s we embrace the spring season, we look to say goodbye to old trends, say hello to the new, get organized, and achieve a fresh new look for our homes. Spring is the season that’s all about renewal and revival. With 2020 being full of uncertainty and cancellations, we’ve never been more ready for what’s next.

With optimism ahead and a light flickering at the end of the COVID tunnel, we felt the timing was perfect for an issue centered on refreshing your home.

While putting this issue together, we were constantly inspired by people here in our own backyard who are embracing bold new elements of style. We were looking for impactful (but still accessible) ways to reimagine your home. We found that inspiration surrounds us with leading innovators showing us the way.

This issue showcases smart and stylish ways to tackle home organization, incorporating the latest trends in home design and tips that help homeowners reimagine their home space.

South Florida has some of design’s most innovative trendsetters and that’s what’s most exciting to us. We’re the industry storytellers, spotlighting these professionals as the authority in their trade. They continue to set (and raise) the bar with impressive designs, use of new materials, and new ways to approach home. A perfect example: Raymond Barberousse, Chicago lighting designer whose Studio PGRB set up shop here offering stunning hand-crafted creations.

With our red-hot real estate market not showing any sign of cooling down, we met up with luxury real estate broker Chad Carroll to discuss thousands of people relocating from the northeast and California. He says it’s because “there’s no better place to be than South Florida.”

THE EDITOR Timing is everything. This time last year, the term “social distancing” was just starting to make its way into our day to day vocabulary. Little did we all know how 2020 would unfold.

Now, we know that term, and so many others, all too well. We know all kinds of new rules and requirements. Things we must do. Things we’re not allowed to do any more.

One notable adjustment has been getting used to not thinking about certain things. When I’m making my dining room table work as my makeshift office, I’m not considering how great new hardware would look on the cabinets.

Practical and cautious, unfortunately, doesn’t lead to daydreaming.

Or color swatches. Or changes.

After a year of rinse-and-repeat living, we’re due to refresh the space we spend the most time in: our home.

This issue is your guide to shaking up the look of your home a little.

(Or a lot.) It’s a way to step back, reflect, and picture newer, more exciting options. From freshening up rooms without overspending, to adding visual interest with modern metallic touches, we gathered advice from South Florida design authorities to help give your surroundings a glow up.

Tell us a little about how Heritage Home Studio came to be.

We wanted to do more than just traditional organizing.

Actually, we wanted to reinvent it by merging it with interior design. We come from different disciplines. I have a degree in Interior Design and over a decade of experience with residential, yacht, and retail projects, And Kelly has a passion for organizing, decluttering, and helping people use space more efficiently.

We felt that combining them would let us create functional and cohesive spaces that transform clients’ daily lives and promote their well-being. We founded Heritage Home Studio to do that while still reflecting the clients’ personal style.You have an incredibly busy schedule with your weekend projects and full time career, how do you find time to balance everything and accomplish tasks and projects at such a high level?

What’s the first thing someone should consider when mounting an organization project?

Whether you’re embarking on an organization project alone or with the assistance of a professional, you must be open and honest about your expectations. That goes for the process as well as the end result. You’ve got to be prepared to let go of belongings that no longer serve you. It can be uncomfortable but it’s the only way to have a more simplified daily life.

What are your favorite organizational “must-haves?”

This is such a great question. There are so many that we just love, however our go-to’s are actually thin, velvet-covered hangers. You can purchase them on Amazon or at Bed Bath and Beyond and they come in different colors, although we prefer a neutral/light color. We’re also obsessed with the Acrylic 3 compartment clutch and purse organizer from The Container Store.

What’s the best way to ensure your organizing system still complements your home’s design aesthetic?

Hire a pro. The best thing to do is find a professional who specializes and has experience in both design and organizing.

They’re more likely to be knowledgeable about current market and design trends and will be able to come up with a cohesive and highly functional plan for your home or office.

What should someone look for when hiring a professional organizer?

