The Expat Insider Survey, conducted by the world’s largest network for people who live abroad (InterNations), said that China is viewed as one of the world’s best destinations for work and career opportunities. Government figures show that the number of expatriates living in Shanghai has risen 70 percent in the past decade. Part of Shanghai’s appeal is the ease at which expatriates can sustain a western lifestyle while still experiencing and partaking in local culture. There is a large number of international restaurants, schools and entertainment options that cater to both natives and foreigners alike. To boot, English in Shanghai is more widely spoken than in any other Chinese city. With nearly 170,000 expatriates, expatriate communities abound where foreigners can engage with the culture in different ways. An evening meal could involve anything from grabbing a burger with a local colleague, to heading out to sample authentic Shanghai street food with an expatriate friend.

As an international city, Beijing has much to offer. Families can enjoy a laid-back atmosphere, high quality international schools and an ease for travelling across the rest of Asia. Thailand, Vietnam and Laos are popular nearby getaways within a 6-to-8 hour flight and Japan, for example, is only 3 hours away. In terms of cost of living, basics such as petrol and grocery shopping remain relatively cheap compared to other large-scale, global cities. Even the dedicated “ayi” or nanny community makes childcare affordable. Best described as an overwhelming expatriate experience (due to the hustle, bustle and congestion), Beijing is also repeatedly described as one of the most fascinating cities in Asia to live in.

ARCHITECTURE: ANCIENT TO MODERN AND BUILDINGS TO KNOW Ancient architecture:

As ancient buildings use wood as their chief material, the most significant characteristic of ancient Chinese architecture is the use of a timber framework. Paintings and carvings were added to the architectural work later to make it more beautiful and attractive. Coloured glazed roofs, windows featuring exquisite applique designs, and beautiful flower patterns on wooden pillars reflect the high-level of the craftsmen’s handicraft and their rich imagination.

Suzhou: China’s City of Canals

Enchanting canals, arched footbridges, and the mesmerising waterways through cityscapes make this canal city unforgettable.

Foshan: Folk art and storytelling

For more than 600 years, Foshan has been a hub for folk art, bringing the stories of its people to life through painting, ceramics, paper arts, and calligraphy.

Panyu: Wild and cultivated nature

Wild and cultivated nature fuse seamlessly in the streets and parks of Panyu. Known as the “City of Flowers,” elaborate gardens characterise this ancient city in the Pearl River Delta.

Hangzhou: Heaven on earth

Hangzhou is best known for the West Lake, a UNESCO World Heritage site and home to breathtaking gardens. In the vast surrounding city, find famous temples and pagodas as well as the National Tea Museum and the National Silk Museum.

7The Shenyang Imperial Palace, also known as Mukden Palace, was initially constructed in 1625, prior to the establishment of the Qing Dynasty. With 300 rooms and 20 courtyards, the palace fascinates all who visit it.

Modern architecture:

Although the traditional Chinese architectural system is still the most dominant, the architectural landscape has shifted as new buildings for theatres, restaurants, hotels, and businesses pop up. Rather than featuring solely ultra-modern and sleek designs, modern architecture has made a breakthrough by combining elements of both Chinese and Western architecture.

Building to know: Shanghai World Financial Center

Shanghai World Financial Center is currently the highest building in the city. The viewing pavilion on the 100th floor offers visitors a view across the top of landmark buildings such as the Oriental Pearl TV Tower and Jinmao Tower. From the 55 metres long viewing gallery visitors can spot the moving cars and pedestrians below through the three transparent glass floors.

