LETTER FROM THE DIRECTOR

There’s a saying that goes “life begins at the end of your comfort zone,” and I think that’s especially the case when it comes to making changes to your home.

If we sit back long enough, we forget the potential of our spaces and the lives we’ve aspired to live inside of them. But with a little help from smart home technology or a new design trend that can be achieved with just a few key pieces, our homes once again become a blank canvas for our personal expression and, in turn, our lives feel more creative and intentional.

Take inspiration from our hometown heroes, Eilyn and Ray Jimenez of Designing Miami, whose individual careers as interior designers enrich their personal lives as a couple. Or start small with our guide to refreshing your space with products you can find at our next Home Design and Remodeling Show.

With four shows per year and weekly segments on our Home Design Podcast, we’re a year-round resource for creating a space you’ll love. And pretty soon, you’ll find that leaving your comfort zone is actually the beginning of creating a more comfortable future.

We hope you enjoy this issue.

LETTER FROM THE EDITOR

For most of us, a new year is a time to create new goals for ourselves, and without knowing, those goals are reflected in our spaces, too.

Maybe we’ve resolved to improve our concentration, so we rearrange our living room. Or maybe we decide to live more sustainably, so we bring in more natural light and look into powering our home with a renewable source of energy.

In this issue, we explore the idea of innovation in our homes and ourselves, from looking at the bright side of converting to solar energy to easy automation you can implement in your home to improve your entertaining skills with the touch of a button.

Whatever the next evolution of ourselves we aspire to be, we hope this issue inspires you to create those changes in your home as they evolve alongside you.

Happy New Year,

Chanel Samson

LET’S GO SOLAR

Despite global supply chain issues and logistical challenges, the installation of solar panels in the US has already reached record-breaking numbers this year. And when you live in a place known as “the sunshine state,” the option to go solar becomes all the more viable.

Cutler Bay Solar is South Florida’s largest solar installer, serving everyone from The Keys to Orlando. With nearly a decade of experience, we’ve asked them to let us in on the reality of installing solar panels, the misconceptions, and what it’s really like to own your own energy.

14 HOME DESIGN MAGAZINE / HOMESHOWS.NET

What are the main reasons people decide to go

solar?

People go solar for one or sometimes a combination of these reasons:

Money: Going solar can save money. The monthly cost of a solar installation can cost less than the existing electric bill for homeowners. The average electric bill with a solar system is the utility minimum fee. The homeowner is also protected from future price increases on power from the utility.

Carbon Footprint Reduction: Some people feel strongly about reducing their carbon footprint and want their homes powered by renewable energy. Solar is clean, green energy that is reliable and a seamless transition from the existing home power experience.

Energy Independence: Many homeowners are looking to produce their own power and not rely on the grid or the utility for consistent power without interruption. Solar and battery backup can provide a whole home power with seamless backup that is not subject to the volatility of grid interruptions or storm season.

What are some unknown benefits?

Homeowners are always pleasantly surprised when they find out that solar panels structurally strengthen your roof. Solar panels also act as a barrier between the sun and your roof actually keeping your house cooler.

Solar will increase the value of your home and will expand the potential pool of qualified buyers as the cost of utilities is counted when qualifying a potential buyer for a mortgage.

What are some considerations before installing solar panels on your property?

The main challenges we come across are the direction the house faces (if the roof is in a heavily shaded area, panels may not produce enough to be an effective option), complying with local ordinances, the age of the roof (it should be under 10 years old for a successful solar installation.)

Additionally, you must have the available roof space to place the number of panels needed to offset electrical costs in the home.

A HOME DESIGN AND REMODELING SHOW PUBLICATION 15

What does going “off-grid” completely entail?

Going off-grid in Florida is not actually an option. Residential systems are tied to the grid under net metering agreements with local utility companies. Solar panels work in conjunction with the utility company to maximize the savings for the homeowner. The connection to the grid saves the homeowner from expensive storage solutions.

How do solar panels help prepare for natural disasters?

Solar panels prepare our homes to withstand natural disasters by keeping the power on. But they also protect the actual structure of the home due to their reinforced structure that meets Miami-Dade’s high wind codes of up to 195mph solar.

What manufacturers do you work with and why?

REC is the leading solar panel on the market. High efficiency, high performance, an industry-leading warranty, and a reinforced structure perfect for Miami-Dade high wind codes. All for a great price.

We also love Enphase’s microinverters and batteries for reliable backup power. The batteries are cobalt-free to eliminate the risk of fire and the microinverters are industry leaders in power performance and reliability.

