Time for Tea...
Step into the whimsical world of the Tudor Rose Tearoom in Westerham, where afternoon tea has been a delightful tradition for over 120 years! Tucked away on the green, this charming spot has welcomed families through its doors for generations.
It all started in 1905 when Arthur Mills opened the first bakery, complete with the delightful current ‘Chocs on the Green’ shop. Fast forward to 1979, and ‘The Tudor Rose’ name blossomed into existence.
With a fresh new look that whispers tales of a certain famous Westerham resident… Alice Hargreaves, the real-life muse behind ‘Alice in Wonderland’ – this place is a storybook come to life! Lewis Carroll used to read her his whimsical tales from across the street, and now the tearoom
is decked out with vibrant colours and delightful wallpaper featuring your favourite Wonderland characters and the cozy bench seating has been reupholstered to add a sprinkle of magic. Plus, there’s a colourful mural hand-painted by the owners, Kerry and Nicola! Perfect for snagging that Insta-worthy shot while indulging in tea with the Mad Hatter and friends!
After a stroll around the lovely Chartwell estate or the quaint town of Westerham, this tearoom is the perfect retreat to unwind. They serve up a daily selection of homemade cakes and meals, featuring a delightful range of tea blends, coffee, breakfast bites, hearty lunches, sarnies, soups, and, of course, those famous homemade cakes and scones— all served on a delightful collection of mismatched vintage china!
The daily cake lineup is a tasty mix of customer favourites, trendy bakes, and the team’s own scrumptious creations.
“We believe every cup of tea or coffee should come with a homemade treat!”
The team is thrilled to be whipping up an enchanting Alice in Wonderland themed afternoon tea for Mother’s Day, which will stay around after with a savoury twist for future bookings.
Not up for the full afternoon feast? No worries! Their cream teas are the perfect option for one or two, complete with daily homemade scones, jam, clotted cream, and your choice of tea served in one of their quirky teapots!

Blending Art & Nature
Surrey Sculpture Society & Riverhill Himalayan Gardens launch new sculpture trail for 2025
Collaborating for the first time, Riverhill Himalayan Gardens and Surrey Sculpture Society are delighted to announce the opening of a new sculpture exhibition which will run from 14th May to 29th September 2025. The gardens are open 10am – 5pm Wednesday to Sunday (inclusive) and on Bank Holidays. No prebooking required.
The new trail will be a site-specific curation for these magnificent gardens whose twelve acres overlook the Weald of Kent.
The gardens are home to a number of feature areas including a rock garden, a rose walk, a magnificent walled garden and even a tortoise walk. There are activity areas for children making this a must-see venue for horticulturalists and families alike.
Visitors will be treated to an extensive exhibition of affordable sculpture, in a range of styles and sizes, suitable for almost any garden or home. The works are by both established and emerging artists
and are made in a wide range of materials including bronze, resin, glass, metal, wood, stone, ceramic and found objects. All art will be for sale.
“The Society is delighted to be partnering with Riverhill Himalayan Gardens for its first foray across the border into Kent. Blending art & nature is our skill and passion and we are excited to put the Society’s 30 years of creativity to work in a new county! We are certain that a beautifully curated mix of sculpture will add a new visual dimension to these celebrated gardens.
Kate Westbrook, Riverhill Himalayan Garden said: We absolutely love have sculpture here and, having admired the quality and variety of Surrey Sculpture’s work at other locations, we are so excited to see the work here at Riverhill.
There is something about the juxtaposition of manmade beauty, within natural beauty, that adds something really unique to both sides. We know it will bring inspiration and joy to our staff, volunteers and visitors.
Riverhill Himalayan Gardens is located on Riverhill in Sevenoaks, TN15 ORR. For further information visit: www.riverhillgardens.co.uk/

