Situated behind large wooden gates in the rural location of Adstock this wonderful character cottage believed to date back to the 1600s has a very large annexe that offers a multitude of possibilities.

The main house has been lovingly cared for by the current owner and has many original features. It comprises entrance hall, a lovely farmhouse style, kitchen with unique units originally from Castle Grant, Inverness and a gas Rayburn, utility room with a door leading out to the rear garden, cloakroom/WC, a cosy sitting room with wood burner, and a stunning cinema room with a charming spiral staircase to a minstrel gallery. A terrific entertaining space for watching movies or live sports on a big screen with friends and family, with doors opening out to and overlooking the central courtyard.

Vendor Insight The character, privacy and potential are what first attracted current owner Paul to Ryan’s cottage over 20 years ago. The whole property has since been lovingly restored and converted into versatile accommodation with a mixture of room sizes and no end of possibilities. Perhaps the best feature of the property is its privacy and security. “Once you close the front gates, you’re in your own world. Away from the hustle and bustle of everyday life. The courtyard is great for the dog to safely roam.” Paul’s hard pressed to choose favourite bits but most enjoys the garden view from the kitchen, the cinema room and sitting room. “We get a lot of birds at the feeders in the garden. I love the cinema room and its minstrel gallery, where we project films onto a wall-sized screen. It’s a fantastic space in the summer with the French windows open out to the courtyard. The sitting room is lovely and cosy with the wood burner on a cold evening, enjoying music or reading a book.” Sitting in a prime location, Ryan’s Cottage is only a short drive to Milton Keynes where you will find an abundance of shops and restaurants. “The village of Adstock is a small and vibrant community with terrific gastro-pub within walking distance. It’s convenient geographically for road and rail, only 200 metres from the A413.”

To the first floor, there are three character bedrooms and a principle bathroom which are accessed from a beautiful landing area with original beams.

The original stables to the property were converted around 2000 into a superb two storey building which could either be utilised as a teenage suite or granny annexe, but would also make a wonderful art studio, recording studio or treatment room. Being separate from the main house, the annexe is ideal for anybody wishing to work from home without intruding on their private life.

Outside To the rear of the property, there is a delightful lawned garden with patio area and mature trees.

MILTON KEYNES Designated as a New Town to relieve the housing pressure in London post-war, Milton Keynes is an urban centre in North Buckinghamshire, 45 miles north west of the capital. The area that was to become Milton Keynes encompassed a landscape that has a rich historic legacy. The area to be developed was largely farmland and undeveloped villages, but with evidence of permanent settlement dating back to the Bronze Age. Before construction began, every area was subject to detailed archaeological investigation: doing so has provided a unique insight into the history of a large sample of the landscape of south-central England. There is evidence of Iron Age, Romano-British, AngloSaxon, Anglo-Norman, Medieval and Industrial revolution settlements. Nearby Bletchley Park, is the site of the World War II British codebreaking Enigma Machine, the world’s first programmable electronic digital computer, a major component of MK’s modern history. Since the radical plan form and large scale of Milton Keynes attracted international attention, early phases of development include work by celebrated architects, including Sir Richard MacCormac, Lord Norman Foster, Henning Larsen, Ralph Erskine, John Winter, and Martin Richardson
