Once three adjoining cottages, built in the mid-1700s, includes the one time village bakery with the bakery’s original bread oven still in the property in the spectacular dining room with its soaring double-height ceiling. The house not only exudes character and charm on the outside but also on the inside with old black, time-worn structural timbers in the walls and hefty curving ones overhead.
The house has a few tales to be told, “One of the old stories from the past is rather amusing,” retells the owner who has lived here for ten years. “Many years ago, when the Old Bakehouse was the village bakery, locals used to bring their Sunday roasts to be cooked in the bread oven before trundling off for a pint or two in the many pubs had at that time. The villagers would return to collect their meat but have great

solid timber gates from a private side lane, the main entrance is at the side. Double doors in a Tudor-style with chunky rivets, open into a quite spacious hall with a downstairs cloakroom and several doors leading to the lounge, dining room and kitchen. For an old, cottage-like house, it is surprisingly light inside due to the amount of large windows. For instance, all three reception rooms face south and the main reception room, over 22 feet long, is triple aspect with four windows; the dining room with its double height contains three, one high up, and the playroom (or ‘man cave’ as it is currently known) in between, has two windows. It also benefits from a huge walk-in storage cupboard and, if not a playroom or teenage den, or fifth bedroom, would be ideal as a home office.
“The house is quirky, spacious and cosy all in one with plenty of entertainment space inside and out; many a dinner party has been held in the lovely dining room or on the patio area,” enthuses the owner. “We are often the hosts at Christmas when lots of family descend on us. There’s plenty of bedrooms for friends and family to stay and areas in the house for every generation to get together or separate out.”
The kitchen is in the 20th century single storey extension which stretches out into the garden, and has a very wide, southeast facing window. In contrast to the rest of the property, this room has a contemporary feel with modern units and a black tiled
The large, characterful sitting room reveals its exceptionally thick walls beside the inglenook fireplace housing a multi-fuel burner, and around the windows some with built-in seats are bespoke timber shutters, an excellent alternative to curtains. These are perfect for keeping the property cool in summer and warm and cosy in winter. This room and the stairs have new quality wall to wall carpeting whilst most other ground floor rooms have wood floorboards or tiles.
floor yet still retains that so useful asset of an older home with walk-in pantry. A passage beyond the kitchen and the back door takes you past a utility room, then a shower room with WC and, finally, the over 17 foot long fourth bedroom with two windows over the garden and French doors at the far end. This room feels spacious as it is enhanced by a vaulted ceiling. Returning to the entrance hall and venturing upstairs, the landing features more very old structural timbers, from where you find the other three bedrooms, two with built-in cupboards, and the family bathroom fitted with a double-ended roll-top bath with hand-held mixer tap.
“We have maintained, modified and updated a few things over the years such as putting in a new downstairs cloakroom and shower,” says the owner. “Most notably, we converted the garage (originally a stable) into an office or self-contained guest annex. There’s also lapsed planning approval to knock through the end upstairs bedroom in the house into the other smaller bedroom to make a dressing area or en suite if desired.”

Outside, timber gates open into the walled garden. “You could park under the pergola but we always park outside in the lane,” she continues. “The garden is very private and pretty, especially in Spring and Summer with all the flowers in bloom. There are veggie patches for the keen gardener, a shed, and a cooking apple tree and grapevine to make some lovely homemade cider and wine. In a sunny corner, we have a patio for a barbecue area and hot tub (serviced and cleaned this year and included in the sale). On a clear night, there is nothing better than star gazing from the hot tub in the not light-polluted sky.” Beside the entrance gates, the self-contained annex could be used for all manner of things such as a granny annex, an Air BnB or a home office. Inside, the wooden flooring benefits underfloor heating where there is an open plan kitchen/diner/ living room with a vaulted ceiling, integrated appliances and double doors leading to the garden, and a double bedroom with an en suite
enjoyed the peace and tranquility here after a busy day at work. You can get involved with as much or as little as you want to in the village. There is an annual fete, a food and drink show, quizzes and fundraising events such as a Murder Mystery evening, discos, a Summer Ball or Medieval nights. There are several clubs - a book club, walking club, garden club and youth club - and there’s a sports pavilion with exercise and art classes and playing fields with a recently renovated play area and kids’ football coaching/ Thegames.”surrounding

is a very attractive traditional farming village with many stone houses and thatched cottages built on the rise of a hill with the church at the top with spectacular views over the undulating landscape. “The medieval church holds regular services and is often used for recitals and community events as well as hosting a wellattended and welcoming coffee morning each Monday,” informs the owner. “We have a super pub, The Wheatsheaf, which serves excellent food and beer, a handy community run shop which also has a garden cafe and was aptly opened by Alan Titchmarsh 15 years ago. Recently, a local resident has started selling homemade bread
and cakes from her home and online – she makes an amazing cheese and marmite sourdough! The village also produces and sells its own gin range. The local primary school is highly regarded and there is a nursery. There are a great number of prestigious schools close by, in particular Oundle and Kimbolton, but also Uppingham, Oakham and “WeStamford.”haveespecially