First thing to consider is what your budget is. Second, be sure to get a consultation from a reputable company before starting. The consult is everything. It’s so important that you’re comfortable speaking openly with your organizer/designer to ensure you are working together as a team. That way you’ll avoid any miscommunication and get the desired end result. Like with any relationship, communication is crucial. It’s also good to keep in mind that whomever you hire will be in your home/office with your belongings. So, while this can become an emotional and very personal relationship, it’s also exciting and productive, too. We offer all our prospective clients a free consultation which is about 60 to 90 minutes.

TEXTURES + TAPESTRIES The Home Design & Remodeling Show sat down with 2id Interiors to discuss their favorite selections for wall coverings, a must when adding dimension and design into a room. How did you start your business, and how has the Home Show been a part of your journey?

Sire Design has come a long way. In the early days, I promoted my interior design consultations online myself. Then when the Home Show featured me in one of their vignettes, it put me in front of lots of potential clients and boosted our reputation in the industry.

I learned so much and really got insight into homeowners’ concerns about working with a designer.

My client list and profile just kept growing. At just 23, I was picked to be part of an E! Channel segment redesigning a home for singer Macklemore’s mother-in-law. Back then, our first project cost roughly $2,000. Now we take on million-dollar projects. The Home Show was a massive part of that success. I’m grateful for the doors it opened and how much I grew from being a part of it.

We focus on connecting deeply and precisely with clients’ visions. So we’re drawn to people that understand, and respect, the design process. I think another of our strengths is taking an analytical approach to interior design, something that’s inherently emotional. We also try to stay open to innovation without leaning too heavily on fads or trends so the work is timeless and has longevity. We’re also proudly still an all-woman team, something I’ve always said is one of our greatest assets.

What are some of your personal passions?

How does this inspire your work?

I love to travel because it helps us evolve as designers and plays a huge part in inspiring our projects. Reflecting on the places we’ve been to create a living, breathing space is one of the biggest perks of being a designer.

What advice would you give a prospective client for interviewing a designer?

Selecting a designer is very personal. Connection is critical.

As a guide, try to hire someone you’d feel comfortable inviting to a dinner party. The design process is usually lengthy, so your comfort level is important to making it enjoyable and successful.

Which unexpected product trends are capturing your attention lately?

We’re noticing that homeowners want things with character. They’re choosing furnishings and accessories with a history. Vintage, found items, and family heirlooms are definitely trending. I also see more of a “quality over quantity” attitude when it comes to people’s spaces.

I’m definitely on-board with products celebrating this approach.

What’s your favorite room in your own home, and why?

The kitchen tends to be the heart of the home where we all tend to congregate. But the living room is really special because it overlooks the water. Enjoying a cup of coffee and taking in the view as I answer emails in the morning is so peaceful. It’s like therapy.

Alena Capra, of Alena Capra Designs, has more than 16 years of experience under her belt as an interior designer. Her experience includes designing for the Ritz-Carlton of Coconut Grove.

She is now the host of SoFlo Home Project on South Florida’s ABC affiliate, Local 10 News.

Color Trends Out: Monochromatic neutrals Through the past few years, the minimalist aesthetic was all the rage. Natural tones like white, beige and black conveyed the impact of Scandinavian design on home decor. According to Alena Capra, though, 2021 will pack more of a punch.

In: Color Trending colors for 2021 include both highly saturated colors (think jewel tones, like sapphire), earth tones, and soft pastels like blush pink and sage. These hues are perfect for refreshing a minimalist space as accent colors. Capra says “if you don’t want to go too bold with the color, bring it in with decorative pillows, throws, small furniture accent pieces, and accessories.” Consider contrasting the trending colors against kitchen and bath fixtures in matte gold, matte black, polished nickel, or chrome.

Materials Out: Modern farmhouse As television shows like “Fixer Upper” rose in popularity, so did the modern farmhouse style. Traditional Texan features like walls adorned in shiplap, and other rustic touches, were easy Pinterest projects. But as we head into a new decade, the style is slowly transitioning away from contemporary elements and into the realm of “cottagecore.”

In: Naturalism Materials like rattan, wicker, as well as jute and organic fabrics provide a bohemian texture. Revitalize your walls with the newest trend of grasscloth wallpaper. Capra suggests incorporating these materials through furniture, rugs and throw pillows.