Chinese Landscape Gardens

The ancient Chinese gardens are rich in culture and unique in their features. Their centuries-old history and artistic charm ranks them amongst the best three garden building systems in the world. Constructed to recreate larger, natural landscapes, part of the beauty of Chinese gardens is their ability to blend ornate buildings with natural elements. usail, the newest planned city in Qatar located 23 kilometres north of the city centre, is often in the spotlight surrounding the 2022 FIFA World Cup. One of the largest commercial projects in the Middle East, the coastal city will spread over an area of 38 km2 with a waterfront location stretching over 28 kilometres. Deservedly admired for the key role it will play in 2022, the gleaming new city will be crucial in accommodating the circa 3,000,000 guests that are expected to attend the FIFA World Cup. Not only will Lusail’s iconic stadium host the opening and closing games of the World Cup, but the structure will hold more than 80,000 seats encircled by a reflective pool of water, with spectators crossing the moat to enter the building via six bridges. Though the 2022 bid was a major catalyst behind the development of Lusail, the successful progress of the city has allowed it to take on a unique cultural identity outside

the bounds of FIFA. Beyond the stadiums and football fans, Lusail is a city with immense promise that will offer a high standard of living and unique lifestyle for locals and expatriates alike.

OVERVIEW

Lusail’s initial construction began as early as 2006 and has an expected completion date of 2019. Quite literally a city that will rise from the desert, Lusail will be a unique blend of modern culture, Qatari tradition, and Islamic architecture. Lusail is being developed in line with QNV 2030, which is to continue to prosper, modernise and develop Qatar in ways that yield luxurious living conditions for generations to come. From inception and throughout its progress, developers have worked with exactly this goal in mind. Lusail is also unique in its creativity. Even the name ‘Lusail’, referring to a rare flower that grows in Qatar, is

a symbol of authenticity and tradition, a throwback to the Lusail Castle, previously the centre of governance, developed by the late Sheikh Jassem Bin Mohammad Al Thani. By 2019 and beyond, more than 200,000 people are predicted to reside in what is now a USD 45 billion (QAR 163.8 bn) project, while 170,000 people are expected to work within the city. Lusail will comprise of 19 districts, encompassing stunning residential, commercial and retail properties as well as schools, mosques, medical facilities, and entertainment and shopping centres. These vibrant districts include a dedicated entertainment city and energy city, a new financial district, exceptional residential islands, two golf courses with residential communities, serene beaches and marinas for berthing more than 1,800 boats and luxury yachts, and much more. Lusail planning has also been intensely innovative in the transportation sector, as the city will boast a light rail network (LRT), water taxi transportation system, cycle and pedestrian networks, and land dedicated to green and open spaces that will complement the lively and more dynamic components of the city. The first green and sustainable city in Qatar, its ambitious and groundbreaking concepts not only reinforce QNV 2030, but also highlight the country’s commitment to environmental issues and sustainability, being developed according to the Qatar Sustainability Assessment System. In October 2012, Lusail was selected as the best mixed-use development at the International Property Awards Arabia, a reputable award network celebrating high levels of achievement in the real estate industry.

A work in progress, though with luxury residences already on the market and many businesses already operating there, the city design and planning is one of the most crucial elements to the success of the project. Government and developers have taken into account all the possible disruptions during construction and maintenance so development can continue without disturbing Lusail residents and commuters. For example, the city will have underground tunnels functional for maintenance works and underground gas networks. Also, a first for Qatar, electricity will be supplied to the city via a network of stations and underground substations.

The city will operate in a streamlined, centralised manner. The latest technology, which includes an operational control centre for all electric and utility systems and a centralised command and control centre that will provide surveillance throughout the city, ensure that residents and commuters are in a peaceful, safe and comfortable environment. The parking system is being designed so that it is equally accessible to both residents and tourists. The car parking facilities will be connected by ten underground pedestrian tunnels, which are dispersed throughout the city. Water taxis will also be readily available for travel along the waterfront.

TRANSPORTATION

Lusail will redefine transport in Qatar, offering several modes of transport throughout the city. The LRT, water taxi system, and cycle and pedestrian networks will make for less traffic, congestion and pollution. The LRT will connect Lusail City to Doha, another huge convenience for commuters. The planned transit network will be made up of 36 stations and four main tramlines located both above ground and underground, stretching for a length of 30.5 kilometres. A rail network will be constructed in the future, connecting the Doha Metro Network at an interchange on Al Khor highway. The Lusail highway has been carefully designed to provide connectivity to the Al Khor highway and fast access to Hamad International Airport. Bicycle and pedestrian routes are planned throughout the city, which will connect to the light rail system, car parks and railway interchange.

