Come up for air... An opportunity to purchase that will not be repeated in your lifetime... In 1994, Susan and Mike Yates determined to build

a lodge on land they had acquired on the narrow
around the region, Silverpine Lodge was created.
bank of land between Lakes Hawea and Wanaka
This magnificent, unique and iconic building is now
in the South Island of New Zealand. Engaging the services of legendary New Zealand architect, the late Peter Beaven, and using materials both imported and from the local environment, and
available for sale, and presents a once-only opportunity for a discerning buyer seeking a haven of peace and solitude in an environment that retains purity and beauty in a tired world.
“a gigantic landscape, where the hush is deafening...”
“A highly respected pastor in New York City encouraged his congregation to listen to nature for 10 minutes a day. Find a carpet of grass in a park and lay an ear to the ground – and listen for birds, leaves, water. Escape manmade city sights and sounds and spend time with nature to improve the wellness of body, mind, and spirit. Over time, the senses fine tune and only hear Nature’s sounds. A waterfall of snowmelt resonates across Lake Hawea, the vast silver floor of our private amphitheatre with walls of glaciated rock. Walking down the hillside, ewes bleat until their lambs recognize their call. In the summer, cicadas fill the beech forests with sounds of their natural chatter. Air conditioning blows from the South or Northwest. On cloudy mornings, shafts of sunlight dance with the mood on the lake. The evening light and shadows splash varying depths of purples, violets, and blues on the rugged hillsides. When evenings cool and leaves start to turn gold, wild stags challenge for territory and roar. In the evening, a bark by the clothesline will warn other deer of human presence. The arrival of waxeye birds on the lawn, signals the beginning of lower temperatures and snow. A fresh heavy snowfall is the best morning remedy for a restless spirit. The dogs run outside and skip in the fresh powder. The snow absorbs all noise, except for the light crunch under my gumboots. White roads below are clear of traffic. The mailbag will have to hang on the fence post for a few extra days. It is a wilderness retreat.”
Escape manmade city sights and sounds and spend time in one of the world’s most splendid and pure environments. The only lights here are the stars in the Southern Sky. Situated in the south of the South Island of pristine New Zealand, the easily accessible surrounds of Silverpine offer magnificent untouched mountain and river wilderness areas. Crystal rivers drain melted snow from the surrounding mountains, where trophy-sized brown and rainbow trout rise easily to a lure, and are accessible by helicopter, jet boat, and vehicle. Wild game - from the magnificent red deer to chamois and the elusive thar and wild boar - abound, and are available for hunting. Native falcons soar in the clear skies, and the bush is alive with birdsong from the many native birds. A 4-hour return walk will take you to the spectacular Rob Roy glacier. Native falcons soar in the clear skies, and the bush is alive with many native birds. On walks in the neighbouring Aspiring National Park, listen to the calls of the New Zealand native parrot, the Kea. Chatter with the Piwakawaka, the fantail bird. Picnic amongst vistas of glacial valleys covered in native beech forests. For skiers, the magnificent slopes around Queenstown are a short drive away, and heli-skiing can be arranged with one of the operators in the district with a phone call. And for the enthusiastic photographer, opportunities abound for that shot of a lifetime, with the best that nature has to offer at your doorstep.
PETER BEAVEN - ARCHITECT “Mike had met Peter in the 1980’s when a white Triumph stationwagon pulled up in his driveway at Okarito and Peter asked: “Can you please direct me to the nearest petrol station?” It was 25 minutes away, so Mike poured enough chainsaw fuel into his vehicle and before he drove off in clouds of smoke, Peter gave him his card and said: “ If you ever need an architect, look me up”. After we contacted Peter, he met us the following week at the property.
“...not so much a view as a vision ...”
The only guidelines we gave him were: high ceilings, wooden joinery and floor, and native timber. “We shall do nothing mean here,” he said. That night he woke up at 2 am and drew until 7 am.”
MY FAVOURITE SPACES
“...we shall do nothing mean here...”
“To architect Peter Beavan’s relief, the brief for our new home was brief: natural, simple, classic. Given the international nature of guests, we wanted the house to be of its organic origin: New Zealand. He successfully translated our vision into 3 dimensions: thick rammed earth walls, handsome native timbers, and generous, cathedral interior spaces.
“The Retreat sits high up on a dramatic, narrow neck of land in Central Otago, between Lakes Hawea and Wanaka. It is a powerful, isolated, and distinctly New Zealand landscape, and designing within it requires a sensitive and steady hand, provided in this instance by the inimitable Peter Beaven. The living area and bedrooms are aligned to provide the outlook over the lake, while the high volumes of the entry and dining hall frame unexpected but no less spectacular views of the surrounding hillside. The lightness of these double-height spaces is anchored by the massive rammed-earth walls, the raw material taken from the site itself. This is a building which is literally of its place, a fine example of how to build within such an iconic landscape.” Architect, Blair Johnston - Home New Zealand
I love the earth walls. They blend in with the surrounding hillside, as the earth was excavated from the site. Many guests cannot resist the urge to run their hands over the earth. Four massive, high walls tower over the entry, providing protection from the natural outside elements. The thickness gives a feeling of strength and permanence, particularly appreciated in a recent world of uncertainty.” His organic architecture still thrills Mike and Sue, and it will thrill you, with its soaring vaulted ceilings, warm timbers and organic connection to the land and the lakes and mountains that fill the landscape before you. Built from the native rock and timbers from the forests and mountains that surround it, Silverpine occupies a narrow neck of land separating Lake Wanaka and Lake Hawea, nestling into its mountain site and spreading a dumbfounding vista of lakes and mountains before you, to greet you when you wake and to envelop you in their silence at night.
The Baptism “As we were given the one and only chance to build on this property (as warned by the Queenstown Lakes District Council), we worked with our architect to design a building generous in size – to compliment the huge landscape around it. I insisted on a separate dining room that would seat all of the guests at one table. We already had the matai log to mill and it provided the lengths for the custom made 4.1 m dining table. Although food and drink were ready for our first overseas guests, in the end our first dining guests were our tradesmen and friends who dropped current commitments to help us, two frantic overtired visionaries, finish the lodge. There were 16 seated at the table, drinking locally brewed dark brown ale and dining on lamb shanks braised with red onions, dates, and tamarind - the beginning of many memorable meals and fellowship. Facing true north, morning light warms the engine room, my toolshed: the kitchen. A 2.5 meter long white topped bench with Oregon pine open shelves, provides the surface for all of the baking, chopping, and plating action. A professional 4 hob and hotplate gas stove provides instant high heat over an electric oven that can roast 2 x 12 pound turkeys at the same time – as proven at many Thanksgiving dinners. The 1.4 meter wide stainless steel double door refrigerator keeps food at an even temperature of 4 degrees C – perfect for fresh whitebait, angus rib eyes, NZ lamb racks. Straightforward in function - a stainless steel bench, kitchen sink, and energy efficient 3 minute sterilizer... all a chef needs for superb food...
“...my toolshed: the kitchen.”

