FARNBOROUGH HOSTS HISTORICS’ CLASSIC CAR SALE ON 11 TH MAY

Astirring selection of evocative classic cars awaits visitors to Historics Auctioneers’ up-and-coming sale on Saturday 11th May.

This will mark the first time that the ebullient auctioneer will host a sale at Farnborough International Exhibition Centre. Also known as the home of the British Motor Show, the heart of the Farnborough complex is a stunning, purposedesigned indoor hall which will be utilised by Historics to create a stirring display of some 170 varied sale entries.

According to Mark Perkins, CEO of Historics: “We are delighted to add this sale to our auction calendar. Whether a classic car owner or not, we encourage all to come and join us at this great indoor venue.”

In keeping with all Historics’ sales, the classic cars on sale are immensely varied in terms of age, marque and value.

With summer coming, the many convertible classics are sure to be high on the interest agenda. Classic Jaguars always make a strong showing and to many there’s nothing better than an XK120, first introduced in 1948.

A 1953 XK120 Drophead Coupe, benefitting from extensive restoration, waves the Jaguar flag sportingly at this sale, whilst nearly twenty years its junior, a unique 1972 Lotus Elan `DHC ‘Sprint 5’ is representative of another British sporting classic with a tremendous following.

HIGH-FLYING NEW THEME FOR 2024 SURREY FROM THE SKY

The theme for 2024 is Surrey from The Sky. From flights to feathers and space exploration, we will be taking a fresh look at our county, gazing down on its glorious landscape, raising our eyes to the skies – and exploring everything from the Surrey Air Ambulance to Birdworld in Farnham, as well as visiting some of our great vantage points such as Leith Hill.

The free community initiative, which is spearheaded by Visit Surrey, the county’s official tourist board, alongside partners BBC Surrey and Surrey Lieutenancy, is a much-anticipated celebration which sees people of all ages come together to enjoy a whole range of special events, activities and VIP visits.

As always, Surrey Day is open to everyone. Event organisers are urged to get creative, and the Visit Surrey website includes lots of ideas of ways to get involved.

The site also offers a fully comprehensive guide to the day thanks to its What’s On facility, where the day’s happenings can be listed absolutely free.

HAMPTON COURT PALACE FESTIVAL 2024 ANNOUNCES STELLAR LINE-UP

Tuesday 11 – Friday 22 June 2024

Now in its 28th year, Hampton Court Palace Festival, presented by heycar, has announced its incredible line-up for a series of special concerts in an intimate 3,000-seat auditorium, set in the stunning grounds of Henry VIII’s magnificent Tudor Palace.

The legendary Tom Jones returns to open this year’s festival on Tuesday 11 June, performing a string of hits from across his five-and-a-halfdecade career, including ‘It’s Not Unusual’ and ‘Sex Bomb’.

Nile Rodgers & CHIC will perform at Hampton Court Palace Festival on Wednesday 12 June for a disco spectacular like no other - Nile Rodgers is lauded for pioneering a musical language that generated chart-topping hits like ‘Le Freak.’

Having released seven studio albums to date, Jack Savoretti’s most recent two records stormed to the top of the charts in the UK. Revered for tracks including ‘Without’, ‘Catapult’ and ‘Candlelight’, he will bring a hit-packed set on Thursday 13 June.

Pop and social media sensation Sam Ryder will take to the stage on Friday 14 June. He rose to stardom in 2022, when he represented the UK at the Eurovision Song Contest with his megahit Space Man - finishing in second place, the UK’s most successful result since 1998.

Global sensations Björn Again will perform on Saturday 15 June, promising a show jampacked with much-loved ABBA songs. Their internationally acclaimed show has been

performed in 71 countries over 35 years, amassing over 5,000 performances and is acknowledged for initiating the ABBA revival.

This year, the festival will also present a live podcast for the first time, with The Rest Is History podcast taking to the stage to fittingly host a show on Henry VIII and the Tudor period. Hosted by historians Dominic Sandbrook and Tom Holland, The Rest Is History podcast is the highest-ranked UK history podcast on both Spotify and Apple and will be bringing history to life on Sunday 16 June.