SUSTAINABILITY FEATURES OF LUSAIL CITY

Lusail City will be built as per Qatar Sustainability Assessment System (QSAS) standards. The green city will utilise underground tunnels, which will carry chilled water pipes to provide cooling to the buildings in an environmentally friendly and energy efficient manner. All of the city’s waste will reach the recycling site through a vacuum network - a high-tech waste solution for modern living. Furthermore, sewerage will be transported through underground pipes to the treatment station outside the city, where it will be treated and all grey waste water will be re-used for watering the green open spaces in the city.

Commercial Real Estate Consultant, Liban Farah, describes Lusail as an “extremely promising area”. “There is an abundance of interest in Lusail as now, a lot of businesses are shifting their headquarters there. In addition, residential rental prices are fairly low due to non-completion, so businesses can operate more efficiently for several reasons: lowercost accommodation once it becomes available, and significantly less travel time. Current prices are comparable with areas such as Bin Mahmoud and Al Sadd, but the quality of life, environment, and location will be at a significantly higher standard.”

CORPORATE

The residential development in Lusail consists of apartments, townhouses and villas. Across 15 districts, close to 40,000 apartments, 90 townhouses, and 3,000 villas are planned. One of the standout residential developments of Lusail is the Katara Towers, located in the Lusail Marina district. Recently recognised as the ‘Middle East’s Leading Tourism Development Project’, these arched towers will be home to a luxurious five star hotel, with branded apartments accommodating residents looking for luxury and comfort. The property, with an opening date in 2018, will offer the utmost in luxury with a man-made satellite beach-front island, leisure and water sports facilities, food and beverage outlets, and a world-class water feature within a stunning, sun-protected garden environment.

Office development in Lusail is the second largest component of the city, divided into three main elements: business parks, corporate offices, and standard offices. A total of 36,900 offices are planned which will accommodate 137,000 employees and almost 8,000 visitors. Katara Hospitality has already moved its head office to Lusail, in the Marina District, setting an example for others to follow. Since Katara Hospitality has made the move, many developers have intensified their interest and projects in Lusail. Currently a relatively easy commute from Doha, businesses moving to Lusail will eventually be able to live and work in the same place, offering their employees an affordable yet luxurious standard of living.

RETAIL

There’s no doubt that Qatar is rapidly becoming a serious shopping destination. With retail development within Lusail planned across 40 plots and spread over 12 districts, businesses are keen on investing in the city of the future. Earlier this year, for example, Al Meera Consumer Goods Company signed a memorandum of understanding with Lusail Real Estate Developing Company, for the operation and management of two community retail centres in the Fox Hills North and North Residential Villas districts. Aya Abuissa, managing partner of Al Hussam Holdings (AHH), speaks highly of the investment opportunities in Lusail. AHH has established a diversified portfolio with businesses in the food and beverage industry, and has successfully introduced multiple eateries to Qatar including MBCo (Montreal Bread Company) and Leila, the highly popular Lebanese restaurant, with one outlet already located in The Gate Mall in the centre of Doha’s West Bay district. “Though Doha is full of promise and investment opportunities, we’ve also shifted gears to look beyond the city. 2022 once seemed too futuristic, but it is within reach, and the opportunities to expand and invest in food and beverage are immeasurable. Not only are we keen on eventually introducing some of our established brands to Lusail, but we’re thinking of creating new concepts that will cater to the sophisticated clientele of Lusail over the course of the coming year,” Abuissa says.

