Last September, Charles Roberts, joint Managing Director at Fine & Country Cascais reported that the Golden Residency Permit was the biggest single factor affecting the mid to highend market in Portugal, with over €40,000,000 of real estate sold in six months in Lisbon, Cascais, Estoril and Sintra. Six months later the Portugal property market is booming, with two new Fine & Country offices opening in the Algarve areas of Carvoeiro and Praia da Luz attracting an increasing number of buyers. Fine & Country Praia da Luz has also seen a rise of 50% on sales in the area. It is a busy time, with business off to a flying start since
opening. The Cascais office has continued to boom, with a 400% increase in sales.Six months ago it was at 80%. “We expect to close an additional €30,000,000 of new business in the next 6 months, as our new build, modern homes continue to sell to Chinese investors. L
et other people play other things – the king of games is still the game of kings.” Thus states the inscription on a stone tablet next to a polo ground in Gilgit, north of Kashmir, India. Historians conjecture that the sport was probably first played not by kings, but rather by nomadic warriors from the Iranian tribes of Central Asia, from there spreading to Persia. The name “polo” comes from the Tibetan word pulu, meaning ball. Originally a training game for the elite of the Persian cavalry, over time polo was taken up as a sport by the nobility. It became the national Iranian sport and was played by both men and women. The first reference to the earliest form of polo is found in 600BC when it was recorded that the Turkomans defeated the Persians in a public match. More known, however, is the reference in the 11th Century Rhubyat of Omar Khayam where polo is used as a metaphor for God’s dominion over man. The opening line states: “In the cosmic game of polo you are the ball.” As the Persian cavalry swept through Asia on its conquests during the 5th Century, the popularity of the game followed the extension of the Empire. The Chinese provided some of the earliest written records, showing that it was particularly popular during the Tang dynasty. It was frequently depicted in the paintings and statues of this era. As all the earliest written accounts – more than 2,000 years old – were limited to Persian, Arabic, Byzantine, Chinese and Japanese it can be surmised that it was confined to Asia until the 13th Century.
Polo was purportedly introduced in the United States in 1876 by James Gordon Bennett, a noted American publisher who witnessed a game on a visit to the UK. While he organised a polo match at Dickel's Riding Academy at 39th Street and Fifth Avenue it is hotlycontested as to whether this was the first game played on American soil. There is evidence to suggest it was already being played by English Texans. Around the same time British settlers were practising the sport in Argentina where the first formal polo game was played at Estancia El Negrete, Buenos Aires in 1875. As the game was taken up by the gauchos with their exceptional horsemanship, Argentina became – and remains – the acknowledged Mecca for the sport.
The early 13th Century heralded polo’s arrival in India, brought in by the early Mohammedan invaders. Here it flourished, spreading rapidly throughout the country. Its popularity was especially evident in Manipur where it was observed by British government officials. An official report of a game played in this region was read by an officer in the 10th Hussars stationed in Aldershot. With his imagination fired by the account, he gathered a group of officers and organised the first game of “hockey on horseback” against the 9th Lancers. This was played on a makeshift ground on Hounslow Heath. Others followed with the 1st Life Guards and the Royal Horse Guards playing games on Hounslow Heath, Richmond Park and a small ground near Earls Court.
The popularity of polo led to it being included as an Olympic sport from 1900 to 1936 when it was officially dropped. The first gold medal was won by a mixed team of British and American players, the following two by the United Kingdom and the final two by Argentina.
With the British firmly entrenched in India, the first polo club was established by a group of British tea planters at Silchar west of Manipur in the 1850s. It comes as no surprise that the oldest existing polo club was established in 1862 in Calcutta by two British soldiers, Captain Robert Stewart and (later Major General) Joe Sherer. The pair has also been credited with spreading the game to their peers in England.

In 1874 the first set of official rules were drawn up by the Hurlingham Polo Association which remains the games’ governing body in the United Kingdom. It would be remiss not to mention one of polo’s greatest supporters, Sir Winston Churchill. Introduced to the sport in 1895 as a young cavalry officer he became an avid fan, describing it as the “Emperor of games” Despite having to play with one arm strapped to his side to nurse a recurring shoulder injury, he continued playing until he was 52, finally retiring in 1927.

arrive at London Golf Club ready to trial both the course and my mettle. Lee greets me at the gate, confirms my tee time and states that my clubs will be waiting at the first hole of the International course. I wave farewell and begin the mile-long drive through the sweeping, manicured fairways of the club’s memberonly Heritage golf course. The clubhouse rises imposingly from the horizon, a series of oak beams combining to form a grandiose entrance hall. Inside, the room belies a long and proud golfing history. Seve Ballesteros, Jack Nicklaus and Tony Jacklin are all represented with their golf clubs on display.

