South Florida uber-broker Chad Carroll,with more than $2 billion in real estatesales under his belt, reflects on up-andcomingneighborhoods, the huge appeal ofwaterfront living, and why he says“there’sno better place to be than South Florida.”

With $150 million under contract in the first 30 days of 2021 alone, Carroll can say that with a straight face.

“ They’d realize that for the same investment — or even less — they could go from a confined apartment in crowded New York City to a spacious waterfront home perfect for entertaining and enjoying the outdoors.”

Until inventory comes back, Carroll is turning his attention to up-and-coming, less widely-known neighborhoods with upscale waterfront properties.

He’s a fan of Bay Point in Miami. It offers exclusivity in a fantastic location near the Design District, Brickell, and Miami Beach. Carroll thinks it’s one of Miami’s best kept secrets.

Another prime area is Las Olas, the heart of Fort Lauderdale and a boaters paradise. Carroll likes the mix of waterfront condos, townhomes, and single family homes, all near a dizzying number of waterfront restaurants.

That’s a big draw in a post-pandemic world — though perhaps not as big as a relaxing day on the water.