Rock and Roll Hall of Fame inductee and genre-arching singer-songwriter Sheryl Crow will perform on Tuesday 18 June. Renowned for effortlessly interweaving pop, rock, country, folk, and blues throughout her music, she is one of America’s most successful artists.

Deacon Blue, one of the biggest Scottish bands in recent history, will perform a hit-packed set on Wednesday 19 June. They have gone on to pen 11 hugely successful studio albums and have an incredible 16 Top 40 hits under their belt.

Unobtrusively superlative is an almost impossible thing to pull off in a restaurant, but Elystan Street achieves it with a combination of flawless food and a space that makes everyone feel wittier and prettier. Opened by acclaimed restaurateur Rebecca Mascarenhas and chef Phil Howard in September 2016, the restaurant had been in business for just 6 months before receiving their Michelin star, which they’ve retained ever since. It is a rare feat to create a restaurant that appeals in equal measure to a loyal, local clientele as well as to those who have made this a destination spot. Alongside Phil Howard, the head chef is Michael Olive who hails from Buckinghamshire, and has been in the role for nearly a year, having previously worked at The Ledbury and at Elystan Street as a sous chef earlier in his career.

Elystan Street offers one of the best value set lunch and early evening menus in London – priced at just £35.00 for 3 courses. And if that doesn’t grab your fancy, you can always stray “ off piste” and enjoy the full a la carte menu. Phil and his

kitchen team are maestros of seasonal food, so you’ll always get something on this menu that tastes better than it really ought to, because, unlike Paddington Bear, it hasn’t been shipped in from darkest Peru in the middle of winter. Elystan Street’s food is so sharply sophisticated yet so unassumingly generous that it’s worth investigating quite how it works so exceptionally well. Phil’s cooking is reputed for its harmony of flavours, rather than technical wizardry or innovation.

The wine list at Elystan Street has been brilliantly constructed by sommelier, Juliet Doughty, who is usually on hand with sensible, yet enthusiastic and creative dish pairing choices. Perhaps it has something to do with the balance of talent between kitchen and service, but it feels like everything and everyone here is working hard to make eating here truly pleasurable, whether it is a relaxed family Sunday lunch, a general catch up with mates, or a corporate dinner in the sublime private dining room.

Restaurants open and close all the time – it’s a precarious business – but this one will be around for decades to come – it’s a gem and worth the detour, wherever you are in the Capital.

Surrey Hills International Music Festival has announced the programme for its 2024 season – which will be the 15th edition of the much-loved classical music festival that, each Spring, brings world-class musicians to perform in beautiful venues across the Surrey Hills.

Taking place until 18 May 2024, highlights of this year’s concert series include: Legendary mezzo-soprano and Festival Patron Dame Sarah Connolly - awarded The King’s Medal for Music 2023 - with The English Concert and

Harry Bicket, for an evening of the finest Baroque music at Guildford’s Holy Trinity Church.

The world premiere of a work commissioned by the Festival for its anniversary from leading British composer, Huw Watkins, and performed by The Sitkovetsky Trio and Friends at the Menuhin Hall, Stoke D’Abernon.

Also at the Menuhin Hall is Piano Extravaganza, a spectacular evening of music for two pianos featuring Wu Qian and Friends, with the programme including the world premiere of the winning entry in the 2024 Surrey Hills Young Composer Competition. The biannual competition is for young composers aged 18 or under who live or go to school or college in Surrey and is on the theme of ‘celebration’ for 2024.

A special event in partnership with Guildford Book Festival at Grade I listed West Horsley Place. Exploring 17th century women composers – who dared to write music in a man’s world – historian Anna Beer will give a talk interspersed with music by The Portrait Players, renowned for bringing 17th and 18th century music to modern audiences. The Design Museum in London is opening a major new exhibition on the history of Barbie™.

Three years in the making and opening to coincide with the 65th anniversary of the Barbie brand in 2024, the exhibition will explore the design evolution of one of the world’s most famous dolls. Journey into the Barbie universe and discover over 250 remarkable objects, dating from 1959 to the present day.

