“After viewing nearly two hundred properties over a two year period, I found myself inside Westbourne House, and knew within moments that I had to buy it!” declares the current owner of this stunning property along the banks of the River Welland in Spalding. “I was looking for something very particular: a substantial Georgian property which hadn’t lost its internal integrity, with water on the doorstep and preferably within walking distance to town.” The house was built by the brewer Henry Bugg in 1776, originally as his family home, whilst running his brewery on the same site, since demolished. In the seventies, this Grade II* listed property was converted into two dwellings, with this particular half, in effect, comprising the lion’s share, as the main entrance, with its Roman Ionic-pillared front porch, and the spectacular entrance hall, are part of this property.
Grand and Elegant The whole building is one of great note in this pretty town, a particularly handsome red brick residence with stone lintels and fluted keystones above its large Georgian sash windows, a string cornice and a balustraded parapet above. Inside, it is equally striking, the magnificent hallway alone filled with original dramatic features such as the tessalated tiled floor, the elaborate cornicing, and the elegant staircase with its serpentine handrail. “I use the huge entrance hall as a dining room, and it is truly spectacular with its high ceiling reaching some thirty feet up the stairwell. There is so much space in here I can easily fit ten round the dining table. It looks even more beautiful at Christmas when I have a massive Christmas tree standing in the corner with a forty-five foot garland extending up the stairs; the vast antique mirrors I have collected, mean the reflections from the illuminations at night are fantastic!” enthuses the owner.
Flooded with Light Moving through into the drawing room, you find yourself in an equally breath-taking room. Dual aspect, with light flooding in from the huge, triple-windowed bay at the front and a further sash to the side, this immense - over twenty-five feet long and nearly nineteen feet wide - room provides comfort, drama, space and elegance. Fitted with a cream carpet, sofas sit around the central period-style fireplace housing a log-effect gas fire, the bespoke club fender a perfect match. Another remarkable cornice surrounds the ceiling, and another central ceiling rose suspends yet another of the owner’s pretty
chandeliers. At one end of the drawing room glass double doors open into the library or reading room, which has a west-facing window, and open, carpeted stairs from within the room lead up to a sizeable room currently used as a gym. However, there is planning permission to add an orangerystyle roof (there is no natural light in here) in which case it would then make an excellent extra office, or a fifth bedroom, should someone require more. Returning to the reading room, and down a few more steps, takes you into what is now used as the entrance hall, with a half-glazed door to the right to the garden room, and the outside. To the left is a second sitting room, and straight ahead is the kitchen.
Quality Kitchen The lovely light kitchen is a good-sized, square room featuring cream, traditional-style, fitted, quality kitchen units lining the walls, with solid granite worktops and a small central island incorporating a breakfast bar. “The kitchen is high spec with integrated Neff ovens, diswasher, microwave, fridge freezer, waste disposal and water purifier. A separate gas hob with an extractor facility sits within a hatch looking straight into the conservatory,” informs the owner. Glazed double doors open into the south and west facing, timber-framed conservatory, or garden room, with a continuation of the cream, ceramic tiles underfoot. Two external doors open into this room, one is the entrance door, the other opens directly onto the rear garden. Underfloor heating is fitted in both these rooms making the garden room useable all year round.
Sunny Sitting Room The second, and south-facing, sitting room is another light and sunny space, also with doors onto the garden. It is accessed down steps from the dining hall, as well as from the entrance hallway, first passing both the downstairs lavatory and the utility room. Another capacious room, the owner has both a dining area in front of the double patio doors flanked by windows - “there is a wonderful vista of the garden from the sitting room” - and a seating area around a television in here. Picture rail, decorative cornicing, and a ceiling rose are features of this delightful, cheery room painted in a sunshine yellow. This room would also make a lovely ground floor bedroom, especially with the downstairs lavatory next door.