16 HOME DESIGN MAGAZINE / HOMESHOWS.NET

MYTHBUSTERS

We’re shining a light on the truth behind solar energy’s biggest misconceptions.

Solar will damage my roof.

Solar will not damage Your roof when installed correctly. It will make your roof stronger!

Solar will lower my property value. Solar increases property value by about 4%.

My HOA will not allow solar panels. In Florida, it is illegal for an HOA to deny solar panels based on appearance. The Florida solar rights statute prevents this.

Solar panels require a lot of maintenance. All the panels we install work at high efficiency even 25 years after installation. None of our panels lose more than 15 percent of their maximum production. Panels also continue to work well past the 25-year mark. Even at a slightly reduced efficiency, panels can continue to perform well. Solar is designed to last.

STREET SMARTS FOR SMART HOMES

The increasing demand for smart homes is revolutionizing the real estate industry, so naturally real estate agents are the first to know the hottest smart tech trends on the market. We sat down with two luxury real estate agents from Corcoran Group and Compass, to get their professional insights into the innovative technologies that are taking over both single-family homes and luxury condos, right here in South Florida.

JELENA KHURANA Corcoran Group

Born and raised in Montenegro, Jelena Khurana first started selling real estate there in 2004. Even in a small market, she had a high success rate selling waterfront homes to clients from all over Europe.

What new technology trends are taking over homes right now? What should we look forward to in 2023?

Right now, we are seeing lots of human-centric lighting throughout homes. This is indoor lighting that mimics color temperature and brightness to match the time of day throughout the day. It follows natural daylight from morning into the evening.

What are the most requested high-tech features that home buyers ask for when shopping for a new home? Home buyers typically ask for high-quality, safe internet throughout the home. When an enterpriseclass product isn’t configured by a professional network programmer, internet-connected devices become unreliable and problematic.

To work with Jelena or to view her portfolio of South Florida listings, visit jelenakhurana.com or follow her on Instagram @jelenakhurana.

ANGEL NICOLAS

Angel brings dedicated, hands-on service to the discerning real estate clients he serves. He is known and respected for his skill in market study, trend analysis, architecture, lifestyle, and more, and for his unique talent with highprofile individuals.

What are the simplest or most cost-effective high-tech features that someone could integrate into their home to add more value or ease of life?

It’s almost expected in the luxury market that your home should have a full integration system for lights, AC, music, etc. now. It adds value and ease to your life if you can have your home on and ready before you even pull into the driveway.

Linear Slot Diffusers for your air conditioning offer a minimal and clean look. They have become popular throughout the last few years, especially during the peak of COVID when air purification was a concern for everyone. They are 100% aluminum, very sturdy and resistant, and not only diffuse the air but also adjust the flow of air.

The Nicolas Group at Compass

Smart home condos vs smart home single-family residences: What technology do you see in condos that you wouldn’t see in a single-family home and vice versa?

Most of the pre-construction condo buildings we have seen recently are either wired for smart home capabilities or come already with a smart home system. They would have the same capabilities as a single-family home but might include extra features such as an intelligent inference system to building services such as the concierge, valet, and security.

A MATCH MADE IN MIAMI DESIGNER SPOTLIGHT

24 HOME DESIGN MAGAZINE / HOMESHOWS.NET

A lot has changed since we last spoke with Eilyn Jimenez of Sire Design. For one, you can now watch her and her husband Ray Jimenez on Netflix’s original reality TV show “Designing Miami” as they navigate their marriage and careers as founders of competing design firms.

The show premiered this September and became an overnight success as audiences fell in love with the Latin power couple’s differing design styles, cultural expectations, and ability to support one another through it all. If you haven’t had a chance to bingewatch all eight episodes or need a refresher, here’s an introduction to the design world’s celebrity couple who has taken Miami and the world by storm.

A HOME DESIGN AND REMODELING SHOW PUBLICATION 25

Sire Design EILYN JIMENEZ

Eilyn Jimenez went from a humble exhibitor at the Home Design and Remodeling Show to the founder and principal of Sire Design in just a matter of years. The master of modern minimalism got her first big break at 23 when she was invited to be part of an E! Channel segment on designing Macklemore’s mother-in-law’s house. Her projects quickly grew from a mere $2,000 budget to the multi-million dollar custom homes, highrise condominiums, private estates, retail spaces, and luxury yachts you’ll see on Designing Miami. Sire Design has become world-renowned for its impeccable ability to juxtapose bold style with tasteful elegance to create truly timeless interiors.

