Ok, so what about exosomes?

‘It’s my chattel and you can’t have it!’
Following the season of giving, we are considering here how assets within one’s home are owned and, by whom, both in their lifetime and particularly after a person’s death. A person’s will ought to be drafted to include provision for what is to happen with their ‘chattels’ and it is therefore important to understand what this means.
A chattel is anything that a person can possess in physical form and it is usually a tangible, moveable asset (for example, a piece of jewellery, a painting or a car and, in some contexts, goods, equipment or machinery) but doesn’t include things such as:
• Money or securities for money.
• Property used by the deceased at his death solely or mainly for business purposes.
• Property held by the deceased at death solely as an investment.
Chattels can be owned either solely, by one person, or jointly, by two or more co-owners.
There is a consistent line of legal authority that confirms chattels on premises or at a property will be, at least in the first instance, presumed to belong to the owners of the property. This could be rebutted by specific evidence showing that a person owned particular chattels. For example, if there is evidence of who purchased the chattels, or evidence to show a particular person received the chattel as a gift or evidence of the person who originally deposited them at the property, this may change the legal presumption. Evidence can also be produced to establish the intentions of joint owners of a property as to how chattels should be divided. For example, if there is artwork which had been owned by one parties’ family for a number of years or generations, it might be agreed that it would stay within that family even where the parties had been in a longstanding relationship and owned property, and other chattels, jointly.
Finding the evidence outlined above may be difficult. This is particularly challenging where a person has died, and their executors are seeking to identify the chattels which form part of their estate. The nature of our relationships, particularly over a long period of time, means that the ownership of specific chattels might not be considered explicitly or not considered to be important. However, it should form the starting point for a discussion with loved ones about who owns what and, how you might want that ownership to pass on your death to avoid a post-death dispute.
Disputes over chattels after a person’s death can be motivated by the value of an asset and the financial desires of the parties or, even by sentimentality. It is therefore advisable for individuals to consider entering into an express agreement governing the terms of ownership or co-ownership of chattels, especially where assets hold significant financial or sentimental value. It is not possible to set out a definitive checklist for the terms of such an agreement here because of the enormous range of circumstances in which disputes as to ownership can arise. However, some of the issues to consider are set out below.
• Is a chattel jointly or solely owned?
• Where chattels are jointly owned, in what shares are they owned and who is to look after each chattel and for how long.
• Who is responsible for organising the insurance.
• Any storage, care and cleaning requirements (for example, if the item must be kept out of direct sunlight and only cleaned by a professional restorer).
• How the chattel is to be transported to the other co-owners.
• What should happen to the chattel on the death of the
owner or, where jointly owned, on the death of one or more of them?
• If any or all the chattels are to be sold, who is to undertake a formal valuation of the chattels and the manner and timing of the sale.
It is also important to consider the ownership of chattels from the perspective of the payment of inheritance tax on a person’s estate. It is difficult to sell a share in a chattel if owned jointly or in multiple shares and therefore HMRC might be willing to give a discount when valuing an interest in a chattel for inheritance tax purposes. The level of discount is not clear and HMRC adopts a case-by-case approach. However, this might be another source of dispute in an estate after a person’s death.

In keeping with its dedication to quality craftsmanship, R.M.Williams has drawn on the expertise of local British craftspeople to furnish the store, with pieces from Stroud-based handmade furniture and cabinet supplier, Timberwoolf; Hampshire furniture maker, Morgan; Sheffield joinery supplier, Eclipse Manufacturing; and Rush Matters, the Bedforshire-based creator of the Marlow store’s window plinths and in-store risers, all woven from British rush, harvested by hand by Rush Matters founder, Felicity Irons.

Tring Brewery launches ‘Hop Beard Oil’ with profits raised for Men’s Mental Health
Created in collaboration with local makers Bare Essentials, who specialise in natural body care products, the beard oil boasts a bouquet of citrus, pine and tropical fruits. The aroma of the oil has taken lead from Tring Brewery’s popular IPA, Raven King, the artwork of which features a pensive warrior, inspiring the brewery’s drive for men’s mental health.
Tring Brewery have worked closely with mental health cause Hector’s House since January of this year, announcing the organisation as their ‘Charity of Choice’ for 2024.
Hector’s House was founded in 2016 to campaign in the name of Hector Stringer, a Tring local who sadly took his life aged 18. Based in Berkhamsted, just down the road from Tring Brewery, Hector’s House aims to prevent suicide and reduce mental health stigma through education, awareness and support.