ith its origins in ancient China, Feng Shui is an art which balances inhabitants with their surrounding environment. Essentially, it is the art of arranging your environment. As explained by GCC-based Feng Shui expert, Grace Salem, in its more basic form it can offer a variety of easy and practical tips which can help improve your life, but on a more complex level, it is a body of knowledge that reveals how to balance the energy in a space to encourage wellbeing and fortune. In China, wind (feng) and water (shui) are known to balance good health. Wind and water are the two natural elements on earth that are constantly changing according to their timings. What’s more, they are the two natural elements human life cannot survive without. Wind and water create an energy force, or chi. In Feng Shui, the flow of chi through a living space is analysed and the living space is then designed to be in harmony with this flow. Feng Shui was originally used to identify safe burial sites and later, dwellings, where families could find good fortune. It was later used as a way to choose the locations of palaces, government buildings or other important buildings. Today, the practice of Feng Shui involves detailed observations of the natural and man-made environment. It is believed, when practiced effectively, that it can help overcome difficulties and to be at ease with one’s surroundings.

FENG SHUI TOOLS

The compass and the Bagua are the main tools used in Feng Shui analysis. The compass is used to help decide what direction certain furniture should face, or when searching for an apartment it can be useful in deciding which part of the building works best. The Bagua, also known as an energy map, helps to show which areas of your home are connected to specific areas of your life. It can help pinpoint areas in the home that can be enhanced.

It is widely known that many celebrities have a large interest in Feng Shui and practice it when decorating their own homes. According to Grace, many of her clients are well known personalities in the region. She explains, “Sensitive clients are always the first to come to me. I think this is because artistic people are usually more sensitive to the energy in their surroundings. And business people too. You know many businesses all over the world are using Feng Shui.” Aside from well known celebrities, international corporations also using some of the principles of Feng Shui include British Airways, the Hilton Hotel Group, HSBC Bank and The Body Shop. A great example of this is the HSBC Headquarters building in Hong Kong. The building is located in a prime position in the city, facing the harbour and thus allowing it to prosper.

FENG SHUI FOR YOUR HOME

In many ways, there is an element of common sense in administering Feng Shui in your home interiors. Everything in your surroundings mirrors your inner self. As such a significant percentage of your time is spent in the home, it is important that it feels right and that you can create a space in which you are completely comfortable living in. The most common use of Feng Shui is in interior decorating, particularly when it comes to furniture arrangement, colour co-ordination and the use of materials i.e. woods, soft furnishings, carpets etc. Feng Shui is about knowing how to create the perfect atmosphere in a room so that you love the space you live in. Using Feng Shui as a tool, it is possible to change the way an area feels. Positive adjustments to your physical environment can work towards improving areas of your life that you are not comfortable or happy with. And the good news is that the changes do not have to cost too much. The idea is that even the smallest of adjustments in your home can help with the flow of the energy or chi in your space, making it a more harmonious place to live in. This can, in turn, influence the course of your life for the better. Grace advises, “No head of the bed should be to the window and the bed should not be aligned with the exit of the door. Look for round, smooth surfaces and cover any sharp ones with a circular object, a plant, for example. Never put the back of your seater to a door or entrance. It should always be inviting inwards.” In Feng Shui, each part of your home is associated with a different aspect of your life. By taking small steps or making minor adjustments in different rooms, it can help to cultivate positive energy across different aspects of your life. These adjustments can be as simple as moving the furniture around, changing the colour of a

22 wall, adding a new painting or simply adding a throw to a sofa to introduce a new colour to the room. If nothing else, it can help make your home a more comfortable or relaxing place to be. Grace Salem adds, “If a house is already decorated we can make small changes like change this painting here, this carpet there, the red one here is better, the blue one there. This will all help to balance the energy needed in that dwelling.” Plants can be particularly effective in adjusting the flow of chi or energy balance in your home. Not only do they help to purify the air around you, but they also introduce life and colour to your space creating a softer, more vibrant energy and their natural greens are considered relaxing and therapeutic. In Feng Shui plants can also symbolise new beginnings, growth and

expansion. In more advanced Feng Shui, plants can be placed strategically in different areas of the home using the Bagua, or Feng Shui map, to locate the most prominent position for the area of your life that you are concentrating on (e.g. relationships, wealth, health).