Spring Spotlight
The Autumn Budget looked to tackle the gaps with tax increases for employers, capital gains and changes to unused pensions. Looking ahead to Spring, this spotlight by Fairman Keable Accountancy Practice explains how these changes may impact individuals and small businesses.
Fairman Keable are offering the first 10 eligible readers a 12 month Xero Subscription for free (worth £396 per year) when they sign up to our core Business Accountancy Services
Subject to T & C’s (Minimum 12 month contract)
Quote Offer Code: FK2025XERO
Employer National Insurance Contributions
The main change for businesses in the Autumn Budget was the increase in employer NICs from 13.8% to 15% from April 2025. The Secondary Threshold will drop from £9,100 to £5,000. Under the current system, employers pay 13.8% NICs on employee earnings above £9,100. From April 2025, they will pay a higher rate of 15% and start paying this on earnings above just £5,000 –meaning more of each employee’s salary will be subject to employer NICs.
To protect smaller businesses from these increases, the employment allowance increases from £5,000 to £10,500, and the previous £100,000 eligibility threshold for employment allowance has been removed.
According to Government predictions, the net effect of these changes means:
• 865,000 employers will pay no NICs at all next year.
• More than 1 million employers will see no change or save money overall.
• Larger employers will bear the brunt of NICs hikes, with projected revenues of £25bn a year.
Capital Gains Tax Rates CGT)
Effective since 30 October 2024, CGT rates have been increased as follows:
• The lower rate from 10% to 18%.
• The higher rate from 20% to 24%
Financial Support For Small Businesses
A critical component of the Budget was the maintenance of corporation tax rates, with the main rate capped at 25% for the duration of the Parliament. Smaller companies with profits under £50,000 will still benefit from the reduced rate of 19%. This consistency is to foster long-term planning for businesses.
Inheritance Tax
Firstly, IHT thresholds, including the nil-rate band and the residence nil-rate band, have been frozen at their current levels until April 2030. This means the nil-rate band will remain at £325,000, and the residence nil-rate band will stay at £175,000 for an additional two years.
Unused Pension Funds
From April 2027, unused pension funds will be subject to IHT. This aims to prevent individuals from using pensions to accumulate wealth and pass it on to their beneficiaries without incurring IHT.

Long recognised as one of the world’s finest schools, one cannot help but be captivated by the exquisite setting of The King’s School, securely nestled in the Precincts of Canterbury Cathedral. Against this inspiring backdrop, King’s continues to move forward, developing the ‘whole person’ while instilling strong values, a global outlook and an open-minded approach.
King’s offers one of the broadest curriculums of any school, offering 29 GCSE options and 32 A Level courses. Dedicated co-curricular activity sessions are built into every pupil’s timetable, allowing them to explore talents or discover new ones, enhancing personal growth and academic success. Creativity and confidence are nurtured, with the renowned King’s Week Festival, held annually since 1952, showcasing over 200 events in music, art, dance, and drama.
Co-education at King’s has been firmly established over several decades, and pupils, both boarders and day (ages 13 – 18), are drawn from the UK and around the world. Junior King’s, the junior branch of King’s (for ages 3 – 13) offers full boarding from Year 5 upwards. Adapting to meet the evolving needs of pupils and their families, flexi-boarding has also been introduced this year, providing families with the option to
choose overnight school stays based on their children’s own academic or extracurricular pursuits. It ensures that busy school schedules can be balanced with family commitments while giving pupils the opportunity to thrive in a supportive and dynamic environment, all while increasing academic focus and social interaction.
A new school bus network is also being launched this September, serving local areas and providing direct connections to both Junior King’s and the Senior School. The schools’ locations, within easy walking distance of rail routes, make them accessible for day pupils from local and surrounding areas and place them in easy reach of boarders from further afield.
Open Days, held each term, are an ideal occasion to explore the opportunities on offer at King’s and Junior King’s. Come and see for yourself why King’s is the ideal choice for families looking for a balanced, world-class and forwardthinking education in unmatched and inspiring surroundings.

New Head of Rosemead Preparatory School and Nursery announced
Rosemead Preparatory School and Nursery is delighted to announce Rishi Boyjoonauth as the new Head, effective from September 2025.
This is his third headship, having been a principal of an academy in Kent and most recently Head of Prep at Farringtons School. Mr Boyjoonauth has a wide educational background, including teaching at university level and being a Director of Improvement for a large multi academy trust.
Speaking about his appointment, Mr Boyjoonauth, said: ‘I am thrilled and delighted to be appointed as Head of Rosemead. I was attracted by the diverse and inclusive ethos of the school, child-centred focus, as well as the strong academic results. I was instantly struck by the friendly and welcoming staff, diligent atmosphere in the classrooms and the talented children at my interview; I was certainly put through my paces by the pupils during my interview! I can see that there is so much potential at Rosemead.’
Nick Hewlett, Head of St Dunstan’s Education Group, of which Rosemead is part, explained: ‘I am absolutely delighted that Mr Boyjoonauth has agreed to lead Rosemead into its next exciting chapter, and we welcome him onto the St Dunstan’s Executive Team. Mr Boyjoonauth is an outstanding educator and leader and at Rosemead he has the opportunity
to further build on the extraordinary journey that has been undertaken in recent years, building a truly progressive curriculum, rooted within a unique culture and ethos, that chimes with the overarching vision of St Dunstan’s Education Group.’ Mr Boyjoonauth joins Rosemead at an exciting time for the Dulwich Prep school. Last year, the school was awarded two prestigious awards. In November, Rosemead was awarded for Excellence and Innovation in Equality, Diversity, and Inclusion at the Independent Schools Association (ISA) Awards. This followed an earlier award for Best EDIB (Equality, Diversity, Inclusion and Belonging) at the Education Choices Awards 2024.
Mr Boyjoonauth read Law at University College London and the University of Paris. Prior to entering the world of education, he practised as a solicitor in the City, specialising in Property Litigation. He holds the National Professional Qualification for Headship (NPQH) and has been admitted as a Fellow to the Chartered College of Teaching.
“I am absolutely delighted that Mr Boyjoonauth has agreed to lead Rosemead into its next exciting chapter, and we welcome him onto the St Dunstan’s Executive Team”
He also is a keen musician, playing the piano, flute and singing tenor in a prominent Chamber Choir. As a fluent French speaker, he was pleased to see that languages play a large part in Rosemead’s curriculum.
Mr Boyjoonauth added: ‘This is an extremely exciting time for the school, and I cannot wait to embark upon this journey to lead the school into its next phase of development. I look forward to meeting more of the pupils and parents in the not-too-distant future.’
Prospective families will have an opportunity to meet Mr Boyjoonauth and the rest of the leadership team at Rosemead’s next open morning on Friday 25 April 2025.