Firstly, a very happy new year to all our readers from myself and team Artichoke. January finds us in the depths of midwinter and for me slow cooking stews and casseroles are the order of the day. This month’s
recipe uses venison whether farmed or wild shot this versatile meat is full of flavour low in fat and simply delicious. As an alternative a suitable beef cut works equally well or even mix things up with a mix of diced game adjusting the cooking time where necessary.
RECIPE: CASSEROLE OF WILD VENISON WITH WINTER ROOTS
Ingredients
Serves 4
• 500g diced venison (shoulder, rump or leg work best)
• 1 onion peeled & diced 1/2 cm pieces
• 3 cloves garlic peeled & sliced
• 4 carrots peeled & diced
• 3 sticks celery de strung then cut as above
• 1 small swede peeled & diced
• 1 small celeriac peeled & diced
• 3 medium parsnips peeled & diced
Method
1. Pre heat oven 160c.Toss the venison in seasoned flour.
2. In a heavy casserole brown your meat in the oil & butter.
3. Add the onion & garlic & gently brown until nicely caramelised.
4. Turn up the heat and add the red wine.
5. Reduce the wine by 3/4. Add the stock & stir well bringing the pot to a simmer. Add all the other ingredients
6. Place the lid on the casserole & put in the oven middle shelf. Cook for 2 hours stir halfway through. Adjust the seasoning pick out the Thyme & serve
• 2 tbs seasoned plain flour
• 1.5 L beef or chicken stock
• 1/2 bottle red wine
• 1 bunch Tyme
• 5 juniper berries
• 2 tablespoons redcurrant jelly
• Salt and pepper
• 1 small nob butter 2 tablespoons vegetable oil

It is an all too familiar tale for tens of thousands of parents around the UK.
Children who become seriously ill as a baby, toddler or child can turn a family’s life upside down. Before we had her, we felt lost, and we don’t anymore. If Maisie is admitted to hospital – as she was last week when she was having epileptic seizures – I call Teresa and she appears, looking for us, asking if I’m alright. You are seeing so many doctors each time and they don’t know Maisie. But with Teresa, we have an expert in the room who cares so much for her, who knows her history, and who I know will fight for what is best for Maisie. That makes a difference that is hard to describe….”

Bucks Charity Seeks Loving Homes for Hearing Dog Mums
Buckinghamshire charity Hearing Dogs for Deaf People is seeking kind-hearted individuals to provide loving foster homes for hearing dog mums.
These special dogs play a key role in creating future hearing dog partnerships for people with hearing loss. Their dogs alert them to vital sounds, such as smoke alarms, that they might otherwise miss. They also provide their partners with unconditional love, companionship and emotional support.
Fostering a hearing dog mum involves looking after one of the charity’s brood dogs on a full-time basis, helping her raise her puppies and playing a crucial role in their socialisation and early development before they go to live with one of the charity’s volunteers at the age of eight weeks.
Hearing Dogs provides all food, bedding, whelping and puppy equipment, medical expenses, treatments, grooming and insurance for the brood dog and her puppies. The charity asks fosterers to provide a safe and comfortable home where the brood dog and her puppies can thrive, as well as a secure garden for exercise and play.
Fosterers should also be prepared to dedicate some time and energy to supporting the mum’s ongoing development, including helping her maintain her training.
Very young puppies in the nest should not be left alone for long periods. They need constant supervision and care to ensure their wellbeing and development, as they are highly dependent at this stage. As they grow and become more independent, they can gradually be left for a little longer.
No prior experience is needed, and all foster carers will receive full training and support from the charity’s expert team. A dedicated Puppy Supervisor will guide you through the process, including assistance during the birth, no matter what time of day or night.