Through a unique new partnership with Mattel Inc., the Design Museum has been granted special access to the extensive Barbie archives in California, and dozens of rare and unique items will go on show to tell the story of the iconic brand over the past six-and-a-half decades.

Highlights include a rare first edition of the very first doll released by Mattel in 1959 (‘Number 1 Barbie’), the groundbreaking Day to Night Barbie from 1985 and the best-selling Barbie of all time, 1992’s Totally Hair Barbie which sold over 10 million across the globe.

Other dolls will highlight the diversity of the Barbie range, with examples of the first Black,

THE DESIGN MUSEUM presents 65th anniversary Barbie exhibition

Hispanic and Asian dolls to bear the Barbie name, as well as dolls that reflect today’s diverse, multicultural society, including the first Barbie with Down syndrome, the first to use a wheelchair, and the first to be designed with a curvy body shape.

The exhibition will be curated by the Design Museum Curator Danielle Thom and will map the Barbie legacy that started in 1959 when Ruth Handler wanted to craft a different narrative for her daughter, Barbara. It will go on to explore the story of Barbie through a design lens, including fashion, architecture, furniture and vehicle design.

Tim Marlow, Director and CEO of the Design Museum, said: “Barbie is one of the most recognisable brands on the planet and as we’ve seen recently, her story evolves with each new generation. I want to thank Mattel for collaborating with us through their extensive archive to help us tell this story. UTILITY

Utility wear was a hot pick on the spring/summer 2024 runways, and the combination of beige neutral colours with warmer sandy tones makes this style la crème de la crème of casual cool.

OVERSHIRT

Sure to be a big hit this spring and beyond, it’s time to switch out your cardigan for the far trendier, loose fit overshirt. One to wear over a sweater,

T-shirt or bandeau top (yes they’re back big-time), shirt styles are shaping up to be the cover up this summer.

PARKA

We know it’s not a game-changer in the style stakes, but when those April showers call for something with a bit more coverage and a hood, an effortless parka hits all the right notes with jeans and trainers.

CROPPED TRENCH

The cropped trench takes a little getting used to if you’re used to longer styles, but it looks ever so hip – and that’s exactly where the length should hit. Easy make-up hacks to elevate mature skin

Make-up artists share their top tips everyone over 40 needs to know. By Sam Wylie-Harris.

While we change our wardrobe in tune with the seasons, our beauty routine can get stuck in a rut.

It’s easy to do, especially if you feel comfortable with the same old products and techniques.

“One of the questions I get asked a lot about as a make-up artist, is how best to wear make-up over the age of 40,” says Carly Utting, senior artist at cosmetic company MAC.

“And truth be told, this will look differently than it did when you were 20.”

As an over-40 make-up artist and make-up wearer, Utting says she uses make-up to enhance her features to be smoother and plumper, or more defined.

“As we age, the tone of your skin changes and we tend to loose pigmentation in the lips and cheeks, so this is where I focus on when styling a make-up look for an over-40s client,” highlights Utting.

SKIN PREP

Aimee Connolly, make-up artist and founder of Sculpted by Aimee, says: “Regardless of your age, a great make-up day always starts with your skin prep.”

“Make-up will apply more seamlessly when using the right base products for your skin concerns – for all skin, hydration is key, and particularly as we age.”

Before you grab your make-up bag, Connolly says to give your skin the drink it needs with a silky-smooth serum and hydrating moisturiser.

She suggests a hydrating serum infused with the all-important, skin-boosting ingredient hyaluronic acid for lasting luminosity.

Paired with a ceramide-rich daily moisturiser, Connolly says the skin barrier will be strengthened and moisture will be locked in. “To prolong your make-up, while still keeping your skin hydrated.”

FOUNDATION

“Selecting the best foundation for my skin has been a little like finding my perfect pair of jeans!” says Utting. “I’ve trialled so many over the last couple of years, and my main advice would be to opt for a serum-like foundation, or a foundation with lots of skin caring ingredients.”

