to our latest edition of Source It’s always a pleasure to showcase a selection of the houses that we are offering for sale. I hope you enjoy browsing and that it gives you a flavour of the properties that we are known for, including cottages, new homes, village and country houses. Since our last edition of Source, we have found ourselves in uncharted territory economically and politically. We have seen the share prices of household property names plunge to new depths leading to estate agency branch closures. We have seen online agents begin to fail leaving just one or two dominant players who appear to be robust enough to weather the storm. Despite the inclement market conditions, I am very proud to report that our sales teams have delivered their best ever year. It is clear that with the correct approach to the property market and the reassurance that our underlying economy is robust, there are many committed buyers and sellers who are confidently and successfully moving house. We have witnessed some slow-paced house price rises, but inflation has risen at a slightly faster rate which has effectively cancelled out any gains. In real terms therefore, we can trace small price declines. That said, there are significant regional variations and some areas have bucked the trend. Arguably, the

housing market is gently correcting itself and it’s a surprisingly calm marketplace in which to operate. We are feeling confident about our continued success, so much so that we have decided that the time is right to establish a new residential property team in our town-centre premises in Knutsford. We are really pleased to have recruited Rod Waldron to head up this team. Rod brings vast experience and excellent area knowledge, and most importantly embodies the things we hold dear, putting first-class customer service at the forefront of his approach. In the last year we have also significantly expanded our New Homes business, with Ella Cartwright taking on the role of National New Homes Manager. Thinking of selling? There is extensive advice and opinion available about how best to market and sell a house, but getting the price right remains an essential part of the strategy. There are three key elements to consider when approaching pricing strategy, elements that utilise a blend of maths, knowledge and expert opinion. Firstly, in-depth analysis of the current market is needed, specifically of prices achieved. These ‘sold’ prices should be looked at based on £ per square foot, and it’s important to ensure that a good cross section of properties is considered. This will enable you to objectively place your house into a bracket based on all of its merits and weaknesses. A meticulous approach and honest appraisal are key to getting this first step right and should result in a figure within about 10% to 15% of the price you will achieve. Step two involves some closer scrutiny of the comparison properties used in step one.

It’s important to examine successfully sold properties that are most closely aligned to your own. Depending on price and location it might be relevant to use houses that are within a mile or perhaps as far as 50 miles away. Understanding of the wider marketplace and successful interpretation of buyer trends will ensure that you are considering the most relevant and useful sold statistics. Knowledge of buyers is an important element of step three, which is hypothetically “testing” the property against potential purchasers. An estate agent needs to be able to successfully predict a purchaser’s reaction to the property. Might the buyer reach for their cheque book or for their car keys for a fast getaway? This carefully predicted reaction can help guide pricing and strategy. These three steps demonstrate that pricing is both a science and an art and your estate agent needs to be adept at both if you are to be successful.

Taking all the above into consideration, at the heart of the strategy the most important thing is still what you want to achieve, and you need to be confident that your estate agent understands you. Is the goal to sell at market price? Is achieving a premium price important? Is an immediate sale necessary? These important considerations will significantly influence pricing strategy. If everything is taken into careful consideration, a guide price is settled upon and it’s time to prepare the property for sale, aesthetically, practically and administratively. This is a step not to be neglected as it can help ensure a smooth and successful sales process. An agent needs to understand everything about a property so that when a buyer is identified the sale will be off to a good start and without needless delays. This could be checking that certain things are in place and are correct; for example title plan, planning consents, tenancy agreements and energy performance

certificates. There may also be opportunities to explore value-adding enhancements, for example exploring possible planning permission for an extension or a new driveway. It is certainly never too early to call your agent and ask for advice and guidance. We are often consulted two or three years in advance of a sale. Before photographs are taken it is important to consider if there is anything that can be easily tackled that could make a real difference to how the property appears online, in adverts, in the brochure and then, of course, to viewers. A good presentation strategy should not only attract more viewers, it should help to develop interest and ensure that the best possible price is achieved. Think about creating best first impressions and anticipate how the viewer may perceive the property. With a critical and objective eye, consider the decorative condition and

