ACCOMPANIED VIEWINGS

All prospective tenants are accompanied on viewings by experienced, knowledgeable team members who are confident in promoting the benefits of your property and the local area.

OFFER HANDLING

We will take a holding deposit of one week’s rent from the prospective tenant prior to putting forward any offers to you.

REFERENCES AND FINANCIAL HEALTH CHECKS

Subject to your acceptance of an offer we will then start the referencing process with our industry-leading partner Goodlord. As a market leader in their field, they are well placed to ensure that every tenant we recommend to our clients are vetted thoroughly through a multitude of different checks. This includes the most common references such as current landlord and employment as well as using technological advancements of open banking, which provides insight into prospective tenants’ financial management. In all cases, we will provide you with the completed reference before the signing of any tenancy agreement.

DEPOSITS

We are members of the Deposit Protection Service who are authorised by the government to protect deposits for tenancies in England and Wales. We are also able to offer the option of a nil deposit which is provided through our partners Reposit. The Nil Deposit option provides tenants with the option of paying a non-refundable fee in order to move in without having to pay the five-week security deposit. The benefit to our clients is that Nil Deposit provides you with the equivalent of six weeks’ protection and the tenant must take out a liability insurance product for the duration of the tenancy which can be used to cover any accidental damage during their tenancy.

PROPERTY HEALTH CHECK

Prior to the moving date a qualified associate will carry out an on-site property health check to ensure that the accommodation is fully compliant with all relevant laws and codes of conduct.

OVERSEAS LANDLORDS

We can make any necessary HMRC deduction or advise on applications to HMRC for NRL status.

TENANCY AGREEMENT PREPARATION

We will draft and prepare a legally compliant tenancy agreement that clearly outlines the rights and responsibilities of both the landlord and tenant. This should cover terms, rent, deposit and any special conditions.

UTILITY AND COUNCIL REGISTRATION

Once we have received the inventory report with the meter readings we will contact all the relevant suppliers and register the tenants for the utilities as well as contacting the local council in relation to the new tenant’s council tax liabilities. We will also resolve any interim bills that you are liable for which we will pay on your behalf out of the rental income (subject to funds being available).

TENANT SCREENING

Thorough tenant screening is crucial. This includes conducting credit checks, checking references from previous landlords, and verifying employment and income details to ensure the tenant’s financial stability and suitability. Right to Rent checks: ensuring that tenants have the legal right to rent in the UK by conducting Right to Rent checks as required by law.

TENANT ONBOARDING

We provide tenants with essential information about the property, including emergency contacts, maintenance procedures and relevant local services.

DOCUMENTATION AND RECORD KEEPING

Maintaining thorough records of all communications, agreements, inspections, and financial transactions related to the tenancy.

We will organise any necessary cleaning or maintenance tasks to prepare the property for the new tenant, ensuring it’s in a move-in condition.

INVENTORY AND PROPERTY INSPECTION

We will create a detailed inventory report with photographs and conduct a property inspection before the tenant moves in. This helps document the property’s condition and avoids disputes over damages during the tenancy.

WELCOME BOX

We know that moving home can be stressful so we provide a few essentials and a couple of luxury items to get them settled and relaxed as soon as possible. This case contains a selection of necessities like tea, coffee, soap, etc. as well as a bottle of Prosecco and some luxury snacks.
