Land agency services in London to reduce sewer flooding Fisher German were appointed to provide advice relating to the Maida Vale scheme in London. The Maida Vale scheme was designed to reduce the risk of sewer flooding to 250 properties by additional flows during severe storm events causing flooding within the basement of properties. The works included the construction of a 20m diameter storage tank, a new 2.44 diameter concrete tunnel and a second tank at 15m diameter. FG undertook the initial land referencing and assisted Thames Water with optioneering before consulting with interested parties. Access was facilitated through the service of Water Industry Act (WIA) notices. Negotiations were also undertaken with Westminster Council to complete leases for the equipment along with negotiations with protected undertakers to obtain easements to enable scheme construction. FG co-ordinated pre and post-construction surveys at over 100 buildings adjoining the works to assess any claims of damage.

The works were successfully completed in 2016 following two years of construction reducing the risk of flooding to local properties. Claims were settled shortly after construction utilising the inhouse building advice available to the lands team liaising with property owners.

Obstacles Due to the depth of new infrastructure and the proximity to a large number of predominantly residential properties, there was potential for vibration caused from the construction works to damage nearby properties. FG considered this risk throughout to ensure minimal disruption was caused.

Added Value FG operated with a one team approach with one surveyor acting as project lead coordinating both utilities and building surveyors from start to finish across multiple offices. This ensured works were able to be progressed and completed in accordance with the programme. Utilising in house expertise provided benefits for both Client and Landowners with one point of contact.
