Telecoms tri-annual report on telecoms leases

Acting on behalf of London School of Hygiene & Tropical Medicine

Our telecoms experts were instructed to complete a tri-annual report on the leases at the London School of Hygiene & Tropical Medicine to identify rent passing, outstanding actions (rent reviews, upgrades, lease renewals etc).

They were also instructed to identify the client’s position should they wish to relocate or remove the telecoms equipment for upcoming major development works. The consultancy team were asked to make recommendations as to forward management actions for the leases and relocation of equipment if it should be required.

When complete, the report outlined that there were two outstanding rent

reviews. It also detailed the implications of the new Electronic Communications Code (ECC). The team were able to provide a detailed commentary and offer recommendations on the client’s ability to relocate the telecoms equipment. They also identified the requirement to regularise the recovery of payment for electricity usage by the Telecoms installations.

Fisher German achieved an overall increase of 14% in completing the rent reviews and will be assisting with the relocation and/or removal of equipment on the roof to facilitate a major development of the building to future proof the Client’s needs and goals for the next 50 years.