The principles of Feng Shui can be useful when searching for a new place to live. Buildings with beautiful gardens or views of a relaxing city skyline are considered positive for your Feng Shui. Something not too difficult to find in Doha! Grace Salem explains, “This is a very individualistic thing because everyone’s energy varies and it must be studied. The timing of the purchase, your birth date, the door step, your bedroom will all make a big difference.” She explains that in Feng Shui the environment is analysed in respect to a particular person. “There is an energy of the house and an energy of the person. It depends on when it was built. So I choose to adapt the directions, the colours, different parts of the house or apartment, for this specific person.”

The aggregate gross floor area (GFA) of these three districts is 36.78 percent, collective residential units is 39.35 percent and the expected cumulative population is 40.53 percent of total master development. Despite their multi-use, each sector has its own unique selling proposition. Marina District is designed for high-rise towers, Fox Hills is for low-rise developments and Qatar Entertainment City is planned for malls, hotels, art centres and other entertainment facilities.

Lusail Towers District comprises of a total of four commercial towers, two of which are 75 stories and the other two are 45 stories. The average FAR of all four towers is 464 percent. esidential is one of the most prominent segments in the Qatar real estate market. In recent years, residential properties have been providing a stable and often remarkable cash flow to investors. There has been a surge in demand for new properties, which is mainly being driven by the increasing population. With all of that in mind residential is also the prime sector in Lusail. Approximately 1,595 plots have been allocated for residential development, 1,387 of which have approval for residential development only whereas 208 of them have permission to be developed as mixed-use facilities. The residences are planned on a cumulative effective plot area of 6,719,804 sqm with proposed aggregate GFA of 12,021,567 sqm out of which the residential GFA is 10,215,820 sqm, which is about 94 percent of the cumulative GFA. The average building coverage of all plots is 49 percent and the average FAR is 162 percent. The projected resident population is estimated at 172,250, residing in about 42,500 residential units. Nearly 132,000 car spaces have been assigned to satisfy the need of residents and visitors.

69 In terms of residential GFA, the largest district is Fox Hills, which comprises of about 1,723,363 sqm. The GFA stretches over 365 plots with a cumulative effective plot area of 951,751 sqm. The projected resident population in Fox Hills is 33,000. The tallest district in the residential development is the Marina where the maximum height of the buildings can be 60 stories, but the average height is at about 30 stories. The average building coverage is 30 percent of the plot area and the average FAR is 386 percent. Among 61 of the plots, the cumulative effective plot area is 541,787 sqm with a total GFA of 2,001,075 sqm. The residential development in Lusail is divided into three segments - apartments, townhouses and villas. The apartment buildings are designed with an average height of 19 stories and a maximum height of 60 stories whereas the townhouses and villas are planned for between two and four stories. Across 15 districts of Lusail, close to 39,470 apartments, 90 townhouses and 3,000 villas are planned. Out of this figure townhouses and villas are divided across six districts - Golf District (East

and West), North Residential Villas, Qatar Entertainment City, Qetaifan North and South, and Waterfront Residential Villas. These all make up a total approximate area of 2,440,000 sqm. The GFA is planned with the provision of about 55,100 resident and visitor parking. The residential developments are the most predictable because the residential lands are sold quicker than any land with different usage approval. Land is available for sale based on location, approved FAR and surrounding proposed developments. The average land price for outright purchase with high-rise building approval may be available at an average price of QAR 1,600 per sq ft and for a low-rise residential apartment development it is QAR 1,100 per sq ft. The lands that have planning permission for villas and townhouses fetch an average price of QAR 600 per sq ft. Apartment units are available for outright purchase at an average price of QAR 15,000 per sqm, although there is limited quantity. The residential sector passed its lowest stage during 2008-09. The market has since stabilised and due to an upsurge in available bank finance, investor and developer confidence is increasing.