St Dunstan’s College Corps of Drums perform in joint concert to raise money for Royal British Legion
St Dunstan’s College Corps of Drums was delighted to host a joint charity concert with the Central Band of the Royal British Legion on Saturday 8 February 2025.
The concert, held in the College’s magnificent Great Hall, was an outstanding success, bringing together talented musicians for an evening of celebration and fundraising in support of the Royal British Legion.
Speaking about the concert, Major Richard Davies said: ‘Thanks to the incredible generosity of attendees and supporters, we are delighted
“‘A special congratulations to Drum Major Marco and all the members of the Corps of Drums for their exceptional performance, which captivated the audience and showcased their dedication and musical talent.”
to announce that the concert raised an amazing £1,255.22 for the Royal British Legion.
‘These funds will go towards supporting veterans, serving personnel, and their families.’
Ahead of the concert, the Corps of Drums had been busy rehearsing for the special event. Major Davies added: ‘A special congratulations to Drum Major Marco and all the members of the Corps of Drums for their exceptional performance, which captivated the audience and showcased their dedication and musical talent.
‘We also extend our sincere thanks to all the members of the Royal British Legion Band and the CCF staff who played a vital role in supporting this event. The evening was made even more special under the baton of Captain David Cole OBE, RVO, whose expertise and leadership elevated the musical experience.
‘Thanks to the overwhelming support of attendees, performers, and organisers, the event was a huge success, raising significant funds for the Royal British Legion. Given the fantastic response, we are excited to announce our hopes of making this an annual event, ensuring continued support for this important cause.
Following the success of the concert, there are now plans to make this an annual event at the College. A heartfelt thank you to everyone who contributed to making the evening so memorable,’ Major Davies said. ‘We look forward to seeing you again next year!’
Next month, St Dunstan’s Corps of Drums, along with the CCF, will travel to Ypres, Belgium, to take part in the daily Last Post Ceremony under the Menin Gate. During the First World War, more than 877 Dunstonians served in the forces, and St Dunstan’s suffered one of the highest percentage losses of any school in the country. Tragically 277 students and teachers lost their lives during the war.
Last October, the Corps of Drums also participated in the prestigious Lord Mayor’s Music Competition in the Guildhall Yard in central London.
The Corps showcased their exceptional musical talents and delivered a standout performance, demonstrating dedication and skill in the face of strong competition.

Opening the door to your child’s future
A guide to School Open Days
As we approach the new term, it is now when thoughts turn to Independent School Open Days - allowing you to get a genuine feel for the school and whether on first impressions it is right for your child.
TOP TIPS FOR GETTING THE MOST OUT OF A SCHOOL OPEN DAY…
•Check on the school website if you need to make an appointment prior to visiting
•It is vital that you are prepared so read their school brochures thoroughly
•Take your child with you – their opinion is the most important. Children will get an idea whether they feel comfortable there.
•Talk to as many people as you can: pupils, teachers and the headmaster ideally
•Take an independent walk around with your child and chat about any reservations you might both have.
QUESTIONS TO ASK AT A SCHOOL OPEN DAY….
Some questions will differ according to your child’s age and whether you are visiting a day or boarding school.
•How selective is the school academically and what is the current pass rate for the common entrance exam?
•Are there high expectations and high academic achievements?
•Is the curriculum broad and well balanced? (you want your child to be successful but not too
“Take your child with you – their opinion is the most important”
compelled in pressure)
•What are the classroom sizes?
•What is expected of my child with regard to homework?
•Is there a healthy balance of fun and academia?
•Is there a bullying policy?
•What lunchtime meals are available?
•What sports and music facilities are available?
•What after school clubs and trips are available?
•How many pupils branch out into further education?
After the tour, you may have the opportunity to meet other parents and children on a more informal footing whereby the teachers and the head can answer queries over coffee and biscuits.
Unleashing Creativity The Thriving Art and Music Scene at Cobham Hall
Cobham Hall, a renowned independent school near Gravesend, is embarking on an exciting new chapter as it opens its doors to boys across all year groups. Founded over 60 years ago as a pioneering school for girls, Cobham Hall made history in 2023 by welcoming boys into its Sixth Form. The success of this milestone has now paved the way for full co-education, spanning from Year 7 to Year 13.
Cobham Hall has long been celebrated for nurturing creativity. Nowhere is this more evident than in its Art and Music departments, where students are encouraged to explore, express and excel in their artistic pursuits.
A Symphony of Passion:
Exyn’s
Musical Journey
For Year 12 student Exyn, music has been life changing. Originally from Guangzhou, China, she remembers seeing a piano for the first time at age five and being captivated. Though practice was initially a challenge, she soon discovered the emotional depth of music.
Now Cobham Halls first-ever Steinway Scholar, Exyn recently won the instrumental section of a prestigious competition. Her passionate performance left the audience astonished, and she will now compete in the District Final of the Rotary Club Young Musician Competition.
“Cobham
Hall has long been celebrated for nurturing creativity. Nowhere is this more evident than in its Art and Music departments.”
The Canvas of Dreams: Bond’s Artistic Evolution
For Art Scholar Bond (Year 12) from Thailand, art is more than a subject - it’s a way of life.