Head of Operations and qualified PGA professional Dan Naudo whisks me off on a guided tour. We pause in the players’ lounge, where floor to ceiling windows provide a spectacular view of the club’s exquisite grounds. In the distance, I can see the patchwork holes of the club’s International golf course, which I am due to play today. Hosting its first main European Tour event from 15th to 18th October, there’s

a palpable excitement as Dan explains that Graeme McDowell and Henrik Stenson, two of the world’s top players, have been confirmed for the tournament – the Volvo World Match Play Championship. Taking centre stage in the clubhouse is a huge model in a glass case, which Dan explains highlights the exciting new developments at the club which include a new five-star hotel and the UK’s first European Tour Performance Institute. It seems the club has big ambitions. Post-tour, a caddy introduces me to a glistening set of TaylorMade clubs. “So, when was the last time you played?” asks Dan as we approach the first tee. I ashamedly confess that I haven’t picked up a club for six months, warning him not to expect too much. My worst fear is realised when four lady golfers appear to watch my tee shot. The pressure of playing my first shot under so much scrutiny is overwhelming and I blast the shot wide to the left and into the rough. On my second attempt, I rifle a shot far right. I fear it’s going to be a long day. My third try plops straight into the huge water feature, which frames the first tee. Two balls lost in the first five minutes, and I’m on the verge of giving up.
tantalisingly close to the hole, is to actually get the ball within putting range. All that is required is a delicate chip, but instead I flap clumsily at my target, sending the ball whizzing over the green. Dan laughs and puts another ball down before offering instruction in the art of approach play. He advises a narrow stance and compact swing to avoid over-hitting. With locked elbows and wrists he says, I will be afforded greater control. Sure enough, my second attempt drops satisfyingly close to the hole, ready for an easy putt. The par four 5th is a definite improvement as I drive my tee shot straight and true. I permit myself a little fist pump, pleased to have finally put my huge driver to good use. As the pressure of playing each shot diminishes, I start admiring my surroundings. The course flows beautifully through the valley, its natural routing blending seamlessly with the landscape. The aesthetics of the course juxtapose with its difficulty; fast, undulating fairways and tabletop greens providing a golfing challenge for even the most adept players.
I pass through the second and third holes in a daze, consumed by my erratic shot making. After observing numerous flaws in my technique, Dan intervenes to save further embarrassment. “You’re bending your elbow too much on your backswing”, he says. “Open your stance and don’t break your wrist.” I take a few practice swings, my body complaining as it contorts into an unfamiliar position. Despite initial reservations, my first shot with the new swing sails far, and more importantly straight, towards its intended target. The next challenge, now that I am

As summer progresses the rough around the course will grow to knee height, framing each hole with natural grass and making playing conditions even tougher. For now, though, there seems to be an airbrushed attention to detail, the delicate ribbons of fairway winding forward with the promise of perfectly tapestried greens in the distance. My attention abruptly returns to the game on the par four 7th as my approach shot sails straight into a bunker. It reminds me just how frustrating the sport can be, unbridled joy on one shot tempered by utter despair on the next. The par three 8th is undoubtedly a signature hole. Hugging the water, it characterises the risk and reward nature of the course. Never one to refuse a challenge, I chance a rather foolish shot straight over the lake and miserably observe my ball sinking into the blue void without trace. By this time Paul Stuart has joined us, the Director of Golf at the club. Dan has arranged for further expert tuition on the back nine, perhaps doubting there’s hope for me. Paul wastes no time examining my remaining weaknesses. After a succession of shots ‘fade’ out to the right, he tells me I’m leaning back as I strike the ball. To illustrate his point, he instructs me to swing with my feet together and I nearly collapse.
I arrived at the course an amateur, but with some shrewd coaching, my game has reached a whole new level. The course, which all afternoon has appeared imposing and fearful, now seems inviting. Like many who play at London Golf Club, I yearn to return to the first tee for another 18 majestic holes of golf. Instead I sink a putt for par, shake Paul’s hand, and head to the 19th watering hole for a welldeserved drink in the bar. n

To ensure I’m hitting through the ball, all of my weight must rest on the leading foot, he explains. Sure enough, on my next swing I hear a satisfying crack as the ball cannons straight down the fairway. It’s my biggest drive yet, and to confirm, Paul shows me before and after video analysis of my shot.