A total of 307 plots across 13 districts are allotted either for standalone office buildings or for mixed-use development. The height of the buildings ranges from two to 75 floors and the average FAR of all plots is 258 percent while the average building coverage ratio is 44 percent. The total 4,419,861 sqm GFA is planned for offices on a total effective plot area of 2,010,264 sqm. A total of 36,900 offices are planned which could accommodate almost 137,000 employees and roughly 7,480 visitors. The development has planned to address this issue by accommodating the car parking needs of employees and visitors. Thus, around 45,900 car parks have been planned for the development. Last year Katara Hospitality relocated its head office into a building in Marina District, and ever since then, many developers have intensified their projects. Banks have upgraded their policy for Lusail and increased their lending for new projects. Increase in construction activities, infrastructure development and relaxation on available finance terms have helped to escalate the overall market. It is partly due to these reasons that land prices have increased by 10 to 15 percent in the last year and land demand has been rising.

Place VendĂ´me, which is a part of the downtown development of Lusail, will spread over 186,933 sqm and has an estimated completion date in 2018. Other retail developments are similarly under construction hence, the present sector specific behaviour is neutral although investor confidence has been increasing.

atar is rapidly evolving to become a sought-after shopping destination. About 16 malls are under different stages of construction and most of these are likely to be delivered by 2018 or earlier. The retail development within Lusail is planned across 40 plots stretched over 12 districts. Some of these developments could be considered standalone retail such as malls and souqs with the remainder of the plots assigned for mixed-use development and ground-level retail. Some community-oriented shopping centres are planned to cater to the needs of specific districts. A total of 648,500 sqm effective plot area is allotted where 480,000 sqm GFA is expected to be constructed. Approximately 14,000 car spaces have been planned for employees and visitors. Qatar Entertainment City district is the majority holder of retail and leisure related activities in Lusail. About 141,200 sqm development is planned on a 276,423 sqm effective plot area and the expected workforce is 2,150. At present, organised retail space within Qatar provides nearly 285 sqm for every 1,000 people. Once all the current malls under construction are completed, this will reach close to 920 sqm. At present, Dubai offers 1,380 sqm of retail space per 1,000 people. Upon completion of all retail developments, this ratio, particularly in Lusail, will be 1,060 sqm for 1,000

s Qatar moves towards hosting the FIFA World Cup 2022, the development of the tourism sector has become one of the top priorities for the government. About 136 hotels and serviced apartments will emerge with 30 of these already under various stages of development. Lusail has its own hospitality statistics, with around 15 hotels, two resorts and 10 serviced apartments planned which will deliver nearly 17,000 keys. The majority of these developments will be luxurious or upper scale. The total effective plot area for Lusail hospitality development is 630,052 sqm and expected GFA is 952,234 sqm. Nearly 12,100 car spaces are intended to accommodate guests and it is estimated that about 12,900 employees will be required to manage the estimated 12,100 daily guests. Hospitality in Lusail is focused majorly around Qatar Entertainment City. The district will accommodate nine hotels which will deliver around 3,335 keys. Two high-end serviced apartment blocks will additionally offer a combined 711 keys. Qatar Entertainment City district will have the highest percentage of hospitality

projects in Lusail with 40 percent by number of developments, 24 percent by keys, 25 percent by effective plot area and 23.5 percent by GFA. The Energy City district will be the largest in terms of serviced apartments with about eight buildings proposed covering an effective plot area of 52,950 sqm with GFA of 160,370 sqm. This development will accommodate 2,406 units and approximately 4,800 daily guests. The majority of existing and planned hotels in Qatar are intended to focus on business travellers. Lusail emphasises equally on leisure and family tourism alongside business travellers by offering entertainment and family oriented activities. The majority of the present developments in Lusail concentrate on residential and commercial development and therefore, the market for hospitality has been evolving. The owners of the plots which are allocated for hospitality are in various stages of discussion with international luxury hotel operators. Overall investor confidence has been increasing and by 2017, it is anticipated the market will stabilise in terms of project delivery and the hospitality market in general.