style of the property and also general house upkeep. Gardens and the exterior of the property need to be well maintained too. Ensure that all these things are tackled before photography and before viewers look at the property. Exploring your home’s potential Many of us have wondered if our house, or a house we are considering buying, could work better if the layout was different or the available space was increased. The prevailing trend is for a spacious family kitchen. The key consideration is will it be possible? There is a great deal of confusion about what is acceptable and how to navigate the planning process when considering such changes to a property. In most cases, adding a small extension to the rear and side of your property is automatically acceptable through government “Permitted Development Rights”. Garden rooms, garages and even swimming pool houses can be built without any formal planning submissions.* For example, a rear single-storey extension of up to 8m on a detached house is acceptable (some basic details must be submitted to the Council before development). So too is a rear two-storey extension up to 3m in length or a single-storey side extension up to half the width of the existing house! Terraced houses have smaller permitted extension sizes. A new building in your garden curtilage can be up to 50% of your garden area so long as it is single-storey and not sited forward of the front elevation of the house. There are also Permitted Development Rights for domestic renewable energy schemes, such as solar PV/ thermal equipment; ground, water and air source heat pumps, and small-scale wind turbines. It is worth bearing in mind that Listed buildings, conservation areas, Areas of Outstanding Natural Beauty and National Parks have greater restrictions, and the development of Listed buildings will need Listed Building Consent. Where your development ideas fall outside Permitted Development Rights, you shouldn’t assume that the development will not be acceptable; it simply means that a planning application will be necessary. The majority of domestic proposals are granted full consent. Good design and careful consideration of neighbours are normally the key to a smooth planning process – that and good neighbourly relations! Make sure any new development does not block light to “habitable” rooms and ensure that any new habitable rooms you are proposing do not directly overlook other properties. Many agents have chosen two of the big three – Rightmove, Zoopla and OnTheMarket, but what if a buyer relies on a portal that your agent doesn’t use? Understanding Stamp Duty There is no doubt that Stamp Duty Land Tax (SDLT) is a complicated business. The initial calculation is based on a progressive format and this can then be impacted by exemptions and additions. It is a tax that can be used to powerfully manipulate market activity, slowing down investors, trying to ease the burden on first-time buyers, increasing the tax burden on many – arguably a political pawn. We try to cut through the confusion so we can let people know what their tax burden is likely to be. For a residential purchase that is the only property that you will own, this progressive tax is paid on everything above £125,000 as follows: • The next £125,000 (the portion from £125,001 to £250,000) – 2% • The next £675,000 (the portion from £250,001 to £925,000) – 5% • The next £575,000 (the portion from £925,001 to £1.5 million) – 10% • The remaining amount (the portion above £1.5 million) – 12% If you are buying a second home or buy-to-let property above £40,000 (unless this is the only property you own) you will have to pay an additional 3% on top of the amounts detailed above. There is another distinct category of Stamp Duty, and that’s for non-residential or mixed use property. Sometimes the definition of mixed use can be confusing and you should take advice, however if you qualify the stepped regime is as follows: • Up to £150,000 – 0% • Above £150,000 and up to 250,000 – 2% • Above £250,000 – 5%

If a new home is a real consideration for you... ...then you might be interested to know that there are a number of distinct buying advantages. Firstly, and perhaps obviously, there won’t be an upward chain, but more interestingly, you may be eligible for a buying scheme. Assisted Move helps you sell your current property, allowing you to purchase your new home. The developer asks local agents to value your home, then together you select an agent and agree the marketing price. Once agreed, the developer will reserve your new home, typically for 4 weeks. If your sale is agreed you fully reserve your new home and progress towards exchange. If your property hasn’t sold the developer will review the interest on your property and either agree to extend the time period or cancel the reservation.

Maximalism vs minimalism Is 2019 the year that less-is-more is replaced by more-is-more?

The pared-down aesthetics of minimalism have been a mainstay of interior design for many years. Characterised by subdued hues, monochromatic palettes, clean lines and a focus on the functional, minimalism can really highlight the appeal of a space, making the most of light and architectural form. The orderly, clutterfree environment of a minimalist interior has even been said to reduce stress, imbuing a sense of calm and clarity. Minimalism, however, is not without its detractors. A recent resurgence of maximalist interior design can be seen as a reaction to the sometimes restrictive minimalist trend. Maximalism embraces vibrancy and excess. Interior inspiration can be taken from various and multiple architectural periods and design styles. Colours clash, patterns and textures are layered to create visual interest and intrigue, shelves are stacked, and rooms are heavily decorated. If minimalism celebrates a space by stripping it back to its essentials, maximalism does so by packing it to the rafters with a riot of colour. Whatever your interior preference, it’s not always easy, or practical for modern family life, to adopt interior trends wholesale. Whichever style appeals to you can be used in small ways through your home – and there is no reason why maximalist and minimalist influences shouldn’t be used together.

A minimalist environment can take inspiration from maximalism in many ways. A gallery wall can combine a diverse selection of art to create a vibrant focus. Differently upholstered or different styles of furniture can be combined in the same space and a flash of clashing colour in a small area will draw the eye without overwhelming. Glass cabinets or open shelving can be used to display colourful books, ceramics, art, or anything you want. Restrained use of standout homewares – light fittings for example – can create a focal point for a room. To bring minimalist influences to a maximalist interior, try a tonal approach and go for hues from the same palette, for example blues, aquamarine and turquoise, or orange, vermillion and cerise. If wallpaper is bold, keep window dressings and furniture simple. Decorative items can be displayed in one designated area, leaving other surfaces simple and clutter free.

If you are preparing to sell your home it is worth considering erring on the side of minimalism. Maximalist styles can be quite an acquired taste and will often express the unique personality of their creator. It may be hard for buyers to imagine how they can stamp their own personality onto a house if someone else’s is expressed quite so boldly. It’s not about creating a space devoid of warmth and character, but decluttering. Adopting a relatively neutral colour scheme and ensuring homewares are tonal and complementary will likely ensure your home appeals to as wide an audience as possible. Minimalism and maximalism are extremes. Considering which aspects of each will suit you, your home and lifestyle will create a unique and personal interior style, but remembering that buyers want to imagine how they can express their own style is important when it comes to selling.
