Rio Mar Residences objective was to accomplish a high-end house taking in consideration the existing site properties and advantages. The design proposal is a volumetric expression which incorporates the landscape, vistas and the tropical environment as a fundamental design element. This residence opens to the exterior, taking into consideration the present climate and prevailing winds. The openings allow a crossed ventilation system. Natural light comes from the fenestrations at the daily coldest hours and provides shadows at the warmest hours. Two overlapping volumes provide a programmatic distribution. The lower level host the rooms and service areas. The second floor's volume host a secondary living room and a guest room.

The objective of this project was to make use of an abandoned site in a very active urban area by exploring its maximum potential based on city codes and site necessities. This design makes use of both vistas, a view to the Atlantic Ocean to the north, and San Juan urban landscape to the south, contrary to the typology in the area, which ignores the urban landscape and focuses only in the beach.

PROPOSED APPROACH
As shown in the following diagrams, our design intends to work as a door to the ocean, which invites pedestrians to make use of the proposed plaza as a transition between the urban environment and the beach. As the building gets higher it setback its northern side, allowing hotel entertainment areas, such as restaurants, swimming pools, and open bars.

SITE AND CONTEXT Live-Work Condado is located in a very active neighborhood in San Juan. Ashford Avenue works as an axis of pedestrian and vehicular circulation. It runs parallel to Condado Beach, yet, a series of hotels and apartments buildings set a distinction between urban environment and beach.

The nearest park, located about 350 meters from the site, provides this connection, it is called "Ventana al Mar" which translates "the window to the ocean." For our design proposal, we proposed a "Door to the ocean." A plaza on the first floor that connects Ashford Avenue with Condado Beach.

NORTH ELEVATION
The project objective was to design a NEIGHBORHOOD museum and library building in an CONNECTION abandoned site in Old San Juan. Taking into consideration the particularities of the site, this proposal provides a connecting environment between two contrasting neighborhoods.
NEIGHBORHOOD PROGRAMMATIC ANALYSIS
The proposed design intends to work as a meeting area between those two communities. Not just by offering a library and museum, but a community center which uses art, education, and literature as a tool for interaction.