She continues: “These foundations not only add radiance and even out the skin, but they treat the skin while you’re wearing it.”

POWDER

“When powdering the skin, opt for blurring, finely milled powder,” advises Utting. She suggests MAC Studio Fix Pro Set + Blur Weightless Loose Powder as a go-to for 40+ skin.

“This formula will softly blur fine lines and texture, to create a smooth, even base, particularly when applied with a soft medium-sized brush,” explains Utting.

“Packing too much powder onto fine lines can enhance them, but softly brushing powder with a brush works wonders at disguising them!”

BLUSHER

Utting says she adores adding a creamy, radiant colour to the cheek on 40+ skin. She suggests MAC Glow Play blushers in So Natural and Blush Please for a beautiful flush of colour to the cheek.

“The formula lends itself perfectly to a skin that requires a little extra TLC, says Utting. “Bouncy and playful, it adds a luminous, healthy, youthful shine.”

Meanwhile, Connolly says Sculpted by Aimee Cream Luxe Blush in Dusty Rose is her goto shade: “It will add a natural rosy tint to the

apples of the cheeks and tip of the nose, without appearing too strong in colour.”

LIPS

A lip primer will smooth out fine lines that form on your lips over time, says Utting. “Meaning when you apply your lipstick, your lips look more even and fuller.”

She says this should be followed by a lip liner in two or three shades darker than your natural lip shade. “Pushing the boundaries of your natural lip line to enhance the shape is a wonderful way of achieving a fuller pout.”

Texture wise, Utting says a soft shine on the lips enhances the shape, so she recommends glossing over the top of any lip shade. She recommends going for glosses that are super creamy and not sticky, so they stay put and add a beautiful shine.

EYES

“Long-lasting cream eye products will always be my go-to choice when creating eye make-up for 40+ clients,” says Utting. “I particularly love a soft sheen to the eyes to brighten and lift.”

While Connolly adds: “To create an eye-opening effect while maintaining a youthful appearance, opt for a natural bronze eyeshadow applied across the eyelid.”

“Enhance definition with a creamy brown kohl liner, particularly suitable for a softer defined eye.”

She suggests an eyeliner duo with a nude shade on the opposite end. “Which is ideal for brightening the waterline, instantly rejuvenating the eyes.”

Connolly adds: “Consider switching to a brown mascara, for a softer approach to volumising lashes.”

Jo Collins, head of design for womenswear, kidswear and non-clothing at FatFace, says to choose a neutral base such as jeans and add a cool cut, floral top. Pair with ballet flats, such as satin or crystal-embellished ones for a casual, feminine vibe. They’re bang up to date – yes, the ballet is back.

FLORAL SLIP

the top as we wait for the weather to warm up, it’s a winner with trainers or metallic flats. As Collins puts it: “Floral dresses are super versatile and can be dressed up or down. For a more casual look, team your floaty florals with high tops and a denim jacket – or add your favourite lightweight jumper over the top to create the illusion of a skirt and knit combo. “Hitting another key trend for spring, the maxi skirt.”

FLORAL JUMPSUIT

Comfortable and classy, the jumpsuit is another a firm favourite this time round, especially with iconic Seventies fashion trends still headlining. Dressed up with heels or wedges, long, floaty, wide-leg trousers add length, while it’s an ideal special-occasion staple to accessorise with a floppy sun hat and clutch. Cited as a modern woman’s wardrobe staple without the faff of having to spend time styling separates, this all-inone does all the hard work for you.

FLORAL SHEATH

Dainty, with chiffon ruffles, semi-sheer accents and delicate sprigs, the floral sheath dress suggests a tea party with all the trimmings. But this style doesn’t have to be saved for best. One to watch, is the ‘IT dress’ going to steal the spotlight this summer? “The floral and romantic trend is perfect for occasion season, which we’re quickly gearing up for,” says Rebecca Rhoades, founder of Rebecca Rhoades. “It’s a look that can be modernised by combining bold prints with pretty soft fabrics and traditional florals – the trend creates a very feminine look when worn in flattering silhouettes.” Rhoades suggests opting for block colour accessories when wearing prints. “But what I also love about prints is how unique they are to each person – they tell a story. “So if you want to go for print-on-print, do it. Race days and summer weddings are also a time to get noticed, so perhaps go for something you wouldn’t normally… just don’t outdo the bride!”

