner for porcelain and ceramic tile, natural stone, quarry tile, concrete and terracotta.
•
EPOXYOFF: Epoxy residue remover for porcelain and ceramic tile, glass mosaic, and glazed quarry tile. GROUTRENEW: Grout cleaner for cementitious grout joints in tile walls and floors.
• • •
SR95: Stain remover for natural stone, polished and matte porcelain tile, glazed ceramic tile and concrete. KITCHENKARE: Alkaline spray cleaner for porcelain and ceramic tile, stainless steel, cars, motorcycles, tools, grills, glass, plastic and metal.
Neutral Cleaners • • • •
CLEANALL: Neutral cleaner for routine cleaning & initial washing of ceramic and porcelain tile, LVT, wood and laminates STONECLEAN: Neutral cleaner for routine cleaning & initial washing of stone REFRESH & RESEAL: Cleaner & resealer for natural stone countertops: marble, granite, limestone, travertine and quartzite. CLEANALL SPRAY: Neutral multipurpose spray cleaner ideal for porcelain and ceramic tile, LVT, wood, laminates and all natural stone.
6
Organic vs. Inorganic Stains Organic Stains If a stain is carbon based, it is considered an organic stain. Organic stains are treated with our alkaline based cleaners:
PS87: coffee, hair dye, ink, glue, chewing gum, adhesive tape residue, tire marks, thinset, pencil marks, Sharpie marker
EPOXYOFF: epoxy residue, tire marks, pencil marks, polyurethane grout residue, rubber marks
SR95: coffee, hair dye, ink, felt pen, nicotine, fruit juice
7
NO SPOT: oil, grease
Inorganic Stains If a stain is NOT carbon based, it is considered an inorganic stain. Inorganic stains are treated with our acid based cleaners:
DETERDEK – cementitious grout haze, white grid on top of porcelain tile, water stains, limescale, paint, graffiti, concrete, rust, sheetrock dust
PROSTRIP – paint, graffiti, enhancer sealers
(Caution: Acids CANNOT be applied to acid sensitive stone (e.g. marble, limestone, travertine). If an acid is applied to an acid sensitive stone, the material will etch.)
8
Porcelain Tile Cleaning Polishing Process – The polishing of through body porcelain tile increases the porosity of the material. In effect, the tile becomes more vulnerable to staining. Polished porcelain tile should be sealed with either MP90 or MP90 ECO PLUS.
Stain Removal Both PS87 & DETERDEK can safely be applied to any porcelain tile. For more information see Organic vs. Inorganic Stains in the General Cleaning chapter. Organic Stains – Must be treated with our alkaline cleaners: PS87, KITCHENKARE, SR95, GROUTRENEW, etc. (See Cleaning Porcelain Tile with DETERDEK & Cleaning Natural Stone with PS87 in the Specifications section.) Inorganic Stains – Must be treated with our acid cleaners: DETERDEK, PROSTRIP, SHOWERCLEAN & SHINE. (See Cleaning Porcelain Tile with DETERDEK & Cleaning Natural Stone with PS87 in the Specifications section.) Neutral Cleaners – A 1:200 dilution (capful per gallon) of CLEANALL (for ceramic and porcelain tile, LVT, wood and laminates) and STONECLEAN (for all natural stone) should be used for regular cleaning. (See Cleaning Porcelain Tile with CLEANALL & Cleaning Natural Stone with STONECLEAN in the Specifications section.) Unknown Treatments - When the type of stain in unknown, perform a PS87 application followed by a DETERDEK application, or a Fila Forensic Clean. (Refer to Fila Forensic Clean in the Specifications section.)
Proper Cleaning Microfiber Mop – Microfiber mops are preferred to cotton mops, because microfiber mops absorb less dirt, bacteria, etc. Two Bucket System - Use one bucket to hold clean water and another bucket to strain dirty mop water. This will prevent dirty mop water from contaminating the clean water used for rinsing.
