FLUSHING CREEK VALLEY

lushing, is known as the Asian “melting pot”, which has became a blooming China Town. In 1970, Flushing and the whole U.S. were facing a fiscal crisis, which caused many of the factories located in Flushing to closed down. The empty streets and abandoned buildings were reoccupied by Korean and Chinese (mainly Taiwanese). After decades of various regional Chinese immigrants settlements, who mainly spoke Mandarin, a wave of similar dialogue speaking immigrants followed. Since then, the Asian immigrant population has increased and became the main type of residents in Flushing. Nowadays, people still continues to

come here to look for their familiar culture, food, and opportunities. Flushing serves as the setting stage for most Asian immigrants to adopt American culture and the urban environment to ease out their culture shock with a little bit familiarity of home.

Due to potential gentrification this proposal would bring, most of the residential buildings that are being proposed will have affordable and senior housing greater than what is required per regulation.

While Flushing is not as developed as the SOHO Chinatown, it’s on a similar path. Because of its potential for major development, this threatens the current residents of being pushed out of their neighborhood due to potential gentrification of the area.

I

mmigrant-concentrated areas are essential to every person who is not born in U.S. It is the connection to their past and also the stepping stone to their future. Many Asian immigrants who come to the U.S. usually start at low paying jobs which puts them in low standard of living. If these types of people can barely meet their essential needs, how can they care about their immediate surrounding environment? How can we improve the living conditions of existing and potential residence? And how can we repair and restore the creek ecology? All these questions have been considered in this thesis proposal. The proposed site for my thesis was mainly used for industrial purpose, leaving the ground and water polluted. Currently the site is occupied by various industrial supply stores and a commercial van and truck rental storage. Due to the industry history, Flushing creek has suffered the

My goal is to replace the current condition of this place, with vibrant multi function structures and spaces with an emphasis on revitalizing the creek and opening the adjacent land for public access. The purpose of this proposal is to better utilize the site’s great potential. This site is located along the Flushing Creek and only 2 blocks away from the main street and subway station, it also have expensive water and urban views of Manhattan. With all the bells and whistles, this site has great potential to become a premiere location and local landmark as well as a big economic driver for city of Flushing.

A community center is also included to encourage people form the community to gather and interact. The center also provides educational courses for local immigrants who requires further study of languages, such as English, life skills, and career development.

This site consist of one huge monolithic city block without any means of vehicular and pedesdrian circulation connecting to College Point Blvd separating the riverfront from the inland.

New streets will link existing roads to the riverfront southwards and westwards to build the connections and lead residence and consumers to the river. A linear park parallel to the creek will help citizens engage the water.

The site was originally zoned for commercial use only. The proposed new zoning will have multiple uses creating a diverse assortment of places.

CONNECTION

Due to the change in the zoning, increased in density was the positive result.

By measuring out the different maximum buildable depth of different use types, the massing of the proposed buidings are genarated based on the increased FAR.

Increasing the connections to the creek of the new development and the adjacent community, some portion of the building volumes has been subtracted in turn creating semiprivate, and semi-public spaces.

Setting back the ground floor to increase the width of the sidewalk as well as the storefront spaces. This strategy could improve the pedestrian space and create more oppurtunities of outdoor dining and streetscape. Also, continued pedestrian friendly sidewalk leads people towards the riverside.

Public plaza creates a place for gathering. Residents could utilize this space for traditional activities, like group dancing which is a Chinese elderly immigrants favorite outdoor social activities.

Community Center provides the public classroom to the residents. The education and social work activities could happen here, such as language teaching, cooking, instruments classes, and employment consulting .

The abandoned factories located here since the time of “Ash Valley�. A wetland habitat restoration is proposed for repairing the existing industrial pollution.

Water-front playground increase the engagement of residents and cisitors to the creek with water activities.

Affordable Live-work studios for people who would like to plant their roots and serve the community.