RAY JIMENEZ

If Eilyn is the queen of minimalist design, then Ray Jimenez is her maximalist counterpart.

After graduating from Miami International University of Art and Design, he co-founded his first interdisciplinary interior design and architecture studio, RS3, before launching his own design house, Raymond Nicolas in the third episode of Designing Miami. Though a Miami native through and through, Ray and his team steer away from the traditional white-on-white Miami aesthetic to embrace bold, colorful international inspiration from the influx of new Florida residents who’ve brought their aesthetics from all over the world. Raymond Nicolas will continue its creative expansion through the launch of its menswear line in 2023.

PARTY LIKE IT’S 2023

In a world where we control every aspect of our home with the touch of a button and every room is a multi-functional space, our opportunities for entertaining extends far beyond the dining room table. With the right smart technology and automation, we can transform our homes into the ultimate party pad, movie theater, or backyard bash in a matter of seconds. And we’ve talked to the experts who can show you how.

Automated Party Time With ioty

When creating a smart home, it’s easy to jump feet first into the gadgets. But for all the automation to occur, a thoughtful manual process has to happen first. That’s where ioty comes in. The Miami-based home automation company connects the dots between smart devices and systems to create a seamless experience from start to finish. ioty founders and brothers Carlton and Randall Fiorentino show us the best ways to automate a party at the touch of a button.

What are current or emerging trends in home

automation?

Health and wellness are continuing to emerge. We implement a lighting mode that aligns lighting schemes to match the natural circadian progression based on the time of day. The wellness experience can be personalized by the end user to adjust timing, intensity, and color temperature.

Scalable Power Systems deliver you full control over time-ofuse pricing, off-grid energy independence, and backup power sources including automatic generators. We give clients the ability to check the status of their home’s current energy consumption or dive deep into historical data trends.

Walk us through an example of a “Party Time” automation.

Our clients usually have full-home control of their lighting, audio, video, shades, and thermostat. It’s an endless combination of those settings.

Party Time may dim the lights throughout the house while putting a red tint on the dim lighting in the space chosen as the party area. In order to emphasize the home’s aesthetic, we make sure to highlight the client’s artwork and the home’s architectural elements. Lighting is tuned to accentuate colors, fabrics, angles, and textures. The temperature will drop a few degrees to accommodate the extra bodies.

The sheer shades or blackout shades will go down in spaces where privacy is needed, while at the same time, shades will disappear in areas where you want to create a sense of openness.

A predetermined music playlist will play throughout the home. We set a specified volume for the party space while keeping music at a conversational level throughout the rest of the house.

Different music may play outside by the pool. If people will be swimming, we can surprise them by playing a different playlist underwater.

I mean … this is Miami, right?

Outdoor Entertaining with LK & Associates

Want the leading smart home technology on the market before anyone else? LK & Associates are your people. Representing some of the top brands in custom consumer electronics companies, LK & Associates stays on the pulse of what entertainment capabilities you can add in and around your home. Sales and Marketing Director Jason Sayen shows how smart AV can make your great outdoors even greater.

What are the main considerations for setting up AV in an outdoor space?

Most customers think of the outdoor area as a single zone of entertainment so we try to understand how they are going to use the space in order to specify the correct products. For example, you may have a pool area, a BBQ area, and an outdoor living area. Once we decide on the number of zones, we can make sure that the proper infrastructure is in place to install audio and video products in the designated areas.

32 HOME DESIGN MAGAZINE / HOMESHOWS.NET

The outdoor space requires a lot of planning due to the environment. Down here in South Florida, the salt in the air is brutal on electronics so by understanding where the project is located and how the customer wants to use the space, we can make sure that they have the correct products installed so that they work every time they are ready to entertain.

Describe the perfect setup for an outdoor movie night. A push of a button on the remote would bring a projector and screen out of the ceiling or overhang, all of the lights would fade to off over a period of 10 seconds, and the bar area would be dimly lit (so we can access refreshments during the movie, of course), and a selection of movies would be available to watch at our fingertips.

CLOSING THOUGHT

Maya Vander is a Miamibased realtor and owner of the Maya Vander Group.

What Makes a House a Home?

Creating the feeling of home starts with the little things. Injecting a bit of your own personality into a space with artwork, plants, and rugs is what transforms four walls into a personal expression and a safe place.

Every person has different styles and preferences in what they look for, but it comes down to intuition. When we take clients for showings, there’s just an immediate feeling that a property has. That’s when you know it’s the one. In

my opinion, you don’t need to see 30 places to decide. If you go to a house and feel great energy, I say go for it.