Sun Damage: Over a million using creams over a decade old

Just over one in 10 UK adults agree they are prepared to risk skin cancer in the quest for a sun tan. From applying out of date sun cream to wearing no sun protection at all, a new study reveals the nation’s sun safety habits. Dermatology Consultants at King Edward VII’s Hospital share sun safety advice.

As temperatures begin to rise in the UK, a new study commissioned by King Edward VII’s Hospital in Marylebone, suggests millions of adults are taking unnecessary risks when it comes to protecting their skin against sun damage.

It found that, despite the risks associated with sun damage, there is still a cavalier attitude amongst many individuals when it comes to wearing sun protection. Nearly one in 10 Brits (9%) admit to only wearing sun cream when on holiday abroad and around 4 million completely shun sun protection in the UK, even during hot weather. One in 20 (5%) adults also wrongly believe they don’t

need to wear sun protection at all.

Also of concern, 1.4 million adults are still using sun cream they purchased over 10 years ago. This is far longer than recommended 6-24 months that a cream will keep and be effective for.

Dr Catherine Borysiewicz, Dermatology Consultant at King Edward VII’s Hospital said: “Sun protection is vital, whether you’re in the UK or abroad, and irrespective of your skin colour. Sun creams and sprays provide the necessary protection from skin damage to potentially longterm or even fatal conditions. It is also important to purchase new sun protection each year, as creams do expire and will become less effective.”

Furthermore, just over a tenth (11%) of respondents agree they’d be willing to risk skin cancer if it meant having a sun tan, with nearly a third (29%) agreeing they’d used sunbeds in the past.

of their body like their eyelids, scalps, and feet, but these can still burn like any other part of the body. Use sun cream all over your body, and cover up with light clothing, hats and sunglasses to boost your protection when out and about

• Don’t underestimate the British sun – we can have some pretty hot days in the UK, and using sun protection shouldn’t just be reserved for holidays and trips abroad. We should actually be using SPF every day to prevent sun damage, particularly on parts of the body that are always exposed like your neck and face, even in overcast weather

• If you do get burnt – cool down your body with a cold compress. This will pull heat away from the site of the burn and help ease inflammation. A cool shower and/or a wet towel placed on the affected area can provide some immediate respite. Once cooled, you can add a moisturiser, such as Aloe Vera to the affected area to soothe the skin.

The mum-of-two (Deeley has two sons –Milo, eight, and James, five – with her husband, comedian Patrick Kielty) first found fame in the late Nineties, hosting MTV and SM:TV Live with Ant & Dec, before moving to LA and presenting entertainment show, So You Think You Can Dance?

Having moved back to London in 2020, she made her debut on ITV’s This Morning this week, alongside co-presenter Ben Shephard.

A self-confessed beauty enthusiast, Deeley, who is also an ambassador for Ella & Jo’s, is all about keeping her skin well cared for and glowing.

What are your handbag essentials?

“I love an eyelash curler, it’s one of my favourite things,” she adds. “It makes me look awake even when I’ve been up half the night with the boys. And some kind of mascara, probably.”

What’s the one beauty rule you swear by?

“Why cleanse once when you can cleanse twice? It’s essential for me, especially if I’ve been working, have been to an event, or if I’ve had a full face of make-up.”

Deeley says she also loves Melt The Day Away Cleansing Balm: “I put it all over my face and massage it in. You can use it on eye make-up, foundation, everything.

“Take a warm washcloth and then just take everything off. I love to use the Brighten & Glow Hydrating Exfoliating Cleanser after that, just to remove every last trace of make-up,” she adds. “And then I go into my full skincare routine.”

“I feel my most beautiful when I’m probably not at my most beautiful, but to me, I feel it,” says Deeley.