For many years, people have been drawn to the beautiful lakes and alpine valleys in the Queenstown Southern Lakes area. Early Maori traversed the alpine passes in their search for the NZ jade they know as Pounamu (greenstone). They had settlements in areas where there was good fishing and hunting. European settlers followed as graziers. When gold was discovered a rush developed bringing a more cosmopolitan populace and places like Queenstown, Cromwell, Alexandra and Wanaka became established centres. Queenstown and Wanaka in 2012 Around 1.9 million visitors are drawn to Queenstown area each year to enjoy their own unforgettable travel experience. Visitors come to experience our awe-inspiring scenery, to ski, climb, hike, fish and hunt. With the all weather capable international airport, many have chosen to make
the move and live here. Firm and fair town planning rules ensure the region will not be spoiled by inappropriate development. If you can conduct your business in a beautiful regional community without losing any of the benefits of the 21st century why would you want to stay in a large city? Adventurers, filmmakers, wine growers, movie stars and presidents have all been drawn to this spiritual region and its intense alpine energy. Why Queenstown Southern Lakes area? Beautiful seasons. Is a good start. One hundred and forty years after the gold mining camp phases, Queenstown and Wanaka have metamorphosed into sophisticated cosmopolitan towns, tucked into a picturesque bays on the lake shores at the foot of majestic mountains with a fantastic choice of restaurants, a lively bar scene, excellent shopping and family friendly events.

All rooms have great views on the lake, beautiful, big bathrooms and the lodge is designed wonderful. When I think of my dreamhouse, I think of Silverpine. Mike and Sue are very good hosts, they think of everything you need just before you think of it yourself. They deliver great service and do this in a discreet way. Non-residents can participate in a wide range of economic activities in New Zealand, directly or indirectly, through various mechanisms including companies, partnerships and trusts. Non-residents are subject to New Zealand tax on all New Zealand sourced income. Under this country’s Overseas Investment Regulations (1995), an “overseas person” must obtain consent under the regulations to acquire or take “control” of “significant” assets in New Zealand. The significant assets relate to - business or property worth more than $10 million - land over 5 ha or worth more than $10 million - certain sensitive land over 0.4 ha (e.g. on islands; containing or next to reserves, historic or heritage areas, the foreshore or lakes). - control is generally associated with an overseas person obtaining a 25% ownership or controlling interest in an asset. The regulations are divided into parts. One part deals with significant non-land investment while a second deals with land investments. The Overseas Investment Commission must be satisfied that the applicant has business experience and acumen relevant to that investment, and financial commitment and good character.
Where land is concerned, the overseas investment must be shown to: - have good potential for the creation of new job opportunities in New Zealand or retention of existing ones that might otherwise be lost - introduce new technology or business skills - develop or increase new export markets for New Zealand exporters - enhance domestic services in New Zealand - introduce new investment for development purposes - increase processing in New Zealand for New Zealand’s primary products.