9
Treatment Limitations Anti-Slip Treatments – Porcelain tile will perform effectively if it is cleaned and maintained properly. Project owners who use anti-slip treatments to increase the COF to reduce slip fall concerns often damage the tile and permanently alter the performance of the floor. These treatments are seldom effective long term and can result in losses. Therefore, FILA does not manufacture or recommend any anti-slip products. FILA does recommend effective cleaning procedures. Add Shine - FILA does not specifically make a product to give matte finish porcelain tile more shine. Grout Issues – FILA does not manufacture a product for repairing blotchy grout; however, many setting materials manufacturers recommend enhancers, such as STONE PLUS, to darken the grout. This is not a recommended use of STONE PLUS.
10
Natural Stone General Cleaning Acid Sensitive Stone vs. Acid Resistant Stone Calcareous Stone – Also referred to as “acid sensitive stone” (e.g. marble, limestone, travertine). If an acid is applied to an acid sensitive stone, the material will etch. Non-Calcareous Stone - Also referred to as “acid resistant stone” (e.g. granite, slate, sandstone, quartzite). If properly diluted, an acid can be safely applied to acid resistant stone.
Pretreatment For light colored marble, limestone and other acid sensitive stone, pretreatment may be necessary to avoid contamination of setting materials.
PW10 – In order to avoid the leaching of contaminants into light colored marble, limestone and other acid sensitive stone, our anti-contaminant back sealer, PW10, must be applied to the back and sides of the stone before installation. Once the contaminants have penetrated the stone there is nothing that can be done to remove them. (See Sealing Honed Limestone with MP90 ECO PLUS / FOB in the Specifications section).
11
PRW200 – In order to protect porous stone against grout staining, we recommend our grout release, PRW200, prior to grouting. (See Sealing Honed Limestone with MP90 ECO PLUS / FOB in the Specifications section)
Polished vs. Unpolished Stone Polished Stone – PS87 can be used to clean polished stone diluted at 1:20. SR95 should be applied to any colored stain on polished stone and NO SPOT should be applied to any oil or grease stain on polished stone. (See Stone Cleaning FAQ # 21) Unpolished Stone – PS87 can be safely applied to unpolished stone when diluted 1:10.
Cleaning Inorganic Stains on Polished Acid Sensitive Stone FORMULAMARMO will remove inorganic stains from polished natural stone without adversely affecting the polished surface. It will also restore the polish to worn surfaces.
12
Porcelain Tile General Sealing Porcelain Tile Issues Polishing Process – The polishing of through body porcelain tile increases the porosity of the material. In effect, the tile becomes more vulnerable to staining. Polished porcelain tile should be sealed with either MP90 or MP90 ECO PLUS.
Treatment Limitations Anti-Slip Treatments – Porcelain tile will perform effectively if they are cleaned and maintained properly. Natural Stone General Sealing Duration of Sealers Sealers last between 3-5 years depending on traffic and use. Test annually by applying water to see if it beads up and repels water. This will indicate that the sealer is still effective.
Pretreatment For light colored marble, limestone and other acid sensitive stone, pretreatment may be necessary to avoid contamination from setting materials. PW10 – In order to avoid the leaching of contaminants into light colored marble, limestone, and other acid sensitive stone, our anti-contaminant back sealer, PW10, must be applied to the back and sides of the stone before installation. Once the contaminants have penetrated the stone there is nothing that can be done to remove them. (See Sealing a Honed Limestone with MP90 ECO PLUS / FOB in the Specification section). PW10 can also be applied to the top of the stone as a grout release. PRW200 – In order to protect porous stone against grout staining, we recommend applying our grout release, PRW200, prior to grouting. (See Sealing a Honed Limestone with MP90 ECO PLUS / FOB in the Specification section).
Removing Sealers STONE PLUS and WET are very difficult to remove once applied; however, our acid cleaner PROSTRIP, will remove them. Water Based Sealers can be removed with a 1:5 dilution of PS87.
