When the country

goes to town

When Brit designer Graeme Ellisdon set out to create a new London flagship store in the heart of St James, it was to his home county of Hertfordshire that he turned for inspiration…

B

ritish designer Graeme Ellisdon started Osprey London back in 1980 from a barn he rented in Kimpton. Over thirty years later and the lifestyle brand most famous for its luxury leather bags and accessories has just opened a 5000 sq. ft. flagship store on Regent Street, in the heart of St James.

A far cry from a barn in Kimpton, you might think, but Ellisdon is firmly of the belief that while you may take the man out of Hertfordshire, you can’t take Hertfordshire out of the man. “This county is where I was born and bred,” he tells us. “It’s where my wife Alex and I have brought up our family and it’s where some of our customers have come to almost feel like family. After all, they’ve been visiting us here for nearly ten years.”

He’s referring, of course, to his beautiful rural shopping venue, sited in a series of converted farm buildings off Coopers Green Lane in St Albans.

With a lifestyle home wares store, outlet store and Saddlery Café serving delicious, locally baked wheat and gluten-free cakes and treats, the place attracts a stylish and loyal clientele. Indeed, when Ellisdon opened his new London store, it was the Hertfordshire contingent who turned out in force on opening day to wish him well.

“It was wonderful to see so many familiar faces walking along from Piccadilly Circus that day,” he says with a smile, “and yes, they were all wearing Osprey London bags!”

Originally commissioned by The Crown Estate, the building itself had been used by Barclays Bank for ninety years and is certainly impressive, with huge windows that flood the space with light and a 5 metre high plasterwork ceilings.

An empty shell when Ellisdon took it on, he and Alex quickly decided upon the look they wanted for their new showcase: “We designed it to feel like our place in town on the ground floor and our place in the country on the lower ground - so you could say it’s St James upstairs and St Albans down.”

The Hertfordshire links continue throughout, with beautiful oak carpentry and a stunning feature staircase, both of which were created by locally based craftsmen. With its individually carved icons of natural history, the staircase alone took over 3300 hours to make and install.

“As a business that celebrates craftsmanship,” says Graeme, “it was important to use the best.”

With a branch of the Saddlery Café tucked away downstairs in the bank’s converted vaults, it’s not hard to imagine yourself far from the hustle and bustle of St James. Town or country, it’s clear to see this is one business that has gone out of its way to make sure you’ll always feel at home.

St Albans Film Festival takes flight in its second year Just when you thought it was safe… ancient Cathedral to show The Birds and state-of-the-art swimming pool to show JAWS at St Albans Film Festival

S

t Albans may not have an actual cinema yet, but St Albans Film Festival director Leoni Kibbey is finding that a cathedral and a swimming pool will do just as well, thank you, as she prepares to open this year’s 4-day event with a screening of Hitchcock’s The Birds at the Abbey, and then delight the over-18s by showing JAWS in the swimming pool at the new Westminster lodge.

These are just two of the innovative venues that will be used to screen over 100 films to an audience of film-lovers at the second St Albans Film Festival which takes place from 1 – 4 May in the City.

The festival was a first time fledging in 2013, but is certainly taking flight this year and is soaring to new heights with the announcement that London Luton Airport is to be its headline sponsor – which is particularly fitting as it has the theme of Birds and Flight for 2014.

Leoni Kibbey, Festival Director, says: “Given our theme, it makes perfect sense to be putting on the Festival in association with London Luton Airport, which has been an important landmark in the local area for over 75 years and has been integral in the lives of many local people, both as employer and a gateway to the sun.”

Chika Austin, Community Relations Executive, London Luton Airport, said: “We know a thing or two about flying here at the Airport so we are delighted to be involved in this year’s Film Festival. This unique event, which brings together people from all over the world in celebration of culture and community engagement is something that we strongly support. “ The grand opening event will see the stunning Cathedral turned into an

aviary for the night. The real birdy superstar Hedwig (from the Harry Potter films) even makes a guest appearance, flying through the 11th century building. There will be live music from community choir Big Sing and a licensed Prosecco bar.