“It would be as the sun is starting to set on the beach after spending the day with my boys in the sunshine. I’ve got beachy hair, no make-up on, and my skin feels warm.

“You can smell the sunshine on your skin, and they kind of cuddle into you at the same time. That’s when I feel my best.”

What’s the best beauty tip you’ve learned throughout your TV career ?

“The best beauty tip is basically ‘less is more’. I think women look more beautiful with actually less make-up,” says Deeley.

“But that does mean you have to really take care of your skin. You have to eat a good diet, and you have to exercise and drink water.”

Deeley says she doesn’t have one specific beauty icon, but adds: “For me, it’s always when a woman

feels comfortable in her own skin. I think then she is incredibly beautiful and incredibly charismatic. When you feel good, you look good too.”

Have you had any beauty disasters?

“There are so many! I mean, I’ve had a terrible perm, I had one eyebrow, I then had two very thin eyebrows, I had really short hair that looked like a giant mushroom. I had red hair, dark hair, blonde hair – here is nothing I haven’t done,” she laughs.

“But I think that’s one of the things when I was talking about women being very comfortable in their own skin. I think you have to kind of go through that to work out what doesn’t work for you, and work out what does work for you.”

Why are Garden Rooms becoming so popular?

Everyone will have noticed the recent trend of new rooms appearing in the rear gardens of houses large and small. These are not the traditional timber sheds with a bit of carpet thrown on the floor. These are beautiful wellbuilt rooms with light streaming in through bifold doors, and pictures on the wall, and sofas, and workspaces, and tv’s showing sport, and yoga mats, and artists’ easels, and anything to embrace the feeling of an escape from the house. These are the new ‘Garden Rooms’ where you can work, relax and entertain.

So, what are the main uses for a Garden Room?

First place goes to the home office. An escape from the dining room table or the spare bedroom. A psychological break, away from the demands and temptations of the house, and a calm independent environment to concentrate on the opportunities of the work-day.

Petworth House, West Sussex

Debuting its Spring Festival, be one of the first to head to Petworth House’s Pleasure Garden, which is draped in daffodils, with more than 10,000 blooms – each with its unique shape and tones of gold, yellow and cream – carpeting the grounds. From now until April 14, horticultural talks and gardening demonstrations are a highlight, for when you need to take a breather from spring family trails or woodland walks.

London’s largest free flower festival set to bloom with ‘Floral Feasts’ 20th – 26th May 2024

Chelsea in Bloom, the world-class floral art show and London’s largest and most prestigious free flower festival is returning with the theme ‘Floral Feasts’.

The streets of Chelsea will be transformed with floral creations once again adorning the frontages of more than 120 businesses, shops and restaurants, with inspiration taken from culinary favourites and memorable foodie scenes and characters across film, literature, history and art.

Produced by Cadogan in collaboration with the Royal Horticultural Society (RHS), Chelsea in Bloom extends the Chelsea Flower Show out into the local neighbourhood. Large scale installations will spring up inspired by the ‘Floral Feasts’ theme, including an enormous floral ‘The Very Hungry Caterpillar’ on Sloane Square by floral artist, All For Love London.

Other central installations will include the famous scene from ‘The Lady & The Tramp’ by Amie Bone on Sloane Street and a reimagined version of ‘Winnie-the-Pooh’ by Ricky Paul on the King’s Road, whilst at Duke of York Square, there will be two creations, one inspired by Willy Wonka (by Maison de Fleurs) and the other a contemporary take on an artistic still life (by Lucy Vail Floristry).

This year, Chelsea in Bloom will partner with two special charities - The Felix Project, fighting against hunger and food waste across London and with The Confetti Club for a second year, granting another

life for leftover fresh petals as confetti, through which they raise funds for Cancer Research UK. Gold, Silver, Bronze and Merit awards will be awarded to participants by RHS judges alongside Lifestyle Judges, in addition to the top awards for ‘Best Floral Display’, ‘Highly Commended’ and ‘Innovation Award’, with winners announced on Tuesday, 21st May 2024.

