ALLANDALE Northwest of downtown, Allandale is bordered by MoPac Expressway, Anderson Lane, Burnet Road, and Hancock Drive. Shoal Creek runs through Allandale. With the major driving arteries MoPac, Anderson Lane, and Burnet Road on three sides of the neighborhood, getting from Allandale to just about anywhere in Austin is pretty quick. Northwest Park and the neighborhood off-leash dog park are just two of the reasons that many of this community’s residents have lived here since it was built, more than 50 years ago.

BEE CAVE What’s all the buzz about Bee Cave? Bee Cave refers to a thriving and beautiful area about 12 miles west of Austin comprised of the Village of Bee Cave and several unique sub-divisions surrounding it. The word is out on what a wonderful place Bee Cave is to live- with only about six hundred residents in 2000, the population grew to almost four thousand by the 2010 census. Parents and fellow allergy sufferers need not fear- the area in not overrun with BEES. The town was named for a huge cavern that was home to a large population of honeybees that was found by the original settlers of the area in the 1850’s. drinks in Bee Cave from fine dining to homestyle barbeque. Premier shopping is just around the corner at the outdoor Hill Country Galleria and The Shops at the Galleria. Buzzworthy Schools Bee Cave students are served by the excellent Lake Travis ISD, rated Exemplary by the TEA. Schools like Bee Cave Elementary and Hudson Bend Middle School have a strong commitment to innovative curriculum and character development. identifies itself as an equestrian community, and one will see horses wandering the 1-8 acre lots, as well as riders strolling down the roads or along the “hike and bridle” trails that connect the neighborhood. The Woods I, II, III The Woods are comprised of three gated sections of custom homes, built mostly in the 1990’s, and these neighborhoods have something for everyone. Amarra Drive One of Barton Creek’s newest gems, Amarra Drive has homes that are either brand new or under construction. Located along Fazio Canyons golf course, these lots range course-side, along the 9th fairway and down to the Nature Conservancy of Texas. This sub-division also includes a small section of patio homes by Doyle Wilson called The Canyons. Verano Drive Verano is Barton Creek’s hot new community which features truly unique custom homes. CEDAR PARK Cedar Park is a lovely suburban area about 20 minutes northwest of Austin. Convenient and easily accessible, Cedar Park is a great place for families and young professionals to find affordable, new construction homes. Home buyers can see their dollar stretch a little further in terms of square footage and lot size. In addition, Cedar Park has a wide variety of neighborhoods, with prices ranging from $200,000 to over $750,000.

North Rim The North Rim is a small, exclusive community in Barton Creek on the north side along a lush bend of the creek itself. A gated community of mostly European-style homes, these exquisite estates feature beautiful stone work and tiled roofs on spacious lots.

Cedar Park has seen a boom of shopping, restaurants and recreation spring up in the past few years; including Lakeline Mall and the Cedar Park Center, home of the Texas Stars, and venue for such diverse traveling performances as Cirque du Soleil, Disney on Ice and Motley Crue. The City of Cedar Park has an incredible Parks & Recreation program, so its residents have access to vast acres of parks, sports fields, recreation centers and pools.

The Foothills Overlooking the Crenshaw Cliffside golf course on one side and Lost Creek Country Club on the other, The Foothills is another one of the original Barton Creek communities comprised of well-established, opulent homes on one to three acre lots. Students in Cedar Park attend Leander Public Schools, which is one of the top rated districts in the Austin metro area. CIRCLE C About 20 minutes southwest of downtown, Circle C is a master-planned community of about 2,700 homes on approximately 4,000 acres. It is also home to the Circle C Tennis center, Circle C Gold Course, and Circle C park. It’s easy to stay active in this neighborhood, with its hike-and-bik trails, soccer fields, basketball courts, children’s play areas, and Austin’s only Veloway – a paved, three-mile loop for roller skaters, roller bladers, skateboarders, and cyclists.

CLARKSVILLE In the heart of Austin, you’ll find the quirky neighborhood of Clarksville. This historic part of the city feels like a quaint village, but is walking distance to the heart of the entertainment district of Austin. Founded in 1871 by freedman Charles Clark, Clarksville is listed on the National Register of Historic Places as the oldest remaining of the post-Civil War towns established by freed slaves west of the Mississippi. Today, Clarksville is an eclectic mix of modern and historic influences. One can find historic, remodeled or newly constructed homes, and as a result, the neighborhood has a diverse mix of styles and architecture: Victorian homes, Bungalow style homes, modern new builds, in addition to both modern and historic condominiums. The streets are hilly with plenty of trees, and residents can walk to shopping, cafes, restaurants and galleries along West Lynn; or it’s only a couple of blocks to the retails centers at Lamar and West 6th Street for luxury retail shops, Whole Foods Flagship store, Waterloo Records and more. Home prices range from about $200K to over a million, and when these properties hit the market, they don’t last long.