Leoni says: “This year the festival has so much going on. As well as our wonderful feature film screenings in the Abbey and the pool and other venues across the city, for those who want to watch short films there will be special screenings of all the finalists of the short film competition. The quality of these is amazing, as they have been chosen from over 400 films that came in from 35 countries across the world. But for those who want to get behind the scenes there are workshops on hair and beauty from films, magic in the movies, the art of writing screenplays, and a very special event from the BAFTA nominated St Albans director, Dan Smith, who has created an incredible 3-D programme about prehistoric birds for Sky, starrIng Sir David Attenborough.

As Chika Austin, London Luton Airport , continues: “The Festival promotes inward investment in the region and resonates with our own Community Engagement Strategy. It’s really great to see such inspiring projects being brought to the area for local young people get involved in.”

And young people are certainly catered, for with a programme of over 50 events in 16 venues, there is something for everyone, including familyfriendly events, events strictly for the Over 18s, events that real film buffs will enjoy, and free events.

Oxford clinch victory in 160th University Boat Race

Boat Race highlights In another moment of controversy the 2014 BNY Mellon Boat Race saw Oxford romp away to one of the biggest margins of victory in recent years.

O

xford University beat Cambridge by 11 lengths in the biggest victory since 1973 to win the 160th BNY Mellon Boat Race, extending their dominance with their fifth triumph in seven years.

The hot favourite Dark Blues won the toss and opted to start from the Surrey Station, which would give them the advantage of the big Surrey bend a third of the way into the Race. Therefore it was Cambridge who would have the early advantage around the Middlesex bend after the end of the Fulham Wall.

Off the start both crews sprinted off in the mid 40’s, Oxford taking an early lead. As expected the crews were very close to each other with Cambridge warned by first time Boat Race Umpire Richard Phelps. The Light Blues used the bend to their advantage reeling in Oxford’s lead, hence as they passed the Town Buoy the crews were level.

With both crews at 35 Oxford began to exert their power, pulling out to a 1/3 length lead along the Crabtree Reach. Then shortly after the Mile Post , 5 minutes in to the Race, came the moment that effectively settled the result.

Phelps had warned Oxford who now had a ¾ length lead, they responded but Cambridge moved with them and as the Umpire issued a warning to Cambridge the blades of Light Blue 2 man Luke Juckett came into contact with that of Sam O’Connor the Kiwi in the Oxford 7 seat. Juckett was knocked out of his stride, crabbed and was nearly thrown from the boat.

Oxford seizing the moment powered away as Cambridge floundered, missing five effective strokes. Worse, Juckett’s rigger was bent meaning his pitch was completely wrong so he could only make a negligible contribution to the speed of his crew.

At Hammersmith Bridge Oxford had an 8 second lead meaning they could choose their own water. They continued to pile on the pressure at a steady 33 strokes a minute and continued to move away from a demoralised Light Blue crew. Even with a strong headwind and rough conditions after Chiswick Eyot, Oxford’s progress was relentless. At Chiswick Steps the Oxford lead was

16 seconds over 5 lengths, at Barnes Bridge 28 seconds and at the finish a massive 32 seconds.

Cambridge cox Ian Middleton raised his hand in protest after the finish but to no avail. Richard Phelps later explained, “I was concerned where Oxford were, so I warned Oxford and they moved immediately. A second later I was happy where the crews were but I then saw the Cambridge bow just twitchin towards Oxford, so I warned Cambridge. The next thing there was a slight contact but the impact was great.”

Talking about the Cambridge appeal he said that “Cambridge’s view was that when the foul occurred Oxford were not on their station. From my perspective Oxford were on their proper station; quite clearly. Contact could only have been in neutral water or at the worst Cambridge were off their station. I advised Cambridge I was overruling their appeal.”

Steve Trapmore Cambridge’s Head Coach was understandably disappointed, “I can’t give you an informed decision without seeing the replay. We knew this race was going to be tough and I’m immensely proud of this crew.”

