Lifting the glass to my mouth, I take a sip of the Re’em Blanc de Blanc Sparkling and let the bubbles roll across my tongue. Gazing through the floorto-ceiling windows at the rows of vines beyond the ornamental lake, I breathe a sigh of contentment. This is how the end of every week should be celebrated – with a wine tasting and a spectacular view.

The Yarra Valley, in the southern Australian state of Victoria, is one of the world’s leading cold-climate winegrowing regions. Vines were first planted here in 1838 and now more than 80 vineyards punctuate the valley, rows of vines stretching in neat lines across the rolling hills, covering a whopping 2,837 hectares. Two hundred acres of this is taken up by the award-winning Helen & Joey Estate, where Re’em Yarra Valley, a new restaurant and hotel endeavour, has recently launched. Like the unicorn that graces the Helen & Joey wine labels, Re’em is already proving to be magical. And that’s not just the wine talking.

I savour my way through a series of whites and reds from Helen & Joey’s Unicorn, Wayward Child and Re’em labels. The Unicorn wines are unpretentious, easy-drinking, vibrant drops, while the Wayward Child wines are lowintervention, allowed to go their own way, somewhat untamed; they are small-batch, leaning towards boldness, and rather delectable. Re’em represents the more refined

wines, those crafted from carefully selected ferments and barrels. They embody the story of the land. My palate duly wine-sated, I move to the restaurant, taking a seat at a booth by the window.

Tonight I am feasting on the three-course set menu –which is really a four-course menu, as it includes ‘snacks’ – curated by consultant executive chef Mark Ebbels and brought to life by head chef Abe Yang. Ebbels honed his skills in establishments including the development kitchen at The Fat Duck in Bray and Bacchanalia in Singapore. He’s come full circle, returning from whence he came: the Yarra Valley.

Along with exemplifying Ebbels’ and Yang’s culinary skills, the restaurant offers a menu that honours Helen and Joey’s Chinese heritage, with premium seasonal Australian produce as its cornerstone. Dishes include glazed pork rib with pickled fennel and dill; handmade dumplings with shiitake mushroom and chilli oil; chargrilled octopus with confit turnip and gochujang mayonnaise; and glazed beef rib with garlic shoots, capsicum and green mizuna. Dessert is equally intriguing, including a tasty combination of honeycake, pistachio, brown rice, malt ice cream and lees, a byproduct of the winemaking process. Ebbels is soon to travel to China, to take further inspiration from the traditional dishes found

in Helen and Joey’s home towns so, much like the wines, the cuisine on offer will continue to evolve.

Pleasantly full, I retire to my room, one of only 16, passing the indoor koi pond and fern garden. The generously proportioned rooms feature freestanding baths, balconies overlooking the vineyard, colours – and carpets – that reflect the hues of the land, and large, immensely comfortable beds that guarantee a good night’s sleep.

I’m awake at 4am, scrabbling in the dark for clothes, which I layer on before reluctantly slipping out of the hotel into the night. I drive to nearby Balgownie Estate, where I meet the crew from Global Ballooning Australia. Guests are directed to a minibus and we sleepily make our way to a field in the middle of nowhere, where patches of fog drift along the grass. We break into groups and help the crews tip the large wicker baskets sideways so the balloons can be attached. Portable fans are switched on to push air into the balloons, which gradually take shape. A few blasts of hot air and they start to rise, pulling the baskets upright.

After a safety briefing, our balloon-load of passengers are directed to climb in – all 19 of us. With a few more blasts of hot air, we begin to lazily drift upwards. Ours is the first balloon to take to the air, and we glide solo over farms and fields, acres of lush green, wisps of fog hiding in the undulations.

Dawn is breaking as we ascend, drifting ever higher, until we pop through the blanket of clouds. The sounds of morning are masked here and we fall silent, awed by the sight of the sun glimmering on the horizon at the edge of the cloud cover. We are alone, standing in a picnic basket, held in place by nothing but air. It feels impossible, another instance of magic.

As the other balloons drift through the clouds, we start descending, flowing with the air currents. We float over farms and fields, hills and lakes, and then we are back in wine country. I’m thrilled when we pass over the Helen & Joey Estate, Re’em clearly distinguishable from the air. This is the closest you can come to being a bird in flight.

As we prepare to land, we spot three kangaroos bouncing along the rows of grape vines, their morning grazing disturbed by our presence. We descend lower, aiming for a livestock-free paddock. A few feet above the ground, we assume the landing position, knees bent, feet pushing against the side of the basket, backs pressed into the opposing padded basket wall. We come in fast, touching down with a gentle bounce and, as we settle, gravity exerts its hold, tipping the basket sideways as if in slow motion. We are left giggling as we take it in turns to wriggle our way out of the basket onto the dewsoaked grass.