Functionality Out: Formal living spaces Formal living spaces can invoke memories of formal dining rooms with off-limits dish cabinets. Once a way to portray wealth and status, these rooms quickly felt like empty spaces.

“Over the last year, we have seen a notable shift in how we live in our homes,” says Capra.

In: Comfortable, multi-functional spaces Combining living spaces into home offices highlighted the necessity of both comfort and function in furniture. This transition emphasizes work-stations and recreation in one piece.

“That starts with selecting furnishings that are comfortable, like a great sofa, with deep seating,” Capra says.

Storage Solutions Out: Visible storage Leave the styled bookshelves for your library room. “While it is beautiful to have bookcases in the home, a large amount of open storage beyond that isn’t as practical,” says Capra. Visible storage can cause the eye to perceive clutter, which may exacerbate mental clutter.

In: Closed, organized storage Out of sight doesn’t mean out of mind. With the prevalence of organization shows like Get Organized with the Home Edit and Tidying Up with Marie Kondo, retailers have embraced the personal organization kick. Storage solutions to streamline kitchen pantries, bathrooms and home offices can be crossutilized. “There are so many good organizing options and containers for just about any area of the home,” says Capra.

“Keep the major storage behind closed doors, and if you still want that beautiful ‘shelfie’ decor, pick just a few areas to display the pretty things.”

BIG IMPACT Designers from top South Florida firms share how small investments can make a big impact that go way beyond just paint.

You feel like the foyer is a bit… flat. Or your guest room just doesn’t work. Maybe the great room isn’t. You need a big change but can’t invest in starting from scratch.

Don’t worry, you have options. We turned to local interior design gurus for help affordably reimagining a room’s look and feel. Here’s what they said.

REGINALD DUNLAP

Reginald Dunlap Interior Design Texas native Reginald Dunlap’s tailored and sometimes surrealist notions of design have allowed him to work for clients around the world. He attributes this to his many seasoned mentors.

He also credits travel, art, and cultural immersion with shaping his unique take on interior design.

Understandably, Dunlap feels successful projects are born from understanding how a client truly lives. He believes reimagining a room is about feeling. “We all have places — a favorite restaurant, a spa, a friend’s home — that feel special. Find that place of comfort and recreate the feeling in your home.”

Dunlap says to start with lighting. Try framing a piece of art with wall sconces to add visual depth.

Play with scale by using large fixtures to provide drama. “Unexpected lighting is an easy way to change a room’s look.”

Color is also key. “Changing the color palette with new art and accessories is a cost effective way to update a room.” For a monochromatic palette like beige, adding blue or green accents can elevate the room’s look in a snap.

To add texture, warmth, or contrast in the room, Dunlap suggests using wall coverings and drapery. These interior design staples make dramatic changes without the dramatic cost of new furniture.

RAQUEL MOTHE

Mothe Design Brazilian-American decorator and entrepreneur Raquel Mothe is known for blending art with function. Yet, even after doing hundreds of domestic and international projects, she still gives each client the same thing: an authentic, individualized, and unique living space.

Mothe takes a top-down approach to updating a room.

“Above all, the room must be functional,” she says. “How you use the room drives what you need.” Once you’ve established that, make choices that support the function.

She likes changing up a room’s accessories. Without them, Mothe feels “the space is a half-blank canvas.” Another of her favorite big-impact items is wallpaper. The vast array of colors and patterns give you almost endless options.

Mothe also loves refreshing a room with plants. “Real or fake, it doesn’t matter. Plants give a room new life.”

SANDRA DIAZ-VELASCO

Eolo A+I Design Award-winning architect Sandra Diaz-Velasco is the principal of Eolo A+I Design. Recognized as a rising leader pushing the industry boundaries, her work emphasizes emotion and craftsmanship. She favors an engaging and fluid design process that expresses the clients’ feelings, wishes, and even dreams.

But when looking to reimagine a room, “organization is the number one priority,” says Diaz-Velasco. She also thinks it’s one of the most striking ways to dramatically change a room’s look without spending a dime. “It may sound like common sense but it’s the key to conquering design chaos.”