The winning president Malcolm Howard thanked his crew and coach Sean Bowden for an amazing year. He felt the clash but “I don’t think it affected the outcome, we were moving really well, we’d withstood their big push early on and had started to take seats. We were moving on them and would have kept moving.”

Bowden for his part said, “We can look back on this year with a lot of pride. I felt this year we could achieve really high standards. The clash is one of those things that can happen. Cambridge put a lot of pressure on early on but we were moving away. Steering is always competitive and this is one of the things that can happen when you take risks.”

The crowds came out on a gloomy Sunday evening to line the River Thames and cheer the teams on with the same enthusiasm as if it were a gorgeous sunny day.

Hurlingham Park More than 100 years ago, Hurlingham Park hosted regular weekly fixtures of polo as it was then the Hurlingham Club’s number one polo field and weekend crowds would gather for the summer social scene.

Polo continued to be played in Hurlingham Park right up until 1939, but, with the onset of World War II, the fields were given over to the ‘Dig for Victory’ food production campaign and Hurlingham’s polo days became a distant memory. In 2009, City Events Ltd created the City Polo Series and brought polo back home to its central London roots. Chesterton Humberts Polo in the Park is now the London fixture in the Series’ global calendar and Hurlingham once again plays host to this very traditional English summer past-time.

his year represents the 60th occasion that the PGA Championship has been played, along with the tenth anniversary of BMW’s arrival in the Surrey heartland of Wentworth Club as the newest Partner alongside the European Tour and the world famous golf club. Italian Matteo Manassero, who established a landmark of his own last year by becoming the youngest winner of the Tour’s flagship event at the age of 20 years and 37 days, defends his title after thwarting Luke Donald’s hat-trick bid in 2014.

As always, a world class field will assemble on the iconic West Course, with Manassero and Donald joined by a glittering array of stars including reigning US Open Champion Justin Rose, Race to Dubai champion Henrik Stenson, Ryder Cup hero Ian Poulter, Lee Westwood and Sergio Garcia.It was in 1955 that England’s Ken Bousfield won the inaugural playing of the event at Pannal in Harrogate, and since then the Roll of Honour has included legends of the game such as the BBC’s Peter Alliss, Ryder Cup captains Bernard Gallacher, Tony Jacklin, Nick Faldo, Seve Ballesteros, Bernhard Langer, Ian Woosnam and Colin Montgomerie. The latter is the only person to win three times in succession from 1998-2000.

Then in 2005, BMW sealed their partnership with the Tour and Wentworth when Argentine Angel Cabrera triumphed, to be followed chronologically by David Howell, Anders Hansen, the irrepressible Miguel Angel Jiménez, Paul Casey, Simon Khan, Donald in 2011 and 2012 and finally Manassero. It was a win which propelled Manassero to new heights, and the four-time European Tour winner cannot wait to return for the 2014 edition, which once again will be played over Wentworth Club’s stunning West Course from May 22-25, and relive some of those wonderful memories. “I’m really looking forward to returning to Wentworth, especially after my win last year,” said the gentleman from Verona. “Wentworth has a really special place in my heart, I really cannot wait to get back there and I’m looking forward to defending my BMW PGA title as best I can.”

Looking back over the last 60 years, Peter Alliss, three-time winner of the Championship (1957, 1962 and 1965), said: “I played in the very first PGA Championship at Pannal in Harrogate in 1955 and am very proud to be a three-time winner of the event, having won at Maesdu in Llandudno in Wales in 1957 then again at Little Aston in 1962 and Prince’s three years later.”

London Polo Club 2014 Fixtures

The historic London Polo Club is once again gearing up for the summer season.

2014

is looking to be a busy year with several new fixtures.

This year will not only feature the games against Cowdray Park but also fixtures against the Guards Polo Club in Windsor. Also particularly worth looking out for is the Gaucho International Polo Festival in September and the Pro Alvear challenge with its famously wild after party on June 7th.

