Sullivan County Partnership Hosts Economic Development Summit

The Sullivan County Partnership for Economic Development March 24 summit was a spring ahead gathering of the county’s leaders and business owners, all poised to get things done in Sullivan County.

“The main reason we’re having this breakfast today is that things are happening in Sullivan County,” said SCP President/CEO Marc Baez. “Projects that started prior to COVID are now ramping up again.”

A primary focus of the SCP, he said, is to encourage mindful development and, especially, to further expand the Sullivan’s economic mix, which has traditionally been tourism-based but is making strides towards more diversity.

The panel discussion, moderated by Baez and held at Bernie’s Holiday Restaurant in Rock Hill, included representatives from an array of industries, from real estate to architecture to construction. The speakers were John Lavelle of Rand Commercial; Matthew Milnamow of LAN Associates; Anthony Morando of Cuddy and Feder; Terry Flood of Crown Castle; Town of Liberty Supervisor Frank DeMayo, and Dan Depew of Holt Construction.

The conversation was lively, informative, and presented a holistic vision of how economic development projects are planned, pitched, and, if everything goes well, approved. The “brass tacks.” said Baez, of what it takes to get things done.

Of course, things don’t always go well, and seldom do they go smoothly. The panelists spoke about challenges, some perennial - zoning, SEQRA, regulations and anti-development sentiment - and some linked to the prolonged pandemic; supply chain interruptions, labor shortages, and an intensified demand for broadband and connectivity.

Success, the panelists concurred, requires planning, expertise, communication, persistence and collaboration.

“Plan for the worst, hope for the best,” said Milnamow. Despite the challenges, the energy in the room was optimistic, and the panelists pointed to projects like Kohls in Mamakating and Apple Ice in Thompson.

“There’s a casino here now,” said Depew, noting that Sullivan County captured the coveted Resorts World Catskills amid fierce statewide competition. “When Sullivan County wants something and recognizes the importance, it goes out and does it.”