One of his most significant pieces, an A2 oil painting, pushed him beyond his comfort zone, requiring over a month of effort. Another explored the theme of power, examining how clothing and uniforms shape identity and authority.

Tom explains, “It is my absolute privilege to lead such an amazing team of staff and to be a part of such a warm and special community. I have no doubt that the fact that our children are so happy is one of the key factors for our successful results. But don’t just take my word for it – come and see for yourself. I would love to meet you and show you around.”

2K CRIMPING IS COMING BACK, ACCORDING TO FASHION WEEK RUNWAYS
Chet Lo’s autumn/winter show brought back hair crimping. By Lara Owen
Chet Lo brought back Y2K crimping at London Fashion Week, steering away from the hyper-natural hair trends of the moment, and leaning into style nostalgia.
The Asian-American designer, known for his clashing textural designs, collaborated with celebrity hairstylist Anna Cofone and Authentic Beauty Concept to create a textbook Noughties look.
Cofone combined pin-straight hair with uniform crimps, creating a quintessentially Y2K look for Lo’s autumn/winter 2025 collection.
“The inspiration for today’s look is very much a continuation of patterns and panels,” said Cofone, “we wanted to mimic the patterns in Chet’s clothes, so we’ve got these cool, crimped panels appearing at the back of the model’s hair and on some of the sides.”
As for the products, the goal was to look shiny and slick, so Cofone used Authentic Beauty Concept’s hair balms and glow serums to calm any flyaways and add that Y2K-style shine.
While flat and shiny hairstyles are reminiscent of the early Noughties, crimping also recalls the trends of the Eighties, which have been observed on this season’s runways.
“I think it’s great that it’s got this reference to the Eighties,” says Cofone. “Do I think [crimping] is going to come back? I think people can definitely play with crimps and see what shape they get – for sure.”
The nostalgic crimped hair was the perfect accessory for the low-rise skirts and asymmetric tops that flooded this season’s runway – ushering the return of early 2000s fashion – much to Gen Z’s happiness.

The pool installation was completed within one month, and the family now enjoys using it almost daily. They even had the opportunity to use the pool during the Christmas and New Year holidays, although a bit chilly. The pool installation was finished before the rest of the garden renovation, minimising disruption for the client.
Strowbridge Project:
We are immensely proud to have built this pool and had the opportunity to work on such an amazing property. We have created another secluded focal point in the garden that not only the clients but also their guests can enjoy.
Sandilands Project:
The entire outdoor area, which was once a tennis court, is a delightful and secluded space to unwind on a hot or cold day. We are honoured to have been contracted for this project and are pleased to maintain the pool and spa on a weekly basis, ensuring that everything is kept to the highest standard and well-cared for for years to come.

Sandilands Spa Project:
Not far from the pool, there is a 2m diameter mosaic spa, capable of reaching 45 degrees, allowing you to enjoy the stunning landscapes even in the winter. This spa is paired with a curved, discreet outdoor shower, utilising the same finishes as the pool and spa.

