Just a short walk from the beach in this little North Norfolk seaside village of Heacham is a lovely late Victorian property which has made the current owners a wonderful family home over the past ten years. “We fell in love with the place as soon as we walked in the door,” declares the current owner. “It was the character, the original features, and then the sheer size of the property which was a complete surprise.” Certainly the modest frontage, a mid-terrace carrstone and red brick building under a clay tiled roof, with its arched porch and recessed front door gives the impression of a little cottage within. However, the depth of the property is considerable, and with later extensions, it provides a sizable four bedroom family home.
Original Victorian Features Built in 1892 originally as a seaside boarding house - as one larger building incorporating the properties on either side – it has since been divided up into the three dwellings with 38a being the centre one. The house is now presented in immaculate order having had substantial refurbishments made over the past few years. “We have redecorated throughout using Farrow & Ball paint, any wallpapers used are Laura Ashley, and we have fitted a completely new kitchen and new bathrooms,” informs the owner. On approaching the house through the pretty metal railings and front gate you immediately notice the Victorian quarry tiles which lead you up to the panelled front door. These continue in a chequerboard style of terracotta, black and cream, into the hallway creating a striking entrance. The main reception room is through a solid panelled pine door on the left and features a lovely big bay window over the front, a dado rail around the room, and an original Victorian fireplace. Currently decorative, it would be possible to open up the chimney for a real fire should someone wish to do so. The room is fully carpeted and light and spacious. The second reception room, or the ‘middle lounge’ as it is currently referred to, is through another panelled door on the left, and has a sliding sash window through to the utility to the rear of the property, and would make an
equally good dining room, playroom or study. It has a beautiful oak floor and the radiator sits under a shelf and behind a decorative cover. The walls are painted in Farrow & Ball’s Wevet, and the wallpaper on the chimney breast is Laura Ashley’s Oriental Palace.
Bright and Spacious Further on through the hall is the extremely light and airy kitchen, over twenty-one feet long, with very attractive slate floor tiles, and three large east-facing windows providing sunshine for breakfast. The base-level simply-styled units are painted in Farrow & Ball’s Pavilion Grey complimenting the Blackened walls, and boast solid granite worktops. A double butler sink, with a state-of-the-art flexible tap, sits under one of the windows, and a gas Rangemaster cooker stands in between, with five burners, and two electric ovens below, extractor fan above. To the right, in the original chimney breast, is the gas-fired boiler for the central heating, flanked by built-in cupboards with the original panelled doors, and at the far end there is space for a good-sized dining table and chairs. Beyond the kitchen, a door leads into a downstairs shower room with a quadrant shower, washbasin and lavatory, which has two windows also to the east, one an original stained glass window. The walls are clad in white metro tiles and the floor is grey porcelain tiles.
Beautifully Presented Up the carpeted stairs, the two main bedrooms are at the front through original panelled pine doors. The master is spacious and lovely and light with a large double window and a further window overlooking the front garden. The radiator is encased by a shelf with decorative covers underneath. “It’s a lovely light and airy house and we can see the pretty beach huts by the sea from the master bedroom at the front,” enthuses the owner. The adjacent bedroom overlooks the rear garden and features an original Victorian fireplace, painted white, in the chimney breast straight ahead as you enter. Access to the loft is in this room. Down a few steps along the landing, bedroom four, which is large enough to take a single bed but is currently used as a dressing room, is next on the left, followed by the family bathroom and bedroom three. All three rooms have character from the partially sloping ceiling to one side. The far bedroom has a window on the gable end facing south over the garden and is painted in a restful lilac, Farrow & Ball’s Calluna; the other two rooms also overlook the garden but face east. The bathroom has been decorated in style, keeping tradition but adding a contemporary feel. There is original tongue and groove panelling painted in Farrow & Ball’s Manor House Grey, and the modern free-standing bath with its trendy floor-mounted tap makes a big statement raised slightly on a plinth. White metro tiles line the walls to dado height with the effect softened by Laura Ashley’s Josette wallpaper and matching blind. The rectangular basin is set into a vanity unit with a chrome mixer tap over.

Further Potential Back downstairs, access to the garden is from a door in the utility which is next to the entrance to the kitchen and acts as a rear lobby, but has space for a washing machine and an American-style fridge. The garden is totally secure for children and animals with new fencing all around. “The garden is south facing and gets sun all day long,� declares the owner. Beside the lawn and some paving which creates a patio area for sitting soaking up the sunshine, is the garden room which has large UPVC French doors and a perspex roof making it a considerably light space. At present, it houses a sofa and a table but could be converted into an office with the addition of power connected to the house.

Located between King’s Lynn and Hunstanton, the lively village of Heacham enjoys some thriving businesses and two of its own beaches that won the Best Beach in Norfolk award in 2006. Among the local amenities you find Heacham Middle School, doctors, bakery, supermarket, Heacham Football Club, parish library, caravan parks and annual carnival and fete events. The Church of St Mary the Virgin is at the heart of the community where local legend has it that the Indian princess, Pocohontas worshipped at the church and you will still find a memorial there today. The Norfolk Lavender Farm is a short drive away, while the well-known Hunstanton and Brancaster golf courses are an approximate 10 minute drive.
Sandringham Estate lies approximately 6 miles away, while the popular seaside resort of Hunstanton is only 2 miles north with its beach and rock pools, swimming pool, indoor leisure centre, theatre and Sea Life Centre. Alternatively, King’s Lynn (less than 15 miles south) can offer a wide variety of schools, cultural and leisure facilities, plus a main line railway station with links to London King’s Cross taking 1 hour and 40 minures. The Cathedral City of Norwich lies approximately 43 miles to the south east with all the local amenities you would expect of a county capital including main line station to London Liverpool Street and an expanding airport to the north side of the city with national and international flights.
Leaving King’s Lynn, take the A149 North, following signposts for Hunstanton. Follow the A149 for almost 13 miles, and just as you pass through Snettisham, at the roundabout take the second exit onto Lynn Road/A149. In 0.8 mile turn left onto Lamsey Lane. Continue onto Cheney Hill and then onto Staithe Road, turn left onto Station Road and then turn right onto Wilton Road and right again onto Neville Road. No.38a will be shortly found on the right, clearly marked by a Fine & Country board.
