Market Analysis and Condition (MAC) Report
First American provides two types of reports: Exterior and Interior. The Exterior MAC report is a drive-by inspection that includes exterior photos of the property. The Interior MAC report involves an interior inspection with detailed photos (e.g., bathrooms, bedrooms, kitchen) to assess the property’s condition and provide insight into the surrounding neighborhood.
Broker Price Opinion
Drive-by inspection of the subject property. Once the inspection is complete, an agent or appraiser provides an opinion that includes both a quick-sale price and an as-is suggested list price, along with photos of the subject property and comparable properties.
Fannie Mae ACE + PDR

Mortgage Modification Policy (MMP)
Lien priority insurance ensures that the validity, enforceability, or priority of the deed of trust or mortgage has not been diminished or lost by reason of loan modification or assumption. First American offers the MMP as an alternative to an ALTA® loan policy. The MMP insures against loss or damage resulting from the original lien being deemed invalid or unenforceable or the original lien position being lost as a result of a loan modification.
ALTA Policy
In states where the MMP is not available, First American may be able to provide a title endorsement to an existing ALTA title policy or a new ALTA title policy with endorsement (if required).

REO Deed
Upon the delivery of a fully executed sale and purchase agreement, First American Asset Closing Services ® (FAACS) or a designated attorney will generate a Limited/Special Warranty Deed(s) on our clients behalf, conveying the property from the seller to the new buyer(s). Generation of the deed shall take place within three business days from receipt of the purchase agreement. The vesting information for the seller shall be required to generate the deed. If all the information is not received, we will communicate within one business day for the information required to complete the deed.