This is a pool that enhances the entire property, a magnificent creation, not just in its appearance but in the meticulous work and attention to detail that has gone into its construction. WHY DO PEOPLE FALL IN LOVE WITH FURNITURE?
Harmony and happiness exist in the memories we make, the little things that bring a momentary shine to our lives, and even the objects we find simply aesthetically pleasing. All these joyful morsels of life, crumbled down from our love for the world around us, can be embodied in the furniture we collect when we design our homes to channel the love we have for our safe space.
We’ve asked around regarding matters of the heart and the home, and this is the picture we’ve built as to why design enthusiasts and casual couch chillers alike feel such endearment for their furniture. From decades old dining chairs to icons of our industry, here are 5 reasons that love belongs with our belongings.
SENTIMENTALITY
To quote Lou Reed, “I don’t like nostalgia unless it’s mine.” Your sentimentality is the warmest version of your favourite memories; all yours to treasure and hold dear. Nothing sticks more in the mind than that of the home you grew up in. Owning a chair that recalls emotions of a cherished childhood, or a sofa spent watching shows that gathered the family is a comforting way
to bring the best of your past into the present and create a loving environment.
ERGONOMICS
Life is a journey of deciding what works for you, and objects that ergonomically improve your home experience do exactly that. A piece of furniture that suits your space – slid into its spot with the satisfaction of a Tetris piece – can allow you to lean into a more laidback lifestyle or get deeper into your productive passion projects. Offer yourself room in your rooms and let decades of design research take the trouble off your shoulders. The more harmoniously the furniture fits your needs the more you’ll love it for doing so.
“Life
is a journey of deciding what works for you, and objects that ergonomically improve your home experience do exactly that”
ASPIRATION
Daydreaming, a powerful tool in visualising what you want without already having. Design aficionados like you and I yearn to own a piece of furniture history, an icon of interiors, with that instantly recognisable acclaim that even someone with no interest in design can identify. To look across the room and see a prestigious object and say, “This is a slice of history in my home.” A precious piece with its own story and identity that you’re allowed to wax lyrical about to all who enter.
SHAPE AND COLOUR
Shaping and shading your home is all part of the expressive experience. The tones that match your mood and the shapes that are easiest on your eye are a sure-fire way to make you fall in love with your space. Having a home that matches your aesthetic brings you closer to a true expression of self – a little bit of you in every nook and cranny. As with everything, it’s horses for courses: those with a more reserved approach find minimalism can make them feel more peaceful
and less overwhelmed, while those who enjoy big, bold statements can convey emotions through a collection of colourful objects that characterise them the best. Either way, always making sure your home matches your energy is a vital interior love language.
LONGEVITY
The reverse of nostalgia, these pieces don’t live long in the memory because they, very simply, are not memories. Owning something for so long it becomes a proverbial ‘part of the furniture,’ an irreplaceable part of your home that it wouldn’t feel like home without. This could be the first chair your bought for your apartment, or the unit that has held your TV aloft since pre-Britpop. Holding onto your furniture is environmentally, economically and evocatively important – and it works best when your furniture is bought with quality, craftsmanship, and care for production in mind.

Sevenoaks Farmhouse
After being approached to take on the challenge of an incredible farmhouse in Sevenoaks- Kent, Golden Feathers Interiors couldn’t wait to get started. The owners of this home knew it was time for their
“From one room transformations to full House renovations, Sophia’s designs along with the professional trades she teams with, have made many, happy homes”
previously cluttered, unpersonalised and bland space to be made truly their own, they longed for a home they could feel relaxed and comfortable in. Also a home thats well considered for their young growing family. This homes owners are very practical and do love to DIY, however they desperately needed guidance and designs to move ahead with.
Sophia set about the preparations in creating for them a totally new, fresh and bespoke ‘Family Harmony Design Scheme’. She truly understands that even in one home, all families have differences of opinions, likes and dislikes. There are colour palettes that individually we are drawn to (or NOT). What makes one person ‘happy and serene’ makes
another ‘irritated and restless’. It is really important that we all feel comfortable in our homes. Sophia specialises in the ability to differentiate design personalities, creating a scheme that suits the whole family overall.
After a few weeks of this very personal approach for her clients, a unique - overall home style was created, looking right in to the main elements for the home- Textures, Tones, Palette, Textiles and Core Materials to create that scheme, like flooring, hardware and also lighting, to name a few.
Her Clients were delighted with their new family scheme and so she was able to set about producing that scheme into individual room by room, bespoke designs.
All rooms in the house have now been completed with a team effort of the home owners and supplied trade through Golden Feathers Interiors. Shown here is some of the favourite rooms in the house.
The designs have been carefully considered to remain respectful to this beautiful farmhouse and also provide her clients a modern contemporary, yet luxurious and homely feel.
The storage room has been totally transformed into a family snug, featuring a bespoke full storage wall with a secret library door, that leads into the
private home study! - a projector wall, home bar and maximalist texture with bespoke upholstery, wallpaper, a dark palette of decoration and cosy velvet furniture.
The Kitchen is a three zone area. Keeping with the original base units, it has been otherwise a complete renovation, all new painted finishes and hardware. There is a totally bespoke design, build and fit of an upholstered Island/dining space, creating storage and new outlooks. There has been a home Cafe- Barista area with a newly rendered open fire and further entertaining areas created.
The Master Bedroom is an amazing triumph, this previous cold, tired and grey space is now totally all encompassing. The design was created to embrace an opulent, reassuring and restful suite. With a warming palette, the panelling wrap and stunning mural with layered luxurious furniture- has made this room and ensuite are unrecognisable. There is also an important statement made in this bedroom by including multiple, benefits from house plants and trees.

