Prior to the conversion, the complex of five converted barns was a series of grain barns linked to a major farm in Fincham dating back to the Victorian era. The area is part of Brecklands which has the lowest rainfall and the most number of sunny days in the UK. The climate from Spring through Autumn is incredible, and winters are mild.”

A Treat Within The approach to the property is through timber five-bar gates between brick piers and a wall which open into a substantial area of paving at the back of the barn, capable of parking several cars. Its deeply sloping slate roof peppered with rooflights, creates quite an impact as you enter. the owner. “There is a smashing pub serving superb food in Oxborough that was runner up last year for best pub in Norfolk; this is just a twenty minute walk or a five minute drive. To the North one and a half miles is another excellent pub, and both specialise in local produce. We are just fifteen minutes from Downham Market train station with direct links to London Kings Cross in an hour and twenty-five minutes. We are about thirty minutes’ drive from the spectacular beaches of the North Norfolk coast.”

Eastmoor is a small rural mid-Norfolk hamlet, approximately 17 miles from King’s Lynn, 7 miles from Downham Market with direct rail links to London King’s Cross and Cambridge and 7 miles from Swaffham. Oxburgh Hall, which is one of The National Trust’s moated properties is around 2 miles to the South and this village has a popular pub The Bedingfield Arms which serves food too.

Eastmoor is approximately 7 miles west of Swaffham, having a wide range of shopping, schooling, and leisure facilities. The market town of Downham Market is 7 miles to west and has direct train service to Cambridge and London King’s Cross. Thetford Forest can be found to the south with its many nature walks and bicycle trails whilst the North Norfolk coast with its quaint villages and sandy beaches is only 45 minutes by car. The historic city of Norwich with its International Airport is just 35 miles away. Stansted Airport can be found within 75 minutes drive to the south where you have connections to all major European destinations.

From the King’s Lynn office turn right onto the A148, London Road. Follow signs for the A10, Downham Market and continue for approx. 5 miles. At the roundabout turn left onto the A134 Thetford for approx.. 10 miles.