The Dubai Trophy, one of the club’s flagship tournaments, will be played at the club on two Friday evenings this summer. July 18th and August 1st will feature the highest level of polo played at Ham and are without a doubt one of the best opportunity for polo fans to see top international players in action.

If you can’t wait to come and enjoy the atmosphere at Ham then you’ll be pleased to know that polo starts on Sunday 5th May. The first big finals day will be May 19th when Oman Air will be sponsoring their first tournament the Ham House Trophy. An action packed final will be followed by a full afternoon of polo matches so make sure there’s plenty of Pimm’s in the picnic hamper.

Only eight miles from Hyde Park Corner, Ham Polo Club is the last remaining polo club in Greater London. Founded in 1926, the club has an established and distinguished reputation at over 85 years old. HPC was the first club to restart the game of polo in the UK following the second world war, this was largely due to the efforts of Billy Walsh who was honoured by HM the Queen in 1985 for his efforts reviving the club and the sport. Billy’s career in the game brought a great deal to Ham, he had a huge knowledge of horses and was for many years the Duke of Edinburgh’s team mate. He captained the Ham team that won the Roehampton Cup in 1947, the first post war edition of the competition.

The tournament for the Roehampton is now held at Ham and the finals sponsored by Oman Air are held in late August.

Ham has had many royal visits over its history. Prince Charles played at the club in several high profile events during the 1980s and 90s. Since 2000 Princes William and Harry have been on the field for a number of charity

fundraisers. Charity days like these at Ham have raised around £2 million over the last 15 years.

n this edition, rather than write on current topics of educational controversy, we are devoting our column to an issue that will be at the heart of the teaching of history in independent schools this year. This year marks the centenary of the First World War, a conflict that changed Britain forever. In 2014, Merchant Taylors’ School will commemorate all those who served, and in particular remember the invaluable contribution made by Old Merchant Taylors (OMTs) in a war that we now recognize as the greatest collective undertaking in British history.

DULCE ET DECORUM EST On the eve of war in 1914, the British army was a small, but well-trained fighting force of 247,432 regular officers and men, very different from the mass field armies of France, Russia, and Germany. R.B. Haldane (the Liberal Secretary Of State for War) who created an expeditionary force of six infantry divisions and one large cavalry division had reformed it between 1906 and 1909. In addition, Haldane had sought to improve the training of officers and looked to the public schools of England to provide suitable recruits. From the 1880s, the public schools had been an increasingly rich breeding ground for potential officers and accounted for three-quarters of the Woolwich entry (for the artillery and engineers) and over one-half of the Sandhurst entry (for officers of other arms) in 1896-1900. Haldane hoped that the public schools would play a part in a rejuvenation of the armed forces and the Ward Committee of 1906 advised that existing school cadet corps and university rifle volunteer units should be united to form the Officers’ Training Corps (OTC). Once founded in 1908, they proved immensely popular, and by 1910, there were 152 contingents in the ‘Junior Division’ at schools such as Eton, Haileybury, and Uppingham, and 19 in the ‘Senior Division’ at universities.

Following the outbreak of war in the summer of 1914, the British Expeditionary Force (BEF) was sent to France. Between the summer and Christmas of that year, the BEF lost 16,200 men killed, 47,707 wounded and another 16,746 missing and taken prisoner. Most of these casualties had been sustained by the regular army, which immediately called for volunteers to enlist. In the next eighteen months, 2,466,719 men answered the call to arms, and between August 1914 and March 1915, 20,577 officers were commissioned from OTCs, whilst it is estimated another 12,290 ex-OTC men were serving in the British Army. The schools had done their job but were fated to be racked by grief, on an unprecedented scale, in recompense.

