A New Year of opportunity for UK premium markets The New Year has ushered in a world of opportunities for buyers and sellers in premium markets across the country. We are very positive about the prospects for our particular segment of the market, and indeed the national market as a whole. It’s certainly true that the mid-market cooled off in the second half of 2017 and the prime markets we concern ourselves with weren’t immune. However, when it comes to predictions for 2018, most analysts are reasonably positive about the prospects for the national market. Most predictions for property prices in 2018 range between 0 per cent and 4 per cent increase. To put that in context, prices rose by 2.6 per cent in 2017 according to the Nationwide price index. So most experts foresee cooling, but not price falls. Many property journalists had to spend 2017 adjusting to the fact that this end-ofcycle market behaviour wasn’t going to be as exciting as the last one (during the credit crunch). That led to warnings of impending doom gradually mellowing over the year. While historical house price and transactions data are key to understanding what’s happening in the market, the best short term predictors come from sentiment being expressed on-the-ground. The big surprise over recent months has been how positive sentiment has remained. The main reason is probably that no one sees anything terrible happening with the availability of credit, and the mortgage market alarm bells remain silent. That’s why all the signs we can see point to a soft landing.

For that reason we expect that 2018 will start quietly and then gain momentum towards the end of the year. Essentially the inverse of 2017. Anyone delaying a home sale or purchase should beware though – all the biggest opportunities are out there when the market is at this stage of the cycle. The people who stand to gain most from property over the next decade are those who start working with a local market expert now and uncover the best opportunities. Others are in danger of missing the boat.

So what about premium markets across the country? Well, traditionally premium markets tend to follow the patterns in the mid market, albeit at an exaggerated level. For example a small boost for prices in a local mid-market will translate into a much larger one for premium properties. The same is true in reverse.

The Fine & Country Foundation’s fantastic achievements of 2017 We are delighted to announce that 2017 was the most successful year to date for The Fine & Country Foundation, with over £133,632.36 raised for homeless charities and projects in the UK and overseas. This brings us to a grand total of £261,208.36 raised since we started the Foundation in 2015. We are still aiming to raise £1,000,000 by December 2018 and we organised a jammed-packed year of events and fundraisers for you to join and help us reach our target. You can view all the events on our website www.fineandcountryfoundation.com. The money raised has already helped many charities, from the Northampton Hope Centre to a Nepalese village. We would like to thank everyone who made this possible: our customers, agents and volunteers. Over half-way there: Rebuilding a Nepalese village In 2017 we began work supporting Thangpalkot1 in Nepal which was destroyed by devastating earthquakes in 2015. In the village, 86 of the 94 houses were flattened. Donations and fundraisers, such as the Everest Base Camp expedition in October, has enabled 50 houses to be funded, leaving only 36 to go. We are returning in May to embark on a trek from Kathmandu to Thangpalkot1. Mission Impossible: 12 marathons in 12 months One of our colleagues, Emma Preston, will be undertaking the longest challenge ever undertaken on behalf of The Fine & Country Foundation, a marathon a month for 12 months.