New for 2024, Belgravia in Bloom will be working with RHS to refine the judging criteria. RHS will also work with Belgravia’s florists and brands to provide guidance on creating more sustainable displays.

Floral creations will be brought to life by the neighbourhood’s iconic florists, including Judith Blacklock, Neill Strain and Moyses Stevens. Belgravia’s streets will be transformed into a floral

playground with a series of striking displays and experiences at every turn, cementing its status as one of London’s most ‘Instagrammable’ neighbourhoods.

Throughout the festival, Belgravia’s leading florists and delightful shops and restaurants will come together to create and host a series of unmissable floral themed events, offers and experiences, including themed floral products, menus and cocktails.

Selecting a colour for your kitchen can be as daunting as it is exciting – especially when there’s such a vast array of shades to choose from. An all-white kitchen is classic, but neutrals aren’t for everyone. Don’t let the sizable cost of a new kitchen pressure you into playing it safe. We’ve turned to luxury bespoke kitchen company, Tom Howley, for advice on how to embrace colour in a sophisticated, timeless way. Keep reading to discover the brand’s top tips and tricks.

Tom Howley, Creative Design Director at the eponymous kitchen company, begins: “Green kitchens are having something of a moment right now. vibrant space.” For example, a navy island sits beautifully in a white kitchen. Inky blue hues infuse drama and energy into a space, whilst the crisp white balances out the scheme. It’s a classic combination that never dates and always feels fresh.

Howley adds, “Painting a single feature dresser or selection of backboards in an elegant pastel can be a beautiful way to introduce colour, without overwhelming the space. Imagine a bi-fold pantry where you open the white doors to reveal a pale pink interior, or a glazed cabinet with colour filtering through – an excellent backdrop for showcasing your favourite glassware and seasonal crockery.”

He concludes, “If neutral is for you, then the base notes of our colour palette are a great place to start. IS NOW THE RIGHT TIME TO BUY A HOME?

As we move into the usually busy spring period for the housing market, many buyers are wondering if now is the right time to buy their next home, or wait for potentially lower interest rates to materialise.

2023 was a challenging year for the market. Coming off the back of the infamous Liz Truss budget in September 2022, and following very strong price rises into the summer of that year, the market didn’t need much to blow some froth from the lofty prices being asked. Well, we certainly got that. Inflation took off for various reasons and quick hikes in mortgage rates gathered pace across the board. In these conditions, with higher costs of finance and much uncertainty, it’s little wonder that buyers hunkered down. Lots of stock was remaining on the market and prices continued to soften throughout the year.

As we entered 2024 there was still some hesitancy from buyers, but with the message getting through to agents and vendors that they need to price attractively to achieve a sale, better numbers of transactions are being reported. I’m seeing many applicants looking to move from the west London areas of Wimbledon, Wandsworth and Battersea along the A3 into Elmbridge. A number of these people tried to sell their own homes last year without success but have now relaunched and secured a sale. I recently marketed a home in Pyrford for £1,000,000 and carried out 27 viewings in 3 days, achieved nine offers and gained well in excess of the guide price…so the appetite has certainly increased.

We could be in something of a sweet spot with regards to whether now is the right time to

buy a property. Prices have adjusted over the last 12 months and I’m seeing much greater levels of interest from buyers who are under offer themselves and ready to buy. One of the key ingredients of a buoyant housing market is access to affordable finance. Higher mortgage rates have affected transaction numbers but I believe current levels of financing have been adjusted for, hence the increase in activity. If the talking heads are correct that we’re at or near the highs in the current rate setting cycle, then there’s hope that we could see lower levels by the end of the summer. Sentiment in the housing market moves quickly, once mortgage products begin to fall it stokes even more demand, buyers see more agent’s boards change from FOR SALE to SOLD and it increases the urgency to buy. So the message is, if you wait until mortgage rates are lower then the likelihood is that you’ll pay more for your home at that time. Is right now that sweet spot?...nobody knows, but save any unforeseen economic or geopolitical shocks, it could just be.