Diaz-Velasco also favors using specific pieces to create a theme.

Accessorizing the room with pillows, vases and a style-coordinated rug in a particular color or style can work magic.

She also likes using proper accent lighting. “You can create different layers of illumination to generate interest and elevate the space to a curated design level”. A deceptively simple example is simply adding a picture light over an existing art piece.

LAURA GREIG + SARA RICHARDS

Habitat Collective Bath, England with Park City, Utah have little in common. So when Laura Greig and Sara Richards met while working as designers for a large company, they quickly bonded over a shared design aesthetic instead of their distinctly different hometowns. They also shared a dream of opening their own interior design studio.

For Greig and Richards, textiles are a good starting point for updating a room. “New cushions, throws, rugs, or bedding are an easy way to change things up for a season — or try out new color and pattern trends.”

They also recommend swapping out “builder-grade” or dated lighting, and making an investment in designdriven lighting. “Switching to more streamlined fixtures instantly makes your home feel more elevated and customized.”

The design duo says soft window treatments (curtains or roman shades) can really make a space feel polished, warm and inviting. “Plus, the fabric and pattern options are endless!”

WATERFRONT WONDERS South Florida uber-broker Chad Carroll, with more than $2 billion in real estate sales under his belt, reflects on up-andcoming neighborhoods, the huge appeal of waterfront living, and why he says“there’s no better place to be than South Florida.”

B

efore taking clients to see properties, most real estate agents will tidy up their cars. Or even get them detailed. Chad Carroll’s priorities are different. He needs sunscreen. It’s a must-have when doing home tours on his 52-foot Sunseeker Manhattan yacht.

The water-based travel isn’t just showing off. South Florida’s experiencing an incredible surge in luxury buyers from out of state and many are eager to grab waterfront properties. So, going by boat is simply more efficient.

With $150 million under contract in the first 30 days of 2021 alone, Carroll can say that with a straight face.

He knows it’s part of a trend fueled by buyers from the Northeast and California who already had their eye on South Florida for the climate and big tax benefits.

Then the pandemic hit. That sped up the decision to move here permanently for many. Carroll adds, “With lockdowns and quarantine, buyers realized that there is no better place to be than South Florida.”

He explains that luxury buyers are looking for space.

After showing them options from onboard the boat, Carroll could practically see the light bulbs come on over his clients’ heads.

“ They’d realize that for the same

investment — or even less — they could go from a confined apartment in crowded New York City to a spacious waterfront home perfect for entertaining and enjoying the outdoors.

”

This novel take on touring grew out of Carroll’s own affinity for spending time on the water. “Boating is a big part of my lifestyle and it was a natural transition to start taking clients out that way.”

They often make a day of it. He shows them properties from the waterside as well as the surrounding area. That includes local hot spots like day clubs or sand bars. They wrap it up as night falls, stopping for dinner at spots like Seaspice on the Miami River, or Kaluz in Ft. Lauderdale.

Carroll knows the impression it makes on clients. “Yes, I sell homes. I sell a lifestyle, too. Letting my clients experience it is a powerful sales tool.”

That tool almost works too well. From Miami Beach to Palm Beach, the tsunami of demand for luxury homes has caused a drought of inventory and skyrocketing prices. “It’s just insane,” Carroll said. “We get calls every day asking if we have homes that aren’t listed yet!”

Until inventory comes back, Carroll is turning his attention to up-and-coming, less widely-known neighborhoods with upscale waterfront properties.

He’s a fan of Bay Point in Miami. It offers exclusivity in a fantastic location near the Design District, Brickell, and Miami Beach. Carroll thinks it’s one of Miami’s best kept secrets.

Another prime area is Las Olas, the heart of Fort Lauderdale and a boaters paradise. Carroll likes the mix of waterfront condos, townhomes, and single family homes, all near a dizzying number of waterfront restaurants.

Aless surprising pick is Boca Raton. “I see Boca continuing to thrive and attract even more new residents. It’s like a more laid back Fisher Island of the North,” Carroll notes. Plus, it’s much less densely populated than much of South Florida.