Treatment Limitations Add Shine - FILA does not specifically make a product to give matte finish porcelain tile more shine. Grout Issues - FILA does not manufacture a product for repairing blotchy grout; however, many setting materials manufacturers recommend enhancers, such as STONE PLUS, to darken the grout. This is not a recommended use of STONE PLUS, test before applying. 16

We recommend our epoxy grout haze remover, EPOXYOFF. 8. What is good mopping vs. bad mopping? Good mopping requires a synthetic mop and a 2-bucket system in which one bucket holds clean water and another holds the strained mop water. 9. How do I remove soap scum? Use DETERDEK, because soap scum contains limescale, making it an inorganic stain. 10. Do you make a graffiti remover? We recommend PROSTRIP for removing graffiti. 11. Do you make disinfectant products? FILA does not manufacture any disinfectant products. 12. Do you make a mold remover? No, FILA no longer markets a mold remover in the US. 13. Can I repair a blotchy grout job with chemicals? FILA does not manufacture a product for repairing blotchy grout; however, many setting materials manufacturers recommend enhancers, such as STONE PLUS, to help color the grout. This is not a recommended use of STONE PLUS, so test on a sample piece before a full application. 20
Tile Cleaning 14. What do I do when I don’t know what the stain on my tile is? Perform a FILA Forensic Clean: an application of PS87, followed by an application of DETERDEK. 15. I have a porcelain tile that’s impossible to clean. What do I do? Perform a FILA Forensic Clean: an application of PS87, followed by an application of DETERDEK. 16. What are the white grid stains on porcelain tile? The white grid marks on the surface of porcelain tile are the inorganic marks left by the release agent that is commonly used in porcelain tile production. It serves the purpose of ensuring that tiles don’t stick together in the cooling period after the tiles are fired and stacked. The white grid stain can be cleaned with undiluted DETERDEK and either a white (if the material is a polished), blue, green, or black (if honed or textured) scrubbing pad.
Stone Cleaning 17. Can I apply an acid to a stone? Acids can only be applied to acid resistant stone such as granite, slate, sandstone and quartzite. Acids CANNOT be applied to acid sensitive stone such as marble, limestone, and travertine. 18. Why are some stones sensitive to acid? Acid sensitive stones contain calcium calcite, which dissolves when in contact with acid. 19. How do I remove inorganic stains (limescale, water spots) from polished marble, limestone, or travertine? Our polisher, FORMULAMARMO, will remove inorganic stains from polished natural stone without affecting the luster. 20. Can I apply PS87 to a stone? PS87 can be applied to unpolished stone diluted 1:10 and to polished stone diluted 1:20. 21. How do I remove organic stains from polished stone? PS87 will remove organic stains from polished stone when diluted 1:20. SR95 will remove colored stains from natural stone and porcelain tile without affecting the polish. The MARBLE RESTORER KIT will remove etch marks and restore the shine to polished marble, limestone, travertine and agglomerate surfaces.
21
General Sealing 23. Sealer Duration? Between 3 and 5 years depending on traffic and use. 24. Can I prolong the life of my sealer? The life of a sealer on a countertop can be prolonged by 10-12 years if routinely cleaned with REFRESH & RESEAL. 25. What is the difference between solvent and water based sealers? Water based sealers contain no volatile organic compounds (VOCs). Water based sealers also require a shorter dwell time than solvent based sealers. 26. Why are your sealers more expensive? Our sealers have higher coverage, protect better against stains, penetrate more deeply and last longer.
Tile Sealing 27. Should I seal polished porcelain? We recommend sealing polished porcelain. The polishing process opens up the porosity of porcelain, thus making it more susceptible to stains, especially light colored porcelain. 28. Can I give my tile more shine? FILA does not specifically make a product to give matte finish porcelain tile more shine. 29. Do you have anti-slip treatments for porcelain tile? Porcelain tile will perform effectively if It Is cleaned and maintained properly. We’ve seen project owners who use anti-slip treatments to increase the COF or DCOF to reduce slip fall concerns without first evaluating the effectiveness of their cleaning & maintenance regiment. The result is that the tile manufacturer’s warrantee is voided because the process of applying anti-slip treatments often etch the tile and permanently alter the performance of the floor. Therefore, FILA does not manufacture nor recommend any anti-slip products.