It’s not long before we approach two more delightful holes. The par three 12th is charming but treacherous due to its waterside position. Standing at an elevated tee position, we’re afforded a panorama of the entire course, coiling around us like a snake trying to escape the valley. My new swing yields an instant reward as I navigate the water earning a coveted par score. The par five 13th is where I really change gears, striking a drive to dwarf my previous attempts. The hole is a Nicklaus masterpiece, and my personal favourite. The fairway spreads before me like a carpet and strolling to the dogleg I consider whether I am brave enough to attempt a straight shot at the pin over the water. This time I err on the side of caution, although Paul demonstrates how the European Tour pros will behave in October by unleashing a pile-driver straight at the green. Putting is the final aspect of my game to master. The greens on the International course are lightening quick, a mere tap of the putter sending the ball screaming past the hole. Paul advises me to hit firmly but trust the true roll of the greens. Heeding this advice, I use the contours of the surface to my advantage and sink a long-range effort. As we coast down the par five 18th, I barely notice the dying rays of sunlight casting longer shadows over the course. We strike towards a green protected by a cluster of bunkers, but this time, I’m no longer worried.

aiheke Island is a mere 12 miles long from west to east, and varies in width from four to six miles, giving it a total surface area of around 36 square miles. O
n the seaplane flight to The Sun Siyam Iru Fushi resort, 45 minutes from the Capital, Male, the Maldivian islands of Noonu Atoll appear one by one, rimmed by shallow turquoise water deepening to opal-blue ocean. The islandnation’s 1,192 coral islands are grouped in a double chain of 26 atolls, with more than 100 exclusive resorts claiming their own private island apiece. If you are seeking an idyllic beach escape, there’s no better place to start looking.

As the plane slowly descends, the structures on the islands become more detailed. Beachfront wooden bungalows and overwater villas constructed of wood and thatch blend with the vibrant tropical greenery. It’s so perfect it’s like flying into a movie set. The plane sinks lower and lower, skidding gently to a halt by Iru Fushi’s landing pontoon, where staff greet the new arrivals. Linda and Georgiy welcome us to the island, guiding us to a waiting golf buggy which whisks us along the wooden pier with its strands snaking off like fingers stretching into the sea. At the end of each tress sits a building made of timber perched on pillars above the lapping water. As the sky fades to mauve, the timber takes on warm hues, while the snowy-white beach sands opposite gleam in the dimming light. The Sun Siyam Iru Fushi unfolds over 52 acres of natural perfection, a world away from the hustle and bustle of city life. We motor slowly past beach bungalows, their white walls contrasting with the thatched roofs made from local coconut
husks. The water villas stretch into the sea in neat rows, offering uninterrupted ocean views, and glass windows in the floor for underwater observation. Our deluxe beach villa is nestled in lush foliage, the expansive suite light and airy. The bedroom opens out to a private pool, just beyond which lies the beach and the Indian Ocean. Between sits a Sala, an open pavilion that I determine will do nicely as my beach office. The highlight of the villa is, rather unusually, the bathroom. Opening a door at the rear of the room, a deck leads into an openair space. Two rain showers ensure no-one will be left waiting on the daybed against the back wall. A spa bath demands attention in the middle of the circular space, protected by a coconut-thatched roof yet open to the elements. This is the ultimate indulgence. Sitting on the deck, lulled into a relaxed stupor by the faint purr of the waves, we see two large bats wheel overhead preparing to hunt for their dinner. We follow suit, wandering along the beach to The Trio, one of the island’s four restaurants. Each restaurant exudes a different ambience, generated by cuisine, location and design, from casual dig-your-toes-into-the-sand seafood at Islander’s grill, to local fare and buffet-style dining at Flavours, and over-water feasts at Iru and The Trio. At The Trio, timber decking provides a platform floating above the dazzling lagoon, the splashes of aquamarine and azure highlighted by mood lighting that casts beams into the water.

Silver flashes dart beneath, and as we order from the mouthwatering Mediterranean menu, a reef shark glides languidly past. Throughout the feast we divide our attention between the sumptuous flavours on our plates and gazing into the water for glimpses of our predatory friend. It’s only as we walk through the inside dining area, less populated on a balmy evening such as this, that I understand how clearly Iru Fushi’s design is influenced by its island. The Maldivian climate is the perfect match for al fresco dining, and each of the restaurants make the most of its natural outlook, with expansive decks maximising the water-front tables. By the same token, the monsoon season, where a deluge of rain can bucket down in moments, means indoor dining options are a necessity. Iru Fushi’s response is in a multitude of windows, glass panels, and terraceopening doors that gently meld indoors and outdoors to keep guests relaxed and smiling – and dry. It’s not until our snorkelling excursion the next day that we start taking in the coastal elements imbued in the resort’s design. As coral islands, the underwater world is a cornucopia of colour. Orange clown fish peek from their anemone homes, while yellow and blue sweetlips shelter under intricate fan corals. Multi-coloured parrotfish shimmer in the sun and jet black damselfish stake out their territory, warning off all intruders, while the brightly coloured butterfly-fish float lazily in the gentle surge. These vibrant colours are apparent across the resort, the crispwhite walls in the rooms offset with splashes of colour, from cushions to brightly-painted artworks. Even the spa is a riot of colour, although here it is the soothing greenery of the foliage, punctuated with gorgeous tropical flowers. From the moment