SOME CORNER OF A FOREIGN FIELD As one of the ‘Great Nine’ schools of England, it was entirely fitting that 6 APRIL2014

Merchant Taylors’ should have a cadet force although its exact origins remain a mystery. While boys were involved in external units from 1878, the official establishment of the Combined Cadet Force (CCF) was not until March 9, 1900. It swiftly became an integral part of school life and flourished in the early years of the twentieth century; many former members of the corps served during the conflict. Throughout the war, precisely 1820 OMTs served, including three recipients of the Victoria Cross, the most highly coveted decoration in the British Armed Forces.

Lieutenant J.C. Barrett, Midshipman G.L. Drewry and Captain A.O. Pollard were all awarded VCs for conspicuous bravery, whilst 297 other OMTs received war honours. One in six OMTs were decorated for their services in His Majesty’s Armed Forces. With ghoulish symmetry, approximately one in six OMTs were killed on Active Service too, fearful losses for any school to bear. In addition, 245 were wounded or gassed whilst 297 OMTs died, including the great England rugby union international John Raphael.

WORLD WAR ONE HUNDRED To commemorate the centenary of the First World War and the part played by Merchant Taylors’ School in the conflict, the School is inaugurating a series of events – World War 100 – which will run for four years. They include creating an interactive online resource where today’s boys will research OMTs who served in the conflict, and where families with historic links to the school can upload information about the involvement of their ancestors. There will also be an emphasis on the role of Empire, reflecting the rich cultural diversity of Merchant Taylors’ today: over 8,500,000 men from all corners of the earth served in the British Army in the First World War. In addition, we will host Max Hastings, author of ‘Catastrophe: Europe Goes to War’ this April 30, undertake trips to the Imperial War Museum in conjunction with our annual visits to the Somme, host art exhibitions, drama workshops and productions, major concerts, poetry recitals, cross-curricular learning and undertake historical scholarship. Finally, we will utilize the School, OMT & Merchant Taylors’ Company archives to create a Book of Remembrance for all OMTs who served in World War 1. It is our aim to bequeath a legacy to the next generation of OMTs, and we hope that they will understand, honour, and remember the sacrifices made by their predecessors one hundred years ago: “Time, like an ever rolling stream, bears all its sons away; they fly, forgotten, as a dream dies at the opening day”. We will never forget them.

100 YEARS OF HABS CADETS Haberdashers’ Aske’s Boys’ School celebrated the centenary of their Cadet Corps on 14th March 2014. A Spitfire flyover, piloted by local veteran Peter Teichman, was the crowning moment of this special event, which was a part of the Biennial General Inspection. Inspecting Officer – Air Commodore ME (Sammy) Sampson DSO MA RAF began the day’s events by inspecting the Guard and Corps of Drums at midday, followed by a reception and lunch in Aldenham House.

In recognition of the CCF Centenial celebrations Jake Krais wore a WW1 replica uniform. There were a number of Old Haberdashers who attended the event: Duncan Jenkins, Melvin Leong and Andrew Carr, the Assistant Clerk to the Haberdashers’ Company. The event was full of activities and competitions including a flight simulation classroom, an army section skirmish and sailing across Aldenham Reservoir. Air Commodore M E Sampson presented the trophies for the competitions and gave an address after the day’s activities. was valuable in aiding the cracking of the German ‘Enigma Code’, working with Alan Turing at Bletchley Park. Contacts between Habs and the Army are still strong. Old Haberdashers have served in Afghanistan and Iraq, with Major Jeremy Lamb receiving the Military Cross for his service. An Army scholarship has just been given to Russell Hughes, a sixth form member of the CCF 850 Old Haberdashers served in World War II – over half Army section. as officers. There were many honours awarded, 10 MCs (Military Crosses) and 9 DFCs (Distinguished Flying Crosses). O

ne of the aspects of a UK independent education that is so striking to foreigners is the absolutely central role that school sport, and especially team sport, plays in school life.

In other countries sport plays its part, but usually beyond the school gates, whilst in a school like Aldenham the routine of sports matches is a prime part of our programme.

Just one example; over the last two terms our boys ‘and girls’ hockey teams have played over 170 different fixtures against other schools.