Stone Sealing 30. What looks can I give my stone? FILA offers a natural look (MP90/MP90 ECO PLUS), a matte enhanced look (STONE PLUS), and a wet look (WET/WET ECO). 31. Can I prevent contaminants from leaching into my stone? Yes. Our anti-contaminant back sealer, PW10, will prevent contaminants from leaching into natural stone. 32. How do I remove an enhancer sealer? We recommend PROSTRIP for removing enhancing sealers. 33. How do I remove a penetrating sealer? We recommend PS87 for removing penetrating sealers. 22

Removing White Grid Marks from Porcelain Tile with DETERDEK The white grid marks on the surface of porcelain tile are the inorganic marks left by the release agent that is commonly used in porcelain tile production. It serves the purpose of ensuring that tiles do not stick together in the cooling period after the tiles are fired and stacked. The grid marks can be removed by using DETERDEK, FILA’s acid/detergent cleaner. If you are cleaning individual tiles that are not in contact with the cementitious grout, you can apply DETERDEK undiluted. Let DETERDEK dwell for 10-15 minutes, scrub vigorously with a Green or Blue Pad. Rinse thoroughly, do not leave a residue. If you are cleaning a floor where the grout is also in contact with DETERDEK, dilute DETERDEK 1:5 and wet the cementitious grout joints. Let DETERDEK dwell for 10-15 minutes, scrub vigorously with a Green/Blue pad and rinse thoroughly. Sometimes the white grid marks absorb into the micro porosity of the tile and it can be difficult to remove. It is very important that you scrub vigorously. Use DETERDEK undiluted if the stain is stubborn. Watch the grout joints and make sure that DETERDEK is not left undiluted on the grout joints.

Restaurant General Cleaning & Degreasing
FILA has a specialized competence in the food service, porcelain tile area. We consult and work directly with several of the leading national restaurant chains (McDonald’s, Burger King, Wendy’s, Zaxby’s Pancheros, Checkers…). The common issue is grease build up that attracts dirt and creates a residue on top of the tile. Dirt and footprints adhere to the surface grease residue and are difficult to clean. Our usual practice is to do a deep clean/degrease and grout haze removal clean to verify that the porcelain tile is in good condition. The next step is to test the condition of the grout. If the grout is cement based and has absorbed the grease and dirt, we draw out the contaminants with our PS87 alkaline treatment. The grout needs to be cleaned thoroughly and sealed for the floor to perform as a total system. Alternatively, if the grout has been compromised by the grease build up, we recommend that the grout be completely removed and replaced with an epoxy grout which would not absorb grease in the future. The root cause is grease and an inadequate degreasing/cleaning regiment. The kitchen tile and grout need to be thoroughly degreased or the grease will be tracked into the dining area and the issues will return. The grout must be cleaned and sealed or replaced with an epoxy grout. The cleaning regiment must be modified to prevent the grease build up to return. We recommend a weekly degreasing clean with PS87, 1:5 dilution or undiluted in stubborn areas (See Cleaning Porcelain Tile with DETERDEK & Cleaning Natural Stone with PS87 in the Specifications Section). We recommend a daily clean with our neutral CLEANALL, initially 1:20, and then 1:200 dilution once the situation is under control (See Cleaning Porcelain Tile with CLEANALL for tile, LVT, wood and laminates or STONECLEAN for all natural stone in the specifications section). In summary, if we thoroughly clean the current situation (including the kitchen) and protect the weak link (the grout) and develop a serious cleaning routine we can maintain the performance of the floor. Missing any of these steps will compromise the performance and the floor system will return to the prior poor condition. FILA has several other treatments for quarry tile, epoxy residue elimination and sealer removal. FILA is the market leader recommended by all of the leading European and American tile manufacturers. If you provide us with the materials used and the conditions/issues we can develop a written spec for how to deal with the issues. Once the issues are under control, we can specify a general cleaning regiment to maintain sanitary conditions on a regular basis. FILA Service is our commercial cleaning and problem-solving division that can contract with a national chain to resolve issues and follow up with the local restaurants to train, supervise and audit ongoing cleaning programs. FILA provides professional products, onsite problem solving and ongoing programs to maintain the highest sanitary standards in restaurants, hotels and commercial facilities. The FILA office in Miami is our hub for technical information, literature, samples and products. 32

Sealing Polished Porcelain with MP90 ECO PLUS (Water-Based): New Construction MP90 ECO PLUS helps sustain the natural look of polished porcelain tile by preventing stains and making them easier to clean when they happen. Polished porcelain tile must be sealed, because the porosity of the tile is increased during the polishing process, thus making it more vulnerable to staining.