RESTAURANT REVIEW
The Cornflower Café, Coblands Garden Centre, Sevenoaks
Last month on a cold February day I visited
The Cornflour Café, located within one of our regular horticultural contributors, Coblands Garden Centre to try out their new menu. The cornflour Café has always been a favourite pitstop of mine as in addition to offering great food and refreshments, the free parking is always ample well and although popular, its spaciousness means you can always get a table in my experience.
Ambience
The Cornflour Cafe which is open 7 days a week, provides a pleasantly tranquil spot to unwind. You can either choose to dine in the café itself or amidst the plants and flowers of the glasshouse and includes a dedicated area for furry friends to rest after a countryside stroll.
Food
The menu is made of a combination of hearty traditional British dishes, including a full English breakfast, which I’ve enjoyed here before and can vouch for the top quality sausages and other ingredients, Fish Pie and Cottage pie, as well as a selection of Seasonal soups, freshly filled baguettes and an extensive selection of topped jacket potatoes, with fillings ranging from beans and cheese through to pulled pork and crispy onions.
In light of the brisk temperature outside, I started with the soup of the day, which was vegetable. This was nicely balanced with a good amount of flavour from the vegetables, with a hint of sweetness from the carrots and was served with a generous amount of thick wholemeal bread. For my main, I had the cottage pie which was well made, with a rich comforting prominent beef flavor from the filling, balanced well by the creamy mashed potato topping, and subtle hints of carrots and onions.
The Cornflour Cage also serves afternoon tea with clotted cream and scones and a selection of sumptuous cakes. I went for the rich, nutty bittersweet, coffee and walnut cake which was delicious and generously portioned.

Summary
Overall, I was delighted as with previous visits with the Cornflour Café at Coblands and would highly recommend for a visit if you haven’t already.

OAKLEIGH MANOR Luxury Bespoke Hardwood Gates
In an industry where mass overseas production is taking over, Oakleigh Manor take pride in offering a range of handcrafted hardwood gates, manufactured within in our Kent based workshop, creating beautiful bespoke entrance gates.
Eye For Detail
Our gates are designed and handcrafted by our talented Joinery team based in Capel-le-Ferne, using traditional joinery methods including mortice and tenon jointing with timber pegged draw-dowel joints to create a seamless finish - you will not see an unsightly screw within our gates. When it comes to ironmongery, we design & manufacture our hinges, normally formed in marine grade stainless-steel, entirely bespoke to suit each gate. From the iconic 5 bar field gate to solid panelled gates, we have a wide range of styles that will complement both period properties and contemporary homes.
“Our most popular material choice for our gates is prime grade Oak and it’s not hard to understand why”
The Charm Of Oak
Our most popular material choice for our gates is prime grade Oak and it’s not hard to understand why. Oak holds a special place in the world of architecture, with its warm golden hues and distinctive grains running through the timber, Oak emanates a sense of timeless, sophisticated beauty. Aesthetics aside, the strength and durability of Oak lends itself perfectly to exterior joinery, creating gates that will withstand harsh weather conditions and stand the test of time. Our Oak gates are finished with external oil to enhance the grain, whilst still allowing the oak to naturally silver off and blend into its surroundings.
A Personalised Touch
There are many ways you can personalise our gates to suit your property. For example, bespoke engraving with a house name or number, or perhaps some warm entrance lighting to illuminate your gated entrance, creating a subtle yet charming approach.
Automation
Convenient, secure and reliable, our automation systems our fitted with the gate manufacturing in mind, concealing any unsightly cabling and surface mounted conduits. Your top kitchen trends for 2025
The 2025 Houzz UK Kitchen Trends Study surveys homeowners undergoing, planning or who have completed their kitchen renovation.
Houzz reveals the leading kitchen trends – which certainly echo our experience at Great British Kitchens & Interiors.
Houzz identified the percentage of homeowners who included each trend as part of their renovation – here we focus on the most popular built-in features, which homeowners have recently added or upgraded.
Kitchen islands – 40%
Islands are all about lifestyle – whether your kitchen is the hub of family life, a space for hosting parties, or your ‘working from home’ office – an island makes everything easier and more sociable. Why not include some seating for casual dining? 22% of customers did just that.
As with all our bespoke cabinetry, your island is handmade to your exact requirements, creating the perfect centrepiece for your kitchen.
Pantry cupboards – 37%
Butlers’ pantries and kitchen larder cupboards are enduringly popular, and fast becoming a kitchen staple.
Bespoke pantry cupboards consolidate your food storage and ensure everything is at arm’s reach. We often include a marble cold shelf for butter and eggs, and these deep cupboards are perfect for smaller appliances, keeping your worktops clutter-free.
Wine storage – 22%
Handmade wine stores are a fabulous addition to any kitchen, creating bespoke storage solutions for your collection.
We also supply and install innovative multi-zone wine conditioners to store every wine perfectly. A smaller drinks fridge is ideal for any kitchen, or how about a hidden bar ready to reveal at parties?
Coffee station – 22%
Nothing beats a good coffee to start your day! Quooker taps enable you to dispense instant boiling water for hot drinks, saving water, time and energy. And, with many of our premium appliance brands, you have the option of state-of-the-art built-in, or countertop, coffee machines.

