A strategy for success “It is a case of presenting and promoting your property as if it were our own.” At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment. We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service. People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property. The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.

Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction. Every Fine & Country property consultant is a member of either The Property Ombudsman or the Royal Institution of Chartered Surveyors.

These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95% of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99% of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market.

What might the new housing minister mean for prime residential markets? Following the departure of Amber Rudd, the reorganised cabinet sees James Brokenshire take over as the new Secretary of State for Housing, Communities and Local Government. The May-loyalist has been swiftly returned to senior office after he had to step down as Northern Ireland Secretary owing to illness. The reason his relationship with the Prime Minister is so significant is that it makes it much more likely that Theresa May’s vision for the housing market will become a reality. So, what exactly is this vision? Looking through last year’s White Paper, a lot of the substance is mostly the position which successive Governments have taken – that the UK needs to build more homes. The specific approach with which the government has most allied itself is the idea that developers are the ‘bad guys’ for land banking. Land banking is the practice of buying up land, but instead of building on it, wait until the value of that land rises – perhaps indefinitely. As a result, builders may be financially disincentivised to build. While this accusation is indeed not without merit, the whole process is quite complicated.

As ever, the currents of the prime market can be tricky to navigate, so please get in touch if you want us to connect you with the best local market expert.

MARKET OUTLOOK REFINED MAGAZINE

We’re obviously most concerned with the prime markets around the UK, so what might the changing of the guard mean for this segment of the residential market? The answer is probably ‘not much’. The market is still feeling the effects of the Stamp Duty hike, and we can’t see that being changed any time soon.

The property was constructed in the 1930s and retains the imposing and elegant bay fronted façade of that era. Subsequently, the home has enjoyed comprehensive improvements and substantial ground floor extensions that have elevated the property to become the remarkable family home it is today. At the rear of the garden is a remarkable two storey detached outbuilding that offers great potential. Planning permission was gained originally in 2010 for its conversion into a recording studio, with ancillary living accommodation and garaging. Significant progress has been made on the conversion, but finishing works are required. Hildenborough is a popular village with excellent amenities; it is served by its own rail station with direct services to the capital, with typical journey times from just 32 minutes.

This superb period property with its origins in the Georgian era has probably the best views in Ramsgate. Set high on the hill overlooking the marina and the harbour, the panoramic vista from some of the rooms and particularly the top-floor roof terrace is fantastic. It means you can see across the rooftops and the harbour towards Dumpton Gap on one side as well as Pegwell Bay to Deal on the other and, on a clear evening, you can even see the twinkling lights of Calais and Cap Gris Nez in the distance over the Channel. Period features abound in the lovely five-storey house, including nine working fireplaces spread throughout the property, stained-glass windows and unusual sash windows. These amazing features are particularly apparent in the ground-floor reception rooms where you will find two beautiful tiled fireplaces.

There being almost half an acre of garden allowed the opportunity to create a habitat for wildlife and a beautiful display of flora and fauna. This large and elegantly presented family home enjoys a superb location on an attractive tree lined street close to Bedford town centre. The property was purchased in 2010 after much searching mainly because the wish list had been so extensive. Primary concerns were to find somewhere great for children with access to really good schools and a home that was within easy reach of main line rail and major airports as current careers involve a fair amount of travel. Having both been raised in large old Victorian houses the owners looked to replicate the sense of space and openness this style of property provided.