The surrounding neighborhoods have their potential to be connected, walkable, and have multiple vibrant attractive public spaces. The main purpose of this proposal is to bridge these fragmented neighborhoods into a cohesive group of nodes creating opportunities for a promenade like place with mixed-use zones and various amenities such as restaurants, live-work suites, art galleries, pocket parks, etc. Also according to our study, we determined that the Green Artery have the potential to attract long term and short term visitors that can enrich and support local businesses. The Green Artery is the device that activates as a social, economic, environmental, and sustainable driver that can make the town of Palmetto livable and walkable vibrant place.

his proposed linear park is called Green Artery. It illustrates the main arterial way of the city and how it could utilizes the government-owned land to connect various neighborhoods to the waterfront and it’s potential to activate this space. Palmetto is sited next to the Manatee River with beautiful expansive water front views. It also has a history of tomato farming and rail freight transport.

At the heart of the Green Artery, a series of pedestrian friendly streetscapes along 10th Avenue and the Manatee River directs the flow of activities of people coming from the inner communities to the riverfront. Infill development are planned to bring diversity in space utilization and programing. Each building is programmed to be mixed-use with residential and commercial use. In the long-run, mixed-use buildings keep the streets alive and occupied at all times creating a safe walking environment. Twice a month, the street are planned to be closed and turned into a farmers and antique market.

Roof Palmetto receives heavy rain falls regularly. The roof dispose the rain and directed to the street planters below.

Sustainable street side planters & The attraction for butterflies and bees The street side planters provide great opportunities to help restore a local ecological environment. Along the Green Artery, we will not ignore any small spaces. Local plants which attracts the micro insects like butterflies and bees, could help to form the local ecosystem.

Colorful Bike Lane and Streets 1) Improve the continuity of the bike path. 2) Improve the continued view of the trail. 3) Paint different color on the trail with various theme to improve the Identity.

Earth Art Design The use of tomato icon, which represents the agricultural crop in Palmetto, as the basic element for Earth Art along the trail, improves the city identity.

THE VAMP

ur proposal for the redevelopment of this section of North Branch Industrial Corridor is titled The Vamp. In jazz music, a vamp is a short, simple repeated passage of music. After analyzing the brief, we realized this project’s role in the overall new life that is being injected into this corridor as a form of introduction of regionally focused medium-density development. This project is a showcase of best practices in urban development for emerging nodal developments in Chicago. This practice relies on systematic and simultaneous implementation of top-down and bottom-up approaches enhanced by partnerships between public and private partners. The mean goals of this project is harnessing the energy of the adjacent neighborhoods, creating unique mixed-use situations, encouraging companies to collaborate locally, and activating the riverfront edge as a central point of activity. What localizes The Vamp as a unique urban experience is the diversity in programmatic configurations that are specifically catered to the site. For example, by providing communal housing above open plan maker- spaces, we simultaneously cater to future advanced manufacturing startups locating in Chicago, and the student housing needs of DePaul University. We call this programmatic configuration an Innovative Action Complex.

The Nexus of the North Branch

PROPOSAL PROJECTS To foster this growth, we came up with the idea of Civic Learning Center, which consist of a mixture of lecture halls and classrooms that we refer to as Exploration Laboratories. This civic learning space would simultaneously educate the public and provide an opportunity for large-scale advanced manufacturing companies to have a public face for hiring, brand promotion and the development of camaraderie between themselves and the people of Chicago. The Innovation Showcase. This centrally located cultural facility houses a museum to honor the local industrial heritage, and a rotating showcase for local companies to display ongoing works. To create a healthy urban condition, The Vamp is activated through a people-first riverfront landscape. By creating linkages to the decom-

mission 606 highway, and multi-modal interfacing between the development and the Lincoln Park neighborhood, we take the existing subway and bus lines and use them as an asset to connect The Vamp to the city. This riverfront would feature outdoor amphitheaters for performances, sports fields to promote healthy lifestyles and pathways for recreation and future connection to the planned Chicago River Trail.

uining Sport Center is proposed as a multi functional community block by the city of Suining to undertake state level games. It’s programmed into several stadiums which is surrounded by existing athletes housing. This center is proposed as the most important group of urban public facilities. It is important to consider the identities of each stadium as both sports venue and public space. After the game ends, Suining Sport Center will provide the spaces for various activities catered to the public such as sports classes, flea market or night market and so on. For the purpose of sustainability, maximizing the utilization of the huge spaces are important. Overall, the layout of the developments in Suining Sport Center is informed by the strong axial relationship of the north to south orientation of the lot corners. This orientation allows the structures and spaces on the north and east end of the lot to engage the existing housing community. The basket ball arena will be the focus of the next following pages. Here you will understand how it has been further designed, developed, and detailed.