Best-selling and accessible expertise for the home and more
One of the best-selling non-fiction books on Amazon is ‘The Let Them Theory’, by Mel Robbins, also known for The 5 Second Rule. Mel says this “is the secret to changing anything about your life.”
Many people love an expert and are guided by them. Other widelyfollowed figures include Steven Bartlett (business, The Diary Of A CEO) and Matthew Walker (health, Why We Sleep).
Quite clearly, then, experts are popular, because they can provide a route to success, improving life, health, finances, and more. That means that experts are needed, but are they accessible?
Well-known experts in the field of homes and property include interior designer Laurence Llewellyn-Bowen, architect George Clarke, presenter of George Clarke’s Amazing Spaces, and Kevin McCloud, lighting expert and presenter of Grand Designs.
“If I was going to write a book advising people how to run a property project successfully and had to sum it up in a few words, it would be, ’Get the team right at the start.’”
It might not be straightforward to gain advice directly from Laurence, George, or Kevin.
However, for property owners in the southeast of England looking to renovate their home or to build a new one, accessible expertise is available.
Tony Cheeseman, Kent-based Founder and Director of IQ Property Services, has been project managing new builds and renovations successfully for decades. Tony is an industry expert who has previously contributed to official initiatives in the construction industry. He is used to helping people navigate their way through the labyrinth of red tape, rules, misinformation, and mismanagement that can await the unwary property owner.
“There is usually a big cast of players in a project,” says Tony, “From architects to builders, numerous trades such as plumbers and electricians, interior designers, landscapers, and more. I love to pull them together for a client, set the scene, and plan out how things will go, monitor progress, and, when needed, step in to sort things out.”
“If I was going to write a book advising people how to run a property project successfully and had to sum it up in a few words, it would be, ’Get the team right at the start.’
“I am happy to talk to anyone who would like some advice.” Interested? You can give Tony a call on 01959 533788.

The Ultimate Guide to Redesigning Your Shower
With a Ripples bathroom design specialist
Want to refresh your shower space but don’t know where to start?
With so many styles and options to choose from, it can be hard to know what will work best in your room. Here, Matilda, Designer from Ripples Tunbridge Wells, talks through the top things to consider when designing a shower space.
Enclosed vs. Walk-In Showers: Which is Right for You?
One of the first decisions to make is whether to opt for an enclosed or walk-in shower. Each has its advantages:
Enclosed Showers: Ideal for maintaining warmth and containing water, enclosed showers are perfect for smaller bathrooms or those wanting a more private feel. Modern designs often feature seamless glass panels to enhance the sense of space while keeping the rest of the bathroom dry.
Walk-In Showers: A growing trend, walk-in showers offer a sleek, open feel and are particularly useful for accessibility. They eliminate the need for a threshold, making them an excellent choice for families with young children, elderly users, or those wanting to future-proof their bathroom.
Brassware & Tiles:
The Details That Make the Difference
Brassware and tiles set the tone for your shower space. In 2025, we’re seeing a move towards luxurious yet practical finishes:
Brassware: Brushed brass and matte black remain popular, adding a timeless elegance. For a softer aesthetic, polished nickel and warm bronze are making a strong comeback, offering versatility and durability. Tiles: Large-format tiles continue to dominate, reducing grout lines for a cleaner look and easier maintenance. Textured tiles add depth and character, while neutral earthy tones, such as warm greys, beiges, and soft greens, are trending for a calming spa-like atmosphere.
“A growing trend, walk-in showers offer a sleek, open feel and are particularly useful for accessibility”
Consider Who Will Use the Shower
When designing your shower, it’s crucial to think about the needs of all users. For families with children, a walk-in shower with a hand-held shower head is practical for washing little ones, while non-slip flooring and easy-to-clean surfaces ensure safety and convenience. Elderly or mobility-impaired users benefit from a barrier-free walk-in shower with a builtin seat, grab bars, thermostatic controls, and anti-slip tiles for enhanced safety. Busy professionals may prefer a high-pressure rainfall shower with smart controls, combining luxury with efficiency.
Trends for 2025
Bathrooms are evolving into wellness retreats, and showers are at the forefront of this shift. Some key trends to consider:
Smart Showers: Digital controls allow you to preset temperatures, water pressure, and even lighting preferences for a personalised experience.
Sustainable Solutions: Water-saving shower heads and eco-friendly materials are increasingly in demand as homeowners prioritise sustainability without compromising on style.
Minimalist Frameless Designs: Frameless glass enclosures with hidden drainage and integrated storage keep the look clean and contemporary.
Natural Elements: Incorporating stone, wood-effect tiles, and greenery into your shower space enhances relaxation and brings a biophilic element to the design.
“Whether you’re aiming for a high-end spa feel or a familyfriendly design, thoughtful planning will ensure your shower remains a highlight of your home”
Redesigning your shower is an investment in both comfort and style. By carefully considering layout, brassware, tile choices, and the needs of all users, you can create a space that is not only on-trend for 2025 but also timeless and practical for years to come. Whether you’re aiming for a high-end spa feel or a family-friendly design, thoughtful planning will ensure your shower remains a highlight of your home.