In these events, the teams have experienced the chance to compete keenly, sometimes in national tournaments (four of our teams reached regional finals) winning, losing and drawing in roughly equal measure and thereby learning to experience both success and disappointment, hopefully able to treat them “both the same” as Kipling would have it.

The arts are a very important part of life at Lockers. The junior and senior plays are the focus of the drama year but there are plenty of other opportunities to perform including the Poetry Speaking Competition and the hotly contested Debating Competition. Music is one of the major strengths of the school with nearly all the boys learning to play an instrument, and many learning two or three. The String Orchestra, Junior Choir, Brass Ensemble and Guitar Ensemble all perform to a very high standard and the Chapel Choir regularly sings at prestigious venues such as St John’s, Smith Square, London. The annual Chapel Concert and Summer Concerts are the highlights of the School’s musical calendar, showcasing all that is best about music at Lockers. Which body contouring treatment is right for me?

With so many treatment options available today, it can be very confusing for consumers to choose the right treatment for their body. Manufacturers can often over promise and the treatments under deliver - all at the expense of your hardearned cash. So how do you choose the best option?

Dr Ravi Jain of Riverbanks Clinic explains

T

he demand for body contouring is increasing all the time and so much so that new systems are finding there way to UK shores on a daily basis. Many systems are cheap imitations of higher quality systems and clinics may invest in the less expensive systems so that they can increase their profit. However, often these systems leave the clinics and their clients out of pocket with poor results and support.

Surgery vs Non-Invasive treatments Surgical solutions to body contouring such as liposuction and tummy tucks have long been the only solution to address many peoples concerns, but these obviously have their significant risks, prices and relatively long recovery periods. However, in the right hands they can produce life changing results and we see that frequently at Riverbanks clinic, particularly with our VASER Lipo body sculpting system.

VASER Lipo is a form of liposuction which allows careful sculpting of body fat to help create athletic looking bodies. It is extremely versatile and can be used in delicate areas such as the chin, neck and inner thighs as well as the more popular tummies, waistlines, muffin tops and outer thighs and arms (bingo wings). It is best carried out under local anaesthetic with sedation to maximise your comfort and allow the surgeon to give you the best shape possible. There is usually time

off work required and this can be between 1-7 days depending on the extent of your surgery. Compression garments need to be worn for several weeks to minimise swelling and help reshape your new body. And many patients benefit from some aftercare therapy in the first couple of weeks after their surgery. The holy grail for many clinics is to find a non-surgical system that produces results as close as possible to surgical liposuction. Tips to help you choose the right treatment 1. Ask to see before and after photos - make sure the lighting is the same in the two sets of photos as flashguns can make cellulite and lines & Wrinkles look better even without a treatment.

Make sure that the photos are results performed by the clinic and even better the practitioner who will be treating you.

2. Find out where the system is manufactured - many very well marketed systems are rebadged cheap imports from the far east and are low quality and could actually harm you. European and US made systems are generally of higher quality and will have met higher standards.

3. Check the system has a CE-Medical Mark - this is a higher standard set by the European regulatory authorities to show that the system is suitable for medical use. American systems will have FDA approval.

4. Ask How many treatments are needed - make sure that

this is understood right from the beginning so that you can budget and set your expectations accordingly 5. Ask about side effects - in the more effective treatments there maybe some side effects which should be explained to you before hand. If there are no side effects, usually the treatment is ineffective.

6. What is the recovery like - check to see if any aftercare is needed, any dietary requirements are necessary and if any compression garments need to be worn.

7. Meet the surgeon - Make sure you have a full consultation with the surgeon performing any surgery on you, before you decide to have treatment and not just on the day of surgery. Good clinical practice guidelines recommend a 14 day cooling off period.

8. Ask for a written quote before treatment and avoid any time-limited offers for surgery. Competitions for cosmetic surgery is frowned up by the regulators.

Prior to marriage, an increasing number of couples are considering the impact of divorce on their personal assets and family wealth.