NEW YEAR, NEW BEGINNINGS: Is Divorce Part of Your Resolution?
For many, Christmas 2024 brought its share of challenges and emotional strain, especially for couples facing uncertainty in their marriage or relationship.
As the New Year begins, some are contemplating separation or divorce, while others remain unsure of the next steps. Seeking the guidance of a family solicitor doesn’t always signal the end of a relationship. Often, individuals seek early advice to understand their options—and in some cases, reconciliation may still be possible if it’s realistic and desired by both parties.
The first meeting with a family solicitor is crucial. For the client, it is an opportunity to meet with the person handling their case and ensure they feel supported and confident in their solicitor. For the solicitor, this meeting helps determine their client’s goals, manage expectations and consider if other professional advice is needed, for example from accountants, surveyors or independent valuers.
How to prepare for your initial meeting
• Ahead of your initial meeting you will be asked to provide photographic ID and proof of address. You may also need to share relevant documentation like previous court orders, prenuptial or postnuptial agreements or any existing parenting plans.
• To maintain privacy, it is important your partner does not have access to your emails especially through any synced devices. Confidential communication between you and your solicitor is vital.
• Before the meeting it is helpful to think about a chronology of key events and dates in the relationship, as well as details of who cares for the children if there are any, and in what proportion.
• Consider your primary goals and what you would be willing to compromise on during the process.
• Bring a list of questions you would like to ask as the first meeting can be emotional and you may therefore not be able to remember everything. While not all questions can be answered right away, your solicitor will explain to you what can be addressed immediately and when you can expect answers to your other questions.
• It is important to ask about fees. The solicitor will provide estimates as to potential costs and the initial meeting is typically offered at a fixed fee.
• Consider taking a friend or family member for support. With so much information to take in having someone else present can be helpful.
• Your solicitor should outline the process, the various options available and guide you on next steps so that you are then in a position to make an informed decision about your next course of action.

What is a cohabitation agreement?

Protecting property rights
When purchasing property together, it’s crucial to understand ownership structures. Couples can choose to own a property as Joint Tennant’s, where both own the property equally, or Tenants in Common, where ownership shares can differ and be passed through a Will. For unequal contributions, a Declaration of Trust is advisable, and these arrangements can be outlined in a cohabitation agreement to protect each partner’s financial interests.

Experts recommend revisiting cohabitation agreements every five years or after major life changes, such as having children or buying property. Regular updates ensure they reflect your current circumstances and intentions.

Mallorca
I am fortunate that my family has a small apartment in Puerto Pollensa, which has enabled me to have a variety of experiences on this enchanting island. From the streets of the cosmopolitan capital Palma, to the striking craggy Tramuntana mountain range, to the inky blue seas and white sandy beaches along the coast. The accommodation and culinary experiences across the island are wide and varied.
Peru
Peru really struck a cord with me when I originally visited. There is so much to see and experience, but the one constant was the amazing, vibrant, and friendly people. I particularly enjoyed Cuzco and the Sacred Valley, with its rich Inca history. Machu Picchu was a breathtaking experience, starting with a quite spiritual moment walking through the Sun Gate at the end of the Inca Trail. Led by experienced, and highly knowledgeable, naturalist guides we witnessed the most incredible wildlife, flora, and fauna.

From the European feeling capital Windhoek, to the scorched earth Sossusvlei, to the wildlife filled Etosha National Park, Namibia offers a wide variety of experiences.
Particular highlights for me were searching for elusive desert-dwelling elephants in the granite landscaped Damaraland, and the barren Skeleton Coast, with its visible shipwrecks and whale bones.

Dental Survival Guide –
1. Brushing
We advice brushing with a fluoride containing toothpaste, first thing in the morning to remove plaque and bacteria that have accumulated over night and to brush last thing at night because saliva (which helps to keep the cavitycausing plaque off teeth) dries up as we sleep. Ensure you clean all faces of the teeth to avoid missing any areas and don’t forget your gums.
2. Interdental cleaning
Use dental floss or interdental brushes to clean in-between the teeth where plaque collects. Do this before you brush to remove any plaque from these areas. Roughly 90% of problems arise from areas between the teeth so it is important to clean these areas effectively.
3. Electric toothbrushes
We always recommend electric toothbrushes for their superior performance when compared to manual brushing. Electric toothbrushes tend to have small brush heads that cup around the tooth and are faster and more efficient in cleaning areas of the mouth where bacteria and

A major cause of bad breath can actually come from bacteria building up on your tongue with a high percentage of it accumulating at the back, making it hard to reach.We recommend a proper tongue cleaner every morning to remove tongue plaque and freshen your breath- it is more effective than brushing your tongue with a toothbrush.
7. Use of mouthwash
the benefits of a mouthwash are that they can reach areas not touched by brushing alone.
8. Stop smoking or vaping
To help reduce the chances of tooth staining, gum disease, tooth loss, and in more severe cases mouth cancer.