How did you hear about Schmidt?
My wife and I had walked past the showroom in Sevenoaks a number of times and had always been impressed by the quality and design of the show kitchens.
What did you love about the Schmidt product?
The high level of quality and the abundance of choice regarding colours and configurations.
How did you find the whole process from start to finish?
The process of working with Ben and his team was enjoyable from the initial design meetings to the final sign off of the fully installed kitchen.
What was the difference between Schmidt and other showrooms you have visited?
The attentive level of service received when entering the showroom and the ultra modern designs of the show kitchen’s really stood out for us.
What was the impression of customer service, designer you worked with and the team in Schmidt Sevenoaks?
We thoroughly enjoyed working with Ben and his team and all of our requests were throughly explored and accommodated where possible. The customer service we received was second to none.
Anything else you would like to add in your own words?
We were extremely happy with each and every stage of the process and Ben has always been very quick to solve any minor challenges during the installation journey. Where certain design tweaks needed to be made, Ben always prioritised and solved everything to our complete satisfaction. It’s just a shame we can’t afford to build another house and do it all again!! Although we are now working with Schmidt again to design and supply dressing room furniture.
Hats off to Ben and all of the team at Schmidt Sevenoaks.

PGame, Set & Match
ickleball is a racquet sport that combines elements of tennis, badminton, and table tennis, and is played with a paddle and a plastic ball with holes. Pickleball courts are typically smaller than tennis courts and may be indoor or outdoor. They are marked with lines to indicate the boundaries and zones of play. Pickleball is fun game for all of the family. The rules are pretty simple and the game is easy for beginners to learn, but as you develop your skill it can develop into a fast-paced, competitive game!
Pickleball was invented in 1965 and since then has exploded in growth and popularity, with tournaments now played by millions ranging from young to old all over the world.

CHOICE, QUALITY & DESIGN
Want to enhance your bathroom space but finding the compact area hard to work with? Fear not, as there are plenty of ways to utilise smaller bathrooms, including everything you need to make the room appear larger.
Taking advantage of things like natural light, corners and clever storage is important and will help your compact bathroom to feel less restricted. There are ways to make the small space feel bigger without having to spend a fortune on knocking down your wall to fit a new window.
One of these is to create an illusion of space, install mirrors onto your bathroom wall, as this will reflect light well creating the effect of an open window. In addition to this if you are looking to open up the space in your bathroom, go for a mirror that is back lit, at the same time helping to create a minimalistic vibe in your bathroom.
One of the reasons why small bathrooms can feel even smaller is the lack of storage. If you own a wide array of bathroom essentials (such as skincare products, hair products and oral products), consider investing in a shelf to hold all your soaps and bottles. While it might be the obvious choice to go with shower curtains, sometimes traditional isn’t always better. To make your bathroom space feel more open, consider forgoing the curtains and choose a clear glass screen to separate your shower area from the rest.
Instead of separating tile patterns for your bathroom floor and your shower, use a consistent tile type to tile your floor, as having unbroken patterns creates a greater perception of depth, making your bathroom feel more spacious.
Your bathroom is a precious and private space, and chances are, you are going to spend a significant amount of time in it, so why not invest in building it up to look exactly the way you want it? You don’t need a mansion to make a masterpiece, and we hope that our tips have guided you in working with whatever limited space you have, to create the stylish space you always wanted.
If you are looking for more inspiration to create that tranquil bathroom space, you’ll find plenty of superb design ideas for small bathrooms (and even large ones) at our Eltham and Biggin Hill showrooms.
