1 THE VILLAGE

A beautiful, Grade II listed, Georgian former rectory dating back to the early 18th century sits in a very secluded, quiet spot in the village of Orton Longueville just west of the centre of the city of Peterborough where fast trains to London King’s Cross take only 45 minutes. Despite the tranquility, it is within a 10 minute drive of the station and even less to the A1, with easy access to trunk roads leading North, South, East and West. This charming, beautifully presented, most elegant family home offers very generous accommodation set over three floors including 8 bedrooms, and has an excellent connection with the delightful, encompassing garden.

The wraparound secluded garden with a backdrop of mature trees is another superb feature of the property. Set far back behind a brick wall and trees along the roadside, a sweeping driveway leads to a substantial, gravel parking area overlooked by a brick garage block with light, power and water. Two stables doors and three single up-and-over doors open into a large, partly-divided space, offering various uses and potential - subject to planning - for conversion into an annex. The grounds are enclosed on all sides with the main garden area facing south with plenty of places to sit in sun and shade. Predominantly lawn, there are tall, majestic trees as well as pretty fruit trees, mature shrubs and paved and gravelled terraces. “The garden is really beautiful,” enthuse the owners. “We’ve removed a number of trees to open it up and bring in more light. It’s a huge space, peacefully quiet at night, with a lovely big patio for entertaining, but because the majority is laid to lawn it’s surprisingly low maintenance.” Orton Longueville was one of two ancient villages separated from Peterborough by open farmland up until the expansion of Peterborough in the 1960s. Now, still retaining its village feel, Orton Longueville has its own secondary school, Nene Park Academy, formerly Orton Longueville School. The ‘village’ contains many pre-20th century buildings including Orton Hall, now a hotel and spa, several thatched cottages, a cricket field and the 13th century church of Holy Trinity. There is still a village green and nearby is a half-mile long plantation of giant redwood Wellingtonia trees known as the ‘Long Walk’. It is also extremely close to Ferry Meadows, a lovely area of parkland featuring lakes and rivers, ideal for walking or outdoor pursuits.