That’s a big draw in a post-pandemic world — though perhaps not as big as a relaxing day on the water.

A LIGHT TOUCH

A Chicago architect’s journey takes him from struggling to renovate a 130-yearold home on an impossible budget to transforming into a self-taught lighting designer with an ascending studio, clients around the globe, and a bright future in Miami.

Raymond Barberousse is not a lighting designer. Rather, he wasn’t. In 2009, the architectural designer and his wife bought their first home, a 130-year-old building in Chicago.

Just before they started renovating it, Barberousse lost his job. In 2012, with the work finally done, they didn’t have the budget for decorative purchases.

They desperately needed lighting, though. The alternative to buying cheap contractor-grade fixtures was to go DIY. “Since I’d designed and built our dining table, kitchen island stools, and bathroom sink counter, why couldn’t I

design and make the lighting, too?” he says. After studying enough about wiring and wattage to avoid starting a fire, he successfully designed and built a couple of light fixtures he was proud of. The next year the family moved to Miami to be close to Barberousse’s mother who’d been diagnosed with Alzheimer’s. After converting a bedroom into a workshop, Studio PGRB was born.

Now Barberousse’s designs are featured in upscale residential and retail spaces around the world. Such an impressive evolution prompted us to get his thoughts on lighting design.

How do you see lighting design evolving in 2021?

Lighting seems to be morphing with art and becoming statement pieces that do more than just provide light.

We’re seeing more lighting that creates a sense of drama and sometimes stirs up emotion, much like art does. People are looking for that one fixture that creates a “wow” factor but doesn’t overpower the room’s overall design. Even smaller table lamp designs now go beyond function and serve as sculptural, art-like objects as well.

What is your favorite part about your work?

My favorite part of what we’re doing is that mostly it doesn’t feel like work. I’m fortunate to be able to do something I’ve always loved, creating. Coming up with new designs and being able to create things with my hands has always been part of who I am.

I even enjoy exhibiting at trade shows. I get to be face-to-face with interior designers and see how our lighting excites and inspires them. I also get a chance to establish relationships with other makers and creatives and meet some of my favorite designers. We discuss techniques and I learn about their process and the stories behind their products.

What should people consider when selecting a lighting fixture? How can they be sure that they’re choosing the right one or right size?

First, knowing where you want the light fixture in your room prior to purchasing is key because the spacing around and between light fixtures and furniture is crucial.

Clearance or hanging length (also known as drop height) is also important. Locations where people might walk underneath a fixture needs a minimum seven-foot clearance from the bottom of the light fixture to the floor to avoid people bumping their heads or having to consistently duck when walking underneath.

If the fixture is above a table, the clearance from the bottom of the light fixture to the table top should be anywhere between 28 and 36 inches. Size and scale of the light fixture are also factors. Luckily, there are simple formulas available online that will make it simple to choose the best size.

Keep in mind that rules of thumb and formulas are all well and good but I believe the best guide to follow is: do what works best for you. Remember, some of the best designs don’t follow any rules at all.

CLOSING THOUGHT

WHAT’S THE DIFFERENCE BETWEEN A HOUSE AND A HOME? As a design professional, I view a house as a long journey.

One that encompasses research, drafting, permits, meetings, construction, and selecting materials and fixtures. To a person who lives there, “home” has an intimate and humane meaning.

It’s a deeper connection to the structure and space, something intangible but very present.

Conceptualizing a residence is an involved process of architecture and construction. When we can stage and shoot photos for a listing (or for our portfolio), that’s when our journey ends and the clients’ begins. The family moving into the house really starts making it a home.

A house is typically represented by walls, a roof, a kitchen, but a

home is a combination of special touches only the inhabitants can add. Creating a sanctuary — the comfort of a secure refuge — is the final stage of transition to a home.

Home is where you’re surrounded with your favorite things and family memorabilia. Messiness is also part of it: laundry piling up, kids’ fingerprints on windows, coffee cups left on the table, pets sneaking up on the couch, unfinished art projects, personal objects, collections, and fresh-baked cookies.

So, if a house is the act of creating a beautiful space, a home is what comes after.