There are two great parks within the neighborhood, Clarksville Park and WestAustin Park, both of which have playscapes and wading pools. Clarksville staples include Nau’s Pharmacy with its original soda fountain and Jeffrey’s, a favorite of former President George W. Bush. Neighborhood kids can walk to Matthews Elementary School in the AISD, a great school with a small-town feel .

DRIFTWOOD In northern Hays County, just southwest of Austin you’ll find Driftwood- one of the coolest small towns you’ll find in the Hill Country- or anywhere. Fields of wildflowers, hundred-year-old oaks and lots of wildlife surround log cabins, ranch-style homes and modern mansions. Home prices vary widely in the area: from the mid $100’s to over $1 million. Dine outdoors or next to the massive, world-famous barbecue pit at The Salt Lick, which, in addition to being “the best barbecue in Texas” often hosts concerts, performances and festivals, and offers rustic-but-elegant event space for big celebrations or small family get-togethers. Down the road is Driftwood Estate Winery, one of Central Texas’ exciting new winemakers. Residents and visitors picnic amid gorgeous hill country views while sipping on wine. Driftwood Estate and The Salt Lick were both mentioned in the Wine Enthusiast’s 10 Best Wine Travel Destinations 2014. Driftwood is also home to the annual Old Settler’s Music Festival, an annual event held outdoors at the Salt Lick Pavilion and Camp Ben McCullough. Started in 1987, this local celebration of Roots & Americana music has become a nationally known festival. Folks can camp out or purchase day passes for four days and nights of music. Past headliners have included Bela Fleck, Robert Earl Keen and Patty Griffin. The festival includes excellent camping at beautiful, tree-lined Ben McCullough campground with late

Driftwood students attend schools in Dripping Springs ISD, a small, well-rated district with excellent facilities and great student-teacher ratios. DSISD offers a lot of specialty and advanced programs for students and has a strong partnership with parents and the local community.

DRIPPING SPRINGS Dripping Springs is a wonderful town about 25 minutes southwest of Austin- a beautiful drive out Highway 290 through the Hill Country. From its quaint town center to its rapidly expanding surrounding areas, Dripping Springs may be small-town, but it has easy access to great shopping and a variety of dining options and activities. For Hill Country dining at its best, the Creek Road Café is a must: wellcrafted steaks, seafood and Chef specials in a cozy atmosphere. Pizza connoisseurs will love Pieous, a unique gourmet pizza place that opened in 2013 on Hwy 290 just outside Dripping Springs. The “Gateway to the Hill Country” is home to a number of cool destinations. Hamilton Pool, a natural pool formed thousands of years ago by a collapsed cave, is a popular swimming, camping and hiking spot with gorgeous, cool pools and a 50 foot waterfall. Take a Hill Country Wine tour and visit local favorites Bell Springs and Solaro Estate. Or stop by Drippings Springs’ local breweries, Jester King and Twisted X. Home buyers can find rural, ranch properties surrounded by Live Oak woodlands and native wildflowers, or master planned communities with parks, greenbelts and trails. GREAT HILLS First developed in the 1970s, the Great Hills neighborhood in Northwest Austin has grown significantly over the decades. While it still has a true neighborhood feel, it is conveniently located near multiple major highways and myriad stores and restaurants.

HYDE PARK Located about 10 minutes north of the University of Texas, Hyde Park is a place for homeowners and renters, many of whom tend to be university students. With more than eleven miles of shoreline on Lake Travis, Lago Vista is a great area in which to live or vacation. The dramatic hills and canyons provide amazing views in every direction. Located on the north shore of the lake, Lago Vista is just 20 miles from downtown Austin. Once upon a time, Lake Travis home owners had to drive 20 minutes to Austin for most things (or settle for the Circle K and bait shop on the corner)- not so anymore! Lake Travis is a large area and has many different neighborhoods within it, featuring modernized estates, new construction, luxury developments, golf courses and family neighborhoods. Angel Bay, Spicewood TX Angel Bay is a gorgeous, gated lakeside community located in Spicewood, TX, about 40 minutes away from central Austin. Angel Bay offers a private boat dock for residents along a beautiful inlet of Lake Travis. Lakeway has several upscale master planned communities, which feature custom built homes, golf courses, country clubs, and parks, like Flint Rock Falls, Rough Hollow and The Hills. Lakeway was named one of the “100 Best Places to Live” by CNN Money in 2009. Rough Hollow, in particular, is a wonderful community with direct lake access on over 9,000 yards of shoreline. Rough Hollow has 13 distinct neighborhoods within it, with homes starting at $300K up to over $2 million.