Refurbished Cellar Not to be missed, and below the ground floor is an extensive cellar. “The cellar was derelict when I came here, and I have completely redone it creating another three rooms. It is now fully tanked out, with new flooring and staircase. Although there is some natural light, there is now lots of bulhead lighting. It’s all been re-plumbed, the electrics re-done, and checked throughout,” attests the owner.
Stunning Master Suite Proceeding up the magnificent staircase, your visual senses continue to be thrilled. As the owner says, “There is a bank of windows of etched glass at the top of the stairs shedding more light into the inside, and adding to the decorative features.” Once on the beautiful open, light and airy landing at the very top, you find the superb master bedroom at the front enjoying more huge triple windows in the bay. As you enter this commodious and elegant room, there are attractive fitted wardrobes on the far wall, and round to the right, with its original sash window to the front, there is a pretty en suite fitted with a bath
and a separate shower, lavatory and washbasin in a generously-sized vanity unit. “When friends come to stay I usually give them the master suite, and they say it’s like staying in a luxury hotel with its fabulous en suite and wonderful views of the river! The third and fourth bedrooms are at the back, off a half-landing, one of which is currently used as a study. They are served by the traditionally-styled, family bathroom which has a panelled bath with shower over, as well as a lavatory and pedestal washbasin. All the bedrooms and bathrooms are fitted with quality plain-coloured carpets.

Sheltered Pretty Garden Outside, the garden is an attractive, secluded and sheltered area, mainly walled, and backed by the side of the garage which was built at the time of the conversion in the seventies, all created in-keeping with the nature of the property. The rear of the house and garden faces south so acts as quite some suntrap. There are extensive paved areas for al fresco dining or just for sitting and enjoying the garden, which has been re-landscaped into a delightful place with a central lawn, some borders and beds interspersed with some relatively mature trees and shrubs. An original Italian marble antique fountain was installed by the owner, of which he has the provenance. The little Italianate garden to the roadside was redone recently, and includes irrigation. The twenty-eight feet long garage is accessed through a door from the garden, and big timber doors from the street, and is, as the owner tells us, “sufficiently high enough to have another floor put in, meaning there is fabulous potential here (stpp) to create further living space.” Other points to mention are that, currently, there is planning permission to re-instate Georgian railings along the front, also for iron gates to the
small drive in front of the garage. The property had a new Worcester boiler for the central heating installed eighteen months ago, and much of the furniture may be available under separate negotiation. There is good internet connection, and television points in all of the reception rooms. The property is presented in very good order.
A Wonderful Location “I’ve loved living and working in the house,” reflects the owner. “Everything I have done here I feel has been with a sympathtic hand, all in-keeping with this magnificent building. I love the circularity of the living space; it’s very warm, very restful, and easily accessible. The location is superb: there is fantastic walking from here with the dogs, and it is only a few minutes’ walk into the centre of town, with a footbridge over the river. There’s even a river taxi into Springfields Shopping Centre! Glorious Ayscoughee Hall is 300 yards down the road, and its school is directly opposite.” The highly sought-after state schools of Spalding Grammar and the High are only a few minutes’ walk away, so too, the station with its rail link to Peterborough - Kings Cross being reached in 50 minutes.

Spalding is a market town on the River Welland in the South Holland district of Lincolnshire. From King’s Lynn take the A47 westbound towards Peterborough. Cross the River Great Ouse and at the major roundabout take the second exit onto the A17, signposted Sleaford. Continue on the A17 for approximately 10 miles and cross the River Nene at Sutton Bridge. Remain on the A17 for another 5.3 miles (pass four roundabouts) and at the fifth roundabout take the second exit and stay on the A17. Turn left onto the A151 sinposted Moulton and stay on this road for 6.2 miles. At the roundabout where the A151 meets the A16 take the first exit to stay on the A16. Follow the A16 along the river and at the roundabout take the third exit onto Low Road and then at the roundabout take the first exit onto Halmer Gate which continues straight onto Love Lane.