B. DURING SPORTING EVENT

The front hall of the basketball arena plays a role in gathering and guiding audiences into the indoor venue and is designed to be an outdoor gathering space. Also this space serve as a main arterial circulation corridor on the main axis of the Suining Sport Center. The staging and gathering area is covered by a continuous metal truss ceiling open to the sky above which allows various types of sports related activities to simultaneously happen such as tailgating, food and beverage vending, and sport memorabilia merchandising. The circulation of this basketball arena is strictly separated with entrances for athletes and staff located privately, service personnel have their own dedicated corridors to help facilitate the daily

operations of the arena, and dedicated corresponding passages and elevators for people with disability. During sporting event, access to the athletes locker room and passages during game time are available to the public via special request. The basketball seating arrangement design meets the standards for Design Code for Sports Building, a design guide and regulation book in China. Post sporting event use, the second floor is equipped with a yoga room, a gym, a tea room, and an hall, serving the citizens’ daily fitness needs. In addition to the open area on the second floor, two table tennis court that meets the practice standards are set up to increase the function of the arena.

I

draw this interior sketch when I went to a field trip with my university. This house is located at Lugu Lake, a non-gentrified area that is preserved for the old traditions from the local ancient tribe, called Muosuo. By sketching the house programming, furnitures, decorations, and cuisines, I recorded Muosuo culture and customs and how they function on a day to day basis.

he Midtown Vision Plan is a long-term conceptual strategy for redeveloping the Midtown area of Downtown Fort Myers. The Midtown Vision Plan is the result of a one-year effort to engage the Fort Myers community in crafting a framework for redeveloping this area in a coordinated and strategic manner. The Plan proposes an urban design and redevelopment strategy that seeks to transform Midtown into a vibrant, mixed-use urban district. The Midtown Vision Plan is a shared vision for the future and reflects the desires and aspirations of the Fort Myers community. It is comprehensive in scope and incorporate a number of urban design strategies that address physical conditions at multiple scales. The Plan also includes a number of strategies for creating long-term viability in the area and identifies opportunities re-purpose much of the area’s vacant and under-performing property. In addition to this, the Plan envisions several mixed-use activity districts in the area. These activity centers could emerge as new destinations and function as economic engines for Downtown Fort Myers. The transformation of Midtown would expand the Downtown, complement the Historic core and create a mixed-use community with opportunities for a living, working and leisure activities. This Plan is further intended to serve as: a guide for coordinating future growth in an orderly manner; a framework for private and public investment: and as a basis for policy decisions

1.01 MIDTOWN SQUARE and regulatory revisions in this part of the Community Redevelopment Area (CRA). The Plan builds on previous planning efforts in the Downtown CRA, is compatible with the most recent Comprehensive Plan amendments and integrates a number of current public and private initiatives already underway. The Midtown Vision Plan is not a development plan for a particular project. It is a comprehensive vision or concept plan that proposes an urban design framework future growth in the Midtown focus area. The Plan envisions Downtown Fort Myers as an integrated system of “multi-modal paths and places”, or connected destinations and activity centers. This strategy addresses physical conditions in the Midtown area at multiple scales. In doing so, it seeks to clarify the redevelopment potential of the area, identify opportunities for “placemaking” and intra-neighborhood connections and establish the conditions for a vibrant and diverse social space for City residents. The Plan also responds to market demands for expanded commercial development and housing options, as well as the need for enhanced public realm conditions identified by the community.