Post-Construction Clean - DETERDEK: Acid Cleaner (Only for first clean after installation.)
Materials Needed: DETERDEK, 2 Buckets, Microfiber Cloths, Abrasive Pad, Wet Vacuum • • • • • •
Dilution: 1:5 Apply the solution to sections of a few square feet at a time. Let sit a few minutes, then rub vigorously with an abrasive pad or large brush. Remove the residue with a cloth or wet vac. Rinse with plenty of water. Should any stubborn dirt remain, repeat the application with a more concentrated solution.
Caution: If you have cementitious grout, do not leave undiluted DETERDEK on the grout. Use water to wet the grout joints, use a 1:5 dilution. Use undiluted DETERDEK only on the tile itself and rinse thoroughly. Do not leave a DETERDEK residue on the surface, especially not on the grout lines.
Sealing – MP90 ECO PLUS: Water Based Penetrating Sealer Materials Needed: MP90 ECO PLUS, Flat Paintbrush or Lambswool Applicator, Microfiber Cloths • •

Anti-Slip Treatments vs. Proper Cleaning & Maintenance FILA does not produce, endorse or recommend the use of anti-slip treatments with porcelain tile glazed or unglazed. FILA’s perspective is that porcelain tile will perform effectively if they are cleaned and maintained properly. Too often we’ve seen project owners who use Anti-Slip treatments to increase the COF or DCOF to reduce slip-fall concerns without first evaluating the effectiveness of their cleaning & maintenance regiment. The result is that the tile manufacturer’s warrantee is voided. The treatments “work” temporarily at best and then need to be reapplied. The process of applying anti-slip treatments often etch the tiles and alter the performance of the floor permanently. It’s important to point out that grease on any surface will be slippery, so proper degreasing is essential, especially in food service applications. Also, increasing the slip resistance often renders the tile impossible to clean or keep clean. The performance of the porcelain tile and DCOF requirements should always be evaluated thoroughly prior to installation so that the proper tile is selected from the start. FILA does highly recommend that porcelain tiles be properly maintained using the following methods: After grouting, the grout residue should be properly removed using DETERDEK (1:5 dilution) for cementitious grouts and PS87 (1:5 dilution) or EPOXYOFF undiluted for epoxy and polyurethane residues. See Cleaning Porcelain Tile with DETERDEK & Natural Stone with PS87 in the Specifications Section.) Daily routine cleanings using a pH neutral cleaner such as CLEANALL should be a normal part of daily cleaning. 1:200 dilution (a capful per gallon) is a no rinse mopping dilution we suggest using CLEANALL. See Cleaning Porcelain Tile with CLEANALL & Cleaning Natural Stone with or STONECLEAN in the Specifications Section.) Deep cleaning for heavy organic stains and degreasing PS87 should be used 1:5 dilution. Make sure to allow the chemical to dwell on the stain 20-30 minutes prior to scrubbing with a scotch pad from Red-Green-Blue-Brown to Black depending on the difficulty of the stain. Thorough rinsing is required after a deep clean. A two-mop system with a synthetic mop is also recommended. See Cleaning Porcelain Tile with PS87 in the Specifications Section. A proper cleaning and maintenance regiment will ensure the long-term functioning of the flooring system as it was initially specified.