I

n the high profile report regarding matrimonial property, needs and agreements which was published last month, the Law Commission has taken steps to address the lack of certainty when assets are divided by the Courts on divorce. The Law Commission has proposed the introduction of “qualifying nuptial agreements” which will enable couples for the first time to make binding arrangements (both before and after marriage) about how to divide their assets if they divorce.

Under the proposals, qualifying nuptial agreements would be enforceable contracts and the fairness of these agreements would not be subject to the scrutiny of the courts. The Courts would only have the power to vary qualifying nuptial agreements if they do not meet the financial needs of both parties and any children. For a nuptial agreement to be binding the parties will also have to disclose evidence of all material facts relating to their financial position, there must be no coercion to enter into the agreement and both parties must have sought legal advice beforehand. The agreement will also need to be executed at least 28 days before the marriage or civil partnership.

It is unclear whether the proposed recommendations for qualifying nuptial agreements will become Law during this Parliament. However, despite the fact that there is currently no legislation in force that specifically relates to pre-nuptial agreements, since the landmark Supreme Court decision of Radmacher and Granatino in 2010 the Courts are already treating pre-nuptial agreements as binding where they are “fair” and have been entered into “freely.” In the recent High Court case of BN v MA Mr Justice Moystn stated that where pre-nuptial agreements are signed by “sophisticated, highly intelligent couples” following legal advice, their decisions should be given “heavy respect.”

Pre-nuptial agreements can be particularly effective in protecting the interests of: Those who have assets they wish to protect now or who expect to acquire them in the future; People who are entering into a second marriage and want to protect assets for the benefit of their children.

Factors such as inheritance prospects or future earning capacity are often unknown at the outset of a marriage. Those with modest means prior to marrying may acquire substantial assets at a later stage for example if they are gifted money from relatives or pursue a successful career. For these reasons pre-nuptial agreements are becoming an increasingly common method of protecting assets prior to marriage.

When deciding how to divide a couple’s assets on divorce, the Courts are required to take into account “all the circumstances” of the case and they have wide discretionary powers to order one party to make capital payments and/or pay ongoing maintenance in order to ensure both parties’ financial needs are met. Financial needs can include housing, income and pension needs. A pre-nuptial agreement is one of the factors that the Court will take into account when deciding a fair distribution of assets.

WITH TIPS ON SELLING YOUR HOME Spring is traditionally a good time to sell your property, yet with a cautious approach from buyers, what can you do to increase your chances of a successful sale? Whether it’s with price or presentation, Gina Antoniou from Savills Barnet, gives us her do’s and don’ts for selling at this time of year.

• Price is everything. For those looking to sell, it’s important to place yourself in the driving seat straight away by agreeing a competitive asking price with your agent. The likelihood is that there will then be more viewings and you’ll find yourself in a stronger negotiating position with potential buyers. Local buyers remain cautious, yet at the perceived ‘right’ price and for good quality stock, they are happy to pay the asking price.

• Ensure your agent has a quality website. Savills always makes sure that photographs are professionally done. • Try to depersonalise your property. It may be your family home, yet buyers need to be able to imagine themselves living there. Try to de-clutter and remove too many family photographs to ensure the photography and the viewings sell the space you have to others.

• Use all the rooms to show off what they could be. If you have a spare bedroom that’s currently used for storage, sort through the clutter and ensure your buyers see it presented as a bedroom. This will add to perceived space and usability for your home.

• Think about the entrance to the property. This is often the first impression a buyer gets of the house, so do make sure your windows are in good condition with no flaking paint, sweep away any leaves, tidy the garden and ensure lawns are cut and well presented.

• Also move your car/s so that buyers can park easily and feel welcome.

• Use garden furniture wisely. If you are selling your home it’s worth leaving it set up outside so that buyers can see the space in action. If you do this, though, make sure you keep it scrubbed and clean.

• Keep your home warm. Homeowners with working fireplaces and ranges can really show them off to good effect at this time of year. A warm and welcoming home that’s as loved outside as it is in will always help with a quicker sale.
