“I may need planning permission for this project”
Installation of a new Distribution Service Reservoir Fisher German was instructed to provide Land and Planning support in relation to the development of a new 45 megalitre (Ml) reservoir comprising three new reservoir cells, on land south of the existing Hanchurch reservoir.
Key Benefits
The new reservoir replaces the existing reservoir that has suffered significant structural defects. The site is located within the North Staffordshire Green Belt in a rural setting adjacent to woodland and arable farm land.
Obstacles
A planning application was submitted for three new 15Ml reservoir cells, two valve houses, security fencing, internal roads, turning areas, footpaths, reprofiling, removal of boundary hedgerow/ trees, planting of new landscaping, decomissioning and demolition of existing 27.5Ml reservoir cell and conversion to a soakaway and temporary working area. The planning application was unanimously approved on 3rd July 2017 at Planning Committee.

Securing the continued supply of clean drinking water and to meet future demand for Stoke on Trent and the wider area.
The site was situated within the Staffordshire Green Belt. This required ‘Very Special Circumstances’ to be demonstrated as part of the Planning Application, in order for the application to be considered acceptable and in compliance with the National Planning Policy Framework. The application had to be decided at Planning Committee by Elected Members. Jenny Salt from Fisher German’s Planning Team presented a speech at the Planning Committee to defend the application, which was subsequently approved unanimously.