atar continues to make substantial investments in education and training. The country allocated 54 percent of the total expenditure from its 2014/15 budget for education, health, infrastructure and transportation sectors. Based on this figure, education spending is expected to rise 7.35 percent to QAR 26.3 bn (USD 7.22 bn). The government has planned to spend nearly QAR 218.4 bn (USD 60 bn) while bringing in revenues of QAR 225.7 bn (USD 62 bn) to construct 85 new schools in the country. Greater attention has been given to pre-school education as part of a plan targeting the establishment of some 21 kindergartens, 15 of which are already under construction. In line with the country’s vision, nearly 20 schools, 13 kindergartens, two libraries, and one education park are designed in the master development. The schools are planned across 14 districts of Qatar to accommodate district-wise education needs. Nearly 552,750 sqm of effective plot area is allocated for the overall education sector which comprises 381,300 sqm GFA. To accommodate about 17,100 local and visiting students, the expected workforce is around 628. In Entertainment Island, a specialised Education Park is designed on approximately 70,386 sqm of land which makes up 55 percent of the district with a GFA of 21,100 sqm. Nearly 1,170 car parking spaces are provided to accommodate internal and external traffic. Similarly, six schools, one library and one kindergarten is planned in Medical City, Education District over 149,963 sqm, comprising eight plots with 89,978 sqm GFA. The anticipated population of the internal and visiting students is 4,200 and the provision of total car parking is 2,000. The average building area coverage across 36 plots is around 51 percent and the average FAR is 92 percent. The height of the education buildings ranges from one to seven floors. Overall each school will accommodate an average of 600 students and kindergartens will accommodate an average of 290 students. Upon completion of these projects, the education need of the residents should be addressed within the master development.

atar has approximately 365 hospitals, health centres and clinics which have around 2,067 hospital beds. Moreover, there are nearly 250 private pharmacies and 36 private laboratories. As per 2010 statistics on health services, a total of 642 health service providers of all kinds are available within Qatar. The growth in services in 2010 compared to 2005 was 69 percent. Hospitals, health centres and clinics have increased by 68 percent and private pharmacies have opened up by 76 percent. Approximately 10,000 medical staff are working in the government health sectors, 25 percent of which are physicians of different fields. As per 2010 statistics on health services, around 300,000 outpatients are registered in public health centres and around 950,000 in Hamad Hospital. The country allocated 54 percent of the total expenditure of its 2014/15 budget to education, health, infrastructure and transportation sectors. From this figure, healthcare spending will increase by 12.14 percent to QAR 15.7 bn (USD 4.31 bn). In Lusail a total of 15 healthcare centres are planned

across 12 districts and three hospitals are scheduled in Medical City, Education district. The total effective plot area allocated to the healthcare sector is 276,381 sqm with a GFA of 179,591 sqm. The expected workforce in the healthcare sector is 3,000, who will manage an estimated 3,200 patients. Nearly 5,500 car parking spaces are planned to accommodate both employees and patients. The average FAR of the overall healthcare development in Lusail is 49 percent and the plot coverage ratio is 120 percent with an average building height of five floors. A total of 697 beds stretched across three hospitals are planned in Medical City, Education District over an effective plot area of 174,221 sqm with a GFA of 87,111 sqm. Overall, 15 healthcare centres are proposed over the total effective plot area of 102,160 sqm with a GFA of 92,480 sqm. The expected workforce in the healthcare centres is 506, which would be deputed to manage approximately 1,400 outpatients. Almost every district in Lusail will have its own medical facility with centralized hospitals. Therefore, residents and workers alike can address their medical related basic matters within their own district.

he master development is proposed to be a self-sustained and environmentally-friendly city. Therefore, the city consists of a community development and civil amenities which will be in line with the basic vision of the project. The districts are designed to accommodate plentiful parking. The master development will address the various needs of local households and businesses and furthermore, these facilities will attract local, regional and international visitors for entertainment and leisure purposes. To create a community environment for people who will live in Lusail and for those who may come for work or to visit, numerous facilities will be offered such as multi-faceted intra-city commuting systems, sports and activity clubs, golf courses, museums, an education park, mosques, police and fire stations, district cooling, a modern water supply structure, and sewerage systems.