Back at Re’em, I meet with Helen Xu of Helen & Joey for a tour of the winemaking facilities. Helen is a dynamo, clearly a force to be reckoned with. With a background in scientific research, she has that kind of mind where she questions everything, in pursuit of an optimal outcome. Whether it’s the wine barrels, the landscaping design, the fermentation facility, sustainable initiatives, or any other aspect of the vineyard and Re’em, Helen has a hand in it – and a deft hand at that. It’s clear she has a vision for the property that is gradually being realised.

Before I depart to explore the farm gates and villages in the area, I take a stroll across the estate. I make my way up the gently sloping hill on the far side of the vineyard, pausing at the old cellar door to drink in the views. In four months or so, the vines that stretch before me will be laden with fruit, ready for picking, and new vintages will be born to contribute to the Re’em Yarra Valley legacy. I’ll have to return to raise a glass to that. n

The growing appeal of golfing real estate

New research reveals that golf resort real estate is benefitting from younger, more decisive buyers. Sophie Green discovers further interesting facts about the allure of golfing properties.

Buyers of golf resort real estate are younger and acting more decisively, according to new research, with results based on a sample of nine golf resorts and the completed sale transactions of 138 plots, villas, townhouses and apartments during 2023. But that’s not the only information brought to light by the latest study conducted by European Tour Destinations and explained in a new multimedia feature called ‘A Changing Landscape: Golf Real Estate in 2024’. This new cohort of buyers is also prepared to pay on average 19% more to live on a European Tour Destinations golf resort than on a golf resort not within the network, yet located close by, with a further average premium of 16.5% for a view of the course.

The Covid effect

People realised during the pandemic that residential golf estates offer far more than simply green fairways –they are lifestyle hubs, packed with amenities, with some being entire communities with restaurants, shops and spa facilities.

“Many resorts, keen to capitalise on the increased interest, further improved their offering, upgrading, renovating and broadening their amenities to capture the attention of an even wider audience,” says Sandra Ruttle, European Tour Destinations’ real estate consultant. “Their agile response to adapt to changing expectations and emerging trends served them well.”

Valuable real estate

The appeal of the golf resort lifestyle is clear. A study by European Tour Destinations in 2018 showed properties on a golf resort were worth on average 19% more than equivalent homes outside the gates. This figure remains

the same today, with some resorts punching well above the average – for Camiral Golf & Wellness and Quinta do Lago, this figure is as much as 30%.

What has changed is the premium for properties with a view of the golf course. That has risen to 16.1% from 9.5%, showing that a view has high value. At Quinta do Lago, a spectacular golf resort located on Portugal’s Algarve, properties with a golf course view are worth between 25% and 30% more than those without, and at both Camiral Golf & Wellness in Spain and Estonian Golf & Country Club, a course view means 20-25% higher value.

Having on-site golf was in buyers’ top two desired amenities among 67% of the respondents, so it’s definitely golf enthusiasts making up the majority of buyers – and it’s clear that purchasers are happy to pay more to be closer to the fairways, perhaps because more owners are golfers. On average, property owners are more likely to play golf now than in 2018, with 49% versus 33%. Of course, this varies from resort to resort, with 100% golf-playing buyers at Linna Golf in Finland, versus just 10% at Jumeirah Golf Estates in the United Arab Emirates.

A younger audience making faster decisions

Eight out of nine resorts in the study reported that buyers are either the same age or younger than before, with the average being just over 52. It seems owning a property in a golf community is no longer only for those in or approaching retirement.

The market is also moving at pace in many resorts. It takes only one or two visits before a buyer purchases

a golf property at 89% of the resorts surveyed, with an average of 12 weeks between an initial enquiry and the sale completion. At Bom Sucesso in Portugal and Pirin Golf & Country Club in Bulgaria, sales are even more rapid – on average within four weeks.

International versus domestic It’s not just age that’s different in 2024. In 2018, 84% of properties sold were to international buyers. Today, that

number has nearly halved, down to 46%, again with noticeable variation depending on the resort.

Camiral Golf & Wellness in Spain and Quinta do Lago in Portugal reported just 15% and 8% of their respective sales were to domestic buyers. At the other end of the

scale, the figure was 90-100% for Linna Golf, Estonian Golf & Country Club and Jumeirah Golf Estates.

This can be attributed to locals moving out of cities in search of green open spaces, as well as more people returning to their native country and buying or investing in golf property.

Sustainable and green Green technology and environmentally friendly practices continue to influence buyer behaviour, with 89% of resorts saying it is important to purchasers.

“Our buyers are very happy to hear that we exclusively use heat pumps in new constructions, complemented by solar power. None of the new properties depend on gas any more, and barely any need an electricity supply. Buyers are also very happy with the fact we use recycled water for the golf courses and native, drought-resistant grass to reduce water consumption. “The resort has also substantially increased the number of charging points for electric cars,” says Janina Aust, Real Estate Sales Manager at Camiral Golf & Wellness.

“The results of the survey are extremely heartening,” concludes Sandra Ruttle. “They confirm there is a thriving and evolving golf property market, buoyed by post-pandemic lifestyle shifts, ongoing demand for green spaces and a greater appreciation of nature and wellbeing.” n
